The New East Side is continuing to enjoy low inventory and low market times. Sellers are in a good position in this neighborhood. There is a  little competition, but not too much and having a few homes to choose from gives buyers confidence in their choice. The higher price ranges are seeing a more balanced market. However, most of those condos are in Vista Tower, the new highrise with delivery starting in 2019. The median sales price for condos in the New East Side was $560,000.

The most movement has been among the homes listed for over $1m, where a myriad of homes in Vista Tower have gone under contract. Just a few more homes came to the market than went under contract over the past month, but not enough to make a big difference in the month's supply of inventory. We saw the biggest difference in the $500-600k range and the $1-2m range where there was only one sale each to base the inventory on. We've seen a welcome spike in listings since last month, pushing most of the neighborhood towards a balanced market. In many neighborhoods around the city we are seeing this mostly through new construction, but only 39 of the condos for sale are in Vista tower, the newest condo skyscraper to break ground downtown. In fact, it is still a seller's market and of the 24 condos that closed in these price ranges 1/3 of them had a market time of under 2 months. The spring season kicks off in just over one month. The only activity that occurred over the past month in the $400k+ price ranges was in townhomes. Two lower priced condos sold with a median sales price of $190,000 and an average market time of 19 days. Townhomes continue to mover quickly. One sold in only two days! The average market time for condo sales was 129 days, which shows that even when some homes are selling in less than a week a short market time is never guaranteed.
