We saw the biggest difference in the $500-600k range and the $1-2m range where there was only one sale each to base the inventory on. We've seen a welcome spike in listings since last month, pushing most of the neighborhood towards a balanced market. In many neighborhoods around the city we are seeing this mostly through new construction, but only 39 of the condos for sale are in Vista tower, the newest condo skyscraper to break ground downtown. The only activity that occurred over the past month in the $400k+ price ranges was in townhomes. Two lower priced condos sold with a median sales price of $190,000 and an average market time of 19 days. Townhomes continue to mover quickly. One sold in only two days! The average market time for condo sales was 129 days, which shows that even when some homes are selling in less than a week a short market time is never guaranteed.
