Information About The New Home Buyer Tax Credits

If you are a first time home buyer today you may already know about the $8000 first time homebuyers tax credit.

The tax credit has been extended. The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

Here are a few facts about $8000 tax credit:

~It is for homebuyers who have not owned a primary home in the last three years

~The tax credit is equal to 10% of the sales price up to a maximum of $8000

~The tax credit applies to homes priced @ less than $800,000

~Single tax payers income limit is $75,000 and married $150,00 if filing jointly

~You claim your credit on your federal income tax return. Specifically, home buyers should complete IRS Form 5405 to determine their tax credit amount.

The following information is for homeowners who want to move up or move down (repeat home buyers) and wish to qualify to the $6,500 tax credit.

The Worker, Home ownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).

Here are a few facts about the $6500 Move Up/Move Down Tax Credit:

~ All buyers who are repeat homes buyers or wish to move from their current residence are all eligible to claim the $6500 tax credit.

~To qualify for the tax credit you need to have owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date.

~The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.

~The tax credit applies to homes priced at less than $800,000.

~The tax credit does not have to be prepaid

~The income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return.

Dona has also established a foundation in honor of her son who was killed while riding his bike several years ago. The foundation was established to raise awareness on the importance a wearing helmets while riding your bike, it raises money to purchase bikes for kids who do have a bike or cannot afford to buy one.

Spaks Nevada Market Report For October 2009 ~ Washoe County Nevada

Here are your market statistics for single family homes sold in Sparks, Nevada during October 2009

There were 145 single family homes sold in October 2009. During the month of September 2009, there were 160 single family homes sold.

The average sold price during October 2009 was $182,584 and spend an average of 121 days listed on the market. The average sold price of a single family home during September 2009 was $182,111. The average length of time each home spend on the market was 130 days.

Bank Owned properties sold during October 2009 totaled 55. The average price of a bank owned property sold was $155,576 and spent an average of 121 days on the market. During September 2009, there were 69 bank owned single family homes sold. The average sold price was $152,937 and spent an average 91 days on the market.

Short sale properties sold (homes that required third party approval) totaled 37. The average price was $188,06. These properties spent an average of 207 days on the market. Last month short sale properties spent 202 days on the market.

Out of 145 single family homes sold during October 2009, 92 were sold with special conditions. Only 53 single family homes were sold without these conditions. This shows short sale and bank owned properties still have a strong influence on our real estate market here in Northern Nevada. As long as there is still a larger number of homes with special conditions being sold over homes with out those conditions, I believe we will continue to see our single family residence home prices continue to drop.

Currently there are 855 single family homes listed for sale in Sparks, Nevada. The average list price is $213,200. There are 95 active bank owned properties currently listed with an average list price of $184,474. Of the 855 homes listed for sale, 530 are short sale listings. These properties are staying on the market at least 200 days. The average price of a short sale listing is $189,000.

Reno Nevada Market Report for October 2009 ~ Wahsoe County Nevada

Here are your market statistics for single family homes sold in Reno, Nevada during the month of October, 2009:

There were 380 single family homes sold. October saw an increase in single family homes sold over the month of September 2009. There were only 311 homes sold last month.

The average sold price during October was $230,844 with an average of 126 days spent on the market. During the previous month, the average sales price of a single family home was $248,784. Home prices dropped slightly from September to October.

Bank Owned properties sold in October totaled 118. The average sales price of a bank owned property was $171,946 and averaged an 80 days on the market. There were on 105 bank owned single family homes sold during September 2009 with an average sold price of $169,486.

Short sale properties sold (homes that required a third party approval) saw a increase over the previous month. There were 94 short sale properties sold during October while there were only 72 sold during September. The average sold price was $208,465 during October and $228,858 during September. The average length of time spent on the market was at least 198 days.

Out of 380 single family homes sold during October 2009, only 168 homes were sold without any special conditions. This shows foreclosures and short sale properties still have a huge influence on our real estate market here in Northern Nevada. As long as there is still a larger number of homes with special conditions being sold over homes with out those conditions, I believe we will continue to see our single family residence home prices continue to drop.

~ Happy Halloween~

My kids thought they would have a little fun with some Halloween Picncik props on our pictures! They thought it was pretty cool to add some scary ghosts and spiders to the photos. Technology is really amazing these days.

After you are finished trick or treating this evening, don't forget to set you clocks back one hour. Yes, we are finally going to get caught up on some sleep!

While you are setting your clocks back, don't forget to change the batteries in all of your smoke detectors. The Fire Department recommends you change out old batteries for new ones every six months.

And what the heck, why not replace furnace and air conditioning filters. Most of us has already turned our furnaces on this year so take a moment and change out those dirty old filters for new ones. Filters should acutally be changed one a month to help conserve energy in your home. Nevada Energyhas a complete list of energy tips that should help you save hundreds of dollars on you energy bill each year.

Will the $8,000 First (New) Home Buyer Tax Credit in the 2009 Stimulus Package be Extended into 2010 and Increased to $15,000?

Will the tax credit be extended? Such a hot topic right now. I would love to hear your opinions on this subject/

Many of us are wondering if the $8000 new home buyer credit (detailed below) expiring on December 1st will be extended to all home buyers, and potentially increased to $15,000. This is particularly the case if they are considering a purchase in the next few months because they must go through the whole home buying process and close before the end date. Further the stabilization of the housing market due to the 2008 credit and unprecedented success of the extended cash for clunkers program has shown that stimulus payments that directly help consumers seem to have the most impact. This means that the extension of the $8,000 tax credit for first-time buyers will be a hotly debated topic in Washington over the next few months. There is a reasonable chance (particularly if the housing market falters again) that the credit will get a second life and be extended for another six to 12 months, taking pressure off buyers, realty agents and settlement companies.

An extension of the $8,000 U.S. homebuyer tax credit is gaining support in the Senate as bill sponsor John Isakson said he is rallying lawmakers to continue a program that helped boost home sales by more than 1 million. "I'm working the floor now to make everyone aware that the $8,000 credit sunsets" Isakson, a Georgia Republican. His legislation would extend the program through the end of 2010, almost double the credit to $15,000 and remove restrictions that prohibit individuals who already own homes or earn $75,000 - $150,000 for couples - from getting the tax break. The bill, first introduced in June 2009, failed in a 47-50 Senate vote in August.

Even President Obama is reviewing an extenstion of the bill with White House spokesman Robert Gibbs telling reporters today that President's economic team is looking at the tax credit and "evaluating the impact" on new home sales. "Through that evaluation we'll come to something to give the president a recommendation," Gibbs said.

As reported in the Washington post the two biggest housing trade groups - the 1.2 million-member National Association of Realtors and the National Association of Home Builders - are mounting unusually intense lobbying campaigns to make the case for extending the credit, and maybe even expanding it (to $15,000 per the original bill). The effort is targeted first at the districts of members of the two tax-writing bodies, the House Ways and Means and Senate Finance committees, but is expected to cover most other members of Congress as well, according to officials of the two groups. Delegations of home builders and realty brokers already have begun descending on district offices, delivering what Jerry Howard, president and chief executive of the builders association, calls "the hard economic facts." They are the numbers of houses sold in each congressman's district that are attributable to the tax credit; the economic ripple effects on local businesses, manufacturers and service industries; the number of new jobs and income generated; plus the additional tax revenue that all this activity will help produce for local governments.

On a national basis, according to economists at the National Association of Realtors, anywhere from 300,000 to 350,000 additional sales of houses will be stimulated this year by the credit. Each home sale generates about $63,000 in downstream "ripple effects" elsewhere in the economy, they say. That includes sales of furnishings, appliances, lawn mowers, landscaping and renovation materials, plus moving expenses. If you accept the numbers - and some analysts consider them a stretch - this means the housing credit provides a powerful, immediate stimulus bang for the buck. Failure to extend what may be one of the most effective pieces of the Obama administration's 2009 stimulus legislation would cost jobs, economic growth and tax revenues, the housing groups argue.

But can any of this happen before the December 1st deadline? The key complicating factor here is Congress's heavy load of higher-profile, pressing issues (like health-care reform) that will get attention before anything else in September and October. On top of that, a tax-credit extension would cost billions in lost revenue - a big negative when the federal budget deficit is already wallowing in a record amount of red ink. In the end, however, given the political economics of the housing credit, the odds favor some sort of extension, probably later rather than sooner. But don't bank on it and if you are ready to purchase a home then do so sooner rather than later.

Join the thousands of Washoe County students and their parents this Sunday for the 5th annual "Run for Education."

Where: Damonte Ranch High School in Reno, Nevada

Registration: Begins at 7am. Early registration is Saturday October 17th from 10am to 2pm at the Residence Inn, 9845 Gateway Drive, Reno, Nevada.

The Run for Education was founded in 2005. The goal of this fundraiser is to build a better future for our children by assisting the Washoe County School District fund educational programs within the school district and bring awareness to child fitness.

100% of the funds generated through the registration and sponsorship of the Run will directly benefit the children in the Washoe County via the Education Alliance of Washoe County. The program also raised money for books and summer school programs.

Since its inception four years ago, the Run for Education has raised $717,000 for local schools and students.The two principal programs funded by the Run include the Kids in Motion (KIM) and the Passport Program. KIM focuses on the needs of elementary school children by providing funds to participating schools in the form of mini grants to help the schools purchase fitness equipment.

Since 2005, schools have received over 90 mini-grants as a direct benefit from the KIM program. The Passport program assists those K - 12 students who need additional assistance to help them meet their educational goals (summer school, inter session classes, tutoring, etc.) but need financial assistance to do so. Since the Run was initiated more than 2000 students have been assisted.

The Run for Education is broken down by age groups into several divisions, including a 10-kilometer run, a 5-kilometer run and walk, and half-mile runs for children in Kindergarten through Sixth grade. Cash prizes are awarded to the first, second and third place finishers in both the male and female divisions for the overall 10k and 5k runs.

There are also special school awards category that award local schools based on the number of students that participate. Post race there will be a variety of exciting entertainment and fun games for everyone. Activities following the race will include bounce houses, a climbing wall, basketball, football, golf and much more!

Here are your market statistics for single family homes sold in Reno, Nevada in September 2009:

There were 311 single family homes sold in September. In August 2009, there were 334 single family homes sold in Reno, Nevada.

The average price of home sold in Reno, Nevada during the month of September was $248,784. The average days on the market for these single family homes were 126 days.

Out of the 311 single family homes sold during September, 105 were Bank Owned properties. The average sales price of a Bank Owned property was $169,486. The average amount of time these homes were staying on the market we just 95 days.

There were 72 Short Sale propertiessold during the month of September 2009. The average sales price of a Short Sale property was $228,858. These homes spent an average of 183 days listed on the market.

The Reno real estate market appears to be holding steady. During the month of September foreclosures still maintained a huge influence on the Reno market and we saw a slight decrease in existing home sale prices.
