The Arizona Department of Housing (ADOH) will offer 22 percent in purchase assistance to qualified homebuyers purchasing an eligible foreclosed home in the state. ADOH provides help in the form of a deferred second mortgage loan for purchase assistance. This is a 0% interest second loan and will be completely forgiven at the end of the designated time period.
The loan amount in Maricopa County can be up to $342,250 and this type of second would be 22% of this loan amount or $68,450. These loans are for Foreclosed properties only.

7 social media blunders that might hurt your career

It was so gratifying to see this story earlier this week confirming what we’ve all thought a billion times — that people shouldn’t fixate on their blackberry/iPhone while another human being is talking to them — and even more importantly, this article points out, not in a meeting with their boss, who might be going over important stuff that relates to, um, their ongoing employment.
As social media tools, and the devices that let us use them, become more commonplace, Barbara Pachter, author of “NewRules@Work: 79 Etiquette Tips, Tools, and Techniques to Get Ahead and Stay Ahead” warns of some costly blunders professionals can make when using social media:
1. Criticizing your employer. One woman recently posted on her Facebook page, “Attending another stupid work meeting. Can’t wait to get to the bars!” People are still posting negative comments about their company or boss on social networking sites. You can get reprimanded or fired because of it. Why would you bite the hand that feeds you?
2. Posting offensive photos and videos on Facebook or YouTube. Recently two Domino’s employees lost their jobs after posting a video of themselves doing unmentionable things to a pizza.
3. Not having a strategy if you don’t want to accept a friend request from a client or boss on Facebook. You don’t want to offend someone by denying their request. Think about the person and what would be the best way to say “no.” You can explain that you are saving Facebook for your family and friends and ask them to please join you on LinkedIn. You can ignore their request on Facebook and just send them a LinkedIn request. You can also accept the invitation and use the privacy controls to limit which sections of your profile they can see.
4. Using your BlackBerry under the table. People think you are ignoring them and there can be consequences. One company lost a large contract because their vice president played with his BlackBerry during a meeting with the potential client.
5. Sending ludicrous tweets on Twitter. I don’t need to read what you ate for dinner. Do I care? Be helpful to people so they want to hear what you have to say.
6. Placing your Blackberry or iphone on the table when meeting with someone. You are so ready to drop them and connect with someone else!
7. Not participating in Facebook, LinkedIn, Twitter, etc. You are missing out. If you do not participate, you will never know how social media can help you and your business.

Check this condition of short sale that I got on a counter to my contract. I represented the buyer on an offer for a short sale property and the listing agent had this as a condition of sale. ‘Earnest money to be non-refundable for 45 days after contract acceptance and escrow to be opened upon acceptance of seller.'
The purpose is to try and detour buyers from making numerous offers on different properties. Then bailing on everyone of them except the one they ultimately want to call home. Like it or not it did make my buyers rethink making too many other offers.
I find the market evolving as everyone is trying to find the best methods of representing their clients. We are trying to find the shortest route to successful closings on these short sales. With all the banks doing their own thing it is taking some time to get through this learning curve. For me having a professional Short Sale negotiator seems to be the quickest. He has talked with most of the Mortgage holders already, in some cases has closed deals and knows these guys by first name.

It was an opportunity to review the market and exchange ideas as to how to best serve the market and review the current strategies. From Foreclosure escrows to short sales the ideas were very informative and right on track to keep agents up to speed with change.
One of the best formats was the annual Certified Residential Specialist meeting. We discussed the best way to get word to Realtors that the best referral network is alive and well. CRS designation is one of the top referral networks in the business and has interstate connections matched by few other organizations.
On a more local level the state chapter of CRS has the benefits of its own. The website at www.arizonacrs.com, is connecting and networking our state members with each other for Arizona referrals. Our quarterly meetings in 2 different areas of the state, with premier speakers adds to our professionalism. Discounts on CRS courses, leadership training opportunities, involvement and in community charities are just a few more benefits to our local chapter.
The Phoenix Metro area has six meetings a year with many topics being discussed. Join us this month on the 20th for our round table discussion. We will have three tables of discussion and then rotate every twenty minute to exchange ideas. Bring your market suggestions and contribute.

‘Baking Across America with King Arthur Flour', held in Mesa Arizona in the Phoenix Metro area was worth the drive. Carolyn Hack the instructor was very well informed in the art of baking bread. This was a two hour learning session that was packed with information and tips. Carolyn is a very personable individual and well versed in her presentation. I found her to be very entertaining and easy to listen to.
I have baked a lot of bread in my day but she offered explanations to things I had experienced and couldn't figure out why I had had the problem. For example dough that browns faster is higher in sugar content. When baking whole grain bread you have to use no more than 50% whole grain flour or expect to have a brick for the end results and I have made few bricks in my day. She went on to explain the fiber cuts the gluten strands and makes it almost impossible for the bread to reach its full height when raised.
Storing of the yeast in airtight containers in the freezer can extend the life of the yeast.
Explaining the difference between what unbleached flour and bleached flour processing involves. Bleaching is a chemical process to whiten the flour faster so manufactures can ship sooner and unbleached flour a natural process that takes more time but does the job without the chemicals.

Certified Residential Specialist Designation, Fountain Hills, AZ
This was my second announcement at a weekly marketing tour. This week I spoke briefly regarding earning credits for the designation. Most importantly, I reminded them of the class coming up at the Southeast Valley Regional AOR, Mesa Arizona (Ph. 480/833-7510 fax. 480/855-1329) February 5 & 6. The class is "Technologies to Advance Your Business" (Course CRS 206). It is one of the best courses I have ever taken. This course, more than any other, advanced my Real Estate Technology expertise.
Agents were given the, ‘Is it the Journey or the Designation CRS Resource Guide', CRS Designation Program Requirements and the list for the Approved Elective Units.
The agent interest was very strong and 6 of them picked up the folders. One will be going to www.CRS.com for further information to get his designation. It is wonderful to have such a great response to the information and it is my hope that we will be gaining new members soon for the National and local chapters of CRS.
Weekly Tour Meetings is reminded about CRS designations
I have loved CRS since I became a member and it has been very good for my business. I felt it was time to share some of the information I had at a recent tour.
I stood up and touted CRS and the benefits of designation to about 80 people in attendance. I reminded them that the National Association of Realtors latest research shows that the best way to more income is through designations. Is it the designation or the added knowledge and a commitment to the business? I don't think anyone can prove which is more important but, increase in income speaks for itself.
I reminded them that only four percent of agents have obtained the Certified Residential Specialists designation achievement and it is well worth the time invested.
This took two minutes and what happened? I handed out nine copies of the ‘Journey or the Designation?', CRS Resource Guides. I had two people say they were going to start immediately. They thanked me for reminding them to get started.
Two other people said they have wanted to get started and what should they do? I referred them to CRS.com and encouraged them to get sign up now.
I had one CRS member that was postponing his renewal. After reminding him of the benefits he admitted he had not used it except for on his cards. I told him about all the wonderful products and classes and that he needed to brag it up with his clients. He is going to renew and look up some of the benefits on line. My personal favorite is the paper products stationary, brochures and folders it does a lot of boosting on its own.
I want to help my local Arizona Chapter and the national Council of Residential Specialists and new membership I think is one of the best things I can do.
12/05/2008 Season’s of Joy The Phoenix Symphony with Michael Christie, the Virginia G. Piper Music Director preformed ‘Christmas Pops’ last night in incredible downtown Phoenix. The downtown area is really coming into its own with abundant parking and the ability to get you in and out of the area with ease.
A wonderful time was had by all. The Symphony was joined by the Phoenix Girls Chorus and the Phoenix Symphony Chorus with wonderful renditions of Holiday music. What a great event for the Chorus’s to participate in and the music was worth the listen. The Symphony is reaching out to its patrons with a variety of music, entertainment and a little history along the way.
Did you know that White Christmas by Irving Berlin was written in early 1940 while sitting poolside at the Arizona Biltmore Resort and Spa in Phoenix, Arizona? In all our sunshine!
The fun was extended by the conductor having a young Kaleen, just an audience member come up and direct the symphony. At around 11 years of age I’m sure she will always remember the night at the symphony.
The finale was all persons in attendance standing and singing White Christmas together. It was a great finish to a great night. Someone even said “Merry Christmas” in the men’s room and we all know that is supposed to be as quiet as an elevator. Thanks to the Phoenix Symphony for a wonderful night.
G = Goals. To be successful, real estate agents need to have "goals." It's a proven fact that people with goals normally do better than those who do not. Goals provide direction, focus and a road for success.
A = Attitude. Every good real estate agent needs to have the right "attitude" if they want to succeed. When the market is down, and negative and pessimistic reports are plentiful, stay positive about your selling potential.
S = Selective. Finally, be selective in what they watch, listen, read and associate with in 2008. If you hang around with winners, you'll become a winner. If you listen to motivational tapes you will become motivated. If you watch the news and listen to all of the bad reports about the economy or real estate market, you'll begin to think and act negatively. Be selective in "everything you do!"
Keep reminding yourself of your Goals, have a good Attitude and to be Selective in what you read, watch, listen and associate with. Have a fantastic 2009, and many years beyond!
