Landlords why don't you ask me about your tenants?  I am always curious why landlords don't check references.  I always call the previous landlord and the one before that, when screening tenants for a rental property.  I am curious as to the reason the tenant's are moving, what rent they are paying, how long they've been there and if there have been any issues with pets (they apply saying no pets often and then Fido pops up when they've moved in) or neighborhood complaints.

This economy has taken it's toll... It's an interesting time.  Years ago, a poor credit score, a bankruptcy or foreclosure made it virtually impossible to  find a place to rent.  These days a short sale, foreclosure and/or bankruptcy are common place as are low credit scores.  People in those positions do need quality rental housing.

A double sided brochure sponsored by the University of Minnesota teaches in a nutshell about why to compost - because 30% of organic waste is cluttering our landfills.  Because landfills are cluttered with other non compostable products, the organic waste gets trapped and does not compost but often turns into methane gases.  The same organics in a compost system can turn into fresh, rich amendment to garden and soil in your yard, save landfill space, eliminate some of the methane gas pollution in the landfill.

The HAMP loan is finally taking off...(Home Affordable Modification Plan) US Department of Treasury, Office of the Comptroller of the Currency (OCC) www.occ.gov reported that Loan modifications rise 69 percent in third quarter. 
Apparently there were more than 680,000 home loan modifications and payment plans in the third quarter of 2009, a 69 percent increase over with the second quarter.  This is really good news.  In addition the report states in part that servicers provided close to 274,000 trial modification plans under the  "Home Affordable Modification Program" (HAMP) during the third quarter.  I remember recently seeing reports that some lenders had only done … (0 comments)

Help for the distressed homeowners started with the 2009 tax filing season. These three options take away the previously inflexibility of the IRS as far as negotiation with homeowners.  IF you qualify for one or more of these you could obtain serious tax relief from the IRS.  See what I mean?  Hopefully as diligent Realtors we are advising our clients to seek the services of a CPA, tax attorney, etc, before making decisions that could affect their property and liability, as this sounds hopeful for many.

The Cost of going Green (Sustainable) just keeps getting more affordable.  Did you know that per the IRS news release on 10/28/09 "Energy-Saving Steps This Year May Result in Tax Savings Next Year".  The notice goes on to say: 
"Home Energy Credits Updated 10/28/09 The Internal Revenue Service today reminded individual and business taxpayers that many energy-saving steps taken this year may result in bigger tax savings next year. This is a short sale listing I took this past month.  I know the lender will not give credit for repairs or clean up.  This one needs both, and more.  The a/c and dishwasher don't work, the disposal leaks.  The walls are dinged, corners chipped and the paint is dingy, carpet stained, pet odor and stains (eek clothes pins provided at the door) and it's dirty, debri, cobwebs, etc.

We are not so unlike many families.  It's easy to judge, but consciousness comes one thing at a time.  We've done some things like dual paned windows, solar, CFL's in the lights, but we ashamed to admit we just couldn't face getting rid of that dinosaur in the basement.  We did it!!! The Contra Costa Water District has teamed up with a group of "Smart Wash Car Wash" companies who recycle their water, care about the environment and are doing something about it.  In addition, the water district has coupons on their website offering discounts.  Sounds good to me!

The Central Costa County Solid Waste Authority (CCCSWA) has a drop off program for unused medication.  If flushed or placed in the garbage, medication can pollute our waste water, the receiving waters of the San Francisco Bay, the leacheate from landfulls and groundwater, etc. If expired or unused medications are left in the home, there is concern about the wrong person getting into them.
The CCCSWA's drop off points are:

The answer might surprise most people.  Most will say, "Just sell my house", but how we do that is the question.  Marketing of course is a big piece of the equation.   It is a given that we must be competent.  Realtors with alphabet soup (those initials after their name) believe that their specialties serve their clients well because they have added specific knowledge and education that helps their clients achieve their goals.

While  shopping at Costco last night, I came across these indoor/outdoor area rugs (6' x 9' for about $22).  Last year the rug I used was less than clean after the wet feet from the pool and sprinklers.  I decided to purchase 2 that seem better for the outdoors (mold resistant). 
These rugs were made by ozite using eco-fi(TM), which is high-quality polyester fiber from 100% post-consumer recycled bottles.  According to the packaging, each rug saves 50+ bottles from landfills.

As well as And/or Value added Net-net Out of pocket    were just some of the words and phrases that are overused and when overused loose their impact.  I totally agree. The interesting thing about overusing a phrase is that it becomes cliche' to the point of losing it's effectiveness with the client.  The death of the presentation is when they glaze over and have heard the phrase so many times that they just don't believe any of you can perform on what it says.
