Charlotte Homes Sold (Single Family Homes) Rose 12.5% in October As dramatic as this is, it isn't the 20% reported by the Charlotte Observer, which included townhouses and condos, and appears to include the much wider CMLS area.   (Odd, I would have thought those additions would lower their numbers.)
I pull my stats from the same Carolina MLS, but I limit it to the 9 counties closest to Charlotte, see those details below. My figures show average home prices falling 8.4% from October 2008 to October 2009.

Yes its bad out there. It is hard to turn on the TV news and not see something Bad about Housing.
Our market hovers between 50 and 65% of 2007 volume, but that means we have a similar sales volume to 2003. But prices are doing much better

Charlotte Area Single family home prices rose 4.35% for the year 2007, over the average cost per square foot sold prices from 2006, almost guaranteeing a 1st place finish among the top 20 major markets in the US, as measured by Case-Shiller. Unit sales fell 11% over the same period. These statistics come from the Carolina MLS, though were not prepared by them, and cover the local Charlotte area counties of: Mecklenburg, Union, Iredell, Cabarrus, Gaston, and all of the LakeNorman area, and Lake Wylie area.

Uptown Condo prices in Charlotte NC rose in 2007, 4.87% over the first 11 months of 2006, according to the average sold cost per square foot, figured from the Carolina MLS. Amidst all the doom and gloom, the talk of over construction blah blah blah, prospects are good. Unit Sales are up too! Here are the numbers, through November 30:
In 2007, 409 Condos sold for an average price of $326,291, average square foot of 1081, or an Average SF Sold Price of $301/sf.

I recently had a customer interested in a luxury home in the greater Charlotte area, homes priced between $1.5M and $2M. The Point, the Palisades, Ballantyne Country Club, and Piper Glen Country Club were the candidates. The client's major concerns were less about the house... first the schools for their children and second, they wanted a community with amenities- places a new family could meet other new families. Then they wanted a terrific house around 6000 sf!

In what's becoming the norm, Charlotte real estate prices continue to rise in the face of national housing recession and price decline. Prices of all the single family residential Charlotte Solds, from 7/1/07 to 9/30/07, rose 4.97% over the same period in 2006, based on the sold Cost Per Square foot. Units Sold fell a little over 12% for the same record setting 2006 time period... taking Charlotte back to 2004 sales levels.

While most of the country worries about falling prices in real estate, a few markets have been unaffected by the non stop Bubble talk. No amount of doom, gloom or rising interest rates have slowed the growth in Charlotte, NC.
Good news travels fast. Barron's noted our first quarter growth in Charlotte at just over 7%, third in the nation.
