      <title>Tis the season to be thankful....and boy am I thankful.........</title>
      <description>&lt;p&gt;I walked out the back door today to go meet client. I looked at my right front tire.......a little puzzled at first.......and realized it was flatter than a pancake.......alas.......I LOVE AAA.....&lt;/p&gt;
&lt;p&gt;OK, now I could throw a fit or I could be thankful I was at home and not on the freeway......&lt;/p&gt;
&lt;p&gt;I chose to be very thankful I was not on the freeway nor that I had anyone in the car with me.&lt;/p&gt;
&lt;p&gt;Moving along, I take the tire to Firestone in Pleasant Hill. Thinking I would drop off that tire(had broken valve-AAA said that there was a bad shipment about year or so ago with valve stems that were defective-I had this tire replace about then)&amp;nbsp;and mosey on with my business......BUT WAIT.....when the customer service rep followed me out to my car we looked at the same time at the other front tire........BIG shiny nail right in the middle of the tread.....not flat.....&lt;/p&gt;
&lt;p&gt;OK, looks like I need to rethink my day.......decided to get the front end realigned and have all of the tires rotated and rebalanced.......&lt;/p&gt;
&lt;p&gt;BUT WAIT....When they removed the rim from the front tire with the nail hole........OH NO....another issue&lt;/p&gt;
&lt;p&gt;There is a huge chunk out on the rim part that fits the wheel......They legally could not remount........&lt;/p&gt;
&lt;p&gt;I started out at 12:30PM and by the time my car was done it was 5PM.....&lt;/p&gt;
&lt;p&gt;So another brand new tire, one patched tire, re alignment and so very very very thankful that neither tire blew out as I was driving...&lt;/p&gt;
&lt;p&gt;Yes, tis the season to be very thankful............when I realized that both front tires had been greatly compromised.&lt;/p&gt;</description>

      <title>FHA Spot Approval Extended-What this means for the buyer...</title>
      <description>&lt;p&gt;&lt;strong&gt;FHA has extended the spot approval til 2/1/10 and spot approvals will be eliminated 2/1/10.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Apparently they will allow currently approved condo projects to be valid for 2 years from 2/1/10.&lt;/p&gt;
&lt;p&gt;New approvals are expected to take 8-12 weeks.&lt;/p&gt;
&lt;p&gt;Eligible condo projects are considered to be: new construction, existing projects, or condo conversions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;What does this mean for the buyer who is seeking a condo&lt;/em&gt;&lt;/strong&gt; or their loan approval price will only allow for purchase of condo's?&lt;/p&gt;
&lt;p&gt;Several Things:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Buyer if you have been sitting on the fence you need to get out and start looking now .&lt;/li&gt;
&lt;li&gt;Even though there are several approved condo projects , there is also several that are not that will fall into your price range. &lt;/li&gt;
&lt;li&gt;The spot approval will allow for a quicker resolution and acceptance.&lt;/li&gt;
&lt;li&gt;Waiting until 2/1/10 will cause considerable delays and no guarantees your lender will approve these projects. They are costly and can take up to 2-3 months. However once approved they will remain so.&lt;/li&gt;
&lt;li&gt;Being FHA buyer has its advantages and disadvantages.......You lose a lot of clout when you are competing with all&amp;nbsp;cash buyers or those putting down 10-20 %. In particular on short sales and REO's they will migrate to what they consider the strongest buyer, All cash first, large down payment 2nd. So identifying now as many condos as possible that will meet your criteria will give you greater chance of finding one where your offer will be accepted. &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;Do NOT&lt;/strong&gt;&lt;/span&gt; get discouraged if you and your realtor write several offers before you have one accepted. Persistence does pay off.&lt;/li&gt;
&lt;li&gt;Remember depending on your area many of the condos on the market are short sale which will take 2-3 months to process and be approved and then if you want until 2/1/10 you will have an additional 2-3 months for project approval.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Short sales are expected to be around for at least another 2 years even though we have been seeing some more homes come on the market that are not in distress. &lt;strong&gt;I am not saying you need to purchase the first thing you see. &lt;em&gt;What I am saying&lt;/em&gt; is start looking now, keep your eyes open and &lt;span style=&quot;text-decoration: underline;&quot;&gt;jump on those condos that meet your specific needs when they arise.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Obviously price and current market trends in your area will determine what you offer. Have your Realtor pull comps and examine the trend in the area you are seeking and make your best offer based upon those observations as well as any competition your Realtor has been made aware of. Some believe you have to offer asking or above....in some cases that may be very true.......but one of the most important influences is how your offer is written! Keep it simple, straight to the point, with buyer protections for loan, appraisal, inspections etc. Keep your contingency periods as short as possible. Take your cue from your lender in terms of time needed to obtain appraisal and review file for loan approval.&lt;/p&gt;
&lt;p&gt;Play it smart! Make sure you have teamed up with an experienced mortgage broker and have completely been pre approved subject to finding home and appraisal and final review of your financial status. In other words your lender should have requested from you up front a copy of your tax returns, pay stubs,verified your credit scores etc and job history etc......&lt;/p&gt;
&lt;p&gt;If you do not have a mortgage lender I can refer you to one of several with experience.&lt;/p&gt;

      <title>Tax Credit Overview</title>

&lt;p&gt;TAX CREDIT OVERVIEW&lt;/p&gt;
&lt;p&gt;Who Gets What?&lt;/p&gt;
&lt;p&gt;First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000&lt;/p&gt;
&lt;p&gt;Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.&lt;/p&gt;
&lt;p&gt;Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.&lt;/p&gt;
&lt;p&gt;Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.&lt;/p&gt;
&lt;p&gt;What are the New Deadlines?&lt;/p&gt;
&lt;p&gt;In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.&lt;/p&gt;
&lt;p&gt;What are the Income Caps?&lt;/p&gt;
&lt;p&gt;The amount of income someone can earn and qualify for the full amount of the credit has been increased.&lt;/p&gt;
&lt;p&gt;Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible&lt;/p&gt;
&lt;p&gt;Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.&lt;/p&gt;
&lt;p&gt;What is the Maximum Purchase Price?&lt;/p&gt;
&lt;p&gt;Qualifying buyers may purchase a property with a maximum sale price of $800,000.&lt;br /&gt;&amp;nbsp; &lt;br /&gt;What is a Tax Credit?&lt;/p&gt;
&lt;p&gt;A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual's primary residence.&lt;/p&gt;
&lt;p&gt;How Much are First-Time Homebuyers (FTHB) Eligible to Receive?&lt;/p&gt;
&lt;p&gt;An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.&lt;/p&gt;
&lt;p&gt;Who is Eligible fort FTHB Tax Credit?&lt;/p&gt;
&lt;p&gt;Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible.&lt;/p&gt;
&lt;p&gt;This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.&lt;/p&gt;
&lt;p&gt;As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.&lt;/p&gt;
&lt;p&gt;How Much are Current Home Owners Eligible to Receive?&lt;/p&gt;
&lt;p&gt;The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.&lt;/p&gt;
&lt;p&gt;Can Homebuyers Claim the Tax Credit in Advance of Purchasing a Property?&lt;/p&gt;
&lt;p&gt;No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.&lt;/p&gt;
&lt;p&gt;Can a Taxpayer Claim a Credit if the Property is Purchased from a Seller with Seller Financing and the Seller Retains Title to the Property?&lt;/p&gt;
&lt;p&gt;Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.&lt;/p&gt;
&lt;p&gt;According to the IRS, factors that would demonstrate the ownership of the property would include:&lt;/p&gt;
&lt;p&gt;1. Right of possession, &lt;br /&gt;2. Right to obtain legal title upon full payment of the purchase price, &lt;br /&gt;3. Right to construct improvements, &lt;br /&gt;4. Obligation to pay property taxes, &lt;br /&gt;5. Risk of loss, &lt;br /&gt;6. Responsibility to insure the property, and &lt;br /&gt;7. Duty to maintain the property.&lt;/p&gt;
&lt;p&gt;Are There Other Restrictions to Taking the FTHB Credit?&lt;/p&gt;
&lt;p&gt;Yes. According to the IRS, if any of the following describe a homebuyer's situation, a credit would not be due:&lt;/p&gt;
&lt;p&gt;They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from &quot;step-relatives.&quot;) &lt;br /&gt;They do not use the home as your principal residence. &lt;br /&gt;They sell their home before the end of the year. &lt;br /&gt;They are a nonresident alien. &lt;br /&gt;They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.) &lt;br /&gt;Their home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.) &lt;br /&gt;They owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.&amp;nbsp;&lt;br /&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can Homebuyers Purchase a Home from a Step-Relative and Still be Eligible for the Credit?&lt;/p&gt;
&lt;p&gt;Yes. As long as the person they buy the home from is not a direct blood relative, the purchase would be allowed.&lt;/p&gt;
&lt;p&gt;If a Parent (Who Will Not Live In The Property) Cosigns for a Mortgage, Will Their Child Still be Eligible for the Credit?&lt;/p&gt;
&lt;p&gt;Yes, provided that the child meets the other requirements for the tax credit.&lt;/p&gt;

&lt;p&gt;News on the homebuyer tax credit...the House of Representatives has approved legislation that would extend and expand the credit.&amp;nbsp; The House vote comes after the Senate voted yes on Monday night, and while there is more work to be done, word has it that an agreed upon bill should reach President Obama for his signature by the end of this week.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Under the proposal, individuals with income up to $125,000 a year and couples earning up to $225,000 would be eligible for the credit.&amp;nbsp; The extension would cover homes under contract by April 30th and closed by June 30th, 2010.&amp;nbsp; And as we had also predicted, the tax credit will be expanded to non-first time homebuyers as well.&amp;nbsp; There are a few tweaks for non-first time homebuyers - the credit is reduced from $8000 to $6500, and they must have owned a home for at least five of the past eight years.&amp;nbsp; Remember - this is still NOT final, and even if it is approved, it could contain further changes.&lt;/p&gt;

      <title>Short Sales in Today's Market...</title>
      <description>&lt;p&gt;It is amazing how things have changed from even a year or so ago. Short sales are going to be around for at least another 2 years.&lt;/p&gt;
&lt;p&gt;For the homeowner in distress this means even in a short sale situation there is a lot of competition for buyers. Will this change in the coming new year with more inventory expected? Remains to be seen.&lt;/p&gt;
&lt;p&gt;There are so many variable in terms of area, school, condition, age , upgrades, commute etc.&lt;/p&gt;
&lt;p&gt;The bottom line is there are many buyers poised to purchase a home. Some are waiting for the new year to arrive in hopes prices will be driven down further. Others are still waiting to see if the tax extension is passed.&lt;/p&gt;
&lt;p&gt;Depending on your lender,&amp;nbsp; investor involved, recourse or non recourse loan will depend on how cooperative and fast your lender witll work with you to approve a short sale once a buyer has been located and procured.&lt;/p&gt;
&lt;p&gt;Short sales do successfully close. Despite many of the negatives you hear and the horror stories. Catherine and I have successfully closed a huge percentage of homes listed as short sales.&lt;/p&gt;
&lt;p&gt;Sometimes it was like pulling teeth and at times appears games are played but persistence and hard work has paid off for our sellers as well as the buyers.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;There is no guarantees but there is hope.&lt;/p&gt;
&lt;p&gt;Wachovia loans in short sale are a breeze to do now since Wachovia streamlined the process.&lt;/p&gt;
&lt;p&gt;Wells Fargo is in the process of streamling their process. When that will take effect is unknown but would surmise within the next 6 months or less.&lt;/p&gt;
&lt;p&gt;BofA (Countrywide) has gone the opposite way and has made life difficult for all parties involved, however we have closed escrows with them.&lt;/p&gt;

      <description>&lt;p&gt;It's called Murphy's law sometimes.......but here is another reason to have your furnace serviced each year to keep it in tip top shape.....&lt;/p&gt;
&lt;p&gt;Depending on the type of furnace you have you may encounter issues with water dripping both inside the furnace and onto the surface below causing floor issues.&lt;/p&gt;
&lt;p&gt;Sometimes the condenser freezes, the line to the condenser becomes plugged or the fittings somehow loosen.&lt;/p&gt;
&lt;p&gt;I went in to change my filter today. I usually change it every 3 months only to find water in the furnace, on the floor and going , HUH?&lt;/p&gt;
&lt;p&gt;Yes, I have called the local service provider. They cannot come out until til tomorrow.&lt;/p&gt;
&lt;p&gt;I was told it could be from several causes. I guess I will find out when they show up.&lt;/p&gt;
&lt;p&gt;I am really glad I have kept up my home warranty. It is events like this that can come back and bite hard that makes a home warranty worth it.&lt;/p&gt;
&lt;p&gt;Probably will not pay for the damage to the floor, but my regular insurance should.&lt;/p&gt;

&lt;p&gt;The addendums are solely for the protection of the bank, asset management company or investor and/or all of the prior mentioned.&lt;/p&gt;

      <title>Visiting and passing thru Elk, Ca? Try Queenies cafe....</title>
      <description>&lt;p&gt;The greatest little cafe to go to is Queenie's on Hwy 1. Is next to car repair shop and two doors down from the local grocery mart. Pet friendly. Has water bowl outside for the pup and free doggie biscuits inside to give to your pup.&amp;nbsp; Oh, they have lattes, cappucino and mocha too!&lt;/p&gt;
&lt;p&gt;They are closed on tuesdays and wednesdays .&lt;/p&gt;
&lt;p&gt;Excellent salads, Breakfast all day, luscious home made pie........ Yes, I splurged a bit on my diet and split a piece of blackberry pie..........&lt;/p&gt;
&lt;p&gt;Elk is about 20 min south of Mendocino. About 20-25 minutes north of Point Arena.&lt;/p&gt;
&lt;p&gt;Across from the cafe is Greenland State Park. Path takes you down to the ocean for breathtaking views.&lt;/p&gt;
&lt;p&gt;The path is a little steep at times and rocky but well worth the trek.&lt;/p&gt;
&lt;p&gt;Greenwood Pier Inn down the road is pet friendly on some of their rooms.&lt;/p&gt;
&lt;p&gt;Just FYI...&lt;/p&gt;

      <title>Excuse me, did I miss something here....</title>
      <description>&lt;p&gt;You know it never ceases to amaze me the on bank owned property(REO's) the attitudes purveyed and delays in responses &amp;nbsp;and of their requests of potential buyers.&lt;/p&gt;
&lt;p&gt;I have no problem with the confirmation of buyer's ability to purchase by the banks own lender.&lt;/p&gt;
&lt;p&gt;I take great exception though when it is relayed to me that the bank who owns the property will refuse to give credit back in closing costs UNLESS your buyer uses the banks own lending service.&lt;/p&gt;
&lt;p&gt;I take great exception that the banks are allowed to flagrantly disregard RESPA rules by demanding the buyer use the banks own choice of escrow and title company and then NOT pay the fees for such.&lt;/p&gt;
&lt;p&gt;It is a known fact that those title companies in southern california historically have charged excessively more than the local title companies where I am located in the greater Walnut Creek area.&lt;/p&gt;
&lt;p&gt;So the buyer not only has to give up their right of choice for escrow company but also has to incur a greater cost in closing costs.&lt;/p&gt;
&lt;p&gt;I take great exception when a banks response may be a verbal acceptance of contract but until written acceptance has been conveyed which can take weeks and weeks the buyer is not assured of a ratified contract and the bank has the right to pull back their acceptance until such approval in writing has been received and acknowledged by the buyer. YET they are expected to move forward with the escrow process or inspections ............&lt;/p&gt;
&lt;p&gt;I guess I missed something along the way here.............&lt;/p&gt;</description>

      <title>Yes, Wachovia has short sales down...........</title>
      <description>&lt;p&gt;I just closed my first short sale with Wachovia.&amp;nbsp; What a difference! 2 months vs 4-9 months. No BS.....just down to business, give me the facts and lets move forward.&lt;/p&gt;
&lt;p&gt;What a delight and relatively coherent process. Now if the rest of the banking and lending industry would get on board we can move the inventory and get the housing industry back on its feet.&lt;/p&gt;
&lt;p&gt;The negotiator was professional, did not take things personally, did NOT get hysterical and appeared to be very well educated and knowledgeable.&lt;/p&gt;
&lt;p&gt;Wachovia has certainly realized the urgency and essence of working with short sales and moving forward as well as properly training their negotiators.&lt;/p&gt;
&lt;p&gt;On the other side after 9 (NINE) months Countrywide(Now Bank of America) finally closed on one of my homes in Antioch.&lt;/p&gt;
&lt;p&gt;What a nightmare, closed the file twice, first time entirely their fault, would not take ownership lost buyer.&amp;nbsp;&amp;nbsp;took 6 months to get short sale approval meanwhile turned out the buyer did not qualify&amp;nbsp; for loan but I was able to put another one in immediately in May and finally 2 weeks ago we closed. By the way did I mention that the investor wanted exactly this amount $245,405.23&lt;/p&gt;
&lt;p&gt;The purchase price had to be written up for the above number. Nothing more, nothing less.&lt;/p&gt;
&lt;p&gt;Catherine and I both were fortunate enough&amp;nbsp; and I say this with a smile to work with a negotiator from another banking industry who is hysterical , emotional, hates realtors, would constantly reference it was all about our commission instead of the task at hand, totally unprofessional, came across as someone who was picked up off the streets without training. I remember speaking to Catherine about her and unless you personally have dealt with someone like that it is hard to comprehend.&lt;/p&gt;
&lt;p&gt;Then Catherine calls and says you will not believe who I have to deal with on this file and you were right , she yells, she is hysterical and condenscending. Why we were both blessed with the same negotiator I will never know.&lt;/p&gt;
&lt;p&gt;So I tip my hat to Wachovia and say THANK YOU for a job well done.&lt;/p&gt;</description>

      <description>&lt;p&gt;For those home owners whose best option has been determined is a short sale , just what should you expect?&lt;/p&gt;

&lt;li&gt;Home is sold as-is&lt;/li&gt;
&lt;li&gt;Seller does not make a profit&lt;/li&gt;
&lt;li&gt;Seller may be required to bring some out of the pocket money to the table(Not always, depends on offer, your deficit and the lender)&lt;/li&gt;
&lt;li&gt;Most banks and lenders will not allow family members to purchase&lt;/li&gt;
&lt;li&gt;Buyers to pay for any and all inspections&lt;/li&gt;
&lt;li&gt;Most banks and lenders will NOT pay for any repairs and/or replacement items&lt;/li&gt;
&lt;li&gt;Most banks and lenders will allow the buyer to get 3% back towards the buyers closing costs&lt;/li&gt;
&lt;li&gt;The lender and /or bank will pay the agents commission&lt;/li&gt;
&lt;li&gt;Our fiduciary responsibility is to you the seller, not the bank or lender. Our goal is to minimize your deficit as much as possible and/or as much as the current market will allow&lt;/li&gt;
&lt;li&gt;Most banks and lenders will pay for what is customary to the area in re: to sellers fees&lt;/li&gt;
&lt;li&gt;Short sale is not short even though some lenders have streamlined the process considerably whereby closing could conceivably happen within 30 days after accepted offer if the home has been a pre approved short sale at the list price given)Most will take 2-6 months. We have seen some close rather quickly , most about 2.5 months and unfortunately Countrywide(Now B of A) has taken 6 months or longer. I have heard rumblings that Countrywide is also trying to streamline the process.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;We HIGHLY encourage all sellers to seek the advice of a real estate tax attorney or CPA and INVESTIGATE ALL options before proceeding with short sale.&lt;/p&gt;
&lt;p&gt;If you are considering a bankruptcy, short sale may NOT be your best option. We are not attorneys and we cannot give legal advice.&lt;/p&gt;
&lt;p&gt;Depending on whether your loan(s) are the original purchase loan will depend on how you proceed after getting a short sale approval letter. You may find foreclosure will better protect you.&lt;/p&gt;
&lt;p&gt;Some of the lenders have included language that states they reserve the right to come back after judgment. In some states, like California, they are non recourse. The lenders cannot do double jeopardy. However there appears to be some hope by the lender &amp;nbsp;that the laws may change and by signing such approval letters, sellers could conceivably give up their present umbrella of protection. So we do encourage our clients to have an attorney review all short sale approval letters.&lt;/p&gt;
&lt;p&gt;In California, even though we think the verbiage is illegal the original purchase loans and that most of the consumer watchdog groups will not allow such, it has not been tested in the courts and the sellers attorneys have been advising, bankruptcy and foreclosure instead.&lt;/p&gt;
&lt;p&gt;So basically what I am saying what may be good for one homeowner in distress is not so good for another.&lt;/p&gt;
&lt;p&gt;If you live in Alameda, Contra Costa and Solano County of California, give us a call to discuss your particular situation.&lt;/p&gt;

      <title>I was asked the other day WHY I do short sales.........</title>
      <description>&lt;p&gt;That is a loaded question. There are several reasons.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Short sales are here for awhile and whether representing &amp;nbsp;buyer or seller experience in short sales is a must.&lt;/li&gt;
&lt;li&gt;I was ridiculed when I first started doing short sales....mostly the ridicule came out of ignorance and lack of knowledge. Within a year it was seen that there was indeed value in short sales.&lt;/li&gt;
&lt;li&gt;I offer a valuable service to my clients who qualify for a short sale and please remember the word &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;qualify&lt;/span&gt;&lt;/strong&gt;.....&lt;em&gt;&lt;strong&gt;Short sales are not necessarily the best option&lt;/strong&gt;&lt;/em&gt; for my clients. I would rather see them stay in their homes if at all possible. So, Loan modification would be first choice.&amp;nbsp;If not possible&amp;nbsp; I then have my clients seek professional legal advice either from a real estate tax attorney and/or CPA before proceeding with short sale for two reasons 1- To make sure a short sale would offer them the best protection and/or 2- Whether a bankruptcy is in the cards and a foreclosure would serve them better.(Remember bankruptcy laws have changed and many times the property is needed to have enough debt to qualify. Many agents have erred telling their clients to go ahead and do a short sale especially when the verbiage in the short sale approval letter states the bank retains it right to come back and collect for deficiency if the law allows) I have had clients whose financials were rather complicated and it really takes a professional tax person or attorney to have a firm grasp on my clients best interests financially.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Since I am not an attorney I do not advise but guide my clients to the correct sources for their information.&lt;/p&gt;
&lt;p&gt;I am not here to judge. I offer expertise and knowledge to assist those who are going through this grueling process. I have seen the worse side of my clients. Stress does brings out the ugly. I firmly believe that these same clients will remember me to family and friends for real estate services&amp;nbsp; in the future as well as my clients when they get their feet back on the ground again.&lt;/p&gt;
&lt;p&gt;I have learned a lot this past year and a half. I have come to understand further how this whole meltdown started as I see the same ineptness with the banks in short sales as was evident before the meltdown.&lt;/p&gt;
&lt;p&gt;Despite the misgivings and ill fortunes of others I still believe owning a home makes good business sense as long as the buyer understands real estate is for the long term.&lt;/p&gt;
&lt;p&gt;What happened these past years went from business sense to emotions with all of the hype in the news media about not being able to purchase unless you act immediately. Those who bought without contingencies still make me cringe.&lt;/p&gt;
&lt;p&gt;Short sales are not short for the most part, except Wachovia is making a concerted effort to cut down the approval process immensely. Hopefully others will follow.&lt;/p&gt;
&lt;p&gt;My hair has gotten grayer especially on those short sales that went from 6 -9 months before closing.&lt;/p&gt;
&lt;p&gt;Most is 3-4 months.&lt;/p&gt;
&lt;p&gt;Short sales do close. It does take patience. If a buyer finds a home that is exactly what they are seeking and it is a short sale I have no issue working with them on it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For those agents in this area who want nothing to do with short sale listings , send them my way. I will gladly pay you a referral fee upon closing.&amp;nbsp;&lt;/p&gt;

      <title>FHA 203K Loans</title>
      <description>&lt;p&gt;Buyers have a tremendous opportunity to purchase and to maximize their purchase power with FHA 203K loans.&lt;/p&gt;
&lt;p&gt;Divided into two categories...Streamline, $35000 or less needed for upgrades and/or repairs or Full Blown for over $35000 and any structural repairs that might be needed.&lt;/p&gt;
&lt;p&gt;The beauty of these loans repairs can be done after the close of escrow. There are safeguards and you must use a FHA Certified Inspector as well as a FHA certified Appraiser. The guidelines are fairly clear.&lt;/p&gt;
&lt;p&gt;The purpose is to allow buyers into homes that are affordable but need work that otherwise they would not have the cash to do. The home is reassessed based on the required FHA updates, upgrades or repairs and the appraised value that would result due to those upgrades etc would be the basis for the loan amount for the buyer so the costs can be built into their loan.&lt;/p&gt;
&lt;p&gt;As with any loan, buyer(s) must be approved and qualified ahead of time.&lt;/p&gt;
&lt;p&gt;It does take a minimum of 45 days for escrow to close due to the process. ALL contractors must be licensed, bonded and insured(workers comp) and contractor(s) must fill out specific paper work specific to such and there must be written bids for each project to be completed. Buyers are allowed to add carpeting, painting etc.&lt;/p&gt;

      <title>Pulse of real estate today...</title>
      <description>&lt;p&gt;Well the title is a loaded sentence......Certainly depends on where you are .......But we are seeing multiple offers again...Not necessarily way above the list price but solid multiple offers......Granted it depends on the price range and area . Concord for instance has a slew of buyers who are qualified for between $200000 and $400000. Those homes bank owned, short sales or no distress that are in move in condition are priced to bring in multiple offers.&lt;/p&gt;
&lt;p&gt;I walked into one home last week that had over 50 real estate cards on the counter. Have not seen that for a long time.&lt;/p&gt;
&lt;p&gt;Is this the eye of the storm burp or a sign that things are finally settling down?&lt;/p&gt;
&lt;p&gt;We hear rumors of hundreds of thousands more foreclosures waiting to happen as well as many more short sales to hit the market.&lt;/p&gt;
&lt;p&gt;Of course with the possible many layoffs still to come plus those recent will really max out homeowners pockets and savings........&lt;/p&gt;
&lt;p&gt;Only time will tell. At least the interest rates are good for buyers with the first time home buyer $8000 tax credit.&lt;/p&gt;
&lt;p&gt;The higher end homes are starting to see movement and sales but appears to still be dropping somewhat in their pricing.&lt;/p&gt;
&lt;p&gt;I am writing on average approx 3-4 offers before my buyers offer is accepted. Usually the first two rejections was due to the buyer lowballing and not believing the home would command at least full price.&lt;/p&gt;
&lt;p&gt;My gut feeling is the market will not really stabilize until the mid to end of next year and then in certain areas with other areas taking years to recoup the losses felt.&lt;/p&gt;
&lt;p&gt;But even in this darkness, opportunity does exist for those seeking to purchase a home. Just make sure you look at it as a long term investment and not short term.&lt;/p&gt;</description>

      <title>Can a dog have panic attacks?</title>
      <description>&lt;p&gt;Yes, they can. The new little guy that I adopted a few weeks ago presents with such.&lt;br /&gt;He was grumbling, muttering and pacing while sleeping and eating...Fortunately he was acting out when I took him to the Vet...The Vet immediately recognized it as anxiety due to the fact he and his wife adopted a dog who had the same issues and he could distract him with cookies and belly rubs and checked out OK physically otherwise.&lt;br /&gt;I will say Toby has improved greatly with fewer and fewer episodes. Even though there was growling involved there was absolutely no aggression ever shown.&lt;br /&gt;Rescue Remedy is helpful to pets in transition. Lots of love and consistency helps also.&lt;/p&gt;</description>
