Inventory of Foreclosure Homes Beginning to Decline

It's called shadow inventory and is a collection of properties in 90-day delinquency or worse, foreclosure and REO. And according to S&P (Standard & Poor's) the amount of time it would take for the housing market to move through properties lingering in the foreclosure system is improving, it is decreasing. Their analysts estimate it would take 47 months for the housing market to dispose this shadow inventory, according to their second quarter research. This is a decrease of 5 months from 52 months reported in the first quarter. This is notworthy because this is the first such decline in a few years.

In the later half of 2010 S&P was reporting increases to the length of time for disposal. At the end of that year they said that the housing market would need 44 months to sell off the inventory, which was up from the previous quarter's 40 months that was report at the end of September of 2010. S&P developed their information from analysing data from CoreLogic, the estimates were calculated from these analysises. I happen to do contract work for Corelogic with property valuations, so I see by the maount of work that gets offered to me that their analysis is pretty accurate. I also market HUD owned homes and I am finding that the current inventory that HUD is offering in the areas that I market in are becoming extemely limited. However, the unpaid principal balance on these properties remains high at $405 billion, but it is a 6.4% drop from the previous quarter and represents less than one-third of the outstanding private-label mortgage-backed securities market. The analysts stated, "In conjunction with stable liquidation rates, we believe these are positive signs that the amount of time it will take to clear this 'shadow inventory' should continue to decline over the next year." S&P analysts said even as the market is finally making gains on the overhang, servicers are still working through documentation problems, new regulations and tighter scrutiny. RealtyTrac recently estimated the delays kicked more than 1 million foreclosures to next year.

From a home buyer and real estate investor prespective the window of opportunity is beginning to close, albeit slowly, but it is closing. The affect of these reductions will mean that bargain prices of these homes will begin to disappear. NOw is the time for serious buyers, looking for some great bargains to start looking at what properties are available. -AVOID LOOKING AT HOMES YOU CANNOT AFFORD. Buying a home does not only mean a down payment and fixed monthly mortagages. There will also be expenses for repairs, maintenance, new appliances and furniture, property taxes, insurance. A clear understanding of your finances prevents wasted time.

-AVOID VIEWING HOMES WITH NO CHECKLIST ON HAND. You should have a list of everything you need and what you would like to have according to your priorities.

-AVOID PURCHASING A HOME IN AN UNFAMILIAR NEIGHBORHOOD. Spend some time in the area, ask questions regarding criminal activities, accessibility to schools, supermarkets, or churches.It is not only a home you are purchasing but the location as well.

-AVOID PURCHASING A HOME ON YOUR FIRST VISIT. Do not rush. Visit the home that you like twice, thrice or even more than that. Make sure that this is the home that you really want to settle in. -AVOID MAKING MAJOR PURCHASES. A new car, jewelries, expensive appliances can wait until after you have purchased and settled in your new home. Because if you do so before the home purchase it will increase your "debt-to-income ratio" and it will affect the amount of loan you qualify for, be difficult to get your loan approved because a huge debt may hamper your ability to pay mortgage, or worst, your loan may be denied.

-AVOID CHANGING JOBS unless you are going to earn more or if the line of work is within the same field. Constant job changes may be an issue in qualifying for a loan. A stable job history is a plus. If you really want a new job, wait until after the home is yours.

-AVOID SWITCHING BANKS. Problems in the verification process may occur when you move your money to another bank.

-AVOID GIVING EARNEST MONEY DEPOSIT DIRECTLY TO THE SELLER. An attorney can hold the deposit or it can be placed in a trust account until closing day. Your contract should state what will happen to the deposit in case the transaction does not push through.

-AVOID VERBAL AGREEMENTS. Put everything in black and white. Whatever was agreed upon verbally does not count in the eyes of the law.

-AVOID SIGNING DOCUMENTS WITHOUT FIRST READING THEM. Read, familiarize, understand, then sign.

Should you refinance your home?

With the various fluctuations in interest rates over the past few years, you have no doubt thought about whether or not refinancing your home is a good idea. Countless consumers have done so in the face of favorable interest rates over the past few years, but does that mean that it is always a good idea when interest rates dip? There are some key questions you need to ask yourself when contemplating a refinancing move for your piece of real estate.

Know Your Situation
When deciding on whether a future refinancing move will net you benefits, you must first examine what your present situation is like. That includes all of the factors that play into a loan arrangement, including how long you plan to stay in your home, the terms of your credit loan and the likelihood of getting a favorable interest rate on a new loan.

Obviously, the interest rate you currently hold is and your credit rating are probably the two most important bits of information concerning a possible refinance. If you are able to get a lower interest rate with your current credit history than the interest rate currently on your mortgage, there is a potential (not a guarantee) for savings via refinancing.

Spread Your Options
Competition can ultimately help provide a lower interest rate over the long run, which should serve as great motivation to interview a number of different lenders. While that is a solid reason, landing a lender with terms that are fair to you and that you feel comfortable with is just as valid a reason to interview a slew of lenders.

Help More Than Your Mortgage Payment
Most people hope for a reduction in their mortgage payment amount through refinancing, but there are other benefits to be had through locking in a different loan. Chief among those benefits is the prospect of shortening your loan term to make fewer payments, though it may leave your current mortgage payment the same.

Of course, the benefits here are obvious, basically shaving time off of the duration of your loan by locking in a lower interest rate. It may be more attractive initially to pay a lower mortgage amount over time, but the benefits of paying your loan off sooner could outweigh a lower payment. A longer loan duration piles up more interest on your loan and anything you can do to pay it off sooner saves you from those costs.

Factor In Costs
There are always fees in modifying your mortgage, sometimes wrapped into the cost of your new mortgage. During refinance proceedings, there is also a time and effort cost that must be factored in to deciding whether you want to pursue the possibility. If your new interest rate turns out to be lower only by a small amount, it is possible for certain fees to eat into that amount and possibly make it not worth the time and effort. Factor that additional cost in when deciding whether or not you want to commit to pursuing a real estate refinancing.

In a climate of low interest rates, refinancing your home can yield a host of benefits for your long term payment obligations on your real estate. However, those benefits come at a time and effort cost that must be committed to when you begin to investigate the viability of refinancing.

Make sure you do your homework both on the current state of your real estate loan and the possible future state of your real estate loan before embarking on the process. Spending some time to think about these points before making a full decision can spare you refinancing headaches down the road.

If you are a landlord or property manager in the United States, then learning about section 8 rentals is crucial for expanding your possible pool of tenants. Find out what the section 8 program is all about and whether you will benefit from joining it.

So What Exactly is the Section 8 Program?

The section 8 program is basically a government aid scheme which is set up to help people with lower income with their rental bills.

The government will be paying a sizable portion of their monthly rent by giving section 8 tenants housing vouchers. These vouchers will usually pay for 60% to 70% of the monthly rent while the tenant will have to fork out money for the rest. That's why the section 8 program is also known as the housing choice voucher program.

When you apply to join the section 8 program as a landlord, the section 8 agency will send a home inspector over to make sure that your rental property meets their health and safety codes.

As a section 8 landlord, you cannot freely set your rent - The government will decide what is the fair market rate for your rental property.

What are the Benefits of Being a Section 8 Landlord?

One big benefit of joining the section 8 program is that you will expose your rental property to a larger pool of possible low wage tenants. If your rental property generally appeals to people with less disposable income, joining the section 8 program will help you find a suitable tenant more quickly and easily.

Another attractive point of being a section 8 landlord that a good part of your rent will be taken care of by the government. No matter what happens you will have more than half of your rent firmly in hand.

Even if your tenant does not pay you his rent, you can still claim your loss of rent from the government after evicting him. If your tenant caused damage to your property, the government will also foot the repair bills for you.

As you see, having section 8 rentals is an effective way to reduce your risk of financial loss from non payment of rent.

What are the Drawbacks for Having Section 8 Rentals?

All section 8 rentals have to be signed for 1 year. You are not allowed to have a week to week or month to month tenancy with your renters. If you plan to sell your rental property in the near future or you don't want to tie yourself down with a long term lease, then the section 8 program is not right for you.

As I have already mentioned, your rental property has to pass the section 8 home inspections before you are allowed to accept tenants from the program. The problem is that the section 8 health and safety standards are stricter in some areas and you may have to spend more money on property maintenance.

Another unpopular rule of the section 8 program is not you are not allowed to set your own rents. The section 8 agency will decide on what is the market value of your rental property. This restriction will usually lower the amount of your rent you can charge.

What Is A Loan Modification, And Who Qualifies.

Have you been hearing a lot about loan modifications? The term seems to pop up everywhere these days. But what really is a loan mod, and who can qualify for one? A loan modification is an agreement that is negotiated with your lender that changes the terms of your current loan. It can alter the characteristics of the loan term, rate, balance, and penalties. Lenders can be willing to negotiate when you are facing financial difficulties and can not find other financing alternatives. You must be able to show your lender why it would be in their best interest to agree to a modification.

A lender may be willing to reduce the interest rate, monthly payment or change other terms. It is important to understand that a loan modification is not reported to the credit agencies and will not have an adverse impact on your credit scores. Today lets take a look at what characteristics the banks are looking for when reviewing your loss mitigation case with the lender. Every lender is different, so there is no exact science to determine if you truly qualify for a loan mod. Based on information we retained from the e-book Loan Mods done right, below is a list of potential reasons why the lenders will allow a loan modification.

Someone who no longer qualifies for a refinance
Someone currently in an adjustable rate mortgage (ARM)
Someone who is behind on their mortgage (it is always recommended to make all mortgage payments as agree when able)
