In making follow up calls on my listing appointments the other day, I was served
this solution to a seller's dilemma: " Oh, I listed for a higher price and with an
agent who agreed to discount their commission."
Geez. Good luck with that.  The Seller, hereafter known as TS paid more for the home than it is worth today.
TS has been in the home less than 3 years.   TS is listed above the current market
price.  TS has tried a limited service broker for over 6 months and  agreed that

Round Houses Rising at Glen Lake Michigan - 08/28/08 07:26 PM
We recently had the good fortune to visit Glen Lake Michigan for a short visit
with friends at their cottage.  Glen Lake is just a sand dune behind Sleeping
Bear Dunes on the eastern shore of Lake Michigan near the Leelanau Peninsula
north west of Traverse City.  
On one of our sight seeing, ice cream  or lake shore seeking drives, 
 we came across this novel home being built.  It appears to be a
home and studio or small shop. This area is home to many artists, retirees,
and summer homes of the very well-to-do.

Can't Sell Your Home ~ Thinking about Becoming a Landlord?? - 08/21/08 04:15 PM
This is sadly the situation many people face today. The home they invested in 2-3
or even 5-6 years ago is not worth what they owe on it in today's buyers market.
I can't sell my home without bringing money to the closing.
BRIGHT IDEA # 67  "I think I will just rent it out. That should solve my short term
 cash flow problem."

Many mortgages today have clauses that do not allow renting your home.
You must be the occupant living there.  Landlords also pay a higher property

 style homes in Cascade Township, MI. Most of these homes were built

Stoneshire Homes is a newer development located just south of Hall Street
 and directly across the street from Forest Hills Central High School.
These are executive style homes with landscaped yards, and lots of amenities.
This location on Hall Street is in back of the presigious Manchester Hills development.
They were purposely not connected by a common road, so you can't drive
through to the other development.  This neighborhood is quite new and there aren't

Cascade Public Library Cascade, Michigan ~ Visiting Sculpture Exhibit - 08/12/08 03:59 PM
The Cascade Public Library in Cascade, MI has a wonderful Bronze
 Sculpture Exhibit going on in the library now through October. 
Everywhere you look, there is a fantastic sculpture to view. Some are
 small, some are large, all are interesting.  Took the tour and snapped
 a few pictures so you could see this marvelous exhibit, too.  Reading was
 a large part of the theme but not all were about enjoying a good book.

This joyful fellow greets you as you walk to the front desk.

Looks like someone has found a quiet spot to get a bit of reading in.

prestigious until I happened upon this website on the internet, CNNMONEY.com
The stats here on Forest Hills, MI were surprising and not surprising.

 
 18 homes for sale in the million dollar + category. That surprised me. I figured there were a few but not that many!  
That 92.9% of our kids attend public or parocial schools - no surprise there.
Parents in this community prize education and support their school systems
with their tax dollars and volunteer support.

Cascade Township Hall ~ A Part of Michigan History - 08/08/08 03:04 PM
The Village of Cascade was formed over 160 years ago at the
intersection of Cascade Road and the Thornapple River. Originally
a part of Ada Township, Cascade sought separation in 1848.
The first town meeting was held April 3, 1848 at Ezra Whitney's
Public House. There were fifty voters present.   
 
Cascade quickly began to grow, and in 1854 the first General
Store and Post Office were built. St. Mary's Catholic Church and
the Cascade Flour Mill were built in 1856. By 1876, Cascade's
population had reached 1,200. In 1890, a Township hall was built.

Once you have played this course, you understand why they named it
 "Thousand Oaks Golf Club". I had the chance to play this course the
 other day and leaped at the opportunity.   What a treat!  Located just a
few minutes north of Grand Rapids at Five Mile near the Grand River,
this course wraps around literally thousands of oak trees. Which makes
 for a gorgeous nature outing this time of year. Golf Digest rated this
Rees Jones designed course one of the 25 best courses in Michigan.

The Villas of Ada Condos are still under construction in our neighborhood
off Hall St and Ada Drive in Ada Michigan. The bulldozers are moving
 earth and getting things prepped for building to begin.
They are really reshaping this 17 acre plat. There was a hill here that
has been flattened and of course, all the trees in the middle are gone.

 We went on a fact finding mission the other day to investigate the
new sign we had been driving by on Cascade Road, just south of
Burton Street in Cascade, Michigan.  This area is having road
construction right now so it is not easy to spot new activity. The sign

I have been following the golf career of a young man I know
personally for at least the last 12 years.  Last weekend he
won his first professional tour event.
Matt Harmon who attended Michigan State University as
Mr. Golf from Michigan has had his first pro tour win.
In a Texas Hooters Tour event this weekend, he lapped the field
with a 15 under par score for 4 rounds. The closest competitor
was 7 shots behind him.
