Getting Your Geek On in Bryan & College Station - 06/30/07 01:23 PM
Refresh is an organization looking to further creative and technical arenas in their area.  Refresh BCS was created just a few months ago and are already off to a great start!  On June 27th they hosted a meeting for Google to talk about new innovations within their company.  It was held in the downtown Bryan Varisco building and a great time was had by all.  Fibertown arranged for the building and 372 Media provided a full meal from Square One Bistro.
The gentlemen from Google was great!  He spoke about Google Desktop and GMail as well as Adwords and their more advanced … (0 comments)

What's the Value of a Price Reduction? - 06/30/07 12:52 PM
You find the home of your dreams and absolutely fall in love!  Should you bid less than asking price?  Well...it depends!!!  It depends highly on what market you are in, how many people are looking at this particular home and what the comparables tell you.
Blindly paying an asking price is wrong.  You need to make an informed decision on whether or not the asking price is a dream, or based on sound logic and facts.  This takes recent (within the last three months if possible, no older than six months) comparables on similar homes.  Looking at the sales price per square … (1 comments)

Duplexes as an Investment Strategy - 06/29/07 09:46 PM
I get phone calls on a weekly basis from potential clients interested in buying duplexes.  Many of these potential clients have the thought that they will buy a duplex and rent out one side while living in the other. Not a bad strategy.  However, many of these people have the idea that the one rental side will cover the payment and they will be living for free.  Great idea, but usually not practical.
Good return on these units, and what I use to pass the viability test is about 1% of purchase price per month.  I currently have a duplex on … (3 comments)

Incorrect Information Regarding Texas Driving Laws!!! - 06/29/07 06:51 PM
Every other year the Texas driving laws are updated.  These laws are voted into being and go into effect on September 1st of odd years.   Emails have been incorrectly circulating saying that the following laws are going into effect.  This is apparently a result of a miscommunication.  Texas Department of Public Safety has not issued information regarding new laws that will be going into effect on September 1.
THESE ARE ALL FALSE:
1)  Carpool lane violations  First offense is $1068.50(freeways have signs posted for $271 this is incorrect).  Second time is double, so $2137, third time triple ($3205.50).  Anyone wealthy enough or intellegance … (6 comments)

City of Bryan Focuses on Family - 06/23/07 08:40 PM
The city of Bryan was recognized in 2001 for having the top parks and recreation system in Texas compared with citys of it's size (50K to 100K).  Not content to leave this as the status quo Bryan went further and invested another 3.5 million in it's beautiful Henderson Park in 2004.  This added 30 acres of beautiful family oriented entertainment to Bryan including five soccer fields, a covered pavilion, sand volleyball, 10 picnic pads, a skateboard park, walking trail, swimming pool and four baseball fields.
The pool alone is a work of art.  Milam Elementary jumpstarted a special project with each student … (0 comments)

Downtown Bryan Renovations Drawing Visitors! - 06/23/07 08:39 PM
Downtown Bryan, once just a shell of it's former self with decrepit buildings and deserted streets, is becoming a hot spot once again!  More than twenty buildings have now been renovated with many more in the works.  Currently we have ten restaurants in downtown Bryan offering anything from gourmet food (Madden's Casual Gourmet) to Mr. G's Pizzeria and the trendy Revolution Cafe and Bar.
Some shops never left including the longstanding Bryan tradition Parker-Astin Hardware, established in 1911 and the Medical Center Pharmacy with it's fifty plus years of serving the Bryan market.
The La Salle hotel has been restored to it's … (0 comments)

The Bryan/College Station Market - 06/23/07 08:37 PM
The media loves to talk about how difficult the housing market is currently and how prices are going down.  Because of B/CS's location we don't see many of the shifts that affect the market.  We always have students coming in, many of whom have parents that see the sense in purchasing for their 4-5 year typical stay.  We always have students leaving, selling that second home that brought them excellent value increases as well as rental income.  Professors and support staff as well as school administration are frequently taking jobs at other schools as well.
May of 2007 gave Bryan and College … (0 comments)

Back to the Basics - 06/21/07 03:44 PM
With school out for the summer, I think its important for parents to show their children a good time without taking a hard hit to their pocketbook. You hardly see kids playing outside anymore because of "hand held babysitters" such as PSP, Gameboy, etc. With all of the hustle and bustle of today's world, I can understand the convenience of getting a hand held babysitter, as opposed to simply taking a walk in the park. It will definately pay off to spend time with your kids on shared activities.
Brothers Pond Park in south College Station is a great place for "getting back to the basics". Everything from … (2 comments)

Wolf Pen Village Townhomes - 06/12/07 09:41 PM

A little known townhouse community is directly across from the University Golf Course and easy walking or biking distance to classes.  Oakwood Intermediate and A&M Consolidated Middle School are quite handy as well to these units.  Not many come up for sale each year, but when they do they easily sell as they appeal to professors, students and people wanting a second home to watch games.  These units were built in the 70's, but many have been updated with appealing items such as granite countertops, new flooring choices and energy efficient appliances.
A community pool is yours for the taking and mature … (2 comments)

College Station Orthodontist---Believe it or not,...Lot's of Fun! - 06/05/07 09:45 AM
Believe it or not, one of the most fun places in Brazos Valley has become Elm's Orthodontics
with the advent of Dr. Elm's new faculities.  Open just a few months his office features a movie theater, gameroom and chairs that have handheld game systems at each station.
Not to neglect the parents, the faculities are comfortable, beautiful and hot coffee is readily available.  Christian rock music plays in the background, nice for both the kids and the adults!  No worrying what your kids are going to hear!
Faculities aside this is one rocking office!  Dr. Elm's is not only professional, but great!  The kids (and … (4 comments)
