There are times when moving to Brazos Valley meant staring lovingly at my bathtub.  I am originally from Michigan with a lake every three feet it seems.  The vast contrast between the two places at times is a source of concern!
College Station is very different from Michigan and most other lake abundant places and it is difficult to get land with good lakes.  Most of we call lakes here wouldn't even necessarily be called a pond back in Michigan.  They are ultra small bodies of water that cannot support sailing, boating or even very good fishing.

College Station has a wide variety of student condos as well as condos that are perfect for just spending an occasional football weekend in.  Bryan is another good venue for condos, though many there are for active adults as well and tend to be more luxury listings.  We will focus on the more desirable, newer condos available in our market.
The desirability of a College Station Condo can be tagged upon how close the complex is to campus, with those being further away selling for less money, even when they are well appointed.

The Bryan/College Station housing market had good activity in July with a median sales price of $166,023 (down from $180,096 last month).  Only 7 homes sold over $500,000.  There were 52 active listings in this price range (7.42 month supply).   $400K-$499K range saw sales of 5 homes compared to the 45 active on the market (9 month supply).  $300K-$399K range saw sales of 15 for the 89 homes active (5.93 month supply).  In the $250K-$299K range 13 were sold for the 78 active on the market (6 month supply).  For homes priced $200K-$250K 18 sales occurred whereas there were 112 listed ( 6.2 month supply).  … (9 comments)

The Bryan/College Station housing market had good activity in June with a median sales price of $180,096.  Only 4 homes sold over $500,000.  There were 56 active listings in this price range (7.1% absorption rate).   $400K-$499K range saw sales of 7 homes compared to the 46 active on the market (15.2% absorption rate).  $300K-$399K range saw sales of 8 for the 82 homes active (9.7% absorption rate).  In the $250K-$299K range 17 were sold for the 77 active on the market (22% absorption rate).  For homes priced $200K-$250K 29 sales occurred whereas there were 116 listed (25% absorption rate).  Homes priced $160K-$199K … (14 comments)

The Villages of Indian Lakes is a great subdivision with rolling acreage lots located in the south part of College Station.  The netrance to the subdivision isn't the best, going past the back part of Nantucket as well as several relatively unkept rural properties.  Once you pull in the subdivision,however, you know you've made it to a very special place!

The media loves to talk about how difficult the housing market is currently and how prices are going down.  Because of B/CS's location we don't see many of the shifts that affect the market.  We always have students coming in, many of whom have parents that see the sense in purchasing for their 4-5 year typical stay.  We always have students leaving, selling that second home that brought them excellent value increases as well as rental income.  Professors and support staff as well as school administration are frequently taking jobs at other schools as well.

For those of you that would like a month by month report of what's selling in the area, here is the overview for 2006.  I will attempt to publish the information for 2007 as it comes out.
Overall in 2006 there were 2,586 residential listings sold in the Bryan-College Station MLS.  Keep in mind that surrounding areas are included.  This would be primarily Navasota, Hearne, Snook, North Zulch, Anderson and Calvert.   The 2,585 listings sold for a total of $395,568,530.  The average sales price for a home was overall $153,025.
