Homes for Sale in Easton - 07/28/08 11:25 AM
Homes on the Market in Easton Here is a quick update on the inventory of homes for sale in Easton. You can see that we started the year much lower than 2007. With the slowing sales and homes continuing to come on the market, we are now running ahead of last year. This is great news for buyers because it gives them more choices than ever. Sellers must be very aggressive in their pricing if they plan to get their home sold in this market. This data is compiled from the Greater Fairfield County MLS.

Fairfield Rental Update - June 2008 - 07/26/08 11:36 AM
Fairfield Rental Market Update June 2008 While home sales are taking a tumble, the rental market is doing quite nicely. Units rented are running 11% up over last year and a eye popping 25% up over 2006! The statistics are for yearly unfurnished rentals as reported by the Greater Fairfield County MLS. Rental prices while stable compared to last year have grown 6-10% over 2006. So as you might expect, buyers are turning into renters. They are prepared to wait out the turmoil in the mortgage and credit markets with temporary housing. The good news here is that once things turn

Fairfield Real Estate Update - Stratfield June 2008 - 07/25/08 08:05 AM
Stratfield Neighborhood Update June 2008 The Stratfield Neighborhood of Fairfield is a shining light in the current gloom surrounding the local Real Estate market. It is easily out performing it's other highly touted neighborhoods in Fairfield like Southport, Greenfield Hill, the Beach Area and the University Area. Being down 15% from last year may not sound great but when the town overall is down 42%, this makes Stratfield a real standout for value! And prices still seem to be appreciating.....another amazing strong point that is sure to make local homeowners smile. Stratfield has a distinct heritage and character valued by home buyers.

Norwalk Condo Update June 2008 - 07/25/08 07:35 AM
Norwalk Condo Update June 2008 One of the more popular areas for condo buyers in Fairfield County is Norwalk. The city has a wide range of options from studios and one bedrooms in the SONO (South Norwalk) neighborhood to the more bucolic neighborhoods of Silvermine and Cranberry to the coastal complexes overlooking Long Island Sound - some complete with docking privileges. SONO really provides a Connecticut version of New York's Greenwich Village or it's namesake SOHO style housing option. These condos are located next to or sometimes over many of the hot clubs and restaurants. A great place to live

Bridgeport Condo Update - June 2008 - 07/25/08 07:22 AM
Bridgeport Condo Update June 2008 The Bridgeport Condo market is definitely showing signs of the slowdown. Bridgeport especially the Northend Neighborhood has always had a very active condo market. These condos have proven to be good investments over time. The best performing areas have been the Northend and Black Rock -- both are very good commuter locations. Condos have provided a great way for first time buyers or those on their own for the first time to have an economical way to own their own home. Seeing the market off 38% shows just how broad the impact of this slowdown is.....these are

Fairfield Condo Sales - June 2008 - 07/21/08 01:36 PM
Fairfield Condo Update June 2008 There has been much discussion of the downturn in Single Family home sales. Let's take a look at Condos. Condos in Fairfield have traditionally been 10-14% of the sales of Single Family Homes. With Single Family home sales trailing last year by 42%, Condos seem to be following suit. Prices are off 14 - 18%. This should create some great opportunity for first time buyers to find a home at a very good discount. Also, for people looking to downsize, this can be a very good time to find just the right new home.

Southport Real Estate - June 2008 Update - 07/21/08 01:25 PM
Southport Real Estate Update June 2008 Southport has always been a great value....combining historic homes, a scenic harbor, a convenient train station for commuters and its own village center. This mid year update shows sales off 47% from last year. Prices too have taken a hit. The Average Selling Price may be impacted by the small number of homes sold but the Median is showing a significant drop compared to last year. So while the overall market is off, the highend has really slowed down.

Fairfield's University Area - June 2008 - 07/18/08 10:07 AM
Fairfield - University Area Update June 2008 The Fairfield neighborhood known as the University Area is generally a haven for commuters due to its proximity to the downtown train station. Some buyers literally time their drive to the station before committing to purchase. A time in the single digits of minutes is a valuable feature to those that live and die by the train schedule for trips to NY City. It is a real surprise to see this neighborhood off 53% from last year in closings. With a average of 6 sales per month and 78 homes on the market, this

Westport - Greens Farms Update June 2008 - 07/17/08 07:53 AM
Westport - Greens Farms Real Estate Update June 2008 It has been a very different six months for Greens Farms Real Estate. Coming off a superb 2007, everything looked like this neighborhood was immune to any of the national or regional real estate slowdowns. However, we now are experiencing home sales being off almost 60% from last year. This is an average of just over 2 homes sold per month. With an inventory of 39 homes for sale, this means that we have a 20 average market time. With only 13 sales, we don't want to put too much weight on

Fairfield Real Estate Update June 2008 - The Beach Area - 07/17/08 07:27 AM
Fairfield - Beach Area Real Estate Update June 2008 The Beach Area has seen tremendous growth in recent years. It has been prime area for "tear downs" and rebuilds. Zoning Regulations have been modified to limit the size of newly built & newly rebuilt homes. Now it seems the market has caught up with the Beach Area too. Sales are off 49% from last year. This is one of the steepest declines in town. There have been 31 Sales in the first six months of the year. This is an average of only 5 homes sold per month. With 74 homes

Greenfield Hill Real Estate - June 2008 Update - 07/16/08 04:12 PM
Greenfield Hill Neighborhood Update June 2008 The slow market is hitting all segments and neighborhoods of Fairfield. Greenfield Hill one of the most desirable neighborhoods in town and the location for many of the larger estate properties is feeling the impact of the current real estate slump. Home Sales are off 43% from last year for the same period. With 86 homes on the market and sales of 5 per month so far this year, we are looking at an average market time of over 17 months. This makes planning to move a rather challenging adventure....

Fairfield County Real Estate & Home Values Update - June 2008 - 07/16/08 10:47 AM
Fairfield County Real Estate Update June 2008 When looking at the County overall, we see that the market slowdown is having a very broad impact. Home Sales in the County are off 33% from 2007. With half the year gone, this is not a "blip" or hiccup but the tale for the year. Average Selling Prices are down 8-10% by the numbers. This may be understating the amount of decline. To the Realtor in the street, the feeling is homes are selling for much less today. It is hard to get an "apples to apples" comparison. Few homes sold last year

Easton Real Estate and Homes Sales Update June 2008 - 07/16/08 10:22 AM
Easton Real Estate Update June 2008 Easton is going through a slow year. Here we are at the halfway point and only 27 homes have sold. With 89 homes for sale, we have a 20 month supply of inventory. This means the average market time is close to two years. Average Selling prices may show an increase but this is due to the small number of homes sold. Home prices appear to have peaked in 2005 and have been in decline since. Most sellers seem to have the patience to wait out this trough in what had been an astounding rate

Weston Home Sales and Real Estate Update - June 2008 - 07/16/08 10:10 AM
Weston Real Estate Update June 2008 Weston Home Sales are off from the prior year. According to the Greater Fairfield County MLS, home sales are down 42%. This has closings moving at a snails pace of less than 8 per month. With 175 homes for sale, this represents a 22 month supply of inventory. This means the average market time is almost two years! Average Sale prices are up but this is most likely due to the small number of homes being sold. Weston is seeing the same softness in prices that surrounding towns are experiencing. At this point in the

Wilton Home Sales and Real Estate Update - June 2008 - 07/15/08 01:33 PM
Wilton Real Estate and Home Sales Update June 2008 The number of Single Family Homes sold in Wilton continues to decline. The number of Closed Sales is off 40% for the first six months of this year compared to the same period in 2007. Wilton is averaging just over 12 homes sold per month. Prices seem relatively stable. The small number of homes sold could skew these sales numbers a little but they seem to be telling the correct story. With 174 homes for sale, this translates into a 15 month lead time to sell a home on average. A two

Bridgeport Real Estate and Home Sales Update - June 2008 - 07/15/08 01:10 PM
Bridgeport Real Estate and Home Sales Update June 30, 2008 Bridgeport Single Family Home Sales continue to slide. After six months this year they are on track to finish with the lowest total in over a decade - right now the projection is that the city will come in under the six month total for 2006. Average Prices are off 18% from just one year ago. A new Mayor and a new energy may be the start of the turnaround for this City. In addition, Bridgeport was hit hard by the sub prime crisis in both the Single Family segment and

Westport Home Sales and Real Estate Update - June 2008 - 07/14/08 11:02 AM
Westport Real Estate Update - June 30, 2008 Buyers are still waiting....so this is impacting the Closed Sale count for the year in pretty dramatic fashion....Sales are off 44% from last year at this time. Certainly there is nothing wrong with the Westport Real Estate market. It is pretty obvious that the national trends and consistent negative news reporting is having an impact. Prices are reasonably stable. Prices are down but not dramatically. Sellers are being patient and seem to be willing to wait out the market. Since the local economy is holding its own, the turnaround could happen any time.

Trumbull Real Estate and Home Values - June 2008 Update - 07/14/08 10:52 AM
Trumbull Real Estate Update June 30, 2008 Well, it is a good news, bad news update. The bad news is the number of Closed Sales is off 24% from last year. The good news is that this is one of the best performances of any surrounding town. Most towns are seeing a drop of 35% to 45%. The buyers that are making decisions still see Trumbull as a very good value for the money...and with gas prices going out of sight - Trumbull is also a good commuter value. As you expect, we are seeing prices drop too. The Median Sales

Fairfield Homes For Sale Trend - July 2008 - 07/07/08 07:05 AM
Homes for Sale in Fairfield July 2008 After starting trailing 2007 inventory levels, homes on the market have risen to some historical highs. The downturn in sales this year has fueled this trend. This has given buyers many choices to select from. It also comes with an increase in market time. The average home is now taking approx 12 months to sell. This is longer than most sellers want to hear. With lots of homes to choose from, low interest rates and declining prices, it appears that the buyers market will be with us for the rest of the year....

Fairfield Real Estate and Home Sales Update - June 2008 - 07/07/08 06:30 AM
Fairfield Real Estate and Home Sales Update June 30, 2008 Here we are at the halfway point for the year. We still find buyers sitting on the sidelines.....waiting and then waiting some more. The slowdown on home sales continues with closings off 42% from last year. Prices are lagging 5-10% behind last year too. Hopefully, the second half of the year will see a turnaround. We have record inventory of homes for sale, interest rates at all time lows and falling prices on homes. There are some great values on the market. This should be a good time for buyers to
