This is an update to my previous report noting this past week's activity.
This weeks active inventory did move up slightly to 682 an increase of 14 homes. However houses on deposit remained strong and houses under contract took a slight dip while closed sales held strong.  An interesting number is the number of houses where the listing agreement has expired has a three week trend of reduced numbers.  One interpretation of this is that more homes over the last 3 weeks have sold prior to the end of their listing period which on average … (0 comments)

This weeks data is interesting, inventory levels have held steady and there was a dip in number of new house for sale coming on to the market. If you own real estate in Madison CT or are home searching in Madison, I bet I got your attention.  Well the local newspaper got my attention one morning this week when I read their article about the dire state of the real estate market.  The report was that average home prices in Madison dropped from $967,000 to $676,000 same period 2007 vs 2006.

With this weeks data in it appears as if activity has increased with homes under contract increasing by approximately 50% hitting 33 homes vs the previous 6 week average of 22. This is the leading indicator.

As the weather warms up most of us are looking forward to spending time out in the fresh air and sun.  Madison is blessed to have a rich agricultural history that is preserved and fostered at Bauer Park on Copse Rd just a mile from the center of town.  This 40+ acre farm was given to the town by Irwin and Tony Bauer and has been preserved and maintained as a farm property.

The good news in this report is that activity is building and inventory is not rising at a rapid pace.
