I recently had the privilage to attend two Madison Cares efforts in support of their partnership with Habitat for Humanity. The first was a very rewarding day that I spent as a member of the Madison Rotary Club with the Danial Hand High School Interact Club at the latest build project in New Haven. The current build is on Shepard Avenue in New Haven. This partnership with both Habitat for Humanity and the home owners has proven to be a significant community builder. Not only does the partnership assist the new home owner, it assists the local community.

The students from the Interact Club have dedicated several weekends this year to this project and they have benefited tremendously. This is a great group of young adults that truely understand the meaning of community service. I enjoyed every minute of the day I spend rolling up my sleeves and helping them in their efforts.

While attending our Rotary meeting this week members of the Madison Energy Committee bought us up to date on their efforts to assist the town of Madison in meeting their stated goal of obtaining 20% of their energy from clean renewable sources. They are also quickly becoming a resource for town citizens to be educated on the benefits both short term and long term of moving toward clean energy sources and energy conservation. This effort is good for the enviornment and our future.

The market is beginning to awaken and some interesting, but not surprising trends are beginning to emerge. I noticed this in my buyer inquiries then went to the data to validate my impressions. Over the course of the last four weeks my buyer leads have begun to increase, while the range of buyers wide from $200,000 up through $3,000,000 - the two ends of the spectrum, those under $400,000 and those over $1,000,000 are in "ready to buy" mode. Those between $400,000 and $1,000,000 are tentative and "exploring", mainly because most have homes to sell, unless corporate relocations, and are tentative to become attached to a house before they feel comfortable that the house they currently own will sell - no real shock there, people are a bit gun shy.

When I went into the data this morning and looked at houses contracted in January of this year 2008 and compared it to houses under contract in January 2007 there are very similar numbers but the data supported the above view. In 2007 there were 78 homes under contract in January and in 2008 (thru 1/31 am) there were 74 - so down slightly but homes under $400,000 rose 10% to 55, homes over $1,000,000 were the same and those between 30% to 50%.

Does this mean the housing market is beginning to improve, my belief is that it is beginning to thaw. Historically when the lower price segments begin to pick up it has a ripple effect as the people who have sold their $300,000 house can now make commitments on that $450,000 house.

This is really good news right now if you are looking to sell a house below $400,000 - interestingly I have closed on two properties this month below $400,000 and have my third scheduled for this week.

As I made my transition from a senior position in AT&T to my next career a little over a year ago, a major goal was to find a position that enabled me to become involved in the community in ways I had not been able to in the past. I wanted to do this for several reasons, not the least of which was my love of the Connecticut Shoreline.

Most of the towns in the area can be considered bedroom communities with one or more family members commuting to surrounding areas for their livelihood. However what I also noticed was the number of small and mid-size businesses that were thriving in the area. I was impressed with the creativity and energy that this entrepreneurial environment bought to the towns.

Helen, my wife, suggested that I look into volunteering with SCORE. Billed as "Counselors to America's Small Business" , this nationwide organization of over 10,000 volunteers is affiliated with the Small Business Administration and is dedicated to the successful launch and growth of small businesses. The counselors are former executives and business owners that have years of success and have weathered many a storm.

My first year has been great, in addition to the energetic and enthusiastic partners I work with, the business owners I have met are very impressive.

Most recently we partnered with the Guilford and Madison Chamber of Commerce to launch a series of seminars for small business that will be held each month.
