Selling My MD Home: Rearrange/Declutter/Minimize

So you've decided that it's time to sell your MD home. The next step is making a committment to do what is necessary to make selling your home the most enjoyable experience it can be. It really is true that selling a home can be an enjoyable experience! :)

Take some time to visit the first part of the series, where we discussed cleaning. In this second part of the series we are going to discussing preparing your home by rearranging, decluttering, and minimizing.

REARRANGING

Sometimes rearranging items in your home can create a totally different look and feel. It can actually cause a small room to appear much larger. Adversely, it can also cause a larger room to look smaller. In essence, we're referring to the importance of correct positioning of items to provide you with the most favorable room and overall house layout. When rearranging you are using what you already have to enhance your home!

Consider rearranging the follow:

Furniture
Electronics - TVs, etc.
Art Work

DECLUTTERING

If you've accumulated clutter...it probably didn't happen overnight. Likewise, getting rid of clutter will most likely not happen over night. Therefore, it is best that you develop a plan and set deadlines for each task.

Be certain to do/consider the following:

BE DETERMINED AND DECIDE that you are going to DECLUTTER - You have to COMMIT TO REACHING YOUR GOAL!
Prepare your motivation - Scripture, Pictures of Clean Homes, etc.
Plan - Write out a written plan and timeframe by which you want to complete your decluttering "project"
Identify how you'll benefit from decluttering
Tell someone that you're inviting them over to take a look at something new you've done! This will encourage you to meet your deadline!!!

Clutter is mostly visible when there are too many items in one space. Therefore, the most effective decluttering is when it is a part of an overall plan in which it is followed by minimizing.

MINIMIZING

When you minimize you essentially discard in order to create a more open and functional space. Many times we declutter one space, only to clutter another space. In essence, we shift clutter and do not meet our overall goal to have a less cluttered home. Therefore, it is important that as we declutter, we also minimize.

Here are a couple of tips to help us minimize:

Plan - This plan should include tasks and dates! Hold yourself accountable
Utilize containers that will help you organize the following:

Donate
Trash
Sell

Ask/Answer yourself:

When was the last time I used this?
How many of this do I have?
Do I need or want this?

AFTER

If you live in Maryland, you may be eligible for the Tax Credit that is available to some homeowners in the state.

Below are a few facts about the Homestead Tax Credit in MD:

Deadline for Filing the Application is December 31, 2012
Tax Credit limits the amount of assessment on which a homeowner actually pays taxes
Many homeowners in the State have received substantial credits each year on their property tax bills.
Application for the Tax Credit can be filed electronically or by US Postal Mail.

We're going to take a look at 5 key things to help you prepare your home to quickly get a SOLD sign outside.

Cleaning

Today, we're going to dive into the discussion of cleaning. I know you're thinking, "My home is already clean." Let me offer advice for you to make sure that you evaluate whether or not your home is as clean as it should be if you were trying to impress someone.
While it is true that you should assure that your entire home is clean, I want to offer a couple of things to consider when cleaning your home.

Closets/Drawers Will Be Opened - Hiding things in your closet does not constitute cleaning. :) - Buyers like to look at as much as possible in a home. You wouldn't want them to open your door and get hit in the head by your baseball bat now would you?
Create a Checklist - If you're still living in your home, while it is on the market, be prepared to use a checklist to quickly spruce up the house before each showing. For example, clean the kitchen counter, sweap the kitchen floors, tidy your master bathroom, spray air freshener, etc. Buyers know that you're living in the home, but the more you can make it look like you're super neat (even if you're not), the better.
Invite a family member/friend over - Have someone that you trust and know to be the neatest person you've ever met, come to your house for an inspection. Remember, the house needs to be clean according to the buyer's standards, not yours.

We wanted to take the time to review the Maryland Homefront: The Veterans and Military Family Mortgage Program.

KEY FACTS:

Provides $10,000 of assistance from the CDA Downpayment and Settlement Expense Loan Program (DSELP).
$50 Million initiative that is designed to assist current and former military persons with the purchase of a home.
The program is slated to end on June 30, 2013 OR or until the program funds have been expended.
Funds can be combined with assistance also received from Partner Match programs and assistance from local jurisdictions.
Qualified veterans who purchase in targeted areas do not have to be first-time homebuyers.
Provides a lower interest rate in target areas* and non-target areas. Rates are updated daily on the Maryland Mortage Program website.

ELIGIBILITY:

The program is open to active duty military (including Reserves and National Guard) or honorably discharged veterans. Qualification for a VA loan is not required.
Must qualify for a CDA loan according to the Maryland Mortgage Program (MMP) requirements, i.e. credit score, income limitations, etc.
All borrowers must take approved homebuyer education and utilize an approved lender.

Allegany County
Baltimore City
Caroline County
Dorchester County
Garrett County
Kent County
Somerset County

Property Tax Exemption:

A property tax exemption is available to the following individuals, for their primary residence located in the State of Maryland:
Veterans who are 100 percent disabled for service-connected causes. The exemption passes to the veteran’s spouse upon his or her death.

Surviving spouse of a totally disabled veteran

Famous Dave’s - free or discounted meals on Sunday, Nov. 11, 2012.

TOP THINGS SELLERS NEED TO KNOW FOR A SUCCESSFUL SHORT SALE IN MD

One of the reasons that short sales have gotten such a bad name is because those involved with the short sale did not play the roles that they were supposed to and did not complete the tasks that they needed to.

What roles you ask? There are many roles that are played within a short sale transaction.

There is the role of the Seller, Bank, Realtor, title company, negotiator (seller's and banks), BPO agent, and more.

I'm going to outline a couple of things to help sellers make sure their roles are played well.

1. Gather and promptly submit all requested documents

Be certain to pay special attention to initialing, signing, and dating all documents. It is also important to include ALL pages even if the last page is blank.
Promptly - Yes, I know the banks may have taken a long time to respond to you, but you don't want to have a tit for tat relationship witha bank. Please make submitting documents to your Realtor a top priority in this short sale process. One hour, one day, one week can lead to a short sale denial.

2. Communicate frequently with your Realtor about almost EVERYTHING.

I tell our clients that we're going to spend a lot of time talking over the next however many months. :)

We're working TOGETHER to complete a successful short as soon as possible.
Here are a few things we would need to know:

...When you're going on vacation
...When you're planning to make a large purchase (well before you make it)
...When you plan on turning off the utilities (if the home is vacant)
...When you're planning to move

3. Make sure your home is "show ready."

There are many things that make a home in its best "show ready" condition. But to give you a quick understanding, show ready means to have a home that is clean and clutter free. This also includes odor....that's another topic.

4. Be flexible to ensure buyers are able to see your home when requested.

We don't expect you to show your home at 10p. However, it is important that you do not provide 3 different showing times for three different days and during 3 different weeks of the month. I think you get my point. Getting buyers in your home is a critical step to get the best offer possible and hence the best contract as well.

There is no doubt that even if you haven't gotten ready for the holiday season, it's probably already in the back of your mind. Where will you spend Thanksgiving? What gifts are you planning to give for Christmas? The list of questions and moments of pondering can be quite long.

Regardless, of your plans for the holidays, you must consider the following if you want to sell your house.

What does this mean for you.

This means that you'll generally have less competition because other sellers are thinking that they don't want their home on the market during the holidays. Smart sellers know that not only is the seller pool smaller but the buyer pool is smaller as

It simply means that these buyers are probably going to be the ones that are really serious about buying a house. Hurricane Sandy Is Over - NOW WHAT?

Hurricane Sandy is over and by now you've realized that you were either well prepared or ill prepared. I hope the following information will be helpful in your understanding of what to do after a storm and how to prepare for the next storm and any emergency.

Keep these things in mind AFTER THE STORM

Do not touch fallen or low-hanging wires of any kind under any circumstances. Stay away from puddles with wires in or near them. Do not touch trees or other objects in contact with power lines to avoid electrocution.
Call police or utility companies immediately to report hazards such as downed power lines, broken gas, water mains or overturned gas tanks.
Avoid areas subject to flooding, including low spots, canals and streams. Do not attempt to drive on a flooded road ?motorists can be stranded or trapped. The depth of the water and the condition of the road is not always obvious; therefore, do not make assumptions.
Be very cautious at night as it is harder to recognize flood dangers, downed wires and other hazards.

TALK TO YOUR CHILDREN :

Encourage children to ask questions and talk about their feelings.
Respond calmly and explain the facts to the best of your ability.
Have a plan and share it with your children so they know to expect to go to their grandparent's house, another location or shelter in the event of a hurricane.
After the plan is established, review and practice the plan with the child.
Make sure you have an arrangement for any pets and that your child knows their pet will be safe.
Tell the child only what they need to know, but do not give details that will needlessly scare them.
Pay attention to how much media coverage your child is allowed to see. They may not need to see all of the devastation from a major disaster.
Make sure your child knows who to call in case of a disaster if the parents are not available.
Help your child set up an emergency kit, with food, water, medical needs and more. Make sure to keep the kit updated and make it a fun activity with your child. Include a flashlight for your child and books, puzzles and games to keep them occupied.
Parents need to consider their own fears and their own worries. Children are watching them and will pick up on their emotions. Research shows that children are influenced by their parents' body language and tone of voice even more than what a parent says, especially during a crisis. Children will become frightened when they see a parent who is not in control of the situation.

If you didn't prepare a Storm Survival, be determined to do so soon. Set a date by when you will have the kit completed. Below are a few things you may want to include:

Canned food and other nonperishable food, along with a non-electric can opener
Enough water for a gallon of water per person, per day
Toiletries and personal items
Flashlights and plenty of batteries

A portable radio and/or television
Prescription medications
Extra clothing and blankets
A first-aid kit
Cell phone chargers
Important Items (Special Pictures, Bible, Letters, etc.)

Emergency cash and credit cards
A copy of your Insurance policy
A copy of an inventory of your home's contents (pictures if possible as well)
Other personal documents

Store data electronically:

Important personal documents can help you quickly reestablish your life after a disaster.
Consider storing more than one digital copy of the following information on an external drive, password-protected flash drive, in cloud storage:

Personal and family records (medical, etc.)
Copies of licenses & credit cards (driving, marriage, etc.)
Wills, trusts, deeds and birth certificates
Account Numbers & Passwords

Inventory (Written & Images) of your home's contents - (include the date purchased/copies of receipts, and serial #s)
Photographs of your home and your belongings
Legal and financial documents
Photographs

Hurricane Sandy - Prince Georges County, MD Residents

If you're in the DC Metro area, you're probably not out and about. Nine times out of ten...you're actually probably in somewhere because of Hurricane Sandy.

I hope the following information will be helpful for those of you that may be impacted by the Hurricane.

Shelters:

Additional shelters will open throughout the County based on the level of damage from the storm.

Residents are encouraged to utilize Notify Me Prince George's to receive updates regarding the hurricane.

You can register by texting 411912 to receive real-time notifications via registered mobile devices or logging into https://notifyme.princegeorgescountymd.gov

Please check the County website for shelter updates or contact the new 3-1-1 Call Center for non-emergency situations.

3-1-1 will be open until Midnight, today, Monday, October 29th.

If you haven't done so already, you may want to consider the following:

Review how to shut off utilities in an emergency.
Check your sump pump.

Pour water into the sump and verify that the pump is working properly. If it has a battery backup, test the battery backup byswitching off the main power to the house at the circuit breaker.

Remove valuable items from your basement.

If it's not possible or practical to move some items, elevate them off the floor on pallets or concrete blocks.

During a heavy storm, power off and unplug electronics and appliances.
Leave promptly if ordered to evacuate.
Close and lock all windows and doors.
Clear exterior drains.
Look for exterior drains at the bottom of basement stairs, in window wells, and anywhere sidewalks or driveways slope toward the foundation.
Make sure water can drain away from your foundation.
Check that your downspouts have elbows and splash blocks to direct water away from the house.

Take extra precautions with portable generators.

Generators should be properly grounded and should never be operated indoors, in garages, basements or near windows or doors.
Since generators produce carbon monoxide (CO), make sure you have a working CO detector in your home.
Never plug a generator into a wall outlet, which can “backfeed” into your home’s electrical system and endanger utility workers or anyone who comes near downed wires.
Store generator fuel in an approved can away from the house, open flames and fuel-burning appliances such as natural gas appliances.

BIG NEWS for Maryland Homeowners: Get Ready For November 1, 2012

If your loan is owned by Fannie Mae or Freddie Mac, you're going to be happy about changes that are quickly approaching and will be effective November 1, 2012.

The new short sale guidelines are critical to homeowners in Maryland that are considering a short sale. If you're unsure about who actually owns your loan, don't worry. Just give us a call and we'll help you get all the information you need to complete a successful short sale in Maryland.

Take a look at the new guidelines below:

Offer a streamlined short sale approach for borrowers most in need: To move short sales forward expeditiously for those borrowers who have missed several mortgage payments, have low credit scores, and serious financial hardships the documentation required to demonstrate need has been reduced or eliminated.
Enable servicers to quickly and easily qualify certain borrowers who are current on their mortgages for short sales: Common reasons for borrower hardship are death, divorce, disability, and distant employment transfer or relocation. With the program changes, servicers will be permitted to process short sales for borrowers with these hardships without any additional approval from Fannie Mae or Freddie Mac, even if the borrowers are current on their mortgage payments. Borrowers will now qualify for a short sale if they need to relocate more than 50 miles from their home for a job transfer or new employment opportunity.

Fannie Mae and Freddie Mac will waive the right to pursue deficiency judgments in exchange for a financial contribution when a borrower has sufficient income or assets to make cash contributions or sign promissory notes: Servicers will evaluate borrowers for additional capacity to cover the shortfall between the outstanding loan balance and the property sales price as part of approving the short sale.

Who your servicer is helps to shape the answers to these questions:

Should I have an offer before or after you start the short sale?
Will I be required to miss a payment before they will consider you for a short sale?
What is the typical timeline for this type of short sale?

Short Sale properties still need to be prepared to get the best offers possible.

Buyers want to purchase a home that other people like as well. So it is critical to make sure that the
home shows well, smells great, and screams "You would be crazy to not buy me."
