I see so many customers go to Lending Tree to get a rate quote and "shop" for the best rate!  After taking a few Lending Tree leads, I realized that the best way to get the customers to commit is to be the lowest rate.  I hear the leads telling me that they have offers of 3.75% on a 30 year fixed from Loan Officers from other companies.  I called our secondary market director and he said, "None of our investors are anywhere close to that rate!"  Then I started to realize that whoever is the lowest rate gets the customer … (7 comments)

Recently,  University of Arizona professor Brent White wrote an article dealing with the issue "Strategic Defaults".  In the article, he basically justified the idea of "walking away" from your mortgage, based on the fact that it was a "business decision" on the borrower's part, just as the bank made a "business decision" when they decided to loan the money for the residence.

The most important economic report next week will be Friday's release of Gross Domestic Product (GDP) for the second quarter. GDP is the broadest measure of economic activity. Before that, New Home Sales will come out on Monday. Durable Orders, another important indicator of economic activity, will be released on Wednesday, along with the Fed's Beige Book. The Chicago PMI national manufacturing index will come out on Friday. Consumer Confidence and Consumer Sentiment will round out the schedule. There will be Treasury auctions on Tuesday, Wednesday, and Thursday.

MBS prices are up +4/32 (FNMA 30-yr 4.0 at 101.27), above 9:45 et pricing of unchanged. It was a volatile session, and MBS prices reached a high of +11/32 around 12:00 et. A big decline in stocks provided only a small boost to MBS markets. Core CPI inflation was slightly higher than expected. Consumer Sentiment dropped to 66.5, far below the consensus of 74.0. The Dow is down 260 points. For the week, MBS prices rose about +12/32.

As of July 1st, 2010, in order to talk to anybody about mortgage rates, fees, or terms for compensation, one must be licensed to do so. Everybody in our industry has known for at least a year that this date was coming. I did everything in the timely manner that AZDFI gave us and my license was issued March 22nd, 2010. And that was slacking! Currently, AZDFI is backed up issuing licenses to loan officers that didn't take their career very seriously. Slow Growth, Low Rates Weaker than expected economic data and continued low inflation helped mortgage rates move a little lower from last week. In recent weeks, investors have modified their consensus outlook to reflect weaker economic growth during the second half of the year. The manufacturing and retail sales data released during the week reinforced this view. Lending further support, the Fed revised its forecast for 2010 economic growth lower as well. June CPI inflation declined -0.1% from May, matching expectations, and rose at a low 1.1% annual rate. Core CPI, which excludes food and energy, rose 0.2%, slightly higher than expected, and was 0.9% higher than one year ago. This month's data again showed that inflation is not a concern right now. A burst of economic data lifted MBS markets this morning. June PPI inflation declined -0.5% from May, more than the consensus of -0.1%. Core PPI, which excluded food and energy, rose 0.1%, as expected. June Industrial Production also matched expectations with an increase of 0.1%. The biggest surprise came from the Empire State regional manufacturing index, which fell to 5.1, far below the consensus forecast of 18.5. Finally, weekly Jobless Claims dropped to 429K, compared to the consensus of 450K, to the lowest level since August 2008, and the 4-week average declined to 455K. In a very volatile session, a lower Fed forecast for economic growth (see below) boosted MBS markets late in the day. Retail Sales were slightly weaker than expected. Demand was a little stronger than average for the 30-yr Treasury auction. The bid-to-cover ratio was 2.89, and foreign investors purchased 37% of the total. The Dow is up 5 points. We've gotten a number of requests for information about HUD's $100 down deals in the past week, so here's a rundown of what you need to know:
A HUD home is a house that used to have an FHA loan, but it went into foreclosure.  HUD now owns the property. HUD (the Department of Housing and Urban Development) is the agency that oversees the FHA loan program. The most significant economic data next week will be the monthly inflation reports. The Producer Price Index (PPI) focuses on the increase in prices of "intermediate" goods used by companies to produce finished products and will come out on Thursday. The Consumer Price Index (CPI), the most closely watched monthly inflation report, will come out on Friday. CPI looks at the price change for those finished goods which are sold to consumers. Market Update 07/08/2010 - 07/08/10 06:01 PM
Both the stock market and MBS markets moved higher today. Jobless Claims came in close to expectations and had little impact. The Treasury will auction $69 billion in 3-yr, 10-yr, and 30-yr securities next week. The Dow is up 120 points. No economic data will be released tomorrow.
Freddie Mac reported that average mortgage rates fell in the week through July 8, with 30-yrs hitting 4.57%, the lowest level on record, from 4.58% the prior week.

This morning, weekly Jobless Claims came in at 454K, a little below the consensus forecast of 460K. The 4-week average fell to 466K. As expected, the European Central Bank (ECB) made no change in rates. The Dow is up 50 points. No more economic data will be released today.

No economic data was released today. Strong gains in the stock market pushed MBS markets lower, as investors shifted funds to riskier assets. The Dow opened up 275 points. Tomorrow, Jobless Claims will be released at 8:30 et.
Favorable repricing took place yesterday. The 30-yr fixed FNMA required net yield (60 day) is now at 4.11%, a new low, from 4.19% yesterday.
It has been a quiet morning. The Dow is up 25 points. No economic data will be released today.
