I just wrote a contract on a home here in Arizona City for a couple from out of state. We looked at a number of foreclosures and some short sales. The home they chose turned out to be a short sale that was built by one of the builders that my office represents. The home had never been lived in and is about one year old. It was pointed out to me this evening by my wife that Dryer's Ice Cream is shrinking the size of their containers and charging the same amount as the larger container. A few weeks ago they introduced a limited edition product which has somehow been replacing the previous size. I am sure someone has sent you to the store to buy a 1/2 gallon of ice cream. At our office meeting today we discussed the numbers. Pinal County, Arizona has been hit hard during this declining market. We are just about back to the prices that we saw in 2004. The stats seem to indicate that we are near or at the bottom. It is cheaper to buy a resale home in Arizona City than it is to build one.The inventory is dropping slightly and that bodes well for the future. It is still a complete buyer's market and the bargains are there for the taking.

I have been contemplating a move to Oregon. My best freind from high school is a Real estate broker in Medford and he has invited me to join his team. I mentioned this in my office here in sunny Arizona and one reaction was how could you even think about moving up there because all it does is rain. This brings up a very good point. I just relisted 40 ac. off Mt Lemmon Highway just outside of the town of Oracle. This is a spectacular piece of property. The access is good with the exception of a wash that has to be driven trough that could cause problems in the rainy season but the inconvience is overshadowed by the beauty of the area. The regional shopping center in Casa Grande, Arizona is getting closer to completion. There are already many department and specialty stores open with more coming. The Harkins movie theatre is open and busy. The whole area continues to grow and people are realizing that it is a great place to live. The weather during the winter is great and remember that those steady 100 degree days in the summer are a dry heat (LOL). We are almost at the mid point between Phoenix and Tucson

The time has come for all of you buyers that have been sitting on the sidelines waiting for the prices to bottom out. It is now cheaper to buy a resale home in the Arizona City area than is it to have one built. We have many homes on the market for 100k or less. It is a great time to purchase a home. the interest rates are still very low and there are many homes to choose from
