July showed a downturn Bellingham Residential Real Estate. The number of sales were up and but price was down from last year and last month. If you take a look at the absorption rate chart you can see there is a balanced market. There are several factors I think will be driving the market for the next few months. Interest rates are still very low and are expected to stay that way for quite some time. Banks have money and they are lending it. Prices are relatively low and housing inventory is very low, I think these factors will create

bellingham market report: Whatcom County Foreclosure and Short Sale Ratios

Here’s an interesting look at the Whatcom County Real Estate Market. I just took a course learning about HAFA Short Sales and it got me curious about these “distressed properties” and how much of the market they made up. Here are some interesting charts showing the relationship of Foreclosures and Short Sales here in Bellingham and Whatcom County. While some parts of the country more than half the market are “distressed properties,” we are pretty lucky, overall the numbers here are relatively low. Looks like Sudden Valley is your best bet for finding one of these “distressed properties right now.
