Does anyone have any ideas on how I can get to the correct contact people that deal with foreclosures within the Wells Fargo mortgage division.  I have had a listing for over a year.  We have had 4 offers, the last one being a full price offer that was suggested by Wells Fargo.  The mortgage insurer will not let it go into a short sale unless the seller agrees to a $20,000 personal guarantee.  The seller is unable to do this because they are going through a bankruptcy.  To make a long story short, I have been paying the advertising and utilities on this listing and would like to keep the listing and work the offers that I currently have on it once it goes back to Wells Fargo.  When I call  the Wells Fargo short sale line and the customer information line, no one knows where to direct me to.  I just want to keep this listing so I can see it to sale....HELP!!

 

I am always looking for gifts outside the box when giving to my customers.  Each buyer or seller always means so much to me that I struggle to keep it personal yet within reason financially.  Some of the ideas I have done include:

*black and white photos of architecual detail of their new home nicely framed

*gourmet gift baskets for their first dinner

*Christmas ornaments with a picture of their new home

*new garage door (this was kinda a joke as it was the deal breaker during negotiations)

*weekend get-away to a bed and breakfast

*gift certificates to their favorite home improvement store

*garden and yard equipment

*gift basket containing items for their first garden

*decorating books

*these just name a few but does anyone have any NEW ideas????

 

 

Our quickly changing economy has put many home owners across the country in a tough spot.  In our local market, we are experiencing sellers that owe more money than the market can get for them.  In order to get the house sold, I have had to work with the banks and make the short sale happen.

Short sales provide a whole new list to the emotions that go along with selling a house.  The delays and correspondence from the bank can be torturous.  I have had sellers that simply want to "give up" so that they can move on.  What I have found to be really important in the short sale process is to give them a detailed time line on how I would expect communications to transpire.  Once they see that the delay in communications is a natural part of the short sale process, it minimizes their frustration.

I also like to provide them with a brochure that explains the difference between a short sale and a foreclosure.  When the seller sees the benefit to this option, they are usually more patient.

Working a short sale can be a WIN WIN for everyone if all parties know what to expect up front.
