Last year we purchased a foreclosure property to rehab and flip. Immediately after closing I head home and change into my "work" clothes. I grab the chainsaw and 13' ladder and head out. Oh, almost forgot...grab the cellphone, my wife requires it, since I am going to be alone. (What a worrywort.) You see, the property had not been properly maintained for years on the outside and was abused on the inside. I had a customer who easily qualified for their loan (we thought). They had already sold their main home and had their other home leased out. They find their new home, get it under contract and submit everything to the mortgage company. We are moving along just great! Six days before closing and 45 days after loan approval we hear from the underwriter at the Mortgage Company:
Mortgage Company (MC): If you can’t provide an acceptable letter from the employer (Item A). We will need additional documentation.
Buyer: Why didn’t we hear about this sooner?

Reading another blog reminded me of this experience:
 
SUMMER OF 2002
My wife, my 1 1/2 year old and I were travelling to Albuquerque, NM. We had completed the first leg and were preparing to board the “puddle jumper” for the last bit.
(This was before they had established areas where you had already been searched, every time you changed planes you had to be go through security.) Anyway, they make the announcement, “Those travelling with small children, those needing assistance…you may now pre-board.” (Boy was that a false statement!)

It sure is nice to find someone that appreciates all the things we do. I have been a baby sitter, taxi driver, tour guide, pet walker, mover, provided storage, assistant, therapist, consoler, divorce attorney (although I have never given legal advice! Take that you lawsuit happy loons!) to name just a few of the non-real estate related specialties.
TO get it sold: Photographer, House cleaner, interior decorator, valuation expert, advisor,  contract writer (or form filler-outer), financial advisor/consultant………geez, I am getting tired. I really need a pay raise!
And don't forget JAILER!! Best way to get  those contracts signed!!

It is easy to do and well worth the time it takes to enter the information. Although getting the password to work at Realtor.com is a bit touchy, but the 800 number is easy to use and they are quick to help.

Vacation Time = Beach time for me - 06/23/11 05:15 PM
Just returned from our first vacation (without kids or that wasn’t a working vacation), since our Honeymoon to Jamaica 14 years ago.
 

Spent a few days on the beach in Florida. Water was warm, sun was hot and I discovered I could be a beach bum! Beautiful sunsets!
 
I would have loved to have gone scuba diving, but settled for an afternoon of snorkeling. I haven’t been scuba diving since our Jamaica vacation. The snorkeling was so-so, the colors weren’t very vibrant where we went. Much prettier to hit 60-80’ on a dive, but at least I got … (4 comments)

League Champions!

The Diamondbacks rang up 15 wins and only 1 loss in league play.
They are now working their way through the Post season tournament. The team is hoping for another 1st place finish and, of course, more hardware for the trophy case.
One of the great things about being a Realtor and thus self-employed is the ability to help coach/assist with my boys' teams. Typically, I can make all their games and practices. When they each have a game going in different locations, then it is wife to one and me to the other!

There are several REO companies that are really sticking it to the agents.
Got one the other day from a company I had never worked with (actually confused it with one I work with all the time, names are EXTREMELY similar), anyway, took the listing.
Drive-by to confirm vacancy Vacant: but it hasn't even completed the Sheriff's sale (Really, you didn't know that as the REO company?) Brand new to Active Rain and just getting a feel for it.
 
Central Oklahoma, small town/rural. We have a stable to declining market. Local markets are driven (mostly) by school district. Some areas you can have one town's address, a different town's phone # and another town's school district. (Love it when out of area agents list a property in the non-preferred School District but claim it is in the preferred one because it has that town as its mailing address.)
