Active Rain Members...I Challenge You!!! For the next week...

I really didn't get as much accomplished here in the rain as I would have liked... and I am sure that many of you didn't either! So, I challenge you all to go to my post from last week where I announced the free printable weekly task list / bookmark that I designed for all of us to use to get the most out of our Active Rain Experience and download the bookmark if you haven't already done so. Then print it out and put it in your binder, tape it to your desk, whatever you have to do to keep it in front of you when you would be working in Active Rain (notice I said working and not playing ;-) --->> Now here comes the challenge...I challenge you to check off every item on that task list...do everything it suggests for a whole week!!! Imagine what great things could happen...

Take a picture or screenshot of your points total tonight or first thing in the am, paste it into a comment here...then get started! 10 blog posts for the week, 10 comments per day and suggest 10 blogs to be featured throughout the week! Sounds simple enough right? Then at the end of the week, take another screenshot of your points total and paste it into comment again...and this time, tell us if you got any benefits other than simply watching your points total go up! If you are feeling really ambitious, you can post a shot of what your tasklist looks like at the end of the week as well...we can't see your blog suggestions in your points totals...so we will just have to take your word for it that you suggested 10.

Being a slightly in-denial over-achiever, I have a task sheet / list that I write out every week and stick in my work notebook...to remind me and help me keep track of making the most of my experience at Active Rain. Granted, I don't always follow through and do all the tasks...but I wanted to share it with all of you, for all of the motivation and encouragement that you all give to all of us every day! This is an ideal / optimum task list to achieve the maximum points in Active Rain each week...as well as spread some goodwill.

It comes as a .pdf file, 3 to a page.

There is a place to put in the week ending date at the top (hint: Active Rain's week ends at 11:59pm Sunday night).

There is an area to track how many blog posts you have written that week - up to the 10 max per week for point credits.

There is an area to track how many comments you make each day - again up to the 10 max per day for point credits.

Finally, there is the goodwill section - you get no points for this, you just help shine the spotlight on some worthy bloggers here in the rain...since 10 is a popular number here with us, I thought why not aim to suggest 10 blogs to be featured on Active Rain each week.

I obsess over that "Statistics" link on the left side on My Home in Active Rain after I post a blog article...but I would like to know more...like how people are finding my blog articles, how they came to my profile page, etc...wouldn't you?

I know you can install Google Analytics on your outside blog, but what about your regular old blog and profile page? Now there is an option. You can install Stat Counter! Here are the steps...I was going to do a video...but the family is just too loud today!

Set up or login to your Stat Counter account (statcounter.com)
Create a new project for Active Rain...you only need one...you can use the same code on your profile page as well as your blog posts.
Now, go into that project and click on the little wrench picture...then click the link for Install Code
I like my counters invisible, so I select invisible counter, then click Next.
Leave the dropdown at Default Installation guide and then select the HTML only option (you must use this option for this purpose). Click Next.
Copy the code.
Go to Active Rain and Log In.
Go to your Profile Edit page, scroll down to one of the options that will let you click a button for html (doesn't matter which one) and paste the code in (must be in html mode first). Update / Save.
Go to your Settings page. Scroll down, to the signature block. Again, you must be in html mode, and paste the code in. Update / Save.
That's it!!!

Now you can monitor your traffic through the Stat Counter website for more details! Enjoy!

If you could ask Active Rain for ONE feature...what would it be?

No, I don't mean "feature" like - I mean like if you could change one thing or improve one thing on Active Rain...what would it be?

I have two...and I know they are sick of hearing me ask for the first one...so I am going to pretend I only have one...and that one thing would be if our blog posts could have threaded comments!!! That way when we are replying to someone's specific comment...it could stay with that comment...rather than being all the way down at the bottom. And so that everytime we replied based on someone's comment, they would automatically be notified, because it was their comment that we are responding to. All still related to the original blog post. Kind of like combining a blog post and a forum thread...ahhhh that would be wonderful!!!

OK - What would your ONE feature or improvement to Active Rain be?

(ok, sssshhhhhh...I will whisper what my other one is, so that I don't get anyone upset for asking for it again...I want to be able to see how many members are online when I am...like we used to! It motivated me to be more active.)

BlockShopper - Anyone a paid participant?

I recently had one of my Real Estate Virtual Assistant clients ask me about BlockShopper and if I thought it was worth it or not. I honestly have no prior experience with the site...so thought I would take the question to the experts. Do you feel that the Blockshopper "Active Agent" or "Ultimate Agent" are worth shelling out the bucks for? What have been your experiences generating leads from this site, etc...

According to their site, the Active Agent package is $295/yr. and the Ultimate Agent package is $990/yr. - not cheap - but could they be worth the expenditure?

Cell Service on Gopher Canyon in Vista CA...FINALLY!!!

I have noticed something fabulous over the last week or so...I tested it on day one...made it all the way through. I tested it on day two...made it all the way through. I tested it on day three...made it all the way through yet again!!!

I am talking about Gopher Canyon in Vista, people...there must be a new cell tower or something - because as one of the few "holes" left in cell service in North San Diego County - it was a constant thorn in my side.

I drive that road (10 min. each way to get to the I-15 freeway in Vista) at least 4 times a day Monday through Friday! I am on the road 2 hours a day minimum...and this stretch really put a kink in my productivity. I could chat away on my headset, dictating notes, talking to friends / family or clients...but every time I would hit this Gopher Canyon area...dead air. Calls would drop. There were brief spots dispersed along the route where I could get signal for a second...but by the time the call was connected it would be dropped again. That is all in the past!

My mom would always know when I was "stuck in the canyon" as she called it, because our calls would get dropped. Now we can actually finish a conversation without forgeting where we left off when we were so rudely disconnected!

So, I don't know "who done it" - and I don't care - whomever gave us continuous cell service along the Gopher Canyon Rd. in Vista, CA...I thank you!!!

As a Real Estate Virtual Assistant I often see emails such as the one below come through my potential client inquiry form:

"I went through your website and I’ll be honest, your services appear to be stupendous!!! It’s everything I need except I don’t need everything right now. My search for a virtual assistant began because I have secured the listing for XYZ project which entails a great deal of details and every time I try to sit down and get started on it I have to run out. Can I just choose what I want done in the month or do I have to bring you on board to handle all of the tasks that you list on your services page?"

Here's how I answer that question:

You can absolutely pick and choose your own services!

That is the beauty of my value-based retainer services. You simply pick the set of services that you would like me to perform for you each month and we build your retainer around your needs. You are in complete control of what services I do for you each month...and we can revise your retainer size and services from month to month as your needs grow / change.

As a Real Estate Virtual Assistant I have built contact forms and encrypted email links into my websites to enable potential clients to contact me quickly and efficiently. I spent my time and money on that. I have certain filters set up so that if a message comes in from one of these forms or links I can respond quickly...my thought behind this of course, is that if I don't answer the potential client quickly, they might go on to the next Real Estate Virtual Assistant down on the list and I will have missed out. I love it when my little "potential client" alarms go off...I think of the possibilities as I rush to open the message...sometimes only to find out that it is - yet AGAIN - someone abusing my contact forms to ask me if I am hiring! Here's how I answer that question:

While I applaud your tenacity in researching potential firms to partner with, I have to wonder if spamming business owners' contact forms that were obviously specifically designed for client inquiries is the best way to go about it. Perhaps instead you should use a generic email link or better yet, pick up the phone. Thank you for your interest; however, I will not be needing your services at this time.

OK - I know it might sound a little harsh...but seriously...it drives me nuts!

Can You Show Me How to Do "X" Service So That I Can Do It Myself?

Seriously...I cannot tell you how many times in my 10+ years as a Real Estate Virtual Assistant that a potential client (not really...there's not usually a lot of potential in these inquiries.) has asked me to teach them how to do something that I have taken a great deal of time to learn and research and build up an expertise in...and they want me to work with them for an hour and magically show them everything I know...so that they no longer would need to hire ME! This is why I usually work with long-term retainer clients who appreciate the value in my knowledge and know that they should "Do what they do best (sell real estate) and outsource the rest! (to me ;-)" Here's how I answer that question:

Dear Jane:

I definitely think you should have a general idea of what it is that I would be doing for you, and I can provide you with a few wikipedia links, etc...that might help to explain it.

That being said... sorry, but no...I am not in the habit of attempting to train someone in an hour or two on how to do what it is that I should be doing for them in order to free up their time to get out there and sell real estate! (That would be like you driving your buyers around, showing them some great homes and then whipping out a study guide and helping to train them to go out and get their real estate license so that they can get out there and find and buy their own house and write you out of the commission deal. Would you do that? Of course you wouldn't, and neither would I. I want to work with clients who value what I bring to the table, who know that it has taken me a great deal of time to learn and perfect my skills... and who know that working with me will bring added value to their own business. Although I am happy to answer any quick questions, software related, etc... as they may come up for you that won't put me out of a job :-) Thank you for your interest.

I have gotten asked this question many times over my 10+ years as a Real Estate Virtual Assistant. Luckily, I have also logged some time as a real estate agent here in North San Diego County...so I have the perfect answer ready...aim....FIRE!!! (you agents will be so proud of me...unless of course you are the ones asking me this question...)

Dear John:

Discount? Sure...which of the hours that I work for you would you like me to use less of my brain, do a poor job, achieve less results to generate less leads and ultimately less income for your business? John, seriously, do you offer a discount to your buyers or sellers? Would you discount your level of service to them? No of course not.

I do not offer a discounted rate to clients based on quantity of hours reserved. What I do instead, is for my clients that purchase either of my two biggest retainer packages, I add in other free benefits / services that are not available on the smaller packages. All my clients receive the same, high level of service when they choose me as their Real Estate Virtual Assistant. Thank you for your interest.

This Real Estate Virtual Assistant Went to Camp Today!

SMM Camp #7 that is!!! This was a fabulous event, focused on video blogging, put on by Ross Hair, AKA: "The Baldest Man In Real Estate Social Media"!

There were several great presenters at this event, and as a Real Estate Virtual Assistant, I know that I came away with lots of great ideas and resources to implement for my clients. I am not kidding...I took 7 pages (written with a fat pen and lots of bullet points, but still 7 pages!) of notes during this info-packed 3 hour webinar!

Here's some "did ya know" tidbits from the camp:

ONLY 1% of agents are currently using video to market their listings.
73% of sellers said they would be more likely to list their home with an agent who WAS using video to market their listing.
82% of Internet users are watching videos online.
39.4% of those videos being watched online are YouTube videos.
The average person on Facebook has 120 friends. (So if you sent out your listing to your 120 friends and some of them liked it or commented on it and it got shared with some of their 120 friends, and so on and so one...think how far that listing video that you posted on Facebook could go!)

Video is here to stay, people! Go to the head of the class, let's up that number from 1% to 5% by the end of the first quarter of this year! SEO Consultant Publishes Article That Says, Google Sucks All the Way to the Bank!

I have mentioned Jill Whalen of HighRankings.com before. I have subscribed to her newsletter for quite awhile now...but this morning's newsletter really got my attention!

In a nutshell, she is saying that since Google went public back in 2003, that their algorithms have been somewhat self-serving...providing not necessarily the highest quality results...thus forcing searchers to click on those paid links to find what they are actually seeking. Really? That really would suck...but that's the way business is done...I was just really hoping that Google was "above" the corporate mentality and was still this great employer, great resource for online information, etc...that we had come to know, rely on and maybe even love a little.

I don't think resorting to spammy practices is the answer, people have tried that in the past and it got their sites completely blackballed by Google results altogether...but by studying what does seem to be working for the top ranking sites and doing that...within reason...and within your conscious / ethic limitations...I think we can still benefit by optimizing for Google...even this new public version...who does seem to be sucking just a little right now in the "doing what's right" department.

I am not the expert, Jill is...click the link at the top of this article and read it for yourself. I do SEO for clients, mostly relating to ghost blogging and website content...and I am still seeing results for my work. Are others showing up ahead of me / my clients sometimes and I can't possibly understand why - oh yes - it happens. But I will continue to trudge along and take the high road...no spam here...because when visitors get to the site / post that they have found on Google, I want them to find valuable info and content - not just bounce away to click on one of those PPC links at the top. That's right, as a real estate virtual assistant, I always tell my clients to do what they do best and outsource the rest...it's just smart business.

Celebrate your own skills and accomplishments (hopefully selling real estate is a biggy), don't wast time doing the mundane stuff that needs to be done to run your business...just get out there and do business! The rest of this stuff, the admin, marketing, bookkeeping, listing management, listing coordination, etc...these are all real estate support services that can be done by your real estate virtual assistant. You get out there and sell real estate! You're a salesperson...that's what you do...that's where your money is...so go do it!

Yes, I am a Hawaii 5-O fan...but that's not what this is about...

I have implemented an online booking system that allows clients to now book me by the hour...a specific hour...during which they will know that I am focusing only on them! There are two options, one for locals only, which allows them to get face-to-face support, and one for everyone who doesn't neccessarily need to see me, they just want me to get the work done for them. No contracts, no commitments. I worked this up mainly for the benefit of agents in the local KW North County office, but am opening it up to Active Rain members...at least temporarily.

Diversity Training Through Drumming? Umm...hello?

What does that even mean? And how can one learn to deal with diversity through the simple act of beating a drum? I happened across the website www.ubdrumcircles.com today while doing some Administrative Assistant research…and I was amazed. Could the simple act of drumming be so effective?

Apparently, Christine Stevens, founder of UpBeat Drum Circles, believes that by gathering a group of people and bringing them together with one language, the language of rhythm (drum), we can begin to understand one another at our most basic levels…as well as at our highest levels. There is a great bit more detailed information on the subject here, but I have to say that viewing her published client list really gave me cause to explore more...if these huge corporations were getting on board...there must be some research into its effectiveness for them to hire her for their events.

After watching some video’s of Christine’s events and reading through her website, I have to wonder...should Diversity Training Through Drumming be fit into the schedules of our world’s leaders? Maybe it would help them to bridge the language gaps and finally come together with a common goal…one of peace, health and wellness, both spiritually and economically, for our world.

Big box real estate corprations and NAR should look into this for their events. Are you a corporation looking to bring your employees together? I think that Christine’s Diversity Training Through Drumming would be great for a corporate event or retreat…perhaps you should get her on your 2011 calendar today while she still has spots open…I noticed that her schedule seems to be filling up already! Apparently this helps wholistically...the Mind, Body, Spirit and Community.

Hello, everyone! I am not going to post this to the world; however, only in house here and to my own databases, where I know people would really care about the mission of the website and not just be out to make a buck; although, that is always a good thing too :-)

My real estate virtual assistant business has gotten so busy that I just don't have the time to take my association to the level that I want to. I really wanted to gain sponsorship income for this website, but that takes time, etc...which is at a premium for me right now...as I am sure it is for most of you...

Regardless, if you have a passion for supporting women in their real estate careers and would be interested in taking over the National Association of Women Real Estate Agents website, I want to talk to you. I won't discuss price here, quite frankly because I don't know if it's allowed. I know the dollar amount that I am looking for, and it is about the cost of a three typical mortgage payments in my area :-) I do take credit cards. Also, I am willing to make minor cosmetic changes to the site to more suite your color interests if the current site design isn't quite you.
