July 2010's miserable residential real estate sales have, once again, renewed fears of a double dip recession and more trouble ahead for the housing sector.  In many parts of the country, the end of the $8,000 First Time Home Buyer Tax Credit at the end of April created a sales bubble that resulted in sales in July down 27% year over year: hitting historically lows.
As this is an election year, the government and our representatives now trying to come up with ways to reverse this trend quick.  One such way is to revive the home buyer tax credit again.

Rap star Chamillionaire admitted to TMZ in June that he simply walked away from a mansion that he owned outside Houston as the market tanked. 
"So I just decided to make a business decision, to let it go, give it back to the bank. I just didn't feel like it was a good business investment to keep paying that much mortgage for a house that I'm never at."

Media reports Charlotte Sales Down 11.5%. Sales Actually Down 26.77%. Here's why - 08/12/10 02:04 PM
If you are reader of my blog, you get a different picture of the Charlotte Real Estate market than if you simply followed the local media reports on the Charlotte market.  This became more glaringly apparent this month as my sales figures were 15% below the stats the local media reported on August 10th:

Government to write down billions in mortgage principal for those who can pay their mortgage - 08/09/10 09:40 AM
A couple of days ago, I posted about a program headed to North Carolina through the North Carolina Housing Finance Agency, to help make mortgage payments to struggling homeowners facing foreclosure.  Well, the good news is that you no longer have to be out of work or have a hardship to get the government to buy down your mortgage.  
Last week, FHA Commissioner David Stevens released a new HUD Mortgagee letter that introduces a new principal reduction refinance plan.

Charlotte is Clunker'd following the end of the Home Buyer Tax Credit - 08/04/10 08:15 PM
Just a quick disclosure: This data was compiled on 8/4/2010 at 11:00am EST. Twelve more sales have been posted as of 5:30pm however most of the overall sales picture will not change that much.  This represents single family and condo / townhouse sales in Charlotte North Carolina from 7/1/2010 - 7/31/2010. Detailed neighborhood breakouts of this data will be forthcoming.


The bright heavy green line in the chart above represents what happened to real estate sales in Charlotte during July: a nose-dive.  With only 563 sales reported in the CMLS, July will record as the worst mid-summer month in well over … (0 comments)
