So I have been trying to set up my facebook page and get it the way that I would like it to be, and I have noticed that I know a lot of people both in and out of the Real Estate industry.  This is a good thing, although I am thinking that I have joined too many things because my Blackberry never seems to quit buzzing with all the new emails generated from Facebook.  I am afraid that I will become too casual when that happens and may ignore something that is important, I mean that would directly generate income.

Most top producers share important traits that would be beneficial for each of us to emulate.
1. Planning/Vision:  Most top producers take a long-term approach to their career.  These long term plans include written business plans with specific marketing objectives and tasks.  Along with this it is important to have a long-term perspective, this is not a get rich quick business.  It is important to remember that as people leave this business there is a portion of market share to be picked up by someone.

I just was perusing the UAR Magazine for the first quarter of 2009.  There are many great articles that I highly recoommend everyone involved in the Real Estate Industry in Utah to read.  I wanted to discuss in brief some of the changes in the approved forms for 2009.  The REPC as many of you no doubt know has been drastically changed.

I spent too much time tonight going back through the blogs that I have written here just to see what I have blogged about.  The one thing that I noticed was that although timely, several of them lacked perspective.  There were a few when I thought that after a few busy days that the buyers were returning to the market and that things would pick up; now 6 to 10 months later, that really hasn't happened.  There are deals being done, just not in the number that I thought that they would in those earlier blogs.

Year End Office Meeting............ - 01/29/09 04:31 AM
I don't know how many offices do this, but our office has a breakfast meeting every year in January to give out the awards that we have earned from the previous year as well as go over what went on in the previous year.  We try to figure out what worked well, and what we need to discontinue doing to be successful.  It is usually a very good and informative meeting.  ERA Realty Center in Cedar City has been the #1 sales office for quite a number of years in our area.

Monday Snow Storm............................. - 01/26/09 07:23 PM
Like much of the State we awakened to a huge snow storm.  I feel like I have shovelled several tons of snow today.  But we need the water so I am not going to complain, much.   Darcy and I did get out a few minutes ago and took some photos of the storm.

You don't have to look very far to see or hear about the dire straits that we find ourselves in economically.  There are a number of predictions of our end in the next few years.  It is easy to say that we need to stay positive and keep our heads up.  The hope that the new President brings with him as he steps into his new office, needs to spread throughout the country and the economy.

Darcy's Grandmother was very talented at needlework.  Unfortunately alzheimers has taken that beautiful talent and most of her memories away.  Several years ago she made me a canvas that has a saying on it:

While I was planning my day today, I came across a couple of thoughts that cheered me up a little.  Especially this early in the morning.  The first thought comes from Robert Browning the great poet:  "The aim, if reached or not, makes great the life:  Try to be Shakespeare, leave the rest to fate."
For me this is the same as saying dream big, set lofty goals, and work to achieve them.  Even if you don't achieve them, you will be in a much better place where you wind up than you were when you started.

In the Old West branding was the key component to holding on to what was yours.  Unbranded cattle were often branded with the brand of whoever happened to catch them, regardless of who actually owned them.  The Brand was more than that, Old Cowboys rode for the brand and were loyal to it.  It gave them part of their identity, more than just a job, it was part of them.

Earlier this week I wrote a post about the Arizona Cardinals improbable appearance in the Super Bowl.  I failed to congratulate their opponent, the Pitsburgh Steelers.  This is one of the great franchises in the past 30 years in the NFL.  They are sort of a throwback team and always have been.  They run the football, throw it when the have to and play bone crushing defense.

We got a referral today, even better, it lead to a listing!  I love referrals!  Sometimes it is good to have skills that not everyone has.  I speak Spanish, not as good as I used to, but I still speak Spanish.  That skill was what triggered today's good fortune.  I understand now that I need to spend some time practicing my ragged Spanish!

Wow, I have seen things that I had never thought that I would ever see.  The Boston Red Sox have won two and the Chicago White Sox won one World Series.  That is something that my father lived his entire life without seeing.  Now the Arizona Cardinals are going to the Super Bowl.  All I can say is Congratulations!  That is great!  I honestly hope that they win it all, it would be great thing for them and their fans!

Many thought and time has been spent on the topic of the human ego.  I personally think that having a strong ego is a good thing.  It is what drives us to succeed, or what makes us want to be successful.  Like everything that I can think of, it needs to be used in moderation.  While it is healthy to have a positive view of ourselves, being too positive about ourselves can turn people off.

It is a harsh reality of the economic climate that many agents are leaving the business.  There are a lot of agents leaving one office for another that offers a higher split or less fees.  While it is the nature of the beast, it is sometimes sad to see them go.  In some cases, it is a blessing that they are gone.

I know that I and many others have wondered what drives us, are we driven intrinsically?  Or are extrinsic factors our motivation.  Do we feel the drive to be excellent?  Or is it the thought of making a ton of money that gets us going?

Well, I took a couple of days off, it was sort of nice to spend yesterday relaxing.  It is also nice to get back into things.  One observation from yesterday is that the Super Bowl could be going to the birds, at least it has a 3/4 chance of going to the birds.  I will be honest, I really did nothing to follow real estate the past couple of days and the break is nice, but I feel out of the loop.

I watched President elect Obama's speech on the economy this morning, and I will say that I liked it.  I was more than impressed by it.  I like the idea that if we're going to spend money on a recovery, we may as well use it to build up our infrastructure.  I like the idea of repairing and building new schools.  Most of the schools in this country were built some time after World War II and before the mid 1970's.

As I drove the teenager to school this frosty, cold, day after snow morning I couldn't help but notice how people scraped the frost and snow off their windows.  Me, I have been and still am a proponent of clearing all the window on the vehicle prior to driving, no matter how unpleasantly cold it is while scraping them.  I want to be able to see to the best of my abilities when driving in slippery, hazardous conditions.

I Have been going over the year end numbers from 2008 and comparing them the year end numbers from 2007.  It was interesting; our average Days on Market for all of the areas in the Multiple Listing Service only increase by 5 days, but our total sales units is down 38% from 2007.  The total number of units sold for single family houses, all types (condos, twin homes, etc.) went from 1437 in 2007 down to 837 in 2008.
The Sales Volume in Dollar amounts was much more dramatic it dropped 47% from 2007.  I was a little astounded by the … (0 comments)

Tools to Reach Greater Heights - 01/03/09 03:06 PM
As some of you know I have been painting my house this week.  Being in terrible physical condition and having much else to do, I spend a few hours each day on my project.  It does give me time to think both while I am painting and while I am planning my work for the next stage of the project.  Our house has vaulted ceilings with the vault being directly above the 3/4 wall in the kitchen.

I have had an opportunity to begin another book that I have had on my shelf for a while.  It is called The Consultative Real Estate Agent.  It is written by another Active Rainer, Kelle Sparta.  I have only been able to get to chapter 4.  Not because it is a difficult read, but I just haven't had a lot of time to read.

I was talking to my older sister the other day.  We don't talk all that often, which is something that I need to work on.  She commented to me that the one thing that she remembered and admired from my childhood was that I was such a happy little guy.  I always had a smile on my face according to her.  I was taken back, I don't know what happened to me.
