Continuing with our series on subdivisions in Cedar City, we are going to highlight Gemini Meadows.  Gemini Meadows is a twin home subdivision that is in Cedar City limits.  These are nice homes with a good lay out.  One of the issues with Gemini Meadows is that several were purchased by investors, and have since gone into short sale or foreclosure status.  This shows in some of the photographs that we took.

Taking a few Days away from Home... - 11/27/09 01:24 PM
Darcy and I are taking a few days away from home.  Tomorrow is our Anniversary, so we are going to Las Vegas. We are just going to enjoy ourselves, don't have a lot of things planned.  One thing that we will enjoy is that great sun that Las Vegas enjoys this time of year.  I don't know that we even plan to go to a casino, rather just play tourist seeing some of the other parts of Las Vegas.

Another of the great new subdivisions in Cedar City is the The 
Old Farm Subdivision.  It is a new subdivision and there are still plenty of lots to build on.  It is more of a larger home subdivision and no so much a starter home type subdivision.  It is in the City limits, on the North side of the City.   This is a subdivision that is listed with another office, but it is a nice subdivision and needs to be shown to those looking to buy or build in Cedar City.

Cedar City Subdivisions...Crescent Heights at Mesa Hills..... - 11/25/09 06:29 PM
This subdivision goes along well with my last post on this subject.  This is a subdivision within Mesa Hills, it is a 55 and older community.  Obviously, it is inside of the Mesa Hills subdivision on Leigh Hill.  This are all single family units.

Wordless Wednesday..almost, what I am most Thankful for.... - 11/25/09 06:14 PM
This is Tony writing this, as we approach Thanksgiving tomorrow, I wanted to post a blog about what I am most thankful for.  I am very thankful for my health, career, the freedoms that I enjoy.  I am extremely thankful for those brave men and women that are protecting those freedoms now, and have done so in the past.  What I the most thankful for is my beautiful partner in business and life, Darcy.

New "Lake" in Cedar City - 11/25/09 06:06 PM
These are some photographs of the new "Lake" in Cedar City.  It is actually a reservoir that is still under construction.  It is a recreational reservoir, that will eventually allow for swimming and playing in the water.  It is also going to have a beach.  The reservoir is located at the South end of Leigh Hill, near Park Discovery and the School District Offices.

Cedar City Subdivisions...Mesa Hills.... - 11/25/09 05:59 PM
After a little break I wanted to share another of our subdivisions with you.  Mesa Hill is a mixed subdivisions, by mixed I mean a great range of homes.  It is a mature subdivision, meaning that there are few lots left to build on.  What it does mean is that there are great homes that come available in re-sale.  The subdivision is located on Leigh Hill, which is the West side of Interstate 15 in Cedar City limits.

The next installment of my localism series on Subdivisions in the Cedar City area is the Ashdown Forest PUD.  It is in city limits and is located at the North East side of Cedar City.  It is an upscale Subdivision that still has many opportunities available for you to build the home of your dreams.

Motivational Monday.....Another Hill to Climb............. - 11/23/09 04:05 PM
I thought that I would take a break from my Subdivisions series to write a Motivational Monday.  I came across this photo and I immediately thought.  Look another hill to climb!  The more that I thought about it, the more I realized that no matter how accomplished we may be, there will always be another hill to climb.  That is what life is about, climbing hills or mountains, it is how we progress as professionals and as indviduals.  This photo was taken near Saint George, Utah.

Cedar City Subdivisions...Hidden Hills Cove....... - 11/23/09 12:07 PM
Next in my series of Subdivisions in the Cedar City area is actually the first one that I have done that is in the Cedar City limits.  Hidden Hills Cove is a new subdivision, it is comprised of what I would call mostly move up homes. They aren't quite executive homes, but they are larger homes on lot sized between 1/3 and 2/3 acres.  There are still home sites available.  Homes are listed in the $220,000.00 range currently.

Cedar City Subdivisions...Westview Estates..... - 11/22/09 04:46 PM
Continuing with my subdivisions in the Cedar City area, I am staying in the county on the South West side of town.  This subdivision is called Westview Estates.  These homes are all on at least 1/2 acre lots.  There is a good mix of homes in the Subdivision, some that would be considered upscale starter homes to larger more executive styled homes.

Continuing the series of subdivisions in the Cedar City area, the natural progression from North Ridge is to continue to Cross Hollow Hills.  Cross Hollow Hills abuts to the south side of North Ridge.  It is South and West of Cedar City, it is also in the County.  It is an older subdivision, by that I mean that it has filled in a lot more than North Ridge, it is about 11 years old, so it is not an old subdivision.

My next installment of my series of Cedar City area subdivisions is North Ridge.  It is located in the county, just outside Cedar City limits, but near enough to still be a good option.  It is a new subdivision, which means that there are still several choice lots to build on.  It is located on the west side of the mountain.  
This is a higher end subdivision, it has large lots, many of which offer great views of the Cedar Valley.  As I mentioned most homes are upscale and the lots are all 2 acres or larger.

Darcy and I thought that it would be a good idea to highlight some of the subdivisions that we work in.  We are starting with those subdivisions in and around Cedar City.  We will work into the other cities and towns.  This is an evolving idea, I hope that you like it!

I found this photo in my files.  I remember when we took it I thought who would put a fence out here in the middle of nowhere.  Hence the the title.  It is west of Cedar City.  I can't remember when we took the photo, but it is beautiful, albeit quiet and lonely valley!

Cedar City Happenings...November - 11/16/09 02:46 PM
If you run out of things to do and would rather not go shopping on November 27th, you could bring the children up to Cedar City for the American Children's Christmas Festival.  It begins on the 27th and will run to the 7th of December.  There will be many activities for young and old alike.  It will most likely be cold, so be prepared for any outdoor events!

I am working at the office this morning, which isn't all bad.  It is good to check in on Monday to see how things are going.  Darcy is at an MLS meeting for our local board of Realtors, so I drove in alone. Pulling into the driveway I noticed that the business next door was putting up their Christmas lights, I was watching traffic so I didn't notice that the windows of our office have also been painted with a Christmas theme.

Darcy and I made our monthly trip to Costco.  We like to go to Costco, it does require us to drive to Saint George to do so, but that is alright the weather down there right now is a lot better than ours.  Driving back we came across some really interesting photo ops.

As I was putting together my blogs on the cities that we work in here in Iron County along Interstate 15.  I want everyone to realize that there are communities west of Cedar City that I haven't yet featured in this series.  I haven't been out there in a while, so when I get out there I will get some photographs and feature them.  They are New Castle, Beryl and Modena in Iron County.  There is also Enterprise in Washington County.

Foto Friday...More of Grandpa Chet's Photos from the Korean War.......... - 11/13/09 04:59 PM
I wrote a blog on Veteran's Day about Darcy's Grandfather Chet Wynkoop, when he died we copied a lot of the photographs that he had in his things.  While we know that these are from his time in the US Army during the Korean War, we really don't know much more than that.  He never really discussed where in Korea he served during the War.  

I am guessing that this was either a cook tent or possibly a mess tent.

Continuing our series of cities and towns in Iron County along the Interstate 15 we come to Kanarraville.  Kanarraville is a little over 20 miles South of Cedar City.  It is a small community that was named after a Paiute Indian Chief that was killed after being thrown from a horse.  There are still several ranches and farms in Kanarraville.  It also has some luxury homes on acreage.  It is another of the gems of Iron County:

Happy Veteran's Day Grandpa Chet! - 11/11/09 04:23 PM
Darcy's Grandfather, Chet Wynkoop, was a Veteran, first he served as a Merchant Marine in World War II, then he was in Army during our forgotten war, Korea.  Like a lot of Veteran's he didn't talk a lot about his service to us.  I know that he was in the Atlantic during World War II, and that his ship was sunk at one point leaving him and his mates to spend 3 days in the water.

I know that it is Veteran's Day, but it is also my Dad's birthday.  I remember as a child thinking that my dad must be real cool, his birthday is a Holiday!  I won't write how old my dad would be today.  He died several years ago, I just wanted to make sure to remember him on this, his birthday.

I am now going to use a few photographs of Cedar City, which is the next city along Interstate 15 as one travels South.  Cedar City is the second oldest city in Iron County.  It is the home of Southern Utah University, the Utah Shakespearean Festival, as well as numerous other festivals.  I have a lot of photos of Cedar City, so I have many to show and chose from.  It is the largest city in Iron County.

I am continuing my little series of Towns that we work in here in Iron County.  Enoch is an interesting city, originally a group of farms with few houses, it has become more or less a little bedroom community of Cedar City.  Which is unique, as Cedar City isn't really that large of a city.  It is also unique as it is one the one community that is situated West of Interstate 15.  Cedar City has part of the city West of the Interstate, but it has spread that direction.

This is another in the now series that we are putting together about the beautiful towns that we also work in.  We are blessed to have several of these really nice communities, some are larger than others but all enjoy very beautiful surroundings.  This is Summit, Utah; one of the smallest of the communities along Interstate 15 in Iron County.  
This photograph was taken from a dirt frontage road east of Interstate 15.  Summit is the town that is the highest in elevation along Interstate 15 in Utah.

Parowan Utah.................. - 11/08/09 05:50 PM
This is another distance photo only this one is of Parowan, Utah.  Parowan is approximately 15 miles North of Cedar City.  I thought that I would take photos of some of the smaller towns that we work in.  Parowan is the County Seat of Iron County and is often called the "Mother City" of Southern Utah as most of the Pioneers that settled other communities came from or started from Parowan.  This photograph is taken from Old Highway 91 South West of Parowan.

One of the great things about living in the Iron County area is that there are several small towns that we work in besides Cedar City.  One of them is the town of Paragonah, it is approximately 20 miles North of Cedar City and is honestly one of the jewels in Iron County.  The name is pronounced "Paragoonah", which is derived from a Native American word meaning sweet or good water.  This is a photograph to show just how picturesque the town is from Interstate 15.  This photo was taken from atop a bridge crossing I15:

Bankruptcy and Fannie Mae - 11/06/09 04:49 PM
Darcy and I have a deal that we thought would sail through, a great buyer with her financing in place, a town home that she absolutely loves and an accepted offer from Fannie Mae.  The problem is that Fannie Mae doesn't actually own the home yet.  The home was included in the previous owner's bankruptcy which was filed just prior to the actual foreclosure.  
With all of the foreclosures on the market here and everywhere, the Title company initially thought that it was just a clerical error and that Fannie Mae probably owned the home, but that we needed to … (4 comments)

Tuesday's Thought.....Silver Lining............. - 11/03/09 06:11 PM
Right now in history it seems that there is a lot of doom and gloom prevalent in the world.  It is way too easy to get caught up in the misery of the World.  If we are to rise out of this we need to not fall prey to the doom and gloom philosophy that is permeating our lives.  Regardless of how dark it may seem, we need to look for the silver lining in the clouds of despair that hover over us!

October Statistics - 11/03/09 04:16 PM
I sat down and figured out our October Sales Statistics for the month of October.  We Had 49 properties sell, the gross sales amount in dollars was $7,856,705.  Not bad, that is up from 25 sales in the previous month.  The Original sales price combined of the sold listings was $8,699,681.  The Final listing price was $7,782,207.  
That meant that we were doing a better job of listing properties correctly, as the sales price was 89% of the Original Listing price.  The Sales price was at 94% of the Final listing price.  Our average Days On Market is 169 days, … (0 comments)
