Foto Friday...is it May yet????? - 04/30/10 01:24 PM
Darcy took these photos yesterday morning in our yard.  The first is a tree in our backyard, and the second being of our front yard.  While I don't wish to wish my life away, I will be glad when May gets here.  Maybe then we will begin to get a "normal" weather pattern.  This has been a crazy year, I can remember some really big snow storms in April, but never do I remember an April in which we have recieved snow each week of the month.

I must not be busy enough, I have been finding some great articles the past week or so.  Some are so good that I have felt compelled to share them with everyone.  This one comes from the Deseret News, and it is an article about Spring Fever.  I found it interesting and vindicating at the same time, I have been going through Spring Fever in the worst way the past 2 or 3 weeks.  Anyway I hope that you enjoy it!

MSN Article on Investing in Rental Properties....... - 04/28/10 06:17 PM
I found another article on MSN, this one on buying rental properties.  I found this to be a nice thumbnail article of things to do and consider prior to investing in a rental property.  I do believe that this is one of the best times that I have seen to buy rental properties, inventories are up, prices and interest rates are still down.  One of the best things that this article brings out is that you need an agent with some experience in rental or investment properties.

These photos are of an old Church House in Enoch, Utah.  I am not sure who owns the building now, but they have converted it into residential living.  The first photo is of the church house it's self.  The second photo is of the monument marking the Spanish Trail.  The Spanish Trail was a trading route from the Missions in Los Angeles to the far reaching areas of the Southwest.

A great article that comes from the Wall Street Journal discusses where many of the rich live and it isn't New York or Los Angeles.  It is right here in Utah.  Okay, so it isn't in Southern Utah, but up near Park City, in Northern Utah.  My brother lives in Park City, and it is really beautiful there!  It is in the mountains, with ski resorts nearby.  In the Summer it is a place to get out of the heat.  Any way here is the link to the article:

Another Article About Housing Prices....... - 04/27/10 06:08 PM
I came across another article that I wished to share.  I found this one on MSN.com.  It talks about housing prices showing a modest increase this year in 10 of the major housing markets.  I warn my local readers, all real estate is local!  We have also seen some upward movement in some price levels in our market, but it is NOT and across the board upward movement.  There are still some price levels that are stagnant if not falling slightly, but that doesn't mean that we are in as bad of shape as we were a year ago.

Article on Mortgage Defaults...... - 04/27/10 06:02 PM
I found this article in a past edition of the Salt Lake Tribune on some of the options and mostly the consideration of defaulting on a mortgage.  I found it interesting that the best thing for many people is still going the short sale route.  I know that there are several in our market, making it a great time to buy if you have the where with all to do so.  Here is the link to the article:

This morning, Darcy and I attending an interesting training put on by our local Newspaper, The Daily News and Homefinder.com.  They put on an interesting presentation about social media and then went into the sales pitch for the enhanced listing package through Homefinder.com.
One of the things that I was reminded of in this presentation was to stay on top of your photographs for listings.  Take as many photos as you can possibly take, then put as many as you possibly can on the internet.  Another aspect of that is if you have a listing online in July, you probably need … (4 comments)

Yesterday I was playing on the computer in the family room.  Our niece is visiting and she had the Reality Show, The Hills, on.  I will admit that I didn't pay a lot of attention to it, I caught snippets of the dialog and stole an occasional glance at the "real people" involved in this program. 
I have to admit, I DON'T get it, nothing about that show, nor many of the other "reality"shows do I get.  My reality is that I want to avoid being stranded in some place with a lot of different people to play survival games.  I … (15 comments)

Sometimes, for me it has been today, we lose focus.  I will admit that often the loss of focus comes from good intentions.  Often it comes from trying to help too many people or do too much.  Once in awhile it comes from impatience or anger, but it does happen. 
I don't know about others, but there have been times in my life, sometimes times during a given afternoon that I can't see the tree for the forest.  Seeing the forest isn't always a bad thing, but when you need to concentrate on a given tree, it becomes a problem.  As … (11 comments)

Are there any Real Estate Agents from the Fresno area out there tonight?  We have the "golden" referral to send out.  We have some friends of my in laws that have sold their home in Southern California and need to relocate to Fresno.  They have cash, so a quick closing is a distinct possibility.  Please comment or contact Darcy and I as soon as possible, this couple wants to get into a home as soon as possible.

Reading our local Newspaper The Daily News, or the Spectrum if you're in Washington County, there was an article about the local housing market.  There are some interesting figures in the sales numbers.  We are no where near we were during the boom years, but it is improving.  Best of all, it is about our local market!  While I do think that we have bottomed out price wise, our board President feels that they may still be falling.  He may be right, but I do not expect them to fall much farther, if they continue to fall.

The housing market must be big news in the State of Utah, either that or nothing else is going on.  Two days in a row has seen news articles on the housing market in the State.  Of course the State to most people, means the Wasatch Front, which is roughly the Ogden to Provo corridor which includes Davis and Salt Lake Counties.  Often Cache Valley (Logan), Park City, Heber City and Tooele get lumped in, it depends who is talking.  I grew up on the Wasatch Front, it is a great place!

This article appeared in the Sunday Edition of the Deseret News, which is one of Salt Lake Cities local newspapers.  It talks mainly about the real estate market in Salt Lake and the surrounding areas of Northern Utah.  Which doesn't always apply to us here in Southern Utah.  Here is the link:

I know that there are differing opinions on closing gifts from different agents.  Some agents don't feel that they should give closing gifts at all.  I am not even sure the real estate rules are everywhere, however, at our office we do give closing gifts.  The broker has accounts at several local restaurants, where we can give gift certificates.  They are a popular gifts for many of the agents.

I saw this bird the day before yesterday, we had a snow storm that was moving out of the area, and it's reminants were still evident.  I thought of the Rockin Robin song.  Okay, so at my age I think of the Michael Jackson version of the song.  At any rate, I felt bad that this bird seemed to be foraging for food after the snow storm.

I had to stop and say that we are enjoying an absolutely gorgeous Spring Day.  It is making it very difficult to stick the the tasks at hand.  I have to say that I have an over abundance of things to be things to be thankful for.  One of the things that I am really greatful for is the variety of the beauty that abounds in this great country!  We have, in the past week we have been from the Desert to and back to the Mountains.

Interesting article on MSN - 04/15/10 02:52 AM
I came across an intesting article on MSN tonight about the future of the housing market.  While I think that some markets have or are already bottoming out in prices, this article is saying that most markets should see the bottom later this year or in the next year.  The Housing Market then will actually return to a normal growth cycle over the next few years.  I agree that it will take some time, but I am looking forward to a normal growth cycle where homes appreciate 1 to 2% a year.

I know that I complain a lot about the weather, well especially when it is snowing.  I try not to complain if it is warm weather until it gets above 100 degrees.  With the snow storms that we have been enjoying our Spring has been slow arriving.  I did find some evidence of Spring in the yard next the office, here is the photo:

Some more recollections from RE Bar Camp Phoenix.  Darcy and I forgot to take our camera with us to the RE Bar camp, so we didn't take a lot of photos at the camp it's self, but we did meet some fanastic people, and as I have gone on and on about, learned some great stuff.

As Darcy and I returned from Phoenix, we passed the Hoover Dam.  They have some great statuary on the dam.  Amidst all the people touring the dam and those trying to travel down US 93 to and from Arizona to Las Vegas, the thought stuck in my mind as we passed these great Statutes:

Scenic Sunday..Bridge over Hoover Dam... - 04/11/10 04:03 PM
Darcy and I enjoyed our drive to Phoenix.  We drove south down Interstate 15, crossing the Hoover Dam and then continuing to Phoenix.  One of the engineering marvels of the 20th Century was the Hoover Dam.  When it was built it was called the Boulder Dam.  The dam is now a tourist attraction, and due to the increase in traffic, there are construction plans to alleviate the traffic jam, an alternative route is being planned.

Darcy and I have had a pretty good run of getting listing opportunities in the past couple of days.  We are very good, I say we but I really mean that Darcy is very good about doing the research and getting the price really close to what properties will sell for.  I am good and sizing a property up and estimating a price without doing the homework.  It surprises me that Darcy and I are usually within a couple of thousand dollars on the sales price.

One of our office mates is way into photography and cameras.  To ask him a question about a camera, especially a film camera is to hear a man lovingly explain the nuances of each major model of film cameras, plus which type of film to use for what you are photographing.  It is something that I enjoy because I learn from him things that I didn't know.

I went and got my haircut today at the Mane Attraction, after leaving I thought that it was a nice day to shoot some pictures so I shot the photos for my last blog about the Pastry Pub, and I shot these of the Cedar City Hall.  City Hall in Cedar City is located at 10 N Main Street.  It is in what used to be the Post Office. 

You can still see the Post Office words sculpted above the capitals.  We were glad no to lose this great old building when the post office moved 3 blocks north!

Another of our great local restaurants here in Cedar City is called the Pastry Pub.  It is located on Center Street (University Boulevard), 2 blocks East of the Southern Utah University Campus.  It serves sandwiches, salads, soups and wraps.  The food is fresh and delicious.  They also cater.  It is usually jammed at lunch time, the food is that good.  The Sandwiches and Wraps are all made to order. 

The address for the Pastry Pub is 86 West Center Street, Cedar City, Utah.  The ambience inside is that of an English Pub. (at least what I imagine an English Pub, … (5 comments)

Localism Library in the Park - 04/01/10 06:00 PM
Here in Cedar City we have a fairly new library.  It was built about 5 years ago, and is a beautiful building.  The location is both centralized and very beautiful.  Inside they have rooms that you can close up to have privacy to study or even hold a small meeting.  I took photos from the side away from the entrance, that way, I didn't photograph people coming or going.
The Library is in the North East Corner of the Main Street Park. The Address is 303 North 100 East, Cedar City, Utah.

Well it was windy yesterday but the temperatures were in the upper 50's.  We knew that we were expecting a storm last night, but when we woke up to a foot of snow, my first thought was that who ever thought of this April Fools joke has a perverse sense of humor!
