Cedar City Festivals...Cedar City Livestock and Heritage Festival.... - 10/31/10 02:52 PM
Yesterday morning there was a parade in Cedar City.  It is celebrating our livestock industry and that impact on our community heritage.  It is part of the Livestock and Heritage Festival.  There are other activities involved with the festivities, I am only writing about the parade from yesterday.

Bella Monte is a subdivision of town homes.  It is a PUD.  They are around 1400 square feet, and really are upcsale as town homes go.  They were built in 2007, they are 3 bedroom 2 bath town homes.  Most have solid surface counter tops. 
There are currently 3 homes listed for sale in Bella Monte ranging in price from $84,000 to $119,000.  There have been a few short sales and foreclosures in Bella Monte, but overall it is a really nice subdivision.  It is located on the Northwest side of town near Interstate 15

The Grant Subdivision is another mixed subdivision.  There is a mix of detached single family homes with some duplexes.  The Grant Subdivision was built in the mid 1990's.  There are quite a lot of investor owners in this particular subdivision. 
There is currently one single family detached home listed for sale in the MLS at $95,000.

The Del Sol Subdivision is South of the Cove Ridge Subdivision.  It is a smaller subdivision of custom homes.  It was built in the early 2000's.  These are really nice homes.  It is a very stable subdivision, in fact there are no homes listed for sale currently, and have only had 1 home sell in the past year. 
These are typically on slightly larger lots .3 up to .5 of an acre, and most of the homes offer views.

The Cove Subdivision is a mature subdivision built in the early to mid 1980's.  It is made up of single family detached homes.  It is still a very nice subdivision.  Homes vary in size, and as the subdivision was built in phases, there are some homes that are a lot newer than the original homes.

Staying in the same general area of town as the two Black Rock Subdivisions, I would like to now highlight the Cove Ridge Subdivision.  This is higher on the hill, and features custom or "move up" homes.  It is a very nice subdivision with many homes offering mountain and valley views.
This is a very nice subdivision built in the early 2000's. There is currently 1 home listed for sale on our MLS in the Cove Ridge Subdivision for $249,900.

Cedar City Subdivisions...Terraces at Black Rock..... - 10/28/10 05:47 PM
The Terraces at Black Rock is another mixed subdivision in Cedar City.  It is a mix of detached single family units and twin homes (duplexes).  It is a newer subdivision built in 2005.  It is another subdivision that saw a lot of sales to investors initially.  It is on the East edge of the Black Rock Subdivision. 
There is currently only one of the twin home units listed for sale in our MLS, listed at $110,000. 
This is a nice subdivision, like Black Rock it is just off of Highway 56 near almost everything in town.

Cedar City Subdivisions....Black Rock.... - 10/28/10 05:33 PM
This subdivision suprised me a little.  I thought that it was newer than it is.  Black Rock is a PUD that was built around 1996.  I thought that it was built around 2000, but I was mistaken.  It is comprised of detached single family homes that are generally 3 bed 2 baths with anywhere from 1200 to 1900 square feet depending on the model. 
There are currently 5 homes listed for sale in our MLS ranging in price from $120,000 to 160,000.

We, by we, I mean Darcy took this picture while we were out photographing the Cedar Mountain Villas subdivision.  I immediately thought of the song immortalized in the movie Cars, by Rascall Flats.  Only I am a little older so the version that played in my head came from the Singing Bronc Rider, Chris Le Doux.  Either way, Tom Cochrane wrote the song that has these lyrics:

Cedar City Subdivisions...Cedar Mountain Villas.... - 10/25/10 03:10 PM
Cedar Mountain Villas is one of the newer subdivisions in Cedar City.  It is still being built, having gone through the slow down, to now where there are a couple of untis unders construction.  They are two story twin homes or duplexes.  They average about 1600 square feet of living space and are located at the Southern end of Cedar City, East of Interstate 15, near the mountain.
There are currently 4 homes listed for sale in Cedar Mountain Villas ranging in price from $139,900 to $157,500.  There are, as I mentioned some being built, here are some photos:

The subject subdivision in this blog is another of the twin home or duplex subdivisions that we have here in Cedar City.  It is Southern View, and it is at the South end of Cedar City.  This particular subdivision was built in 2007, by Nate Blake Construction, one of our premier, local builders.  This subdvision has an HOA that mows the front lawn, for an extra charge they will also mow the back lawn as well.

The next subdivision that I am chosing to highlight is the Sunset Ridge Subdivision.  It is also on the South East Side of Cedar City.  It is the most unique of any of the subdivisions that I have highlighted, in that it is all rental properties.  The renters go through an extensive screening process and the rent is rent controlled.  As you can see they take great care of the homes and the park

The name isn't very Politically Correct, but it is a very nice subdivision on the South East side of Cedar City.  This is another very stable subdivision, there are currently two homes listed for sale.  This is a little unusual, the homes in Indian Hills are custom homes, built in the early to mid 1990's.  They are at the base of the hill. 
As I mentioned there are currently two homes listed they are listed at $197,000 and $399,000.  The one home is a lot larger and is built on two lots, hence the price difference.  It is a mostly quiet … (8 comments)

Ironwood is an established subdivision in Cedar City that is just East of the Bicentennial Softball, Soccer and skateboard Park.  It is near the Walking Trail that follows along Coal Creek.  The subdivision was built in the late 1970's and it is a little rare to find homes for sale in this subdivision.  Homes do come up every once in awhile, but usually only one at a time.  There is currently only 1 home listing for sale is at the $145,000 price.

I have always loved the photography of Ansel Adams, so much that several of his prints adorn the walls in our office.  I suppose that when you admire someone's talent, and you live in a scenic area with such natural beauty, you try to emmulate that person.  These photos are some that I have been playing with on Picasa, to give them the look and feel of older photographs.  I in no way pretend to kid myself into think that I can compare to Ansel Adams, he is a master.

Cedar City Subdivisions...Countryside Terraces... - 10/20/10 05:10 PM
Countryside Terraces is a PUD that incorporates town homes as wells as single family units.  It is nice project that is just South of the Hospital, West of Main Street.  This subdivision was built in 2005, so it is one of our newer subdivisions.
It has been a great subdivision for first time homebuyers and investors.  There are currently 7 homes listed for sale in Countryside Terraces.  The prices range from $75,000 for a town home, to $184,900 for one of the single family units.  Here are some of the homes:

Cedar City Subdvisions...Rocking Horse.... - 10/19/10 07:40 PM
I am switching gears a little with this post.  My last several posts have been about subdivisions at the North end of Cedar City, Rocking Horse, is at the South end of the City.  It is East of Main Street.  It is one of those subdivisions that have twin homes, starter single family homes and even move up type homes.  It was built in the mid to late 1990's.  It has been popular with investors and home owners.  I am not sure where the name for the subdivision came from, I have yet to find a rocking horse anywhere!

Country Meadows is another of our newer twin home subdivisions.  This is a smaller development, near the hospital.  There is currently one home listed for sale in the subdivision for $135,000.  These homes were built in 2006, and typically have around 1300 square feet of living space, so they are not as small as one might think.  Here are some photos of the subdivision:

Here in Cedar City, we have a few subdivisions that are twin homes and or town homes.  Sage Park is one of the twin home subdivision.  It is a great first time homebuyer subdivision that was built in 2005.  This is a subdivision that investors bought heavily into, so there are a lot of rental properties currently in the subdivision.  The design on some of these twin homes was unique in that, the front entry was moved to the side of the house.  There currently are no homes listed for sale, but there are several listed as rentals.  Here are some … (3 comments)

Willowwood is another really nice subdivision of mostly starter to move up homes.  It was built in the early to mid 1990's and is South of Canyon View High School.  It is mostly ranch style homes with basements, although there are a few two story homes.  It is also a nice quiet, most of Cedar City is quiet, it is one of our selling points!  The yards are mainly .20 of an acre.

I came across this pickup parked in my Dentist's office parking lot the other day when I was out taking photos.  It is a really nice pickup, I don't know who owns it, but I do like it!

This the rear veiw of a very clean early 1950's pickup, I want to say it's a 1954, but I could be wrong.

I love the flames and the visor!  Very sweet!

Trustee Sales Statistics...Giving up???? - 10/15/10 09:24 PM
Darcy took some interesting statistics from the notices of Trustee Sales in Iron County that were posted in today's Daily News.  There were notices of 17 residential sales in the paper.  Those aren't good numbers, but the really interesting numbers are found in that only 3 of those 17 are trying to sell their house.  Two of the houses are in the Pending Short Sale status, and one other of the three is currently listed.
Of the other 14 houses, 2 have been listed in the past, but were withdrawn months ago.  The other 12 have never been listed.  What does … (13 comments)

Sunbow is one of the great starter family subdivisions in Cedar City.  It was built in the late 1970's and early 1980's.  It consists of Single Family Units on .20 acre lots.  There are currently 3 homes in Sunbow for sale.  Prices range from $107,000 to $135,000.  There are some split entry homes as well as some ranch style homes.  Sunbow is also at the North end of the city limits, next to the Middle School.  Here are some of the Homes:

Cedar Willows is another newer subdivision in Cedar City. It is on the North side of the City, near Canyon View High School, West of Interstate 15. It is a mixed subdivision of twin homes and single family homes. It was built for the starter home market, and has, in that past, had a lot of investors buying rental property.

Canyon Gate is one of the new and exciting subdivisions in Cedar City.  It is the Northern most subdivision on the East side of Cedar City, at least for now.  It features mostly custom homes, and as I mentioned is one of the newer subdivisions in the City mostly built after 2005.  There is a walking trail and great views that come with homes in this subdivision.

The next subdivision that I am going to highlight is the Fiddlers Canyon Subdivison.  It is also in the Northern end of the Cedar City limits, just East and abutting to the Cobble Creek Subdivision.  In fact, it is sandwiched between Cobble Creek and the Ashdown Forest Subdivision.  Fiddlers is built mainly of move up style homes, some custom homes and some were upscaled tract type homes. 
This subdivision was built in phases around the same time as the Cobble Creek Subdivision.  There are currently 12 homes listed for sale in the Fiddlers Subdivision, ranging in price from $140,000 to $280,000.  … (3 comments)

I will admit that are fall colors aren't as spectacular as they are in the hardwood forrests of the Northeast, but we do enjoy some great colors ourselvess, and the rest of the scenery makes up for it, at least in my opinion!  This shot was taken from the side of the road in Cedar City, looking South East towards The Cedar Highlands subdivision. 

As you can see I got one of the City's water tanks in this photo.  By the way, this post puts the C Team over 500,000 points!  We have come a long ways!

Cedar City Scene...The Grind Coffeehouse and Cafe..... - 10/11/10 04:42 PM
The Grind, located on Main Street in historic downtown Cedar City is the cool place to go and have a cup of coffee, or other soft drink and relax.  We have a Starbucks, but The Grind is the hip place to go.  They offer free Wi-Fi, and they also feature live music.  Located just North of Speenos Italian Restaurant, it is centrally located, and as with Speenos, if there is no street parking, there is parking in the rear.  Come on in and check it out!

As you can see weather permitting, you can sit on the sidewalk or inside!

Darcy and I had to go up to Brian Head this afternoon.  We had heard that this past Wednesday that the high country got some snow.  We didn't get any down in town, but they did in Brian Head.  Here are some photos of the snow and some of the fall colors in Brian Head.  Brian Head is at an elevation of approximately 8000 feet above sea level, so snow really can occur almost anytime.  Here are the photos:

Great Restaurant in Cedar City...Speenos.... - 10/09/10 10:14 PM
The name is a little different, but the food is fantastic!  Located in the Historic Downtown area of Cedar City, at the corner of Center (University Ave.) and Main Streets in the Boomer's Building.  It is a quaint, friendly restaurant, serving Italian Cuisine at very reasonable prices.  Owned by Fran and Kevin Conroy, (don't let the name fool you, Kevin is half Italian and Fran is all Italian), it is a family owned restaurant, one of their daughters is the chef another is the hostess.

Last Spring I started a series of blogs about Subdivisions in the Cedar City area.  For some reason, I haven't done a blog on this series for several months.  Today I wish to re open that series of blogs with a blog about a really nice subdivision on the East Side of Cedar City.  This subdivision is a small one, only a couple of streets with a dozen or so homes.  These homes are mostly custom homes, it is very nice subdivision, one that I would live in if we were able to.

These numbers focus on Brian Head, our resort town.  These sales are mostly condos and cabins.  Brian Head is a resort East of Parowan and Cedar City near Cedar Breaks National Monument.  It is still in Iron County, it boasts an elevation of over 8000 feet.  There are year round activities in Brian Head, not just skiing.  It is situated in and near some of the most beautiful scenery in Southern Utah.

Continuing with the sales statistic in our area, these numbers focus on the Kanarraville and New Harmony areas.  Kanarraville is in Iron County, South of Cedar City.  New Harmony is actually in Washinton County, just over the County Boundry Line.  These communities are near the Kolob Canyon Part of Zion National Park

Third Quarter Sales Statistics Summit, Parowan, Paragonah and Unicorporated Iron County - 10/07/10 05:42 PM
These are the sales statistics for the towns of Summit, Parowan and Paragonah.  These numbers also include the unicorporated county addresses that are on the Parowan Addressing Grid.  There is still a lot of room to go to catch up to the numbers prior to the housing slump.

Third Quarter Sales Statistics Enoch and Unicorporated Iron County.... - 10/05/10 05:10 PM
These are the Third Quarter Sales Statistics for the City of Enoch and the unicorporated parts of Iron County that are addressed on the Cedar City grid.  There are some nice trends tracking with these numbers we have climbed almost back to the 2007 sales volume numbers.  As you can see, the prices have started to climb back up as well.  This is a good trend.   The Days on Market have significantly increased.

Cedar City Third Quarter Sales Statistics.... - 10/05/10 04:54 PM
 
These are the sales numbers for Cedar City for the third quarter.  I am surprised that the numbers have actually declined since the market began it’s slow down in 2007.  It shows that 2008 & 2009 are nearly the same in sales for the quarter, but we see a decrease of 11 from 2009 to 2010 which is significant.
This is for sales inside of Cedar City, it doesn’t include any unicorporated areas.

Iron County Third Quarter Sales Statistics..... - 10/05/10 04:45 PM
I have been putting together the statistics from the third quarter of this year and found some interesting things when compared to previous years. After the slowdown in the market whch began in 2007 we have seen the drop then the steady increase in sales volume.  I was also surprised by the hump effect in average sold prices. 
I realize that 2009 will be skewed by the $1.399Million sale.  Things appear to be getting better.  I also recognize that this year may be skewed by the tax credit, so the numbers may be a little higher than they may have … (0 comments)

Well it is raining here in Cedar City today.  The first song that popped into my head was "Rainy Days and Mondays" by the Carpenters.  I guess that makes me old, a lot of young people today don't know who the Carpenters were, unless we're talking about the guys that build things like houses.  It really isn't an appropriate song, because I am welcoming the rain.  We really need it to rain for a few days to get some of these wildfires out.

This is something that I was playing with after reading a blog several weeks ago by Russel Ray, in which he suggested photographing historical buildings in black and white to add historical context to them.  This is especially true if you are listing a historical home or even an older home from say, the 1950's.  It appeals to the nostalgia that most of us feel.  This photo is of the City Hall in Cedar City, it used to be the Post Office:

This is another photo that I have been playing with.  It was originally a color photograph, I thought it was one of the best photographs that I have taken in color, now I almost like it better in Black and White.  It was taken along Highway 24 near Torrey, Utah. 

I really like the shadows in Black and White Photograpy.  I think that it really looks cool.

Saturday's Thoughts...Follow up on Training..... - 10/02/10 05:03 PM
I just wanted to write a post about the training that our office had yesterday in St. George.  The trainer was Bob Davies.  It was very interesting.  It was not industry specific training, rather it was a training about why we fail in our goals and aspirations.  He had a lot of scientific genetic reasons why regardless of our best intentions, it is human nature to resist change to the point of our detriment.  It was interesting!
