Enoch is another of the wonderful communities that we work in.  It is a really nice, growing community which is located 5 or 6 miles North of Cedar City.  It is a community that has grown a lot over the past 30 years.  The 2010 census listed 5,803 residents up from 678 residents in the 1980 census.

The subject subdivision in this blog is another of the twin home or duplex subdivisions that we have here in The Cedar City Real Estate Market.  It is Southern View, and it is at the South end of Cedar City.  This particular subdivision was built in 2007, by Nate Blake Construction, one of our premier, local builders.

The Cedar City Real Estate Market has a few subdivisions that were casualties of the Real Estate Market meltdown.  One such is Cedar Mountain Villas, it is one of the subdivisions that was in the beginning stages of construction when the market crashed.  This really is too bad, Cedar Mountain is one of those subdivisions that has wonderful potential.

The Cedar City Real Estate Market really has some great mixed subdivisions.  By mixed subdivision, I mean twin homes mixed in with detached single family homes. The Rocking Horse Subdivision is one of those great subdivisions.  Rocking Horse was built in the mid to late 1990's.  It has been popular with investors and home owners.  I am not sure where the name for the subdivision came from, I have yet to find a rocking horse anywhere!

I have often talked about the diversity of the Cedar City Real Estate Market.  Much of that come from the different cities in Iron County.  This particular post is in the County Seat, Parowan.  The subdivision, Aspen Cove, is a unique subdivision, the first phase was built as a PUD and the later phase is not.  The first phase was built in the mid 1990's and the second phase was built around 2005.  It was built on smallish lots for our market, they are typically .13 of an acre, which in our area is pretty small.

In the Cedar City Real Estate Market there are some great post World War II Subdivisions. These subdivisions comprised mostly of cottage style homes that were built in the late 1940's.  Mountain View is one of those desirable subdivisions with these quaint and cute cottages.  These have for the most part been well maintained. 
They are fairly close to the college in the center of town.  Mountain View is a fairly stable subdivision, although there are some rentals for college students.  It is still one of the more desired areas of Cedar City.

The Cedar City Real Estate Market includes the City of Enoch.  Enoch is located about 5 miles north of Cedar City.  Enoch has some wonderful newer subdivisions.  The Gardens at Iron Mountain is one of the nice, new subdivisions in Enoch.   These homes are built on .4 of an acre and are very nice.

Multi Family Short Sale Closed in 33 Days..... - 02/22/12 01:27 PM
The C Team was able to list and close a 6 unit apartment building short sale in 33 days.  Was it easy?  No, it wasn't, the bank's representative was anxious for a quick close as were the buyer and seller so that helped!  This particular short sale included a 2nd mortgage. We did have make a quick dash to St. George yesterday afternoon to get signatures to reconvey the 2nd.  It was fun, but that is the life a Realtor!

Cedar City Subdivisions...Stanworth Subdivision... - 02/20/12 03:10 PM
I have mentioned in other posts that the 1970’s brought quite a bit of building into the Cedar City Real Estate Market.  The Stanworth subdivision is another of those late 1960’s to early 1970’s subdivisions.  It was built in a time when most of the homes being built were built as brick homes.
The Stanworth Subdivision is also near Cedar High School, it is actually between South Elementary and Cedar High School.  This is another subdivision with several brick homes.  It was built in the early to mid 1970's.

The Cedar City Real Estate Market has some very desirable subdivisions to live in.  Jefferson Park is one of these, it is built of executive homes that are definitely move up or even the Mc Mansion type homes.   This subdivision has some of the nicest homes in Cedar City.  It is located West of Cedar High School
The one home listed our Multiple Listing Service is a move up home listed at $199,900.  This is another stable subdivision, where homes don't often come up for sale here.

The thing that has struck me the me the most about February and living in Cedar City is the Yo-Yo weather that we have been enjoying.  Yesterday was one of those "Chamber of Commerce" sort of days.  There was a blue clear sky, the temperatures were in the high 50's to low 60's.  It was just a gorgeous day, we have had enough of these kind of days that the trees are budding and getting ready to bloom.

Fog in St. George..... - 02/18/12 03:19 PM
Darcy and I saw this when we went to St. George on Thursday.  The camera in my phone doesn't really do much justice to the scene that was taking place.  Taking the pictures as we drove down Interstate 15 at 75 MPH probably didn't enhance the photos either!  The first picture looks like a cloud, it is really a ground fog that you can see better on the next two pictures.

My purpose in writing about the subdivisions in the Cedar City area is to let people who are considering buying a house in Cedar City know what they can expect to find in The Cedar City Real Estate Market. 
Pinewood Park is a stable subdivision, currently there are no homes for sale in our Multiple Listing Service in Pinewood Park.  This is a subdivision that is still very desirable to first time home buyers, especially those with families.

Serenity Hills is another of  the great areas in the Cedar City Real Estate Market.  Serenity Hills is one of our exlusive type subdivisions, these are some of the Mc Mansion type homes with amazing city views.  It was started in the 1990′s, but there are still several amazing view lots for sale, so you could build your own dream home if you desired to do so.

Cedarwood Terrace is another of subdivisions that were built in the Cedar City Real Estate Market in the 1960’s and 70’s.  It is located near Cedar High School just off of 300 West.  Most of the homes are brick or have a lot of brick in them.  I have heard the style described as the Atomic Ranch House.  It is a neighborhood that is centrally located in Cedar City.

The Kayenta Subdivision is another of the older subdivisions in The Cedar City Real Estate Market.  It was built in the early to mid 1960's.  It is just West of South Elementary School.  Kayenta is a quiet neighborhood with large starter or move up sized homes.  There is some nice, mature landscaping in this subdivision.  It is still centrally located in Cedar City, not far from anything. 
There is currently one home listed for sale in our Multiple Listing Service at $149,900.  This particular home is approximately 1000 square feet on the main level with the same sized fully finished basement.

Cedar City Localism Post...Fight Like A Girl.... - 02/13/12 03:52 PM
I don't normally like to post this many posts in one day, but there is a really cool activity planned tonight.  It is called Fight Like a Girl.  When I was a kid this was a politically incorrect thing to say to other boys usually with the word you preceding the fight like a girl.  This is much better!  This is a benefit for 4 different pediatric cancer patients.  There are very few causes more valid than anything to do with Children fighting cancer!

The Cedar City Real Estate Market has some great smaller subdivisions.  Cove Ridge is one of those, it doesn’t have a lot homes, but the homes that are there are really nice ones.  Cove Ridge is staying in the same general area of town as the two Black Rock Subdivisions.  Cove Ridge is comprised of what I would call move up style homes. Cove Ridge is a subdivision that is still relatively new, and is a nice area with some great mountain views.

I have mentioned before that the Cedar City Real Estate Market has a few subdivisions with detached single family units mixed in with twin homes or duplex styled homes.  The Terraces at Black Rock is another of those mixed subdivision in Cedar City.  It is a newer subdivision built in 2005.  It is another subdivision that saw a lot of sales to investors initially.  It is on the East edge of the Black Rock Subdivision.

This past Ground Hog Day as have all other ground hog days in my lifetime was special.  You see I have a Dear Aunt whose birthday just happens to be February 2nd.  She was as much a Grandmother to me as she was an Aunt, I am sure that many of us have an Aunt or someone like my Aunt Golda.  Aunt Golda passed away a few years ago, but the reality is for the most part, we lost her many years ago.  She was a victim of Alzheimer's.  That is a horrible and insidious disease!!!!  As I reflected on my … (14 comments)

Cedar City Subdivisions...Black Rock Market Update - 02/09/12 04:22 PM
The Cedar City Real Estate Market has a few Planned Unit Developments, or PUD’s, The Black Rock Subdivision is one of those.  This is a well maintained PUD in so much I thought that it was newer than it is.  Black Rock was built around 1996.  I thought that it was built around 2000, but I was mistaken.  It is comprised of detached single family homes that are generally 3 bed 2 baths with anywhere from 1200 to 1900 square feet depending on the model.

The Cedar City Real Estate Market saw a lot of growth in the early to mid 1980’s.  The Cove Subdivision is one of those great subdivisions.  It has long been one of the more desirable subdivisions in the Cedar City Real Estate Market.  It is made up of single family detached homes.  Homes vary in size, and as the subdivision was built in phases, there are some homes that are a lot newer than the original homes.

Cedar City Subdivisions...Stone Gate Market Update 2/8/2012 - 02/08/12 01:07 PM
In the Cedar City Real Estate Market we have a few townhome subdivisions. Stone Gate is one of the newer townhome subdivisions that we have here in Cedar City.  Unlike most of the others townhomes, many of these townhomes have basements.  Like Eagle Point, it is located in the Northern part of Cedar City. 
These units were built in the past couple of years, some finished this year.  These are large units with just over 2000 square feet.  They are located near the Movie Theaters at the North End of Cedar City.

Eagle Point is another tremendous asset in the Cedar City Real Estate Market, this great condo complex is located at the North End of Cedar City.  It consists of two story and single story units.  The two story units were built in the mid 1990′s and are typically around 1600 square feet.  They boast fairly large bedrooms and a single car garage.

As I have mentioned in some of my other blogs, we enjoy working in several smaller communities besides Cedar City.  Today I am highlighting Brian Head.  Brian Head is a resort town, Brian Head Ski Resort is the main reason for the town. 
Brian Head has the distinction of being the highest city in the State of Utah.  At 9800 feet above sea level, it is in the clouds!  Just kidding, Brian Head is more than just a ski resort.  It is also a great summer destination to get out of the heat!

The Country Lane Subdivision is another great asset in the Cedar City Real Estate Market.  It is located on the West side of Cedar City near Iron Springs Elementary School.  This is a newer subdivision, built in the early 2000′s.  These are larger homes, some move up style homes as well as some starter homes.
There are currently two homes listed in our MLS, from the $153,000 to $249,000 range.  These homes are typically in the 2200 square foot range.

I mentioned in another subdivision blog that the Cedar City Real Estate Market has some great older subdivisions that were built after World War II.  The Imlay subdivision is nestled in among them.  The Imlay Subdivision is literally right next to the Max Lunt Subdivision, to the South. 
It is also very near the Campus of Southern Utah University.  It's homes were built a little later, the one home I found on the MLS was built in 1980.  It is also a very quiet subdivision with mature trees. The Imlay Subdivision is very stable the only sold I could find in … (3 comments)

Canterbury Court is another of our new subdivisions on the West edge of Cedar City.  It was built around the top of the market in 2007.  This is a nice starter home styled subdivision, with Twin homes (duplexes) and a few detached single family units. 
Currently there are 2 homes listed for sale in our MLS both are priced at $99,900.  These homes have around 1100 Square Feet of living space and have garages.

I know that Thursdays are usually the day for the Thankful posts.  The event that inspired (if that is what this is) did occur yesterday.  I was reading a post on Facebook that my younger sister Lori had written.  In her update she said that she may have lost a friend, but she was always going to stand up for what she believes in, even on Facebook.  That is so my younger sister!

One of the benefits of writing this series of posts on the subdivisions in the Cedar City Real Estate Market area, is that I find that I have overlooked some great subdivisions in my initial reports.  This has forced me to be a better Realtor and learn more about my market area.

This week I have gotten away from my blogs on the subdivisions in Cedar City, I need to get back them. Cedar Crest Subdivision is an interesting subdivision in Cedar City.  It is located near the Old Hospital, close to almost everything in town.  It was built in the late 1960's and early 1970's.  This is a subdivision that has seen a lot of investors buying rental properties.  There are also several homeowners that live in the subdivision.

In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions.  There is a mix of detached single family homes with some duplexes.  The Grant Subdivision was built in the mid 1990′s.  There are quite a lot of investor owners in this particular subdivision.

I have spent some time talking about the wonderful small cities in the Cedar City Real Estate Market and what a joy it is to be able to work in those cities.  I haven’t spent the time writing about the heart of the Cedar City Real Estate Market, Cedar City.  Cedar City boasts a population near 28,000, that doesn’t account for the students at Southern Utah University.
