In The Cedar City Real Estate Market there are several nice subdivisions that are just outside of Cedar City limits.  Buena Vista is one of the mature subdivisions in our market.  It is on the West side of Cedar City just off of Highway 56.  This is also a mixed subdivision of sorts, there are stick built homes as well as manufactured homes.

The Cedar City Real Estate Market has several great subdivisions that were built around 2000 to 2005, Equestrian Pointe is one of those great subdivisions.  This subdivision is in the Cedar City limits and there are still some lots available to build on.  Equestrian Pointe is an expansive subdivision that offers something for all types of buyers.

The Cedar City Real Estate Market has some subdivisions that were hit hard by the economic Downturn.  The Parks at Deer Hollow is one of them.  It is a subdivision with some outstanding potential in a nice setting.  The Parks at Deer Hollow is adjacent to the new Iron Springs Elementary School in Enoch.  It is a subdivision with just a few homes that have been built.

The Cedar City Real Estate Market has enjoyed and influx of many new subdivisions in the past 5 or 6 years.  Sycamore Trails is one of those new subdivisions. It is a subdivision of smaller, starter style homes.  Most homes are in the 1300 to 1500 square foot and larger range, it is a PUD.

The Cedar City Real Estate Market has some great town home subdivisions.  Bellemonte is one of those great town home subdivisions.  It is a PUD.  They are around 1400 square feet, and really are upcsale as town homes go.  They were built in 2007.  They are 3 bedroom 2 bath town homes.  Most have solid surface counter tops.

Here in Cedar City, we have a few subdivisions that are twin homes and or town homes.  Sage Park is one of the twin home subdivision.  It is a great first time homebuyer subdivision that was built in 2005.  This is a subdivision that investors bought heavily into, so there are a lot of rental properties currently in the subdivision.  The design on some of these twin homes was unique in that, the front entry was moved to the side of the house.  There currently are no homes listed for sale, but there are several listed as rentals.

Cedar City Localism Post Work Begins to Re-Open State Route 14 - 03/24/12 09:38 AM
I wrote a blog this past October that a landslide had closed SR14 up Cedar Canyon. 
Cedar City Localism Post...Alert Mudslide Closes State Route 14... This is a major road to places like Duck Creek Village, Cedar Breaks National Monument, Mammoth Creek as well as a major route to get from Cedar City to Kanab, Lake Powell.  Well, you get the idea, it is a major road that has been closed for nearly 6 months.  This closure has caused long detours and a lot of frustration as well as damage to the economies of these smaller communities and Cedar City.

Cedar Willows is another newer subdivision in The Cedar City Real Estate Market. It is on the North side of the City, near Canyon View High School, West of Interstate 15. It is a mixed subdivision of twin homes and single family homes. It was built for the starter home market, and has, in that past, had a lot of investors buying rental property. 
Because of the high investment buyers there are currently 20 homes for sale in Cedar Willows ranging from the $80,000 range to $280,000 for both sides of the twin homes.  It is a great little starter subdivision.  … (0 comments)

Another new addition to the Cedar City Real Estate Market is Hidden Hills Cove, it  is a new subdivision, it is comprised of what I would call mostly move up homes. They aren’t quite executive homes, but they are larger homes on lot sized between 1/3 and 2/3 acres.  
There are still home sites available.  Homes are listed in the $220,000.00 range currently. It is a new subdivision and is inside city limits.  There is currently one home listed at $215,000.

Cedar City Subdivisions...Castle Gate Market Update 3/21/2012 - 03/21/12 02:29 PM
Castle gate is one of the subdivisions in The Cedar City Real Estate Market that has really attracted the first time homebuyer and investors.  There are some larger two story homes in the subdivision but even they are built for the first time home buyer.  This subdivision is situated between the Bramblewood and the Bella Monte subdivisions.
These homes were built in the mid to late 1990's.  This was a subdivision that was hit hard with short sales and foreclosures.  There have been some great bargains in Castle Gate.

I don’t generally watch the News, any news, but last night the consumer reporter for one of the news station in Salt Lake City did a report about trademarks and Pinterest.  I thought that I would watch that, just to see if there was more information than what I had already heard of on the subject.  This has been all over the internet with warnings not to use someone else’s photos as your own.

Another great subdivision in the Cedar City Real Estate Market is The North Ridge Subdivision.  It is located in the county, just outside Cedar City limits, but near enough to still be a good option.  It is a new subdivision, which means that there are still several choice lots to build on.  It is located on the west side of the mountain.

East of the Mountain View Subdivision is the Utah Jones Subdivision.  It was also built in the late 1940's after World War II.  It is so similar to the Mountain View Subdivision, that if you didn't know where one starts and the other ends, you wouldn't which was which.
Utah Jones is east of the Mountain View Subdivision, thus it is closer to Southern Utah University.  Many of the homes are rental properties, in fact, our Iron County Board of Realtors office is in this subdivision.

Darcy has really gotten into the ABC show "Once Upon a Time", and I will admit that I too have sort of gotten into it.  It is becoming one of my guilty pleasures.  Some of the story lines are a little dark, but for the most part it is a show that brings back some old familiar memories of stories from my childhood.  I was lucky as a child, I had parents and older siblings who would read these and other wonderful stories to me.  I think that is where my love of reading comes from.

What factors are important to you as you plan where you're going to live.  Is it convenience?  Quality of schools?  Safety?  Commute times?  Climate?  Recreational opportunities?  All of these factors combined to make a quality of life.  I would add clean air, as well as other healthy environmental issues to the overall quality of life.  There are many other factors, health care, cost of living, things like that.  Everyone rates these items in order of importance.  To some climate conditions are much more important than cost of living, to others it is just the opposite.

In the Cedar City Real Estate Market one of the newer great subdivisions is Westview Estates.  By writing about it, I am staying in the county on the South West side of town.  These homes are all on at least 1/2 acre lots.  There is a good mix of homes in the Subdivision, some that would be considered upscale starter homes to larger more executive styled homes.
There are currently 3 homes listed for sale in the MLS ranging from $185,000 to $190,00.  If you wish to build your dream home, there are still many building lots available.

Bladen’s Diamond Hills is one of the upscale subdivisions in the Cedar City Real Estate Market.  It is located on the East side of Cedar City, against the mountain.  It is one of those subdivisions that rarely has homes come up for sale.  It is built with mostly custom homes, many of which are quite large.  Bladen’s is a small subdivision in number of homes, but ist still one of the premier locales in Cedar City

The FA Thorley Subdivision is one of our larger subdivisions.  It was built in several phases and is intersected by Interstate 15.  It is just South of Southern Utah University, and does go up on to Leigh Hill West of Interstate 15.  I am focussing on the area that is just South of the University.  These are great homes, both to buy to live in and to buy as investments and turn them into rentals for students.

This weekend, March 17th & 18th,  St. George is hosting the Thunder over Utah Airshow.  This show will feature the Navy Blue Angels!  This will take place at the St. George Airport this Saturday and Sunday.  The Blue Angels are only a small part of the aircraft that will be in the air show!  Tickets are $20 if purchased before the Air show begins, after than, they $25.  There is also an advanced purchase discount for parking.  $5 per vehicle, it will be $10 per vehicle the days of the show.

Cedar City Subdivisions...G R Parry Market Update 3/13/2012... - 03/13/12 01:00 PM
The GR Parry Subdivision is one of those great post World War II subdivisions in the Cedar City Real Estate Market.  It has the added advantage of being almost in the Center Part of Cedar City.  It is near Southern Utah University as well as shopping and the downtown area.
There have been 3 homes sell in the GR Parry Subdvision in the past three years, although currently, no homes are listed for sale in the MLS.  This is another quiet subdivision that is close enough to the University to be attractive to investors as well as homeowners.

The great thing about doing posts about the various subdivisions in the Cedar City Real Estate Market, is that I get to learn more about them as well.  It appears as though I have failed to include the Sky Ranch Subdivision in my initial series of posts.  I am going to remedy that today.

Garden Park Estates is one of the older subdivisions in Enoch.  Enoch, as I have mentioned in other blogs is about 5 miles North of Cedar City.  It is a great place to live, it has larger lots so your neighbors aren't right on top of you, and it gives you room to have your children play.

As I have mentioned the one really fun thing about working in the Cedar City Real Estate Market is that we have several smaller cities that we work in.  Parowan is one of those cities, it is also a City that is near and dear to me.  My mother was born and raised in Parowan as was my grandfather.  It is the county seat of Iron County and has a population roughly of 3000 people.

In doing updates to my series of subdivisions in the Cedar City Real Estate Market, I realized that there are several great subdivisions that I had overlooked initially.  Spanish Trails is one such subdivision, it is in Enoch.  It is a mixed subdivision of “stick built” and manufactured homes.  The subdivision dates back to the late 1970’s but there are several new homes located there as well.

Just in case no one in the Cedar City Real Estate Market has noticed, we are running out of inventory.  I know that may not be earth shattering news, I mean after all, Peyton Manning got released today!  We are really running out of inventory for the first time home buyer market.  In fact, homes listed under $135,000 that are in decent to good condition (and stick built) likely will have multiple offers within 24 hours after hitting the multiple listing service.  I am talking about single family detached homes.

After World War II there were many great subdivisions added to the Cedar City Real Estate Market.  College Vista is one of those great subdivisions.  It is also one of those subdivisions where there is almost no turnover.

Cross Hollow Hills is another great subdivision in the Cedar City Real Estate Market.  Cross Hollow Hills is just South of the  North Ridge Subdivision.  It is South and West of Cedar City, it is also in the County.  It is an older subdivision, by that I mean that it has filled in a lot more than North Ridge, it was built in the late 1990′s and early 2000′s.

We enjoyed a warm albeit very windy Tuesday.  The temperatures were probably around 60 degrees, but it felt like it was in the 40's with the wind.  I am glad that the storm held off, I had four real estate signs to put up!  Anyway, I took some shots of the clouds with my phone while we were out and about putting up the signs.

I know that typically we have the Thankful Thursday posts here at Active Rain, but I just have some thoughts rolling around in my head that I wanted to get out.  This Summer my Graduating Class from High School is having a reunion.  I, for one, am really looking forward to the reunion.  Sure I have kept in touched with my closest friends from High School, but the reality is that Cedar City is about 250 miles from Woods Cross, where I grew up and went to school.

Gemini Meadows is one of the newer subdivisions in the Cedar City Real Estate Market.  Gemini Meadows is another Twin Home or Duplex subdivision in Cedar City’s limits.  It is at the Northern edge of the City’s boundary.  It is another of the subdivisions that was built during our building boom of 2007.  It is also the one of the worst casualties that we have had to the ongoing financial crisis.

Another of the great new subdivisions in Cedar City Real Estate Market is the Old Farm Subdivision.  It is a new subdivision with plenty of lots to build on.  It is more of a larger home subdivision and no so much a starter home type subdivision.

In the Cedar City Real Estate Market, there is one Subdivision that is a 55+ community, Crescent Heights at Mesa Hills.  This is a subdivision within a subdivision.  It is part of Mesa Hills.  One of the nice things about Crescent Heights is that it is a walled community, and is at the top of Leigh Hill.  The new city reservoir is just South of the community.

The Neil Simon Festival just posted its Schedule for 2012.  There are some amazing plays being offered this Season!  This season with run from July 12th to August 11th.  The plays that are being offered this Summer are very familiar to most everyone.  “Proposals, The Odd Couple, The Goodbye Girl-The Musical, and Driving Miss Daisy.”

In the Cedar City Real Estate Market, Mesa Hills is one of if not the first upscale subdivision in Cedar City.  It was built in several phases from the early 1990′s.  There are currently no homes for sale in Mesa Hills.  This was a large development that is mostly built out.  There are some really nice homes in the subdivision.
Mesa Hills is a great subdivision.  It is located on the hill west of Interstate 15.  Mesa Hills is also conveniently located near shopping, schools and the new Aquatic Center.

Ironwood is one of the established subdivisions in the Cedar City Real Estate Market.  Ironwood is a great subdivision in that is centrally located.  Ironwood is just East of the Bicentennial Softball, Soccer and skateboard Park.  It is near the Walking Trail that follows along Coal Creek. 
The subdivision was built in the late 1970's and it is a little rare to find homes for sale in this subdivision.  Homes do come up every once in awhile, but usually only one at a time.  There is currently only 1 home listing for sale is at the $145,000 price.

This Saturday, March 3rd, Canyon View High School is hosting the 29th Annual Southern Utah String Music Festival.  This will be free to the public at take place from 8 AM to 5 PM.  This is a festival that will draw 300 musicians to Canyon View High to compete with solo and ensemble performances.
This event draws musicians from as far away as Idaho to compete.  The format is sort of mini recitals, with rooms for Violins, another for string ensembles etc..  This will be quite a show for those who love string music!  The musicians will be able to earn … (2 comments)

The name isn't very Politically Correct, but it is a very nice subdivision in the Cedar City Real Estate Market.  Indian Hills is situated on the South East side of Cedar City.  This is another very stable subdivision, there are currently two homes listed for sale.  This is a small subdivision of custom homes, built in the early to mid 1990's.  They are at the base of the hill.
