      <description>&lt;p&gt;One of the great things about living in the Iron County area is that there are several small towns that we work in besides Cedar City. &amp;nbsp;One of them is the town of Paragonah, it is approximately 20 miles North of Cedar City and is honestly one of the jewels in Iron County. &amp;nbsp;The name is pronounced &quot;Paragoonah&quot;, which is derived from a Native American word meaning sweet or good water. &amp;nbsp;This is a photograph to show just how picturesque the town is from Interstate 15. &amp;nbsp;This photo was taken from atop a bridge crossing I15:&lt;/p&gt;

&lt;p&gt;As you can see there are still several farms and ranches in and around Paragonah, but it sets in absolutely gorgeous surroundings.       <title>Bankruptcy and Fannie Mae</title>

&lt;p style=&quot;background: white;&quot;&gt;&lt;span style=&quot;font-family: Arial; color: black;&quot;&gt;Darcy and I have a deal that we thought would sail through, a great buyer with her financing in place, a town home that she absolutely loves and an accepted offer from Fannie Mae. &amp;nbsp;The problem is that Fannie Mae doesn't actually own the home yet. &amp;nbsp;The home was included in the previous owner's bankruptcy which was filed just prior to the actual foreclosure. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p style=&quot;background: white;&quot;&gt;&lt;span style=&quot;font-family: Arial; color: black;&quot;&gt;With all of the foreclosures on the market here and everywhere, the Title company initially thought that it was just a clerical error and that Fannie Mae probably owned the home, but that we needed to verify whether it did or not. &amp;nbsp;Apparently it doesn't, at least not yet, the bottom line is that someone screwed up! &amp;nbsp;Our buyer is a first time home buyer and was looking forward to the stimulus credit to do some repairs to the unit and was sure that she was going to miss out on this opportunity!&lt;/span&gt;&lt;/p&gt;
&lt;p style=&quot;background: white;&quot;&gt;&lt;span style=&quot;font-family: Arial; color: black;&quot;&gt;I am glad that Congress and the President agreed to extend this program, I will be honest, this is the only part of the bail out/stimulus package that made sense to me. &amp;nbsp;I would have agreed with money being spent on rebuilding infrastructure, but that is another topic for another blog. &amp;nbsp;Anyway, there is a sliver of silver lining for our client with this extension passing, now we have more than 3 weeks to get things worked out.&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;Right now in history it seems that there is a lot of doom and gloom prevalent in the world. &amp;nbsp;It is way too easy to get caught up in the misery of the World. &amp;nbsp;If we are to rise out of this we need to not fall prey to the doom and gloom philosophy that is permeating our lives. &amp;nbsp;Regardless of how dark it may seem, we need to look for the silver lining in the clouds of despair that hover over us!&lt;/p&gt;

      <title>October Statistics</title>
      <description>&lt;p&gt;I sat down and figured out our October Sales Statistics for the month of October. &amp;nbsp;We Had 49 properties sell, the gross sales amount in dollars was $7,856,705. &amp;nbsp;Not bad, that is up from 25 sales in the previous month. &amp;nbsp;The Original sales price combined of the sold listings was $8,699,681. &amp;nbsp;The Final listing price was $7,782,207. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;That meant that we were doing a better job of listing properties correctly, as the sales price was 89% of the Original Listing price. &amp;nbsp;The Sales price was at 94% of the Final listing price. &amp;nbsp;Our average Days On Market is 169 days, with the shortest time on Market being 16 days.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I know that I should have put this information in a graph form, but I spent a lot more time gathering the data than I had intended and am getting pressed for time before an appointment. &amp;nbsp;I hope that this trend will continue, I think that for at least this month, November, we will see a lot of deals as people were trying to get deals done prior to the end of the stimulus money.&lt;/p&gt;

      <title>Wordless Wednesday....Summer Remembered</title>
      <description>&lt;p&gt;I thought that I would add another reminder of the summer that we left behind. &amp;nbsp;It has snowed here for the past two days, and I should go and take photographs, but it is cold, and I am fighting a chest cold. &amp;nbsp;So I thought that I would remember warmer times, in some sort of positive thinking to help get past this chest cold.&lt;/p&gt;
&lt;p&gt;It is a peony, which is a flower that my parents had in abundance in our yard when I was a child. &amp;nbsp;To me, they have always meant summer as their beautiful flowers make their entrance (at least here) usually around Memorial Day.&lt;/p&gt;

      <title>Cedar City Climate....................</title>
      <description>&lt;p&gt;We have enjoyed a really nice couple of weeks weather wise. &amp;nbsp;Yesterday and today we have been receiving snow flurries with some small accumulation here and there. &amp;nbsp;I am sure that Brian Head will probably get 6 to 10 inches out of this storm. &amp;nbsp;It isn't all that unusual to have snow at the end of October in the valleys, I can remember a year in Northern Utah where we had 6 or 8 inches before Halloween. &amp;nbsp;That wasn't a great Trick or Treating year!&lt;/p&gt;
&lt;p&gt;That is one thing to remember about this area, we do have all four Seasons. &amp;nbsp;Autumn will come back for a couple of more weeks after this storm system clears out. &amp;nbsp;We will then have Winter, which is not my favorite season. Winter typically lasts from the end of November to at least Mid February. &amp;nbsp;We will have storms come through, but usually things begin to warm up in February. &amp;nbsp;We generally have a week of really cold temperatures. &amp;nbsp;(At least for here they're cold, there are many places much, much colder.) &amp;nbsp;This is generally the first week or so in January when the temperatures hover in the zero degree range.&lt;/p&gt;
&lt;p&gt;Springs here are generally nice, we will still have snow storms come through the area which typically will still drop a few inches of snow, then once they clear out it usually warms back to Spring like weather. &amp;nbsp;The really warm temperatures will generally begin around the end of April to the middle of May, with Summer like Temperatures usually by Memorial Day. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Summers are usually hot and dry, temperatures will be in the mid 90's most of the Summer, again there is generally a week to 10 days of temperatures over the 100 degree mark. &amp;nbsp;Then by mid September, the heat begins to subside and cooler nights and pleasant days are the norm.&lt;/p&gt;
&lt;p&gt;This is a very general and brief over view of the weather here in Cedar City. &amp;nbsp;This is not carved in stone, this past summer was mostly cool and wet until nearly August for example. &amp;nbsp;There is a joke around here that if you don't like the weather, wait 5 minutes it will change. &amp;nbsp;Another thing about Cedar City is that we are near the mountains, which means that we do enjoy winds and breezes almost everyday. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another to remember if you are going into the mountains, be like the Boy Scouts and Be Prepared! &amp;nbsp;Good tires and in the winter tire chains are often required if you don't have a 4 Wheel drive vehicle with good tires. &amp;nbsp;Another thing to keep in mind is that these are mountain roads, and because of the danger are not plowed at night, when in doubt, wait until morning if there are storms in the area. &amp;nbsp;Because of our elevation even the Interstate can become very treacherous to drive. &amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;I could go on and on putting photos of the area on here, but Darcy said that I should stop, that I should save some of these other photos for later. &amp;nbsp;As usual, she is probably correct. &amp;nbsp;I don't want to inundate you with photos. &amp;nbsp;I will say this, we have seen a huge increase in Real Estate activity this week. &amp;nbsp;We are hoping that each of you enjoy the photos that we have posted. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;We also hope that you all have a Great Weekend, and may you all see an increase in business in Real Estate activity! &amp;nbsp;I have been thinking about Sally Cheeseman's challenge and now that the contest is over, I would like to say that it is hard to compare life before and life with Active Rain. &amp;nbsp;How to you compare darkness and light?&lt;/p&gt;
&lt;p&gt;That is what it was like before and after or with Active Rain! &amp;nbsp;Before I had so many questions that no one either could or would not &amp;nbsp;answer. &amp;nbsp;Now I ask a question and get dozens of people with answers or solutions. &amp;nbsp;Before I had a small snippet view of real estate in just our area. &amp;nbsp;Now I realize just how localized real estate is, each market is different. &amp;nbsp;Things that work in some markets don't work in other markets. &amp;nbsp;There are many things that affect all markets but that doesn't change the differences in local markets.&lt;/p&gt;
&lt;p&gt;The best thing is all the amazingly talented and brilliant people here on the 'Rain! &amp;nbsp;I have so many people whose opinions I trust completely, those same people I had no idea who they were before the 'Rain. &amp;nbsp;I find myself looking forward to the blogs of many of you, in fact, too many to write down here. &amp;nbsp;I will forget someone and that would be something that I would hate to do. &amp;nbsp;All of you are too important to us for that!&lt;/p&gt;

      <title>More Foto Friday... The Writing's on the Wall</title>
      <description>&lt;p&gt;This is another photo taken in Capitol Gorge which is in Capitol Reef National Park. &amp;nbsp;There is a section where the old road used to pass through Capitol Gorge (before US Hwy 24 was completed farther north), where many of the early residents of the area scratched into the rock wall. &amp;nbsp;The ones that interested me the most are the WLC (the C is pretty faint), they were scratched there by my late father. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a kid, I wondered why he would never take me down to look at this part of the Park. &amp;nbsp;I guess that as he got older, he was embarrassed by the actions of his youth.&lt;/p&gt;

      <description>&lt;p&gt;I just finished the NAR's Web 2.0 Certificate Course.&amp;nbsp; I will admit that I wasn't as excited about this course as I was about the e-Pro Certificate Course.&amp;nbsp; I should have been a little more excited about it, it has some good information.&amp;nbsp; There was quite a lot of material on stuff that I thought that I already knew, but like it is with most things; the more you think that you know, the less you actually know.&lt;/p&gt;
&lt;p&gt;One of the aspects of Web 2.0 that I hadn't thought about was developing a plan for my Social Networking, not just here on the'Rain, but in the other sites like Facebook or Myspace.&amp;nbsp; Like I said it was a good course, one of the concepts that I like was that of join many Social Networking sites, but really be active on just a few.&amp;nbsp; I like that also, I don't have the time to put into each of these sites.&amp;nbsp;&lt;/p&gt;

      <title>Board Tour and Luncheon</title>
      <description>&lt;p&gt;Yesterday was our monthly Iron County Realtors Board Tour and luncheon. &amp;nbsp;It was a good luncheon, next years officers on the Board of Directors were installed and the ones that were lame ducks were relieved for a lack of a better word, of their duties. &amp;nbsp;Ron Adams has served as the President of the Board of Realtors in Iron County for the past year has done a very good job as have the outgoing directors.&lt;/p&gt;
&lt;p&gt;It will be interesting to see what the new President and Board Members will focus on. &amp;nbsp;I know that we're in good hands. &amp;nbsp;The yearly awards were also given out, Darcy won the Board's Special Service Award. &amp;nbsp;She is the Director over the Multiple Listing Service and puts in a lot of time trying to make things go smoothly with our Multiple Listing Service.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The worst part of this was I have known that she was receiving this award for over 3 weeks, the other members of the Board asked me for a brief biography of Darcy, for the award. &amp;nbsp;If you think it's easy to keep a secret from your spouse for several weeks, try keeping it from your spouse who is also your business partner and your main memory reminder! &amp;nbsp;I did my task, she was completely surprised! &amp;nbsp;It was fun watching her become embarrassed as she realized that they were talking about her.&lt;/p&gt;
&lt;p&gt;It is an award that she fully deserves, she really does spend more than 25 hours a week trying to fix different issues with the Multiple Listing Service as well as complaints that agents aren't entering listings correctly according to the rules of the Multiple Listing Service. &amp;nbsp;There are weeks when I think that she should be on salary for all the time that she puts into it.&lt;/p&gt;
&lt;p&gt;Our office also had the Top Agent award Winner, Joyce Sherratt, which was a good thing. &amp;nbsp;She really does deserve that honor, she is such a great example of what a Realtor should be, she is battling Cancer, yet I have never seen her when she wasn't smiling and happy to see you. &amp;nbsp;What an unbelievably nice person, as well as being a great Realtor.&amp;nbsp;&lt;/p&gt;

      <title>Making a list and checking it Twice</title>
      <description>&lt;p&gt;I usually kid Darcy about her lists. &amp;nbsp;She makes them for every project that we do, whether it is going out of town on vacation, painting the house and everything in between. &amp;nbsp;I shouldn't kid her, this is what most of the efficiency experts tell us to do so that we're more productive. &amp;nbsp;While Darcy does her lists on yellow legal pads, there are a lot of other things that we can use, from PDA'S, to planning systems both paper and computer based. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Like I said, I should not be giving Darcy a bad time about her lists, it does help you maintain focus and not allow the details to fall through the cracks. &amp;nbsp;I would suggest that we should be doing this in our daily activities. &amp;nbsp;We should prioritize our tasks then focus on them in order of priority until they have been completed. &amp;nbsp;This keeps our minds from wandering, or from putting off things that we find unpleasant even if they are necessary to accomplish.&lt;/p&gt;
&lt;p&gt;There have been books and series of books written on this subject of time management and lists, entire companies and fortunes have been built on this training. &amp;nbsp;I am not saying that I am any type of expert, but I would suggest that you start small, by small, I mean a short list of things to do each day. &amp;nbsp;I would also suggest that you include some personal goals in this daily list, things like exercise, spending time with family or what ever. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would suggest that you pick at least 6 to 10 things to do to grow your business along with the personal items. Things to include would be prospecting (you choose the method most effective for you), doing client follow up ( I would write down each client that you need to contact that day. &amp;nbsp;That way no one is overlooked.), writing a blog here on Active Rain, emails, other phone calls, following up with the support agencies (appraisers, loan officers etc.,). &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The other reason for doing things by using lists is that there is something empowering about checking things off of a list. &amp;nbsp;There is also something empowering about looking at the end of the days list and seeing everything checked off. &amp;nbsp;It builds confidence and helps you know that you're doing the most productive things you can be doing each day. &amp;nbsp;&lt;/p&gt;

      <title>Training......</title>
      <description>&lt;p&gt;We have been to so many seminars and trainings the past several weeks that it has been difficult to go through and digest all of it.&amp;nbsp; There are always things in a training session that you know won't fit into your style of doing business.&amp;nbsp; That being said, there are almost always several good ideas to incoporate into your business plan, whether it's a technique to stay motivated while prospecting or a new way to stay organized, there are generally a few nuggets in each presentation.&lt;/p&gt;
&lt;p&gt;One of the gems that I took away from a CE class on Business Planning taught by Rick DeLuca was the concept of not doing many things, but doing fewer and doing them very well.&amp;nbsp; We all know that when we see something new or a client calls and asks if we would consider branching into something new, like commercial real estate or property management, our first inclination is to say something like &quot;Sure!&quot;&amp;nbsp; That goes against what Mr. DeLuca taught.&lt;/p&gt;
&lt;p&gt;His concept was to find a couple of ways to find or generate new leads that we're good at and master them.&amp;nbsp; The same with listing presentations, marketing, and, in fact, all aspects of real estate.&amp;nbsp; He did caution that when something new comes along, he used the Internet for example, we need to embrace it when it alters the way that business is done.&amp;nbsp; We need to incorporate that into our business plans and use new technology to help our focus, not necessarily to alter it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I really liked that concept.&amp;nbsp; I don't know about anyone else, but it seems like each book we read, or seminar that we attend, there is a new thing that we're being shown that we could add to our way of doing business.&amp;nbsp; I do believe that if there is an idea, technology, or concept that is better than what we're doing currently then we should replace the old with the new rather than add something else to what we are doing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;To illustrate what I am trying to say, imagine trying to hit and knock  over a can by throwing a rock at it.&amp;nbsp; You can fill your hand with a lot of small gravel and throw it at the can&amp;nbsp; You will probably hit the can, but most likely won't knock it over.&amp;nbsp; What I am saying is that if you pick up a larger rock, one that you can still easily throw and hit the can with it, you will have a better chance of knocking the can over.&amp;nbsp;&lt;/p&gt;

      <title>Economic Indicators</title>
      <description>&lt;p&gt;I have mentioned that we were at the UAR Convention last week.&amp;nbsp; This was a blessing for me as my older brother lives near where the convention was held in Midway, Utah.&amp;nbsp; It was great to visit with him, he had both of his knee joints replaced in May, and I haven't had a lot of time to visit since then.&amp;nbsp; He suffered an economic downturn as he was off healing, the shop where he was the head mechanic and shop foreman was closed by the parent company.&lt;/p&gt;
&lt;p&gt;He is a Diesel Mechanic, and worked for a Moving and Storage Company for 21 years.&amp;nbsp; They decided, (foolishly, in my opinion) that it was better for them to outsource the service and mechanic work for the company.&amp;nbsp; It wasn't as though it was a large shop, my brother and 2, sometimes 3 other mechanics.&amp;nbsp; They were all given a small severance package and let go.&lt;/p&gt;
&lt;p&gt;My brother is in his late 50's, he indicated that this is the first time in 40 years of working as a full time employee in various fields that he has used the unemployment insurance that he has paid into all that time.&amp;nbsp; I will admit that I have never used this either, but as Darcy and I were talking about the situation, Darcy commented that would be an interesting indicator of the economic circumstances.&amp;nbsp;&amp;nbsp; &lt;strong&gt;How many people are using umemployment insurance for the first time in their careers?&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;

      <title>Being a Professional...............</title>
      <description>&lt;p&gt;I am not singling out any particular person, but I do think that being a professional has certain tasks that need to be followed.&amp;nbsp; I have mentioned several times that Darcy and I were out of Cedar City at the UAR Convention.&amp;nbsp; While we were driving up, Darcy, who answers the phone while we're driving because my job is to drive, received a phone call from a listing agent telling her that the property that our client put an offer on the previous Friday had gone into a &lt;strong&gt;Multiple offer situation&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;This is great, we are on Interstate 15, 150 miles north of Cedar City, so she called and one of the great agents in our office, who agreed to meet with our client on our behalf as the broker was unavailable to fill out the clients &lt;strong&gt;highest and best offer.&lt;/strong&gt;&amp;nbsp; This is great, Darcy had told the listing agent that we were out of town and that we would be back after the convention but to &lt;strong&gt;please call her either way the seller decided.&lt;/strong&gt;&amp;nbsp; That way our client wasn't left dangling.&lt;/p&gt;
&lt;p&gt;This happened on &lt;strong&gt;Monday&lt;/strong&gt; afternoon.&amp;nbsp; On &lt;strong&gt;Wednesday Morning&lt;/strong&gt;, Darcy was wondering why she hadn't heard from the agent, so at a break from the classes, she called the &lt;strong&gt;listing agent&lt;/strong&gt;.&amp;nbsp; The agent said that our client's offer had not been accepted, that she had sent the agent from our office the fax.&amp;nbsp; We knew that this was strange, it was completely out of character for our friend at our office not to call us.&amp;nbsp; Darcy did indicate that she really would have liked a phone call from the listing agent.&lt;/p&gt;
&lt;p&gt;Darcy then called our friend in our office, who was surprised to hear that he had been contacted by this listing agent about our client.&amp;nbsp; So he checked our box, and sure enough there was a fax in our box from the listing agent &lt;strong&gt;addressed to us&lt;/strong&gt; stating that our &lt;strong&gt;client's offer had not been accepted.&lt;/strong&gt;&amp;nbsp; How hard is it to stop and make a phone call??????&amp;nbsp; Is that the way that a professional acts?&amp;nbsp; I hope not!&amp;nbsp; Attitudes like that are sure to bleed into our &lt;strong&gt;customer service&lt;/strong&gt; and, in this case, were we not also the client of the listing agent?&amp;nbsp;&lt;/p&gt;

      <title>Foto Friday Mountain Waterfall</title>
      <description>&lt;p&gt;Once again this is a photo from Provo Canyon in Northern Utah.&amp;nbsp; It is very beautful.&amp;nbsp; I didn't take a photo of the more famous Bridal Veil Falls, but rather a smaller waterfall a little East of Bridal Veil Falls.&amp;nbsp; Like I said in my other Foto Friday Post, you can see why I love calling Utah home!&amp;nbsp; The sky was really hazy, but we thought that it was still really beautiful!&lt;/p&gt;
