The Del Sol Subdivision is one of the Gems in the Cedar City Real Estate Market. It is located south of the Cove Ridge Subdivision. It is a smaller subdivision of custom homes. It was built in the early 2000's. These are really nice homes. It is a very stable subdivision, in fact there are no homes listed for sale currently, and have only had 1 home sell in the past year. These are typically on slightly larger lots .3 up to .5 of an acre, and most of the homes offer views. Market Update 4/26/2012: There are currently no homes (4 comments)

Valley Circle Subdivision is another of the subdivisions that were built in the early 1950's. Cedar City and the Cedar City Real Estate Market had a minor boom after World War II. The Iron Mines West of town were going full tilt, and America needed the iron to build freeways and the cars to run on them. At this point in Utah's History up into the mid 1970's, Iron County had the highest per capita income in the State of Utah. I wish that were still the case, anyway many new schools were built, as were many homes. The Valley Circle (5 comments)

The Cedar City Real Estate Market has a few subdivisions that are estate or gentleman’s ranch sized building lots. One of the newer of these type subdivisions in Iron County is Red Canyon Estates. It is located between Parowan and Summit on Old Hwy 91. These are homes on acreage. They were started around 2002 and are still being built. These are mostly upscale homes on parcels of land 5 acres and larger. Some of the lots are in the trees on the hill. This is another subdivision that really has suffered in the market downturn. Allard Ranch is another of the estate or ranch styled subdivisions in the Cedar City Real Estate Market. Allard Ranch is another subdivision that is closer to Parowan than it is to Cedar City. It is off of Old Highway 91 between Parowan and Summit. It is a subdivision that I have always liked. These are custom homes on acreage, 2 pluse acres per lot. There have been no homes sell in this subdivision in a long while. Allard Ranch Estates was began in the early 2000's and although there are currently no lots showing up on our MLS, there are (0 comments)

This is the week that we go to RE Bar Camp Phoenix. We are looking forward to getting away for a couple of days. We are a little apprehensive of the 30 degree jump in temperature that we will be seeing. I am also looking forward to seeing some more of these guys, they sort of grow on you once you have seen them up close!

The Cedar City Real Estate Market has a few subdivisions that have great potential, but were started just about the time that the real estate bubble burst. Rancho Bonita is certainly one of those. Rancho Bonita is one of the subdivisions that are a little removed from Cedar City. Rancho Bonita is another of the subdivisions with large lots they are 1/2 acres. This is a subdivision that offers great mountain views. It is quiet, and laid back. This was another subdivision where you were able to bring your own builder. In the Cedar City Real Estate Market, Canyon Gate is one of the new and exciting subdivisions in Cedar City. It is the Northern most subdivision on the East side of Cedar City, at least for now. It features mostly custom homes, and as I mentioned is one of the newer subdivisions in the City mostly built after 2005. There is a walking trail and great views that come with homes in this subdivision. Currently there are 7 homes listed for sale from the $220,000 range to the $400,000 range. Stillwater Estates is another great, newer subdivision in the Cedar City/Parowan Real Estate Market. It is West of Maple Springs, on the Southwest side of Parowan. Like Maple Springs it is accessible from 200 South which is what Exit 75 turns into off of Interstate 15. Stillwater Estates is also a move up subdivision, with custom homes on larger lots, .5 of an acre. It is near the mountains, and consequently Brian Head. This subdivision started in 2005 and has some lots left to build your dream home on. There is currently one home listed for sale on our MLS for (7 comments)

The Cedar City Real Estate Market has several subdivisions that were casualties of the bursting Real Estate bubble. Sunrise Meadows is one such subdivision. That doesn’t mean this isn’t a great subdivision! In fact there have been several new homes built in the past few months. Sunrise Meadows is northwest of Cedar City about 8 miles. The homes are all on 1/2 acre lots and are a minimum of 1300 square feet. You can bring your own builder for a custom home. There are still lots left for that, there are currently two homes listed in this subdivision they are (7 comments)

In the Cedar City Real Estate Market, Willow Wood is another really nice subdivision of mostly starter to move up homes. It was built in the early to mid 1990's and is North of Canyon View High School. It is mostly ranch style homes with basements, although there are a few two story homes. It is also a nice quiet, most of Cedar City is quiet, it is one of our selling points! The yards are mainly .20 of an acre. The Cedar City Real Estate Market has several homes in Cedar City that were built in the 1980′s, one of these is the Bramblewood Subdvision. Bramblewood is located at the Northern end of Cedar City, near Interstate 15. Bramblewood like many of our subdivisions, in that it has duplex styled “twin homes” as well as detached single family homes. These have been popular with first time buyers and the twin homes have also been popular with investors. There are currently 4 homes listed for sale in Bramblewood, ranging from $74,900 to $199,000. About the only Newspaper that I read is the local weekly. Why do I read it, because the stories inside affect me and my home. I find out things about the community that I may have missed in my day to day life. I also get to keep up with who is getting married, who has done what and well, you get it. Today, I learned that Southern Utah University is getting a Natural History Museum. The Garth & Jerri Frehner Museum is in the Science Building at Southern Utah University. It will have it’s Grand Opening on May 5th. (8 comments)

The Cedar City Real Estate Market has some subdivisions with enough ground to be gentlemen’s ranches. The Flying L Ranches is one such subdivision. The Flying L Ranches Subdivision is just outside of the Cedar City boundaries. It was built in several phases, beginning in the late 1990's to the early 2000's. The homes that I am highlighting are in phase 2 of the development. The Subdivision is comprised of larger move up or custom executive homes on large lots. The newer phases they are on 1/2 acre lots. The original phase had 1 acre lots.This is a very nice subdivision. (4 comments)

I have written many blogs about the subdivisions in Cedar City, but honestly we work in several cities. Parowan, Enoch, Kanarraville, Paragonah, Brian Head and New Harmony are the ones that we choose to work in. We also work in New Castle, Enterprise and Beryl, although those areas are not our specialty areas, we do work out there. Another of the newer subdivisions in Cedar City/ Parowan Real Estate Market is Maple Springs. It is on the Southwest side of Town, and is what I would call a move up to a custom home subdivision. I have been praising the local businesses which have been assisting with our local Relay for Life in the fight against cancer. This week it is Chili’s who is stepping up and assisting. On Thursday, April 12, from 11 AM to 10 PM, Chili’s will donate 15% of the proceeds to Relay for Life. I really do appreciate it when businesses, even chain type businesses, realize that they are part of a community and gets involved in great causes! I have mentioned that in the Cedar City Real Estate Market there are several smaller cities that are extremely delightful little cities. Paragonah (pronounced Paragoonah) definately qualifies as one of these little gems. If you are really looking for a quaint, quiet place to live, Paragonah may just fit the bill. This town is approximately 4 miles North of Parowan and is still small enough that it doesn't have a school. What it does have is a nice variety of homes. The Cedar City Real Estate Market has several subdivisions with fewer than 25 homes. The North Field Addition Subdivision is one of those great smaller subdivisions. It was mostly built out in 2002, and is what I would call an upper starter home type of subdivision. The homes are slightly larger than most starter homes, but they sort of fall in between the size of homes that you would call the “move up” homes. The Homes are between 2200 and 2600 square feet. The lots are typically .22 to .25 acres. The North Field Addition subdivision is in Cedar City (4 comments)

Occasionally something comes up that is so important, that even when the subject matter is deplorable, you still have to bring it to people's attention. This is one such subject, Human Trafficking. This is something that I was aware of, but I had no idea how broad and far reaching the problem is. Southern Utah University is hosting a 3 Day Conferences discussing Human Trafficking. This is something that I knew existed, but quite honestly had no idea the scale to which it continues to exist. The Cedar City Real Estate Market added some really nice subdivisions in the mid 1990’s. Cobble Creek is one of those really nice additions. Cobble Creek is located in the Northern Part of Cedar City. It is made up of starter to move up homes which were built on lots fromv.25 to .3 of an acre. There are currently three homes listed for sale in the Cobble Creek Subdivision ranging in price from $117,000 to $198, 000. One of the Great Subdivisions in the Cedar City Real Estate Market is Fiddlers Canyon. It is a large subdivision built in 9 phases at the Northeast part of Cedar City. It borders the Ashdown Forest Subdivision. Fiddlers Canyon mainly consists of move up style homes, but there are some custom homes, there are also some customized tract type homes. I should add that there are some twin homes as well, but it is mostly a “move up” subdivision. This is another of the subdivisions that have been a staple of the Cedar City Real Estate Market since its inception in (0 comments)
