john dietz: Why Are You Calling Me - 04/25/14 10:28 PM
One of our goals for to 2014 was to grow our team and expand to locations outside our base market in Palm Harbor Florida.  Part of our strategy has been to call Realtors in the areas we want to work and we have a very specific criteria for what we are looking for.  In other words we are not just calling anyone.  So, if you were to receive a call from The Dietz Team regarding the possibility of going into business together, how would you feel about that?  Most of the people we call are at the very least polite and … (0 comments)

john dietz: We Didn't Have A Realtor - 12/29/13 01:04 AM
At a recent Christmas party, I was in a conversation with one of the guest who had recently bought a home.  No big surprise there as most of my conversations turn to Real Estate, but not by me by the way.  it's not always my favorite subject.  I would rather talk about my children, my faith or football most times but as soon as someone finds out that I am a Realtor, it's time to talk about Real Estate.  Don't get me wrong, I love my profession and I love helping people.
Anyways, as the conversation usually goes, I asked about their experience … (2 comments)

john dietz: No Big Deal - 12/27/13 02:47 AM
As a  professional Real Estate agent and as a Trainer-Coach and Speaker my biggest Aha in 2013 is the same one that I unfortunately have to learn over and over again.  We as Real Estate agents  and I guess it's this way in any commission paying job, have a tendency to become very attached to the results.  In other words, we need the deal because we want to get paid.  This can be a big problem for many reasons.
When we need a deal we have a tendency to push and it becomes about us.  When we do this, the natural reaction on our … (0 comments)

john dietz: Fed Up With Christmas - 12/24/10 01:50 AM
I grew up poor.  My parents had four children in a small 800 sq ft 2 bedroom home with 1 bath for 6 people to share.  To me, you were rich if you had central AC and a car newer than 10 years old that didn't need jump started every time you had to go somewhere.  And yet, I have nothing but fond memories of Christmas time.  Some how, my parents always found a way to have gifts under our tree but that wasn't the reason we were happy.  Christmas was just different then.  Schools were still allowed to celebrate Christmas … (3 comments)

john dietz: Employee Loyalty - 07/23/10 12:55 AM
The local newspaper here wrote an editorial recently stating that LeBron James free agent move from the Cleavland Cavaliers to The Miami Heat is "just another example of the lack of employee loyalty"  in today's marketplace.  He referenced that in times past, people were loyal to their employers and that Lebron James was somehow a bad person for taking the "free agent" offer for a better job and more pay.
This struck me mainly because I also have made a free agent move recently from my previous broker to join Re/Max Realtec here in Palm Harbor, Florida.  I suppose I am … (0 comments)

john dietz: Shift Your Mindset To Match The Market - 04/10/10 07:41 AM
Why is it that every-time I go out to eat, the waiter or waitress is a inactive Realtor?  Why is it, that every time I tell someone that I am a Realtor they reply with "I am sorry to hear that.  My own Mother feels sorry for me.  In all seriousness, this is the best market I have ever been in as a professional Real Estate Agent.  I heard a great quote that would probably apply here: "instead of praying for the rain to stop, we need to learn to dance in the rain."  I LOVE the rain.  Don't get me … (4 comments)

john dietz: Save The St. Petersburg Pier - 01/08/10 09:48 PM
The landmark Pier in the heart of St. Petersburg is a unique piece of Florida architecture that offers visitors a chance to experience the waterfront along Tampa Bay. Located at the end of a mile-long approach, this five-story inverted pyramid features shops, restaurants, its own aquarium, live music and even boat docks.
On the ground floor of The Pier you can stroll through unique shops or grab a quick snack, and just outside a variety of activities are offered.
Simply known as The Pier, it is anything but simple. That is evident as you enter the fascinating inverted-pyramid design. A breathtaking centerpiece of … (7 comments)

john dietz: Wishful Thinking Or Planned Success For 2010 - 01/02/10 04:24 AM
So whats your plan 2010?  Are you a goal setter, a optimist or do you believe it's all a matter of fate.  Two things struck me recently and not for good.  One was an article in The Saint Petersburg Times which said their was zero good from the last decade and the other was a conversation I heard in passing where one individual asked another "are you ready for the new year?  Her response was "you bet, I am so happy to have this crappy year behind me and ready for a better 2010.  Problem is I know this person and … (4 comments)

john dietz: Open Houses Don't Work - 09/20/09 06:48 AM
Are you kidding me?  If you opened this thinking you were going to find another blog on what a waist of time   open houses are,  I am sorry to disappoint you but this is actually a blog on just the opposite.  Open house do work.
I am actually writing this from an open house I am holding in Palm Harbor Florida.  So far I have been here 60 minutes and have had three couples visit me.  I scheduled follow up CMA appointments with two of them and got complete contact information from all three.  All three need to sell and two of … (7 comments)

john dietz: I'm Not Giving My Home Away - 09/07/09 07:06 AM
I'm not giving my home away! Heard this lately?  As a Real Estate professional and trainer I spend a lot of time studying my scripts.  It seems home sellers have been studying their scripts as well except so far they have only learned one;  "I'm not giving my home away."
This feeling is understandable considering the real estate market here in Palm Harbor, Florida has declined by 40 to 50% since 2006.  With a few exceptions though, most of these people are the same sellers that made 15 to 20% per year gains on their homes from 02 to 05 and I don't … (5 comments)

john dietz: What I Learned From Nick Vujicic - 09/07/09 02:59 AM
I recently attended Keller Williams Annual Mega Agent conference in Austin Texas and like every year before I came away with pages of notes, aha's and action items.  Education and culture are two of the reasons I joined Keller Williams in 2002 and remain an advocate today.  Part of our culture is bringing in guest speakers like Nick Vujicic.  When I first read the agenda for this years conference and saw that we were going to have Nick as a guest speaker I was excited because I had heard Zig Zigler speak about him and was excited to hear his story.  … (3 comments)

john dietz: No One Cares How Long You've Been A Realtor - 08/21/09 12:06 PM
I recently had the pleasure, no wait I mean the displeasure of dealing with another one those agents who feel the need to tell everyone how long they have been a Realtor.  We were discussing a normal part of the transaction when she whipped out a "I've been a Realtor for 30 years sweetie.     Gag!
First of all, why do these agents feel the need to announce to the World how long they have been selling Real Estate?  Second, why is it always 30 years, never 22, 23 ,28 but always 30.  It's almost like some strange board game that when you pass … (7 comments)

john dietz: One Nation Under God - 08/14/09 10:04 PM
Students, teachers and local pastors are protesting over a court case involving a northern Florida school principal and an athletic director who are facing criminal charges and up to six months in jail over their offer of a mealtime prayer.     How dare these people pray!?! I like the line that says "....the district also agreed to forbid senior class President Mary Allen from speaking at the school's May 30 graduation ceremony on the chance that the young woman, a known Christian, might say something religious." A known Christian!!!! No wonder the ACLU had to step in and stop this before riots … (1 comments)

john dietz: Using Market Statistics To Increase Your Sales - 08/09/09 05:47 AM
The latest report just came out from the Pinellas Realtor Organization for residential sales in Pinellas County Florida and the data is very encouraging.  The Absorption Rate for June, 09 was 11.1% up from 7.3% for  June, 08.  Also interesting is that 11.1% represents the highest absorption since Jone of 06.  Great news right?  I think so but before we send out invitations to a "The Market is Recovering Party" it is probably a good idea to point out that values are still on the decline.  From June 08 though June 09 prices fell by 20.%.  Make sure you grasp the fact here that … (0 comments)

john dietz: People Helping People - 08/06/09 09:06 AM

We chose the slogan "People Helping People"  because we feel it is a good fit for what we do; help families in the Tampa Bay area purchase a new home or sell their existing home.  Too many buyers, sellers, and Realtors over-complicate the process when in reality, it simply comes down to a "back to basics" approach of  Real Estate professionals providing a professional service.  We are just People Helping People.
We also believe that we have a moral obligation and opportunity to help an overlooked, often  forgotten group of people in our community.  There are thousands of families in the … (1 comments)

john dietz: Prospecting Vs Marketing Based Lead Generation - 08/05/09 10:49 PM
Whether you are a new Realtor or one of those "I've been a Realtor for 30 years honey" you probably ask yourself the question at some point where is my business coming from and how do I get more.  Well, the answer to this question will depend partially on who you are trying to attract and by the way the answer to that last question is a pretty important question and unfortunately one most Realtors don't ask.  I'm sorry but most agents if asked the question "who are you trying to work with?" would probably say anyone that wants to buy … (8 comments)

john dietz: What In The World Is A Gold Star - 08/04/09 10:55 PM

I have only been on AR for two week, actually it will be two weeks this Friday.  I had a Blog featured in my first week and didn't even know what it was when I saw the star next to my blog.  I am not a big blogger and only started doing this because one of my KW friends said it would be good for my business.  I am not sure of that though as about 1/2 the people who commented didn't like what I had to say, :)
Interesting!
My son who just turned 13 was reading a few … (4 comments)

john dietz: Follow Up To My Prospecting Expired Listings Blog - 08/03/09 10:40 AM
I am humbled by all the responses and I appreciate all of your comments.  My goal was never to cause a debate but evidently some of you feel I am out of line in the way I approached my goal of taking more than my fair share of new listing for the Month of October.  In order to hit my goal of 200 homes listed and 126 sold for 2009 I need to average 20 listings per month for the last four months of the year and I am not going to get there unless I pick up my intensity.  The … (3 comments)

john dietz: Today I Will Choose To Be Happy - 08/02/09 11:01 PM
Every so often we read something that changes our life and I am doing just that right now but not how you think.  In 2002 a friend gave me a book to read and promised me it would change my life.  The title of the book is The Traveler's Gift by Andy Andrews.  It so touched my heart that I have re-read it an average of once per year for the past seven years.  It is a story about a man (David Ponder) that travels back in time and meets 7 individuals who each share a different principle with him for personal … (2 comments)

john dietz: Prospecting Expireds Listings - 08/02/09 06:42 AM
Yesterday was August 1st.  So what right, well if you are a professional Real Estate Agent that focuses on taking new listings, you know that the biggest day of the month for new expired listings is the first of the month.  So, on Thursday I started prepping for the big day as I do every month.  Usually, this prepping time just includes getting in the right mindset to win the Expired listing game but this Month was a little different for a couple reasons.  One was the first of August fell on a Saturday.  Now I ALWAYS aim to be the first … (74 comments)
