The market has been slower the past couple of weeks..but I am starting to see the showings pick up on our listings in the Kansas City Area. I am finding that for the most part the sellers are listening to their agents to see what needs to be done to get it Sold!

10. Smoking in the house.
09. Animal smells that are not corrected and the glad plug ins only makes worse. (Get rid of)

realtor: Seller Motivation....What does that mean? - 09/02/09 01:39 PM

Real estate transactions happen when the seller or buyer has motivation to make the offer come together...What do I mean with this statement, let me explain.A buyer never knows what type of sellers they get on the other side of the deal until there is an offer. If the sellers are moving for a career change, job transfer, divorce, marriage, children etc. there will be more of a motivation to get the offer together. They usually have a plan that is thought out and ready to put in place. They have high motivation.Less motivated sellers are those that may just want … (0 comments)

realtor: Short Sales.....We Should Rename Them L O N G Sales....Don't You Agree? - 08/27/09 12:28 PM
Short Sales...Don't we mean  L       O     N     G  sales? I've had it with the Bank of A_ _ _ _ _ _ I have presented 3 different contracts for almost full price, and guess what? I have lost each buyer due to the "circle jerk" method this lender seems to have taken on. By the way, we are talking about the same property and get a contract together..falls thru....get another one...falls thru..you know the routine.
The 1st contract seemed to mysteriously get into the hands of a mitagator that took it upon herself to give the homeowners a better rate and a new mortgage....Problem, the homeowners … (6 comments)

realtor: Ten Things You Should Know When You Interview a Realtor - 08/26/09 12:48 PM
1. I believe a Realtor needs to be full time; not doing several things, but doing just real estate.2. It is not about how many years in real estate, but how many deals/transactions.3. Check out the Realtor's website; not just the company they work for. See if they have their own.4. Make sure they share with you their listing presentation; including the marketing plan for your home.5. Did the Realtor look around your home on the inside and outside?6. Did they arrive on time? 7. Did the Realtor present some solid statistics that show why you should use them?8. See how … (0 comments)

realtor: You Ask Me Why I Love Being a Realtor..Things Like The Rooster Keep Me Going.. - 08/15/09 02:23 PM
I always try to find humor in each experience I have with my buyers and sellers; that is the "thrill" in it for me! (Or when I need to get thru the whole adventure)
It is so important to let your clients know when the feedback states they shouldn't smoke in their house; and the seller says, " We don't" and then the next feedback is about the smoke in their house. Now they get it... How can we get rid of the smoke? DAH?
Or the episode when the parents want to help pick out the best house possible for their son...a contract is written/accepted; … (1 comments)

realtor: "Don't Get Your Panties In A Bunch" Realtors - 07/29/09 10:59 AM
Have you ever got your "Panties in a Bunch"? Well, I remember when I first got into real estate there was an agent that couldn't see the forest for the trees. We were in the middle of the resolution of unacceptable conditions and she refused to take the request back to the buyers. She decided herself it was not what they wanted.  Well, I insisted that she had to take it back to run it past her buyers and to understand that she didn't need to get so attached to the situation, "Don't Get Your Panties in a Bunch" I said to her......
Well, I got … (0 comments)

realtor: Did you Hire an Agent? Listen to That Real Estate Expert! - 07/28/09 09:48 AM
Have you ever been faced with a seller who is determined to sell their house; but then won't listen to the real estate expert that they have hired.
Well, let me tell you...those sellers can suck the life out of you! You do everything they ask and more..but they won't listen to you on price or on removing the 5 couches. (Yeah, 5 couches and it is a 2000 sq. ft. home) What can we do to get it SOLD? Well, let's look at the comps of the area and also the feedback that the various agents are reporting back to … (5 comments)

realtor: My Son in Iraq...My American Hero....I Salute All Soldiers! - 07/24/09 02:34 PM
I feel like writing about how lucky we are to have men and women who are serving in the military! Do you realize right now they are defending our freedom and our country. (Not sure if this was the right move in the first place, but a decision that was made.)
My son is one of those infantry/field artillery soldiers that are withstanding the high temps of 122 degrees, sharing 1 washer with 50 men,  going out on patrols.... he is proud of what he does! He has such a passion! I can't even imagine my son in such a place. I met … (5 comments)

realtor: Twenty Wishes of Real Estate.....What are yours? - 07/22/09 04:01 PM
I just finished a book named Twenty Wishes; the first non real estate book I have read in awhile...However, I think that I can apply the concept I learned from the book. If I had 20 wishes to apply towards the real estate market...I think it would be something like this.
1. Buyers get off the fence and buy now. 2. No part time agents. 3. Sellers listen to your listing agent; Isn't that why you hired the expert? 4. Agents give feedback; good/bad/ugly give it! 5. Price the house to sell based on the recent comps, not of a year … (0 comments)

realtor: Next Stop to Your Destination.....Use a Realtor or Bust - 07/20/09 10:40 AM
What do I want to talk about today? Well, today I received a bouquet of beautiful flowers from my sellers that I got their home SOLD, actually in a short amount of time considering this market. They were appreciative of my services in facilitating this. It actually was a nice gesture that I was totally shocked and do not have this happen very often at all. Kudos to Bob, Kim and Melissa!
It is another lesson that makes me stop and realize the role that a Realtor plays in people's lives... In this case, this family will move to be closer to … (0 comments)

realtor: Walking in the Shoes of A Realtor...Love It or Leave It - 07/19/09 02:48 PM
I love real estate. I love the opportunities to work with different people and situations. For example: just in the last 2 days, I have shown buyers from out of state upper end properties with acreage. Met a new buyer that needs to find an FHA home that will accommodate his family of 5 and still stay under his approved amount.... and lastly, To working with a buyer that looked at their first home to only fall in love with it and then find out we are bidding against 4 total offers... Wow, that is a job of diversity...that is why, I … (0 comments)

realtor: Networking..Old Technique that Works Wonderfully..When Applied to Today's Tough Marketplace - 07/09/09 03:02 AM
BNI, Business Networking International, is the best networking group to join. As a realtor, I wasn't sure if the outside networking groups would be worth my time and money. But, I am here to say that it is the best networking group that will give back to you..
BNI, is known for a giver's game..you network with people that are in many many different areas; be it a painter, a lawyer, a real estate agent, a financial planner etc. some have a close relation to you in real estate and others may not; but that is the beauty of the referrals that are given. The … (0 comments)

realtor: Real Estate Never Boring...Hang On - 07/06/09 04:18 PM
I decided today that I am very lucky to be a realtor. It is not boring and boy, we all know how things change on a hourly basis. Just when you have the world by the tail...it spins out of control. I find that very rewarding and keeps me always guessing; what's next.
I have taken a moment to look around at some other occupations and they are not as lucky...Some jobs are very predictable and have an agenda that is the same each day.. And because of this, I love being a realtor and taking a different "roller coaster" ride … (0 comments)
