Silver Spring Md. 20906 - Kimberly Place Subdivision - Market Report - Nov 2009

This market report is to cover the recent activity in the townhouse garden apartment subdivision of Kimberly Place in the Silver Spring Md., 20906. At the time of this report (11/8/2009) there are a total of four townhouses on the market for sale and another for rent.

The one for rent is a three-bedroom two full bath, one half bath townhouse listed for $1,700.  This home has been on the market for just a week (7 days).  There are no homes where rental applications are under consideration by the landlord at this time in the community.

Of those for sale two are two-bedroom two full bath garden apartments which are listed for $89,900 and $90,000.  One home has been on the market with the current Realtor for just over a week (9 days), and the other for six months (180 days).  There are no two-bedroom two full bath townhouses under contract at the time of this report. No two-bedroom two full bath has gone to the closing table during the time of this report.

 At the time of the report there are also two three-bedroom two full bath one half bath townhouses on the market for sale.  The list prices of these homes range for a low of $190,000 to a high of $194,900.  The days on market with the current Realtor ranges from a week (7 days) to nearly two weeks (14 days).

There are currently three three-bedroom two full bath one half baht townhouse under contract as well. The last known list prices of these homes range from $140,000 to $199,900; with the average being $163,297.  The days on market with the current Realtor ranges from short of a month (27 days) to just over four months (126 days); with the average being just over two months (64 days).

Since October 1st of this year only one three-bedroom two full bath townhouse has gone to the closing table.  This home sold for $175,000 and was on the market for five months (150 days).

There are currently no four-bedroom three full bath townhouses on the market in this community; but one is under contract.  There is one under contract at this time.  The home was last listed at $200,000 and was on the market for just short of a month (27 days) with its current Realtor.

Leisure World of Maryland - Garden & Mid-rise Sales - Market Report - Nov 2009

At this time (11/08/09), there are a total of 43 garden or mid-rise condo apartments on the market for sale in the senior citizens community of Leisure World in Silver Spring Maryland 20906. The least expensive is a one bedroom one bath home; on the market for $59,950.  The most expensive is a three bedroom two baths apartment listed for $419,999.  The average price for this set of homes is $185,306.  The average time on market with the current Realtor is over five months (166 days).

There ten one-bedroom apartments home on the market for sale in Leisure World is currently at this time.  The list prices range from $59,950 to $137,000, with the average being $101,700. The number of days on market with the current Realtor ranges from a low of nearly three months (89 days) to a high of nearly eight months (233 days), with the average being close to five months (147 days).

There is one one-bedroom homes under contract at the time of this report.  The last known list price of this property was $119,000 and it was on the market for seven months (223 days) with its current Realtor

No one-bedroom one bath unit in this community has gone to the closing since October 1, 2009.

At the time of this report there are just two two-bedroom one bath homes on the market for sale with the list prices being $89,900 and $125,000.  Days on market with their current Realtor range from two months (66 days) to slightly over five months (167 days), thus an average of nearly four months (117 days).

There is no two-bedroom one bath garden or mid-rise apartments under any form of contract at this time; not has one gone to the closing table during the period for which this report is being written.

There are 19 two-bedroom two bath apartments on the market for sale too.  The current list prices of these homes range from low of $112,000 to high of $375,000, with the average being $211,416.   The days on market with their current Realtors for these homes range from a low of less than a week (2 days) to a high of over two and a half years (910 days), with the average being very close to six months (186 days).

There is 11 two-bedroom two bath garden or mid-rise apartments under contract at this time in the community of Leisure World of Maryland.  The last known list price of these homes ranged for a low of $99,000 to a high of $319,000; with the average being $177,482.  The days on market for these homes with their current Realtor ranges from less than two weeks (13 days) to nine months (271 days). 

Since October 1st six two-bedroom two bath patio homes have gone to closing.  The closing prices of these homes ranged from $85,500 to $209,000.  These homes were on the market for sale from less than two weeks (9 days) to nearly six months (178 days), with the average being nearly three months (109 days).

There are at this time 12 three-bedroom two bath garden or mid-rise apartment on the market for sale in Leisure World.  These homes range in price from a low of $169,500 to a high of $419,999, with the average being $226,614.  While one has been on the market with their current Realtors for less than two weeks (12 days) the longest has been available for nearly 14 months (427 days).  The average time on the market for these three-bedroom homes is five months (158 days).

Silver Spring Md. 20901 - Detached Home - Market Report - Nov 2009

This market report covers the single family Detached and Semi-Detached homes in the 20901 zip code of Silver Spring Md.  At this time (11/8/09) there are 65 homes on the market in the 20901 zip code of Silver Springs Maryland. While there are two bedroom homes on the market, the least expensive is a bank owned six-bedroom two full baths Cape Code which is on the market for $202,450.  While there are five and six bedroom homes on the market, he most expensive is a four- bedroom two full bath one half bath home also with a basement and a two car garage.  This home is on the market for $649,900.

Forrest Glen Metro Station neighborhood market report November 8, 2009

There are 74 homes on the market FOR SALE or FOR RENT within 1 mile of the Forrest Glen Metro Station at the time of this report (11/8/2009).

There are a total of 16 units currently on the market FOR RENT. The least expensive is a studio apartment including utilities listed at $895/month, with all utilities included in the rent.  The most expensive RENTAL is a five-bedroom four full bath colonial with a basement,fireplace and a two car garage listed for $3,200.  

There are a total of 58 units currently on the market FOR SALE.  The least expensive for sale is a one-bedroom condo apartment list for $132,500. While there are four and even five bedroom homes on the market, the most expensive home FOR SALE is a three-bedroom one full bath home on a .489 acre lot listed for $1,900,000.

Downtown Silver Spring Md. Metro Station Neighborhood Market Report - Nov 8,2009

There are 89 homes on the market FOR SALE or Rental within 1 mile of the downtown Silver Spring Metro Station at the time of this report (11/8/2009).

The least expensive Rental is a studio apartment including utilities listed at $895/month.  The most expensive RENTAL is a three bedroom three bath four level townhouse a short walk from on the market for $3,900.    

While there are studio apartments on the market, the least expensive on the market FOR SALE is a one bedroom one bath condo apartment listed for $82,900.  While there is a eight-bedroom home on the market, the most expensive home FOR SALE is a  four-bedroom three full bath detached home with a fireplace and two car garage listed for $1,045,000.

There are 68 homes in Maryland on the market FOR SALE or RENT within 1 mile of the Friendship Heights Metro Station at the time of this report (11/4/2009).

The least expensive Rental is a studio condo including utilities listed at $1300/month which includes your utilities. While there is a six bedroom home on the market for rent, the most expensive RENTAL is a three-bedroom three full bath apartment listed for $5,200/month.

This market report is to cover Townhouses FOR SALE in the Silver Spring Md. 20901 zip code.  At the time of this report (11/4/09) there are 12 townhouses available for sale in the area cover by this report.  The least expensive is a three-bedroom one full bath home on the market for $166,000.  While there are four-bedroom townhouses on the market, the most expensive is a three-bedroom two full baths two half baths with a fireplace currently listed for $499,000.

There are another 11 townhouses that are under contact at the time of the report.  

Since October 1st there has been a total of four completed sale on Townhouses in the report area too.

Two Bedroom

There are 114 homes on the market FOR SALE or RENT within 1 mile of the Bethesda Metro Station at the time of this report (11/2/2009).

The least expensive Rental is a one-bedroom high-rise apartment listed at $1475/month, and includes all your utilities.  While there are four and five bedroom homes on the market for rent, the most expensive RENTAL in the area for this report  is a two-bedroom 2 full bath high-rise condo apartment listed for $6,250/month.  

The least expensive unit FOR SALE in the area is studio high-rise apartment listed for $164,689. The most expensive home FOR SALE is a  nine-bedroom nine full bath detached home with two fireplaces and a three car garage on near an acre and a third of ground listed for $4,975,000.

This market report is to cover RENTALS in the Silver Spring Md. 20901 zip code.  At the time of this report (11/03/09) there are 22 units available for rent in the area cover by this report.  Currently there are only two rentals in the zip code where the application to rent has been accepted by the landlord, but the lease not yet signed.

Since October 1st, 2009 there have been a total of 10 leases signed to rent homes in the report area, with the average time on market being nearly two months (59 days).  Some of the homes are condo, townhouses, and couple of detached home too.

One Bedroom

At this time there are no applications being considered by landlords to rent five-bedroom units in the report area. Since October 1st, 2009, no five-bedroom units have had leases signed in the report area.

This market report is to cover Condos FOR SALE in the Silver Spring Md. 20901 zip code, except for those in the senior citizen community of Leisure World.  At the time of this report (11/02/09) there are 20 units available for sale in the area cover by this report.  While there are one-bedroom homes on the market for sale, the least expensive is a two-bedroom one full bath home on the market for $89,000. The most expensive is a two-bedroom two full baths with covered parking listed for $250,000.

There are two condos that are under contact at the time of the report.  

Since October 1st of 2009 only one condo completed the sales process in this zip code. 

One Bedroom

There are ten one-bedroom one full bath condo units on the market in this market at the time of this report.  The least expensive is listed for $89,900, the most expensive is listed at $199,900, and the average is $153,130. The days on market (with the current Realtor) range from just over three weeks (22 days) to nearly 20 months (615 days), with the average just over four months (128 days).

These are currently no one-bedroom condos under contact in the report area.
