      <title>Damascus Md. Rental Market Report - November 2009</title>
      <description>&lt;p&gt;Damascus Md.&amp;nbsp;Rental Market Report - November 2009&lt;/p&gt;
&lt;p&gt;This is a market report on the homes for&amp;nbsp;rent in the town of Damascus, Md.&amp;nbsp; The information is taken from the Metropolitan Regional Information System (MRIS) on November 24, 2009.&lt;/p&gt;
&lt;p&gt;There are a total of 12 rentals currently active in the MRIS system listed in Damascus.&amp;nbsp; The least expensive is a one-bedroom one bath on the market for $800.&amp;nbsp;&amp;nbsp; The most expensive is a three bedroom two bath townhouse with a two car garage for $1,990 per month. While some are new to the market within the last two week&amp;nbsp; the longest has only been on the market for just about five&amp;nbsp; months (152 days), with the average being less than two months (54 days).&lt;/p&gt;
&lt;p&gt;There is currently one application registered to rent a home in Damascus Md, a three bed-room two bath Rambler on near a half acre (.47 ac) which was last listed for $1,900.&amp;nbsp; Since October 1, the only home that has rented in Damascus has been a three bedroom two bath townhouse that rented for $1,650.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One Bedroom&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is currently only one one-bedroom apartment listed in the MRIS database for Damascus Md.&amp;nbsp; This apartment is listed for $800 per month and has been on the market for approaching five months (142 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Two Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are currently six two-bedroom homes on the market for&amp;nbsp;rent in Damascus, Md. based on data found in the MRIS database&amp;nbsp; The&amp;nbsp;rents are listed at $995 and $1,300 per month, and the days on market average less than two months (46 days) between them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Three Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Current there are five three-bedroom rentals on the market in Damascus Md. These&amp;nbsp;homes are listed&amp;nbsp;in the range&amp;nbsp;of $1,250 to $1,990; with the average being $1,637.&amp;nbsp; The days on market for the set of homes range from two weeks (15 days) to just over two months (66 days); the average being close to&amp;nbsp;a one month and a half (47 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Four Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are at this time&amp;nbsp;no four-bedroom homes on the market for&amp;nbsp;rent in Damascus, Md.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Five Bedrooms&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;This is a market report on the homes for sale in the town of Damascus, Md.&amp;nbsp; The information is taken from the Metropolitan Regional Information System (MRIS) on November 24, 2009.&lt;/p&gt;
&lt;p&gt;While there is a shell on the market, the cheapest home for sale is a two bedroom one bath condo listed at $115,000.&amp;nbsp; While there are six and seven bedroom homes on the market, the most expensive home on the market at this time is a five bedroom four bath detached home with a three car garage for $869,000.&amp;nbsp; While some are new to the market within the last week and two have been on the market for near two years, the average days on market since initially listed for sale is just over five months (152 days).&lt;/p&gt;
&lt;p&gt;There is currently a total of 26 homes in Damascus Md, where an offer to purchase has been accept by the owner.&amp;nbsp; The last know list prices of these homes ranged from a low of $150,000 for a two-bedroom home to a high of $550,000 for a four bedroom home.&lt;/p&gt;
&lt;p&gt;In the last month 16 homes in Damascus Md have been successfully sold.&amp;nbsp; The closing prices on these homes ranged from a low of $170,000 to a high of $525,000.&amp;nbsp; The days on market with the last Realtor ranged from less than a week (3 days) to just over four months (131 days), with the average being slightly over one month (44 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Shells&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are currently two shells on the market for sale at this time.&amp;nbsp; One structure is located on 6.5 acres and listed for $320,900, while the other a brick exterior on home on over a half acre is listed at $210,000&amp;nbsp; There are no shells currently under contact nor has any gone to the closing table during the period covered by this report.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Two Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are currently 11 two-bedroom homes on the market for sale in Damascus, Md.&amp;nbsp; The list prices of this homes range from $115,000 to $425,000; with the average being $208,163.&amp;nbsp; The days on market for the set range from as little as a week (4 days), to just over seven months(226 days) with the current Realtor; the average approaching three months (73 days).&lt;/p&gt;
&lt;p&gt;There is currently four two-bedroom homes under contract in Damascus, Md.&amp;nbsp; The last known list price of this homes ranges from $150,000 to a high of $199,900.&amp;nbsp; The time on market with the current Realtor ranges from near three weeks (19 days) to nearly four months (126 days) before the offer was accepted.&lt;/p&gt;
&lt;p&gt;Since October 24 no two-bedroom home has gone to the closing table in Damascus, Md.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Three Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;There are currently 22 three-bedroom homes on the market for sale in Damascus, Md.&amp;nbsp; The list prices of these homes range from $125,000 to $415,900; with the average being $298,292.&amp;nbsp; The days on market for the set range from less than a week (5 days) to approaching seven months (203 days) with the current Realtor; the average being a little over two months (72 days).&lt;/p&gt;
&lt;p&gt;There are ten three-bedroom homes currently under contact in Damascus, Md.&amp;nbsp; The last known list prices of these homes ranged from a low of $155,000 to a high of $349,814, with the average being $251,850.&amp;nbsp; The days on market with the current Realtor before the offers were accepted ranged from just under a week (4 days) to just over four months (132 days), with the average being nearly two months (49 days).&lt;/p&gt;
&lt;p&gt;Since October 24, ten three-bedroom homes have successfully sold in Damascus Md.&amp;nbsp; The closing price of these homes ranged from a low of $170,000 to a high of $349,000.&amp;nbsp; The days on market with the last Realtor ranged from less than a week (3 days) to over four months (131 days); with the average being a slightly over one month (43 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Four Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are at this time 15 four-bedroom homes on the market for sale in Damascus, Md.&amp;nbsp; The list prices of these homes range from a low of $289,900 to $749,990.&amp;nbsp; The days on market for the set range from less than a week (1 days) to approaching two years (690) days with the current Realtor, with the average being near five months (143 days).&lt;/p&gt;
&lt;p&gt;Currently there are six four-bedroom homes under contract in Damascus, Md.&amp;nbsp; The last known list prices of these homes ranged from a low of $200,000 to a high of $499,900, with the average being $332,316.&amp;nbsp; The days on market for these homes went from a soon as 40 days to nearly 10 months (312 days), with the average being near five months (157 days).&lt;/p&gt;
&lt;p&gt;Since October 24, three four-bedroom Damascus, Md. homes have successfully reached the closing table.&amp;nbsp; The closing prices have ranged from $355,000 to $450,000.&amp;nbsp; The days on market with the last Realtor ranged from less than two weeks (12 days) to slightly over two months (73 days), with the average being less than two months (47 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Five Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are at this time a total of five five-bedroom homes on the market for sale in Damascus, Md.&amp;nbsp; The list prices of these homes range from a low of $239,900 to $869,000; with the average being $549,580,&amp;nbsp; The days on market for the set range from less than a week (3 days) to just short of four months (132 days) with the current Realtor, with the average for the set being two months (58 days).&lt;/p&gt;
&lt;p&gt;There is currently only one five-bedroom home under contact in Damascus, Md.&amp;nbsp; This homes last known list price was $529,000 and had been on the market for just over &amp;nbsp;two week (16 days).&lt;/p&gt;
&lt;p&gt;Since October 24, two five-bedroom Damascus, Md. homes have successfully reached the closing table.&amp;nbsp; The closing prices have ranged from $452,250 to $525,000.&amp;nbsp; The days on market with the last Realtor ranged from less than a week (4 days) to nearly three months (88 days), with the average being just over a month and a half (46 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Six Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is only one six-bedroom home on the market for sale in Damascus, Md. &amp;nbsp;The home is currently listed for $675,000 and has been on the market for a little over three months (117 days) with the current Realtor.&amp;nbsp; There are currently no six-bedroom homes under contract in Damascus, Md., nor has there been a six-bedroom home going to closing since October 24, 2009&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Seven Bedrooms&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are two seven-bedroom homes on the market for sale in Damascus, Md. at this time.&amp;nbsp; The list prices of the homes are $599,9 and $675,000.&amp;nbsp; Both have been on the market for over a year with the average being close to 18 months (553 days).&lt;/p&gt;
&lt;p&gt;There are no seven-bedroom homes under contract in Damascus, Md., nor has there been a seven-bedroom going to the closing table since October 24, 2009.&lt;/p&gt;

At the time of this report (11/8/2009) there are a total of four townhouses on the market for sale and another for rent.&lt;/p&gt;
&lt;p&gt;The one for rent is a three-bedroom two full bath, one half bath townhouse listed for $1,700.&amp;nbsp; This home has been on the market for just a week (7 days).&amp;nbsp; There are no homes where rental applications are under consideration by the landlord at this time in the community.&lt;/p&gt;
&lt;p&gt;Of those for sale two are two-bedroom two full bath garden apartments which are listed for $89,900 and $90,000.&amp;nbsp; One home has been on the market with the current Realtor for just over a week (9 days), and the other for six months (180 days).&amp;nbsp; There are no two-bedroom two full bath townhouses under contract at the time of this report. No two-bedroom two full bath has gone to the closing table during the time of this report.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;At the time of the report there are also two three-bedroom two full bath one half bath townhouses on the market for sale.&amp;nbsp; The list prices of these homes range for a low of $190,000 to a high of $194,900.&amp;nbsp; The days on market with the current Realtor ranges from a week (7 days) to nearly two weeks (14 days).&lt;/p&gt;
&lt;p&gt;There are currently three three-bedroom two full bath one half baht townhouse under contract as well. The last known list prices of these homes range from $140,000 to $199,900; with the average being $163,297.&amp;nbsp; The days on market with the current Realtor ranges from short of a month (27 days) to just over four months (126 days); with the average being just over two months (64 days).&lt;/p&gt;
&lt;p&gt;Since October 1&lt;sup&gt;st&lt;/sup&gt; of this year only one three-bedroom two full bath townhouse has gone to the closing table.&amp;nbsp; This home sold for $175,000 and was on the market for five months (150 days).&lt;/p&gt;
&lt;p&gt;There are currently no four-bedroom three full bath townhouses on the market in this community; but one is under contract.&amp;nbsp; There is one under contract at this time.&amp;nbsp; The home was last listed at $200,000 and was on the market for just short of a month (27 days) with its current Realtor.&lt;/p&gt;

&lt;p&gt;This market report is to cover &lt;strong&gt;RENTALS&lt;/strong&gt; in the &lt;strong&gt;Silver Spring Md. 20901&lt;/strong&gt; zip code.&amp;nbsp; At the time of this report (11/03/09) there are 22 units available for rent in the area cover by this report.&amp;nbsp; Currently there are only two rentals in the zip code where the application to rent has been accepted by the landlord, but the lease not yet signed.&lt;/p&gt;
