There are currently seven (7) homes FOR SALE in this subdivision of Silver Spring , Md. 20906. These homes range in size from two-bedroom single level dwellings to three- and four- bedroom townhouses. There is only one (1) home currently under contract and one (1) that has gone to the closing table in the month of May.

In the two-bedroom set there is only one (1) home that is currently on the market listed for $165,000, and it has been on the market for near three months. The one home in the community that is under contract is a two-bedroom home that was last listed for $179,000 and was on the market with the current realtor for just over 5 months (153 days). Montgomery County Maryland Parks Update

Several weeks back I talked about the contest to find the teen Park spokesperson (Park Star Search). Well the process starts soon, with auditions on March 29 and again on April 5. So re - read the post, get out and try out, or learn how to participate in the selection process.

I also recently told you about the parks program to plant a tree and how to registering for a summer camp programs.

Well today is about the summer intern program to be offered by the Parks and Planning Department for College students. They will be conducting interview for position in Mid April and announcing the selection by Mid May. If know of student interested in regional or community planning, architecture, landscape architecture or urban design, urban studies or geography, environmental planning or science, historic preservation, or a slew of other related fields have them check out this opportunity to learn and get paid too.

There is one of the rare 4 bedroom 3 bath 1 half bath home on the market for sale at $330,000 and it has been on the market for only 12 days, the newest one to be put up for sale.

There is currently only 1 home in the community under contact that has not been settled on. That is a 2 bedroom 2 bath home with no basement. Its last advertised price was $175,900 and it was on the market for near three months (82 days).

I always get in trouble with a fellow agent, because I am always looking for the next problem with a transaction.

I am trying to stay ahead of the situation, but told 'We will handle it then, why worry now'.

Well, I am worried now. What do you insurance folks seeing coming with mortgage insurance.

PRICE - we see them falling, and some saying they will continue to here in Montgomery County Md.

INTEREST - well, they appear to be rising.again.

TAXES - well, they are and will continue to, especially with the loss of transfer taxes and recordation fees.

- Here in Montgomery County Maryland the recordation fee just changed 3/1/08. Was $6.90/thousand, with a waiver on the first 50,000 if a primary residence. Now $6.90/thousand for the first $500,000 and $10/thousand for any amount greater than $500,000; with the same waiver if a primary residence.

INSURANCE - well, what to you coming in the field of mortagate insurance?

Harmony Hill is a subdivision of detached homes in Silver Spring Md. 20906. The Community is bounded on the west by Connecticut Ave, on the north by Aspen Hill Road, the west by the south bound lanes Georgia Ave. just north of Hewitt Ave. The homes in this subdivision are primarily Split Foyer homes, ranging in size from just over 1000 sq ft of living space to near 1800 sq ft. These home range form 3 bedrooms to 6 bedrooms, built between 41 to 53 years ago. The lots range ins size from .14 of an acre to near one third an acre.

Public transportation runs along Georgia Ave, and Connecticut Ave. Montgomery County Ride-On bus route34 runs down Connecticut Ave, which can get you to the Wheaton METRO and shopping, the Medical Center METRO, and the Bethesda METRO and shopping. Also going down Connecticut Ave is route41 which can be used to reach the Glenmont METRO Station.

The WMATA L8 bus also runs along Connecticut Ave and will take the rider to Chevy Chase and the Friendship Heights METRO station. The WMATA Y5,8 routes run north along Georgia Ave and will take the rider to Olney/Montgomery General Hospital to the north, and south on Georgia Ave to Wheaton and downtown Silver Spring.

A Feb 24, 2008 check of the Montgomery County Public School Locator reveals that the Elementary Schools that handle the community is Harmony Hill ES (right there in the community on Lydia Street), the middle school for the community is Parkland MS, and the high school for the area is Kennedy HS.

The closet shopping centers, both within walking distance of the community are the Northgate Shopping Center on the north side Aspen Hill Rd.; and Aspen Hill Shopping Center which backup to the north west side of the community.

The closet county library is Aspen Hill Library is a short walk from the community along Aspen Hill Rd. The Wheaton Library can be reached via the Y5-8 bus down Georgia Ave.

It is not to late to plant that tree. The Montgomery County Parks organization is still accepting donations to plant a tree or a groove, or even install a bench this season. The planting season runs from October 1 to April 30. Donation for trees go from $500 to $2000, a park bench donations run from $500 to $1500. As for this date (2/19/08) there are currently 182 such homes FOR SALE in the market place, there are currently 30 homes under contract ( 5 prior to 1/1/08 and still not settled, 9 signed during January, and 16 since the first of Feb) and 13 were SOLD during the month of January. Of the 182 homes 48 were added to or came back on the market in January, and not put under contract by the end of the month and 39 have come on the market or returned to the market in February.

As for this date (2/18/08) there are currently 79 townhouses FOR SALE in this market place( up from 71 last month at this time), 11 homes went under contract during the period and 6 were SOLD during the month of January. Of the 79 homes 16 were added to or came back on the market in January and not put under contract by the end of the month and 14 have come on the market or returned to the market in during the first 18 days of February 2008.

On the same day there were a total of 213 up from the 191 townhouses on the market FOR SALE in all of Silver Spring Md. in December; and a count of 1420 in all of Montgomery County, which is up form the count of 1341 in December. As you can see inventory is still building.

It not to early to be thinking about Summer camp programs here in Montgomery County Maryland. The switch to daylight savings (March 9, 2008) is coming in a few weeks.

The Montgomery Parks system has an wide variety of programs to participate in. A check on the web for Montgomery Parks Summer Programs offers among the mix of over 50 different programs; a Archaeology Camp, a Bug Camp, and a Meteorology camp.
