      <title>Leisure World, Silver Spring Md. 20906 - Market Report Rentals May 2008</title>
      <description>&lt;p&gt;This is a market report written (6/20/08) on the subject of Rentals in Leisure World of Maryland.&amp;nbsp; At this time there are a total of Fourty-Three apartments on the market for rent.&amp;nbsp; They range in bedrooms from 1 to 3 with the clear majority being the 2 bedroom apartments, and in rent from $900 to $2,200 a month.&amp;nbsp; Some of these rents include utilities and some come with garage space.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1 Bedroom Apartments&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Of the fourty-three apartments on the market for rent only eight are 1 bedroom models.&amp;nbsp; The current listed rents range from $900 to $1,400, with the average being $1,187.&amp;nbsp; The days on market range from just over a week (8 days) to near three and a half months (112 days), with the average being close to a month and a half (46 days).&lt;/p&gt;
&lt;p&gt;No 1 bedroom apartments applications to rent are currently under review by the landlord.&lt;/p&gt;
&lt;p&gt;There have been three 1 bedroom apartments rented since May 1&lt;sup&gt;st&lt;/sup&gt;.&amp;nbsp;&amp;nbsp; They have been rented from $1,000 to $1,150 per month, wit the average being $1,067.&amp;nbsp; The days on the market ranged from three days to near six months (183 days), with the average being three months (90 days).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2 Bedroom Apartments&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Clearly a majority of the current market of apartments for rent in Leisure World is the 2 bedroom configuration. Of the fourty-three apartments thirty-two are 2 bedroom models.&amp;nbsp; The current listed rents range from $1,100 to $2,200 per month, with the average being $1,519.&amp;nbsp; One has just come on the market (1 day), while the longest has been on the market for near seven months (225 days).&amp;nbsp; The average days on the market for the 2 bedroom apartments is near 2 months (65 days).&lt;/p&gt;
&lt;p&gt;Two 2 bedroom apartments applications are currently under review by the landlords.&lt;/p&gt;
&lt;p&gt;There has been four 2 bedrooms apartments rented since May 1&lt;sup&gt;st&lt;/sup&gt;.&amp;nbsp; These apartments where on the market from near three weeks (19 days) to near six months (171 days), with the average being near three months (85 days).&amp;nbsp; The rents for these apartments ranged from $1,100 to $1,595; with the average being $1,268.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3 Bedroom Apartments&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is only three 3 bedroom homes in the set of homes on the market for rent in Leisure World at this time.&amp;nbsp; The listed rents range from $1,800 to $1,900 per month; with the average being $1,833.&amp;nbsp; While one has just been added to the market place (1 day), the longest has been on the market for &amp;nbsp;over five months (169 days).&amp;nbsp; The average days on the market for the current list homes is near four months (110 days).&lt;/p&gt;
&lt;p&gt;No applications to rent a 3 bedroom home are under consideration by landlords at this time.&lt;/p&gt;
&lt;p&gt;No 3 bedroom homes have been rented in Leisure World since the first of May.&lt;/p&gt;</description>

&lt;p&gt;There are currently seven (7) homes FOR SALE &amp;nbsp;in this subdivision of Silver Spring , Md. 20906.&amp;nbsp; These homes range in size from two-bedroom single level dwellings to three- and four- bedroom townhouses. There is only one (1) home currently under contract and one (1) that has gone to the closing table in the month of May.&lt;/p&gt;

&lt;p&gt;Clearly the majority of the homes in the community are three- bedroom townhouses and there are 5 of these homes &amp;nbsp;currently on the market.&amp;nbsp; The current list prices of these homes range &amp;nbsp;from $249,900 to $313,000, with the average being $292,840.&amp;nbsp; The days on market range from a little over a month (35 days) &amp;nbsp;to a little over a year (388 days), with the average being&amp;nbsp; a half year (180) days.&amp;nbsp; There are no three- bedroom homes under contract , nor have any gone to the closing table this month.&lt;/p&gt;

      <description>&lt;p&gt;Several weeks back I talked about the contest to find the teen Park spokesperson (&lt;a href="http://localism.com/article/381264/Montgomery-County-Maryland-own-Star-Search"&gt;Park Star Search)&lt;/a&gt;.&amp;nbsp; Well the process starts soon, with auditions on March 29 and again on April 5. So re - read the post, get out and try out, or learn how to participate in the selection process.&lt;/p&gt;

&lt;p&gt;I also recently told you about the parks program to &lt;a href="http://localism.com/article/390876/Not-to-late-to-plant-a"&gt;plant a tree&lt;/a&gt; and how to registering for a &lt;a href="http://localism.com/article/384459/Montgomery-County-Parks-summer-programs"&gt;summer camp&lt;/a&gt; programs.&lt;/p&gt;

&lt;p&gt;Well today is about the summer intern program to be offered by the Parks and Planning Department for College students.&amp;nbsp; They will be conducting interview for position in Mid April and announcing the selection by Mid May.&amp;nbsp; If know of student interested in regional or community planning, architecture, landscape architecture or urban design, urban studies or geography, environmental planning or science, historic preservation, or a slew of other related fields have them check out this &lt;a href="http://mcparkandplanning.org/careers/internship/internships_planning.shtm"&gt;opportunity&lt;/a&gt; to learn and get paid too.&lt;/p&gt;

They are listed for $189,000 and $214,000; and have been on the market for an average of close to seven months (200 days).&amp;nbsp; There are three 3 bedroom 2 bath 1 half bath homes with no basements ranging in price from $199,000 to $309,000; with the average being $264,263.&amp;nbsp; These have been on the market from 182 days to 304 days, with the average being close to 8 months (238 days).&amp;nbsp; There are also two 3 bedroom 2 bath 1 half bath homes with basements on the market for sale.&amp;nbsp; These homes are listed at $309,998 and $330,000; with very similar periods of time on the market 172 days and 315 days, thus an average of near 8 months (244 days).&amp;nbsp; There is one of the rare 4 bedroom 3 bath 1 half bath home on the market for sale at $330,000 and it has been on the market for only 12 days, the newest one to be put up for sale.&lt;/p&gt;
&lt;p&gt;There is currently only 1 home in the community under contact that has not been settled on.&amp;nbsp; That is a 2 bedroom 2 bath home with no basement.&amp;nbsp; Its last advertised price was $175,900 and it was on the market for near three months (82 days).&lt;/p&gt;
&lt;p&gt;There have been only 5 homes that have gone to the closing table since last April 1 2007 the most recent being in October 2007. Of this set 3 where 2 bedroom 2 bath homes with no basements, two going for $210,000 with sellers subsidies of $7,000 and $10,000. The third of these went from $232,000 with a subsidy of $2000. They were on the market for an average of two and a half months (49days).&amp;nbsp; One that closed was a 3 bedroom, 2 bath home with no basement, it settled for $299,900 with a seller subsidy of $8,997 and was on the market for near five months (155 days).&amp;nbsp; The other one to sell was a 4 bedroom 3 bath and 1 half bath home; which settled for $339,200 with a subsidy of $9000.&lt;/p&gt;
&lt;p&gt;There are currently no homes in the community on the market FOR RENT.&lt;/p&gt;

      <title>Zip code 20906 &#8211; Townhouse &#8211; Feb 2008 Market Report</title>

      <title>What is next?  A drastic increase in Mortgage Insurance Rate?</title>
      <description>&lt;div&gt;I always get in trouble with a fellow&amp;nbsp;agent, because I am always looking for the next problem with a transaction.&amp;nbsp; &lt;/div&gt;&lt;div&gt;&amp;nbsp; &amp;nbsp;&lt;/div&gt;&lt;div&gt;I am trying to stay ahead of the situation, but told &amp;#39;We will handle it then, why worry now&amp;#39;.&lt;/div&gt;&lt;div&gt;Well, I am worried now.&amp;nbsp; What do you insurance folks seeing coming with mortgage insurance.&lt;/div&gt;&lt;div&gt;&lt;strong&gt;PRICE&lt;/strong&gt; - we see them falling, and some saying they will continue to here in Montgomery County Md.&lt;/div&gt;&lt;div&gt;&lt;strong&gt;INTEREST&lt;/strong&gt; - well, they appear to be rising.again.&lt;/div&gt;&lt;div&gt;&lt;strong&gt;TAXES&lt;/strong&gt; - well, they are and will continue to, especially with the loss of transfer taxes and recordation fees.&lt;/div&gt;&lt;div&gt;&amp;nbsp; - Here in Montgomery County Maryland the recordation fee just changed 3/1/08. Was $6.90/thousand, with a waiver on the first 50,000 if a primary residence. Now $6.90/thousand for the first $500,000 and $10/thousand for any amount greater than $500,000; with the same waiver if a primary residence.&lt;/div&gt;&lt;div&gt;&lt;strong&gt;INSURANCE - &lt;/strong&gt;well, what to you coming in the field of mortagate insurance?&lt;/div&gt;</description>

      <title>Silver Spring Md. 20906 - Detached Homes - Market Report Jan 2008</title>
      <description>&lt;p&gt;This market report is about &lt;strong&gt;Detached Homes FOR SALE&lt;/strong&gt; in the 20906 zip code excluding those in the active senior&amp;#39;s community of Leisure World. As for this date (2/19/08) there are currently 182 such homes &lt;strong&gt;FOR SALE&lt;/strong&gt; in the market place, there are currently 30 homes under contract ( 5 prior to 1/1/08 and still not settled, 9 signed during January, and 16 since the first of Feb) and 13 were &lt;strong&gt;SOLD&lt;/strong&gt; during the month of January.&amp;nbsp; Of the 182 homes 48 were added to or came back on the market in January, and not put under contract by the end of the month and 39 have come on the market or returned to the market in February. &lt;/p&gt;&lt;p&gt;By comparison there are 2601 detached homes FOR SALE in all of Montgomery County Md. up from the 2408 count at this time last month, and 801 in all of Silver spring again up from the 733 at this time last month.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6+ Bedroom Detached Homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Of the 182 Detached home only 9 are 6 or more bedroom homes.&amp;nbsp; These homes range in price from $365,000 to $675,000 with the average being $479,078, which is up from $468,200 last month.&amp;nbsp; These home have been on the market from 48 day to maximum of 368 day (just over 1 year); the average being 152 days (close to 5 months).&amp;nbsp; &lt;/p&gt;&lt;p&gt;Only two 6 or more bedroom homes went under contract in January.&amp;nbsp; The current List Price of these homes at the time they went under contact ranged from $350,000 to $370,000; and the days on the market ranged from 101 to 247 days with the average being 174 days. &lt;/p&gt;&lt;p&gt;Another two 6 or more bedrooms homes went to closing during the month of January, the settled price ranged form $290,000 to $437,000 and seller subsidies of $16,000 and $150.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5 Bedroom homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are 38 five bedrooms detached homes on the market in this group.&amp;nbsp; They range in price for $250,000 to over 1 million at $1,199,000; with the average being $540,560. &amp;nbsp;&amp;nbsp;While a few have come on the market since Feb 1, the average number of days on the market is 168.&lt;/p&gt;&lt;p&gt;Only one 5 bedroom detached homes went under contract in January, with the last list price being $420,000.&amp;nbsp; This home was on the market for just over 7 months (214 days).&lt;/p&gt;&lt;p&gt;Three 5 bedroom detached homes went to the closing table during the month of January, with their last list prices going from $329,990 to a high of $699,000 with the average being $575,997.&amp;nbsp;       <title>Silver Sping Md. 20906 - Townhouse - Jan 2008 Market Report</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;This market report is&amp;nbsp;on Townhouses&lt;strong&gt; FOR SALE&lt;/strong&gt; in the 20906 zip code excluding those in the active senior&amp;#39;s community of Leisure World. As for this date (2/18/08) there are currently 79 townhouses &lt;strong&gt;FOR SALE&lt;/strong&gt; in this market place( up from 71 last month at this time), 11 homes went under contract during the period and 6 were &lt;strong&gt;SOLD&lt;/strong&gt; during the month of January.&amp;nbsp; Of the 79 homes 16 were added to or came back on the market in January and not put under contract by the end of the month and 14 have come on the market or returned to the market in during the first 18 days of&amp;nbsp;February 2008. &lt;/p&gt;&lt;p&gt;On the same day there were a total of 213 up from the 191 townhouses on the market FOR SALE in all of Silver Spring Md. in December; and a count of 1420 in all of Montgomery County, which is up form the count of 1341 in December. As you can see inventory is still building.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5 Bedroom homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are only 2 five bedrooms Townhouses on the market in this group.&amp;nbsp; They ranged in price from $354,900 to $479,999; giving us an average of $417,450.&amp;nbsp;&amp;nbsp; One was new to the market in February (13 days) while the other has been on the market four and a half months (139 days).&lt;/p&gt;&lt;p&gt;No five bedroom townhouses went under contract or to the closing table during the month of January.&amp;nbsp; The last one that sold did so in July of 2007.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4 Bedroom homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are 30 four bedroom Townhouses on the market in this group, up form the 24 at this time last month.&amp;nbsp; They range in price from $289,000 to $510,000; with the average being $359,898 which is down a little from last months average of $363,301.&amp;nbsp;&amp;nbsp; While a few have come on the market since Feb 1, the average number of days on the market is near 5 months at 143 days, which is about the same of last months at 148.&lt;/p&gt;&lt;p&gt;There was a total of 4 four bedroom Townhouses that went under contract in January, with their last list prices ranging from $250,000 to $379,900 with the average being $314,475 which down from lasts average of &amp;nbsp;$309,933. One for these townhouses came on the market in February, the days on the market ranged from 16 to 251, with the average being a little over three and a half months (105 days), which is down from the 136 days last month.&lt;/p&gt;&lt;p&gt;Another two 4 bedroom Townhouse went to the closing table during the month of January, with their last list being $289,000 and $300,000; these home were on the market for six and a half months (195 days), just about the same as those that closed last month &amp;nbsp;(184) days.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3 Bedroom homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Clearly a majority of the townhouses on the market, there are 42 three bedroom Townhouses on the market in this group, just about the same as last month count of 40&amp;nbsp; They range in price from $229,990 to $489,000; with the average being &amp;nbsp;$367,935, which is up slightly from the $359,130 last month.&amp;nbsp;&amp;nbsp; While a few have come on the market since Feb 1, the average number of days on the market being near three and half months (107 days); which is down just a little from last months average of 122 days. The longest on the market is down too 287 days from the 299 days last month.&lt;/p&gt;&lt;p&gt;There was a total of 7 three bedroom Townhouses that went under contract in during the month of January, with the last list prices ranging from $295,000 to $445,000 with the average being $354,000; which is up from the $322,500 last month. While one if these townhouses came on the market in February, days on the market ranged from 4 to 179, with the average being a little over three months (104 days), this figure is down from the 136 days last month..&lt;/p&gt;&lt;p&gt;Only two 3 bedroom Townhouses went to the closing table during the month of January, with the last list prices ranging from $274,500 to $335,000 for an average of $304,750, which is lower than the average&amp;nbsp; of $358,757 last month.&amp;nbsp; None of these homes initially came on the market recently, the shortest be in on the market for nearly 3 months (88 days), the longest being over 8 months at 253 days for an average of just short of 6 months (177 days); which is nearly double the figure from last month of 3 months (92 days).&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2 Bedroom homes&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are 5 two bedroom Townhouses on the market in this group.&amp;nbsp; They range in price from $254,900 to $314,900; with the average being $285,820, which is close to down from the $292,200 last month.&amp;nbsp;&amp;nbsp; The days on the market range from 107 to 294 days, with the average being close to 6 and half months at 194 days.&lt;/p&gt;&lt;p&gt;No two bedroom Townhouses is under contract at the time of this report.&lt;/p&gt;&lt;p&gt;Only 1 two bedroom Townhouse went to the closing table during the month of January, with its last list being $311,000; this home was on the market for just sort of four months (113 days).&lt;/p&gt;&lt;p&gt;These figures were obtained from the Metropolitan Regional Information System (MRIS) on this day.
