Sorry, that's not a turtle. It's a builder.  Got a flyer from a top builder in our state... offering 8-10% co-op commissions for selling existing new homes.  Should I take it? Do I look the buyer in the eye at closing and tell'em I did all I could for them?
Personally i'll take half that and get the other half as a price reduction and increased allowance in points, furniture or association dues or... something.  [shhhh.don't tell my broker!]
That's just me. What do you think?

I had a great lunch today with about 75 fellow agents today.  This was only our 2nd full staff gathering of the year and the relevant issue is everyone's busy.  More showings, more offers more activity in general.  Ive been on 2 listing appts this week and have a buyer tomorrow.  The other agents that I spoke with are also seeing more opportunities.  Atlanta is beginning to wake up.
A couple issues to consider.

Let's say you're waiting to buy that new home based on uncertain values, a goofy election and general uncertainty.  Right now the Fed is in easing mode and rates are being cut.  You can buy at $180,000 (loan amount) or wait a year and the price MIGHT drop.  But guess what. A year down the road the election is over and the rate cuts are working and rates are still great, but 1/2% higher.
If you borrow 180k today at 5.625% you pay 1,036 per mo. PI.  If you get lucky, prices drop and you buy the home with a 170k loan, … (1 comments)

Mortgage Lenders are E-scaping the Asylum - 02/14/08 10:47 AM
Hey, I'm having flashbacks to 2005.. Here's an ad I saw on yahoo today and stopped me in my tracks.  I thought the sense had been slapped into the mortgage market.  Seems like there really is a sucker born every minute!
If you believe that you can borrow 300k and pay $1,360 mo you need to wake up and smell the poo.  This is being offered as a 3/1 ARM at 5.875% and 2 discount points!!  This is much higher than a fixed rate loan, and the 6 thousand dollars in discount points, (.02 x 300,000 = 6,000) will make up the difference … (2 comments)

Real Estate Auctions - do you? - 02/11/08 05:15 PM
I see the same property with auction signs over and over and I wonder who sells/buys this way and what kind of success.  If I had the stomach and time to waste I'd drive down to the dumpy locations near the Atlanta airport where they auction off 500 homes over a weekend.  Arent they held with a reserve that they seldom hit? Are there any real deals?
If you have any experience how about sharing!

Change Your Washing Machine Hose Day - Feb 29th - 02/06/08 02:54 PM
Washing machine hoses are just like reinforced garden hoses, INSIDE your home.  They fail and break and then what. About 4 gallons per minute flooding into your house!  This is never going to happen on Saturday morning when you're loading the machine. It will happen as you are pulling out of the driveway on your way to the airport to get on a cruise! 
My hoses were replaced on Saturday. Before that..... 14 YEARS AGO!  Oh My! Time sure flies!
Well I now have 2 new stainless steel covered hoses at a cost of about $30. Rubber hoses were less than $20.  Get going. … (0 comments)

Hey. Wake up! Your home's not worth what you paid for it 3 years ago!
I hope that's not true for you, but for many folks around here, it is.  I've had clients foreclosed and others now renting their property for half their mortgage payment. (better than nothing!)
This is a brutal market and I wish it wasn't true.  I'm personally beaten to a pulp and any agent/broker that says they're not is either lying, dreaming, living off the past, or married money.  A few are actually doing grand as successful A-types that have excelled in spite of the market, but maybe at … (4 comments)
