A Few Tips on Being a GREAT Landlord & Keeping Your Properties Rented

Many times during the

course of business I get calls or emails from

investor landlords needing help getting their properties rented. Upon going to

the properties to take pictures I see that the property has no curb appear and

the inside has even less appeal. Yet the landlord seems flummoxed as to why

their property isn't renting quicker.

A bit of paint can go a great deal, cleaning carpets can go a bit further,

updating a kitchen can sometimes be the deal maker and an antiquated

kitchen a deal breaker...

Here is a quick list of the top 6 things a landlord can do to get a property

rented and fetch the rental price they are looking for.

1. Paint the Walls

Paint is the most inexpensive way to breathe life into a space. A new paint job works wonders at giving an old, outdated apartment a fresh look. Choose neutral, muted colors such as grey and beige, since renters bring their own furniture and don’t want to have to match it to a bright wall color. The cost of repainting is always recouped in the higher rent you will be sure to receive.

2. Put Down Carpet Tiles

If your property has floors that are less than desirable and you cannot afford to redo them, putting down carpet tiles may be the way to go. Carpet tiles are small squares of carpeting that are significantly less expensive than wall-to-wall carpeting and serve the same purpose. The tiles are glued into place on the floor and can be easily replaced every few years.

3. Stage the Rooms

Often, prospective renters have a hard time envisioning the potential of an empty apartment or house. Here is where the keen eye of a seasoned rental specialist can reap huge benefits and just by using a few key pieces of furniture. A renter’s eye is immediately attracted to the gorgeously furnished room and can overlook any shortcomings in the physical structure.

4. Increase Curb Appeal

As your mother always told you, first impressions make a difference. This is true with the rental property market, since people are never interested in investing their time, energy or money into beautifying a rental. As a property owner, take the time to remove weeds, leaves, clean up trash, add some flower pots and make sure the mailbox, light fixtures and gates are painted and clean. Prospective renters are looking for a clean and welcoming home.

5. Clean The Place

While it sounds obvious, there is no overstating how important a clean apartment fares for prospective renters. Renters look at the kitchen and bathrooms to determine whether or not they want to live in a place. While you don’t need to completely renovate either, polishing old appliances and scrubbing down the cabinetry works wonders for giving your place a fresh look. Bathrooms, including the tub, toilet and sink, should be sparkling clean. Prospective renters need to be able to envision themselves cooking in the kitchen and showering in the bathroom.

6. Using a Rental Specialist

There are not enough words to state the importance of using a real estate agent who specializes in rentals (as well as sales of course). Rental specialists usually have a tenant pipeline that can be tapped in order to find landlords the right tenant fit, right away.

Services readily available to process applications include: background checks, employment verification, past landlord verification, criminal background checks, etc., in the most expeditious way.

Two Important Notes

Most companies require some form of military ID. These include: a Military ID Card (active/reserve/retired), Current Leave and Earnings Statement (LES), Drivers License with Veterans Designation, a photograph in uniform, you in uniform (if your service permits), Veterans Organization Card (e.g., American Legion and VFW), DD214, discharge paperwork, or other form of identification. Other restaurants and companies may go by the honor system.

I hope that you were fortunate enough to watch the inspirational show "Over 90 and Loving It." I did and it has kicked this 45 year old's butt into gear with a spirit of motivation and was a blessing to this almost disillusioned year old rookie.

This show had me laughing and crying, reading and writing about how I can incorporate a few of the wonderful ideas, concepts etc., into my business model. Has anyone heard of 'Make a Difference Day" that is marked on October 22, 2011. Well, I will definitely be looking to develop an volunteer event around this day.

Here are a few of the take aways from the uplifting and inspiring film:

Stay Positive, even if you like me have only had 1 transaction this year!
Stimulate Your Mind Daily, I start Microsoft Office training tomorrow, so I am covered here. I strive everyday to learn something new, do a puzzle, and having inquisitive children always keeps you on your toes.
Have a Active Hobby and Interest, luckily I can put a check here because I am also a piano teacher and will begin to take piano lessons again
Exercise, I will get back on that recumbent bike because seeing the 90+ fabulous folks exercising made me feel very guilty as I munched on salt & vinegar chips.
Pursue Your Passion, I can put a check here too. I love real estate, running my piano school and will begin to take classes to become a Microsoft Office Specialist tomorrow. I plan on becoming a technical trainer for the sighted, elderly and visually impaired to help out my brother when his IT business gets up and running.
Don't Worry, I can put a check here because I know that God will provide all my needs.
Be Open to Love at Any Age
Help Others, huge check here. I strive to do this at my children's schools, meeting clients, teaching piano, going to the grocery store, everywhere.
Live Without Fear, larger check here because I know that FEAR means False Evidence Appearing Real.

I've Nearly Fallen and I Hope I Can Get Up

As agents we do a lot of driving and a fair amount of walking. With the recent storms in the Maryland area driving and walking have become a bit hazardous. We can control the rate of speed that we drive in the snow but listing agents and owners need to take control of the snow and ice on their properties. Mother nature can't melt it all!

I LOVE real estate but do not relish the possibility of falling while trying to get into a home. Therefore, please remember to inform your clients that they should have the walkways of their homes shoveled and cleared of snow and ice. Out of the 5 vacant homes that I showed this weekend NONE were cleared of snow and ice. I slipped many times and so did my clients. One client almost slipped down a set of stairs packed with snow.

I have had to sound the alarm to my piano student families as well because I also provide in-home piano lessons. I have had to cancel at least 1 lesson because the driveway was too slick for me to climb and was covered in ice.

Not only is it a safety issue but once all that snow and ice is walked on it can get tracked into the home being shown causing the owner to have to clean carpets again and again. It can also be a legal issue if someone is help on your property.

At my age, I don't want to fall and not be able to get up. But I do want to be able to list, sell or rent your property.

If you have impaired credits you should prepare yourself to possibly having to put up an additional security deposit. Some landlords will allow you to make the 2nd security deposit in installments.

Write a credit explanation letter that details what happened to cause you to fall behind on your bills. Many landlords will overlook doctor bills and other delinquent bills if you have a strong rental history.

Make Time to Move On-Moving Tips To Help you Save Time

Millions of Americans take on the task of moving every year, whether it's for a job opportunity, to be closer to family, or to simply try out living in a new place. Whatever the reason for your move, you can make the task more pleasant by planning ahead and taking advantage of resources designed to make moving easier.

Whether you're moving out of a just-the-basics apartment or a large family home, one of the tools you'll probably need is a truck. Research online the various trucking companies available to make your best selection
* Packing prep. Tackle packing bit by bit. By starting early, you'll avoid the stress that comes with rushing. If you're concerned you'll need a certain item that you're packing, pack it and leave the box open. It's a lot easier to tape up boxes on moving day than it is to frantically pack at the last moment. Buy sturdy boxes in a variety of sizes, along with foam and bubble wrap to protect your fragile items, a good supply of packing tape and bold markers for labeling boxes. On the big day, moving blankets and hand trucks will make the experience more enjoyable - be sure you've got them on hand. Keep in mind that you will be probably packing under a deadline, so now is not the time to go throught documents or pictures traveling slowing down memory lane. Your object should just be to PACK!

* Lighten your load. As you start planning your move, you should also consider planning a moving sale. While packing, set aside a designated space or boxes for items you can sell. A good rule of thumb -- if you haven't used it in the last year, it can probably go. If there are unsold items, donate them to a local charity that needs what you need to get rid of.

* Mark and group. Label the outside of your boxes as you pack. First, list the room that the items belong in, and, if you want more detail, you can list an overview of what's in the box. As you move, keep the boxes for each room together as much as possible. If you are moving out of town, remember to return and not pack your local library books.

* Get trucking. For people moving across town, it's exhausting to make multiple trips between their old and new homes. For those moving across country, it's an impossibility. In either scenario, renting a moving truck will make the process easier and faster. Reserve at least two weeks in advance to avoid getting stuck without transportation -- some truck rental companies guarantee a truck for every reservation. Most movers find the 12- or 16-foot truck perfect for moving a few large items or the contents of a small condo or apartment. * Pack smart. Load the heaviest items on the truck first. When you've got a sturdy base of the heaviest items, you can start stacking on top. This is when it's handy to have a list on the outside of the box, detailing its contents. If you have friends and family helping you, they'll know not to set books on top of your china.

* Think green. The U.S. Environmental Protection Agency (EPA) has developed the SmartWay Transport Partnership to promote more environmentally friendly transportation. Some truck rental companies are active participant in the program and has one of the most-fuel efficient and low-emission truck rental fleets in the industry. You can also look for earth-friendly packing materials or even shred your unneeded papers to make packing material for your boxes.

* Safety and security. Trucks are taller, wider, heavier and require more stopping distance than the vehicle you are used to driving. Take extra precautions, especially when the truck is loaded. Watch out for low-hanging tree branches and building overhangs and use extra caution when cornering. To protect your belongings, park in well-lit areas and padlock the rear door.

To make sure you've got everything you need on moving day, create a travel bag for keeping important paperwork, credit cards, identification, change of clothes, drinks and snacks close at hand.

Keys to Creating a Strong Rental Candidate for Rental Properties

I just heard from a potential client that was against working with an agent again because of past rental experience. You see he has credit challenges and has tried sending in a few applications and paid application fee after application fee only to be turned down. He was now trying to work through the process by himself by using Craigslist. Now while I LOVE Craigslist we all know the horror stories of folks losing their money when renting a foreclosed property. OR being told to mail checks to foreign countries.

I managed to rise above his complaints when I informed him that I take a different route than just having my clients (especially those with credit issues) fill out and submit an application. I usually have these clients:

write a letter of explanation of their credit issues and what they are actively doing to address and work out these issues/blemishes.
include a written positive reference from client's current landlord or property management co.
include a letter from employer confirming yearly salary and time on their job.

I also talk with the listing agent and let them know that my client has credit issues and what they are. When the listing agent knows up front that there are credit issues they will look at the application and let me know up front if they think this candidate would be accepted by the owner. If they don't think it will be a positive outcome they will return the application fee to my client.

I also tend to have my credit challenged clients look at homes that have been on the market for over 30 days. And if needed suggest that the client be ready to put up an additional month's rent for the landlord's piece of mind. I usually have had positive results when I take this approach

Does anyone have an other ideas that could be used? Because I wish I could do more. Being a single mother of 4 children I know how hard it can be. In this economic climate many good folks are experiencing a dip in their credit score and most still manage to pay to keep a roof over their family's head. How can we as Real Estate agents work to help them out?

Rental Tips to Getting Back Your Entire Security Deposit

Whether you're renting a truck or paying for movers, costs can add up quickly when you're changing residences. If you've been renting, the full return of your security deposit may come as sweet relief as you move from one place to the next.

Because you've been without that healthy chunk of change since moving in to the place you're now leaving, anything less than a full refund plus the interest that it has been earning would be a disappointment. It would be a shame if a spot on the carpet, a broken blind or knick gave your landlord a reason to withhold a large portion, or all, of your security deposit.

With a careful eye and some elbow grease, you can ensure that you get your full deposit back and put the money to good use during the next phase of your life. Here are a few tips for getting your full deposit back:

* Work with your landlord. Before making any changes, SPEAK WITH YOUR LANDLORD FIRST. Obtain a list from your landlord that defines normal wear and tear, as well as tasks that must be completed upon moving out. If possible, have your landlord do a walk-through with you before moving out. If not, take photos so you have proof of the condition your residence was in when you left.

* Pack first, clean later. While cleaning and making minor repairs are integral to getting your deposit back, it's a lot easier to do once everything has been cleared out of your residence.
* Dust and vacuum. Do not limit to just floors and obvious places. Dust light fixtures, ceiling fan blades and around the windows. Vacuum closets and under appliances.

* Clean appliances. Check the manufacturer's website for instructions on cleaning the oven. This can take hours, so budget your time accordingly. Clean the refrigerator with a warm, soapy rag and move shelves to be cleaned to the sink. Dry the shelves before returning to the fridge. A handy trick for cleaning microwaves is to fill a microwave-safe bowl with water and half a lemon and heat it for a few minutes. Remove the bowl, wear an oven mitt and wipe down the inside with a wet rag. Clean the exterior of your washer and dryer and remove lint.

* Make sure the kitchen and bathrooms are spotless. Use specialty cleaners for toilets, sinks and other surfaces if necessary.

* If walls are marked, use one of the eraser pads that are now on the market to clean heavily dirty areas.

* Clean carpeting. Before spot-cleaning the carpet, test the carpet cleaning product in an out-of-sight area.

* Replace broken items. Look for burnt-out or broken light bulbs both inside and out and replace. Check for blinds and shades that are broken.

* Clean up outside. Pick up trash. Mow and sweep if necessary. I am noticing on some new leases that landlords are requiring you to clean the gutters and the chimmney if fireplace usage was involved. Be sure to get receipts if a contractors does this work, so that you have proof that these items were cleaned prior to your moving out.

* Donate items you don't want or need. Look for local charitable organizations that could use the items instead of throwing them out. Ask for a receipt so you can write off your donations on your taxes.
* Try to remember on your next move into your next rental to be sure and take pictures of the condition of the property when you moved in. Date and time stamp the pictures for your documents.

I got a bit choked up while one of my piano students was playing Largo, the Going Home song that is sometimes played during the going home services of our troops. It brought home the true meaning of what Memorial Day is a day of remembering those who have "gone home."

My father who was an immigrant from a small island, St. Vincent was always proud to display his flag during all the patriot holidays and my family carrys on this tradition.

Just a reminder as we enjoy the first unofficial weekend of summer that some families are remembering the a dear loved one. So remember to put out your flag, light a candle or visit one of the many memorials that DC/MD/VA and give tribute to those who put their lives on the line for us.

It took me a while to think about what should be my first blog post on ActiveRain. Since I am striving to be more organized and manage my time better I developed a monthly Family Fun Calendar. Being a piano teacher, real estate agent, marketing consultant and mother of 4 keeps me really busy. As you can probably imagine.

I have started creating a monthly family calendar with a list of events that families can use in order to know some of the fun things that they can do together as a family. The events take place in either Maryland, DC or Virginia. I hope that you can view the calendar and attend some of the fun events listed. More than that I hope that you enjoy my blog and visit me often.
