June fared as a pretty good month for Fleming Island in 2010 as far as home sales go. We came out ahead of 2009 by nearly 10% reaching a total sales volume of $10.8M compared to just $9.7M in 2009. While home sales were up, it is largely in fact due to the great deals that are currently out there. The average sales price in June 2010 was a mere $245,000 down almost 10% from $267,000 last year at this time.

A: When it comes down to writing an offer, there are several factors to consider.
1. What is the condition of the home relative to others that have sold recently?
2. What other things are you asking the seller to pay for? Closing costs, repairs, interest rate buy downs etc.
3. What have similar homes sold for recently?
4. What is the average list to sale price ratio? In most of the Orange Park and Jacksonville area, the average home sells for 97% of list price.

Buying a home is an exciting and adventurous process filled with many ups, downs, and uncertainties.  When you are making what will most likely be the biggest purchase of your life, you want the process to be as smooth and pain free as possible.

There is a difference between finding the "perfect" house and finding the RIGHT house.  No home, anywhere, no matter what the price, is going to have every feature and detail or be in the perfect location.  Even someone that builds a custom home will find things they might have done differently, once it's finished.

Inman News did a survey of their online readers, and 3 out of 4 said the market showed signs of improving. Some of these signs include:

Pricing a home correctly is crucial in all markets, especially in a down turn market like now.  Many agents will tell you, "days on the market in my area is almost 6 months".  Very true, but how long is the days on the market for SOLD properties?  In most markets it is still between 45-60 days.  So the truth still holds strong, properly priced homes that are well maintained/staged will still sell in a reasonable amount of time. This can be great news for you as a seller....you can realistically sell in less than 60 days!
