    <title>Long Island Bank Owned Homes (Week Ending 5-16-08)  </title>

&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Each week, an updated list of the &lt;strong&gt;bank owned homes&lt;/strong&gt; that came on the market on &lt;strong&gt;Long Island&lt;/strong&gt; during the previous week is provided.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bank owned homes are drawing a lot of interest from first-time homebuyers and investors on Long Island.&lt;/strong&gt;&#160; It is important to keep in mind that bank owned homes are sold in &lt;em&gt;"as-is"&lt;/em&gt; condition.&#160; It should also be noted that some bank owned homes are in poor condition, and may not qualify for a traditional mortgage in its current condition.&#160; However, there are mortgage banks that will finance these homes in &lt;em&gt;"as-is"&lt;/em&gt; condition.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Many prospective buyers of bank owned homes have questions about the process.&lt;/strong&gt;&#160; If you are interested in purchasing a bank owned home, and have any questions about the process, please feel free to leave it in the comment section of this post, or you can contact me directly.&lt;/p&gt;

    <title>Long Island Homebuyers ~ Buyer Representation ~ CLIENTS vs. CUSTOMERS  </title>

&lt;p&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/1/4/3/7/3/ar121080719037341.jpg" height="500" alt="" width="346" style="float: right; margin-left: 5px; margin-right: 5px;" /&gt;In the introduction to this series of posts - &lt;a href="http://activerain.com/blogsview/502580/Long-Island-Homebuyers-Buyer" target="_blank"&gt;&lt;strong&gt;Long Island Homebuyers ~ Buyer Representation&lt;/strong&gt; &lt;/a&gt;- the concept of the client relationship vs. the customer relationship was introduced.&#160; To the typical homebuyer, the words &lt;strong&gt;"client"&lt;/strong&gt; and &lt;strong&gt;"customer"&lt;/strong&gt; may seem interchangeable, but the difference is very significant.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The only time that someone is considered a &lt;em&gt;"client"&lt;/em&gt; in a real estate transaction in New York State is when they have made an agreement with an agent to represent their best interests.&lt;/strong&gt;&#160; For home sellers, this is not an issue, since the exclusive right to sell agreement creates the client relationship.&#160; Homebuyers, on the other hand, are often times treated as &lt;em&gt;"customers"&lt;/em&gt; on Long Island.&#160; In fact, this is most often the case, unless otherwise agreed upon.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So should it matter to a homebuyer if they are a customer or a client? &lt;/strong&gt;&#160;If you are a homebuyer that wants your interests protected, then the answer is a resounding "YES!"&#160; If, however, you don't mind the agent that you are working with having a legal obligation to protect the seller's best interests, then by all means, choose the customer relationship.&#160; The difference between having a client relationship and a customer relationship comes down to where the agent's &lt;strong&gt;&lt;a href="http://www.exclusivebuyersagents.com/duties.htm" target="_blank"&gt;fiduciary responsibilities&lt;/a&gt;&lt;/strong&gt; lie.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Long Island&lt;/strong&gt;&lt;strong&gt; homebuyers are customers more often then not&lt;/strong&gt;, although many are never fully aware that their agent has an obligation to look out for the seller's best interests, even though it is explained to them at the beginning of the home buying process.&#160; It is only natural for homebuyers that are customers to start to start to believe that they have a client relationship with the agent that they are working with because the agent spends so much time with them, and usually doesn't even know the seller.&#160; This comfort level may result in the homebuyer divulging information that can ultimately be used against them in negotiations.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Long Island homebuyers&#160;have the right to choose whether they&#160;want to be a client or a customer.&lt;/strong&gt;&#160; Below, you will find a list of the obligations that agents&#160;have to&#160;homebuyer clients, in addition to the the obligations that agents have to customers.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Long Island&lt;/strong&gt;&lt;strong&gt; homebuyer CLIENTS are entitled to the following:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;CONFIDENTIALITY&lt;/strong&gt; - Any information given to the buyer agent that is representing a client MUST remain confidential at all times.&#160; By law, this same information must be passed on to the sellers when there is a customer relationship between the agent and the homebuyer.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;CARE&lt;/strong&gt; - The buyer agent is obligated to exercise reasonable care on the client's behalf, by applying their special real estate skills and expertise.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;LOYALTY&lt;/strong&gt; - The buyer agent must protect the buyer's interests before anyone else's, including their own.&#160; The buyer agent must never take advantage of the opportunity to profit at the client's expense.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;OBEDIENCE&lt;/strong&gt; - The buyer agent must obey any lawful and ethical instructions that the client makes in accordance with the buyer broker agreement.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ACCOUNTING&lt;/strong&gt; - The buyer agent is obligated to produce duplicate originals of all documents that affect the client.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DISCLOSURE &lt;/strong&gt;- The buyer agent is duty-bound to pass along all facts or information obtained that could affect the client's purchasing decision, whether or not the client knows to ask for the information.&lt;/p&gt;
&lt;p&gt;&#160;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Long Island&lt;/strong&gt;&lt;strong&gt; homebuyer CUSTOMERS:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are entitled to factual information and fair and honest dealings, however, they are not entitled to advice, counsel and information obtained about the seller.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are buying a home on Long Island, you may recognize that it is customary for agents to represent the best interests of the seller.&lt;/strong&gt;&#160; While this is true, things are changing, and more and more buyers are choosing to have their own representation by working with a buyer's agent.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

    <title>A Simple Prospecting Lesson  </title>

&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/4/9/3/9/1/ar121073464319394.jpg" height="225" alt="" width="300" style="float: right; margin-left: 5px; margin-right: 5px;" /&gt;Is your business filled with peaks and valleys?&lt;/strong&gt;&amp;nbsp; Even though the real estate market is cyclical, and each market has its own busy season, there are people buying and selling homes all year long.&amp;nbsp; Do you ever wonder why top producers always seem to be doing business while many others seem to do all of their business in spurts?&amp;nbsp; While there is more than one reason for top producer consistency, the main reason is that they continue to prospect while they are busy with their current clients and customers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Many agents convince themselves that they are too busy to prospect, because they feel that they need to focus all of their attention on their&amp;nbsp;current clients and customers.&lt;/strong&gt;&amp;nbsp; While working with current clients and customers is important, failing to prospect for future business virtually guarantees inconsistent results.&amp;nbsp; The only way to have consistent business is to always be prospecting for new business.&amp;nbsp; There are only a few reasons that agents sporadically prospect for new business: &amp;nbsp;&lt;strong&gt;time, money and mindset.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Time management is the key to any good business.&lt;/strong&gt;&amp;nbsp; Top producers have created systems for managing their time and maximizing their efforts, whereas many other agents have not.&amp;nbsp; &lt;strong&gt;&lt;a href="http://www.brianbuffini.com/"&gt;Brian Buffini&lt;/a&gt;&lt;/strong&gt; eloquently states in his &lt;strong&gt;&lt;a href="http://www.brianbuffini.com/Providence/Products/Events/turningpoint_info.aspx"&gt;Turning Point Retreats&lt;/a&gt;&lt;/strong&gt; that &lt;em&gt;"we all have all of the time that there is."&lt;/em&gt;&amp;nbsp; This simply means that we all have the same amount of hours in each day, but we don't all manage time in the same way.&amp;nbsp; The simplest solution to time management is delegating responsibilities.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/7/5/7/8/3/ar121073488338757.gif" height="192" alt="" width="200" style="float: left; margin-left: 5px; margin-right: 5px;" /&gt;While many agents will not delegate because of control issues, others may be willing to delegate, but cannot afford to do so, or at least not in a traditional way.&lt;/strong&gt;&amp;nbsp; It's a bit of a "catch-22" for these agents.&amp;nbsp; Delegating non-money making activities will free up the agent to regularly prospect, but it costs money to hire an assistant.&amp;nbsp; The ideal solution may be to hire a virtual assistant.&amp;nbsp; Virtual assistants will work on an &lt;em&gt;"as needed"&lt;/em&gt; basis, which can save time, while also remaining more affordable than hiring a full-time assistant that gets paid regularly.&amp;nbsp; To learn more about how virtual assistants work, I would recommend contacting &lt;strong&gt;&lt;a href="http://activerain.com/creativeagentva"&gt;Laura Monroe&lt;/a&gt;&lt;/strong&gt;.&amp;nbsp; She runs the &lt;strong&gt;&lt;a href="http://activerain.com/groups/RealEstateVirtualAssistants"&gt;Real Estate Virtual Assistants&lt;/a&gt; &lt;/strong&gt;group on Active Rain.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Perhaps the biggest stumbling block for agents to prospect consistently is the mindset that they &lt;em&gt;"have enough business right now."&lt;/em&gt;&lt;/strong&gt;&amp;nbsp; This is an "employee" mindset, which is a problem, because REALTORS&amp;reg; are business owners, &lt;strong&gt;not&lt;/strong&gt; employees.&amp;nbsp; Some may believe that only the broker of record is a business owner, but it is simply not the case. REALTORS&amp;reg; are independent contractors, which is really just another name for a business owner.&amp;nbsp; Business owners are responsible for generating new business, either directly or indirectly.&amp;nbsp; Could you imagine the owner of a mom &amp;amp; pop retail store saying that they &lt;em&gt;"had enough business right now?"&lt;/em&gt;&amp;nbsp; Not likely, since this mindset is the first step to going out of business. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What if REALTORS&amp;reg; approached prospecting with the same tenacity that children do when they want something badly?&lt;/strong&gt;&amp;nbsp; As the father of a toddler, I witnessed something recently that was actually the inspiration for this post.&amp;nbsp; I was giving my daughter her morning bath, and she was playing around the way that she usually does in the tub.&amp;nbsp; One of her favorite bath toys is a bag of colorful shapes that stick to the tub and the walls once they are wet.&amp;nbsp; These shapes hang in our tub on a hook, inside of a mesh bag with a drawstring.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/4/4/4/8/0/ar121073522208444.gif" height="199" alt="" width="200" style="float: right; margin-left: 5px; margin-right: 5px;" /&gt;My daughter is a few months away from turning two, and much of her communication is still non-verbal.&lt;/strong&gt;&amp;nbsp; However, when she points at something, she makes a distinct sound letting me know that she wants it.&amp;nbsp; As she pointed to the bag of shapes &lt;em&gt;(over 50 pieces)&lt;/em&gt;, I took it off of the hook and started dumping it out in front of her in the bath tub.&amp;nbsp; When I finished, all but 2 of the pieces were floating in the water.&amp;nbsp; You would think that this would have kept her satisfied, and that she would have had enough to play with.&amp;nbsp; As she pointed and let me know that she had to have the last 2 pieces, it hit me that she was like a top producer that is always prospecting for new business.&amp;nbsp; As I gave my daughter the last 2 pieces, the lyrics to one of&amp;nbsp;my favorite&amp;nbsp;songs&amp;nbsp;popped into my head&amp;nbsp;&lt;strong&gt;&lt;em&gt;..."Always one for more...you're never satisfied."&amp;nbsp;&lt;/em&gt;&lt;/strong&gt; &lt;em&gt;(Van Halen, "5150")&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;That one lyric sums up the top producer / tenacious child mindset.&lt;/strong&gt;&amp;nbsp; If all REALTORS&amp;reg; approached their business this way, wouldn't it lead to more consistent production?&amp;nbsp; In fact, isn't it easier to prospect when you don't need the business today?&amp;nbsp; After all, when you don't need the business, aren't you more selective of the people that you choose to work with than you are when you have nothing going on?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

    <title>Saving Money on Gas Expenses  </title>

&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/8/1/7/5/7/ar121041043675718.jpg" height="250" alt="" width="300" style="float: left; margin-left: 5px; margin-right: 5px;" /&gt;The price of gas seems to be rising on a daily basis, and if you listen to the media reports, there is no end in sight.&lt;/strong&gt;&amp;nbsp; In fact, rising gas prices and the price per barrel of oil may have surpassed the news coverage that the housing market receives on a regular basis.&amp;nbsp; Of course, there is no disputing the media reports, since we can all see what is going on at the pumps each day.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It's hard to believe that anyone would be longing for $2.99 per gallon gas prices, but at this point, it does seem like a bargain.&lt;/strong&gt;&amp;nbsp; In fact, &lt;strong&gt;&lt;a href="http://www.chrysler.com/"&gt;Chrysler&lt;/a&gt;&lt;/strong&gt; is using this&amp;nbsp;price point&amp;nbsp;as a tool to help sell new cars with their &lt;strong&gt;&lt;a href="http://www.chrysler.com/en/refuel/index.html"&gt;$2.99 gas guarantee&lt;/a&gt;&lt;/strong&gt; promotion.&amp;nbsp; There is no telling when gas prices will be under $3 per gallon again, so this is a smart marketing technique for Chrysler to use to bring in buyers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Unfortunately, anyone that is not in the market for a new car will not be able to take advantage of the Chrysler promotion.&lt;/strong&gt;&amp;nbsp; However, that does not mean that you can't do anything to minimize our gas expenses.&amp;nbsp; At &lt;strong&gt;&lt;a href="http://www.fueleconomy.gov/"&gt;FuelEconomy.gov&lt;/a&gt;&lt;/strong&gt;, you can find helpful tips to get more miles per gallon by simply maintaining your car properly and by making a conscious effort to make the most out of any car usage by planning before driving.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Another way to maximize your fuel economy is to fill up your tank at the gas stations that have the lowest prices.&lt;/strong&gt;&amp;nbsp; To help find the cheapest gas in your area, you can check out websites like &lt;strong&gt;&lt;a href="http://www.gasbuddy.com/"&gt;GasBuddy.com&lt;/a&gt;&lt;/strong&gt; and &lt;strong&gt;&lt;a href="http://www.gaspricewatch.com/"&gt;GasPriceWatch.com&lt;/a&gt;&lt;/strong&gt;.&amp;nbsp; If you'd like to check out all of the gas prices in the area, and see them plotted out on a map, check out &lt;strong&gt;&lt;a href="http://gasprices.mapquest.com/index.jsp"&gt;GasPrices.Mapquest.com&lt;/a&gt;&lt;/strong&gt;.&lt;/p&gt;

    <title>The Lost Art of Discipline (Part 2 of 2)  </title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://www.abbagrace.com/webpics/nun_slapping_ruler_hg_clr.gif" height="300" alt="" width="200" style="float: right;" /&gt;There has to be a happy medium between ruler-wielding nuns and parents that allow their children to run wild without any fear of repercussion.&lt;/strong&gt;&amp;nbsp; The topic of physically disciplining children is a &lt;em&gt;"hot-button"&lt;/em&gt; issue, and one that, quite frankly, is best left for another forum.&amp;nbsp; Many people of my generation were, however, physically disciplined, and it did act as a deterrent for many of us.&amp;nbsp; I can tell you that I, for one, never liked to hear the words &lt;strong&gt;&lt;em&gt;"wait until your father gets home!"&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do those words strike the same chord with kids today?&lt;/strong&gt;&amp;nbsp; I often wonder.&amp;nbsp; This is not to say that a father should be the only one disciplining children, because that is clearly not the case.&amp;nbsp; Nor is it encouragement to physically discipline children.&amp;nbsp; Truth be told, I had a healthy fear of misbehaving, and it was not solely based on a possible spanking.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My father is the greatest man that I have ever known, and will ever know.&lt;/strong&gt;&amp;nbsp; If you've read my posts about him, you'll know just how much he means to me, even though he passed away nearly 7 years ago.&amp;nbsp; Did he make mistakes?&amp;nbsp; Absolutely.&amp;nbsp; Was his style of discipline always perfect?&amp;nbsp; Absolutely not.&amp;nbsp; But at least he cared enough about my siblings and me to provide us with boundaries.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am certainly not advocating that parents start to physically discipline their children; however, I do believe that many kids today lack the boundaries that we had when we were younger.&amp;nbsp; This falls directly on the parents' shoulders.&lt;strong&gt;&amp;nbsp; It is common sense that children are not born knowing right from wrong.&lt;/strong&gt;&amp;nbsp; This is something that must be learned.&amp;nbsp; But how are children supposed to learn right from wrong if they are not being taught by their parents?&amp;nbsp; The simple answer is - they won't, and in my opinion, lackadaisical parenting is the major cause of this problem.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/6/9/5/9/9/ar121046007999596.jpg" height="208" alt="" width="300" style="float: left; margin-left: 5px; margin-right: 5px;" /&gt;"Good"&lt;/em&gt; parenting is in the eye of the beholder, and I certainly don't claim to be an authority on the subject.&amp;nbsp; &lt;strong&gt;Most parenting is done by trial and error&amp;nbsp;using the value systems of the parents as the foundation.&lt;/strong&gt;&amp;nbsp; However, parents that allow their children&amp;nbsp;&lt;em&gt;(especially young children)&lt;/em&gt; to do whatever they want, are doing a terrible disservice to the child.&amp;nbsp; Children with no boundaries grow up to be adults with no boundaries.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So why has there been such a paradigm shift in parenting styles from generation to generation?&lt;/strong&gt;&amp;nbsp; In my opinion, it started with the politically correct notion that physical discipline is somehow abhorrent parental behavior.&amp;nbsp; Of course, we live in the information society, so the subject of parenting is covered on a multitude of websites, magazines and TV programs - all claiming to provide "expert" advice.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lost in the mix is the fact that parents seem to have forgotten that they are authority figures and not merely "friends" with their children.&lt;/strong&gt;&amp;nbsp; This is not to say that your children shouldn't be your friends, but they shouldn't think that they can act like your peer either.&amp;nbsp; It is quite possible to love your children, and have a fun relationship with them, while still maintaining order, although this concept seems to have eluded&amp;nbsp;a number of parents.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Too many parents try so hard to cater to a child's every whim, that they lose the ability to be a disciplinarian.&lt;/strong&gt;&amp;nbsp; I have seen some truly disrespectful children in various forums.&amp;nbsp; From the organized sports leagues to acting out in public and beyond, some children treat adults with a total lack of respect.&amp;nbsp; If parents allow their children to be disrespectful to them, how is a child supposed to know that being disrespectful to other adults is wrong?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/6/6/8/1/7/ar121045980171866.gif" height="198" alt="" width="300" style="float: right; margin-left: 5px; margin-right: 5px;" /&gt;As a child ages, and their maturity grows, they should have boundaries established for them, and expectations of proper behavior should rise accordingly&lt;/strong&gt;.&amp;nbsp; A child should understand right from wrong and proper respect by the time that they enter grade school.&amp;nbsp; If parents are doing their job, this will be the case more often than not.&amp;nbsp; However, when a parent fails to set boundaries and expectations by using proper discipline, the child is more likely to be disrespectful and have a harder time differentiating right from wrong.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you've read my past posts, you know that I love my son with every fiber of my being, and I consider him my friend.&amp;nbsp; &lt;/strong&gt;Even though he is only five,&lt;strong&gt; &lt;/strong&gt;he knows that there are boundaries, and that he must be respectful and live up to the expectations that my wife and I have set for him.&amp;nbsp; Should he fail to do so, he knows that there are repercussions that he will have to deal with.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The following is an example of an incident where my son required disciplining in public...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My son was around four years old, and he went through a phase where he didn't ever want to wear his jacket once he was inside of a store.&lt;/strong&gt;&amp;nbsp; For a while, he would hand it off to my wife, and she would end up carrying it around for him.&amp;nbsp; He is wise beyond his years, and he fully understood when I told him that he was old enough to carry his own jacket if he didn't want to wear it.&amp;nbsp; He was given the choice to unzip the jacket and leave it on, or take it off and carry it himself.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/5/1/9/4/9/ar121045993294915.jpg" height="200" alt="" width="300" style="float: left; margin-left: 5px; margin-right: 5px;" /&gt;We went to Sports Authority to buy him a replica baseball jersey, which he had been requesting for quite some time.&lt;/strong&gt;&amp;nbsp; As we entered the store, he decided that he didn't want to wear his jacket.&amp;nbsp; He knew that his choice was to wear it or carry it.&amp;nbsp; After we refused to carry it for him, he defiantly took it off, and dropped it on the floor in the middle of the store.&amp;nbsp; He was warned a few times that he needed to pick up his jacket if he wanted to get the baseball jersey.&amp;nbsp; Once he started yelling that he wasn't going to pick up the jacket, he was told that we were going home, and that he wouldn't be getting the jersey on that day.&amp;nbsp; He not only refused to pick up the jacket, he also refused to leave the store until he got his jersey.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Despite my best efforts to avoid making a scene, I was left with no choice but to pick him up and carry him out of the store over my shoulder.&lt;/strong&gt;&amp;nbsp; He continued to kick and scream all the way to the car.&amp;nbsp; When we got into the car, he begged and pleaded and offered to carry his own jacket if we would go back in to buy the jersey.&amp;nbsp; I told him that buying the jersey was something special, and that he wasn't going to be rewarded for having a temper tantrum in the middle of the store.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The moral of the story is that, from that day on, my son carried his own jacket whenever we went into a store.&lt;/strong&gt;&amp;nbsp; A few days later, we returned to Sports Authority to purchase the jersey that he so desperately wanted.&amp;nbsp; Although they didn't have what he wanted, we were able to find the jersey online.&amp;nbsp; In the end, he got what he wanted by behaving.&amp;nbsp; He was also taught a valuable lesson that day.&amp;nbsp; While it hurt me to see sadness in my son's eyes, I knew that&amp;nbsp;the lesson was necessary to help mold him into a well-behaved, respectful person.&amp;nbsp; He has come to understand that we discipline him out of love, and not out of anger.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;From time to time, like any child, my son will still test our limits, but it is very infrequent compared to many kids his age.&amp;nbsp; &lt;strong&gt;All things considered, he is truly one of the most respectful and loving children that I have ever seen, and I couldn't be any prouder of him if I tried. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Most adults are nostalgic in one way or another.&lt;/strong&gt;&amp;nbsp; For some, this feeling arises when talking about the music, television or the movies that they grew up with.&amp;nbsp; Others may just be longing for the simpler times that they had before technology became such an integral part of everyday life.&amp;nbsp; Perhaps technology's biggest downfall is that it has created a society with a very short attention span.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In a recent story on &lt;strong&gt;&lt;a href="http://www.abcnews.com/" target="_blank"&gt;ABC News&lt;/a&gt;&lt;/strong&gt; from a series called &lt;strong&gt;"The Lifetime Crunch,"&lt;/strong&gt; it was discussed that multi-tasking has the typical American cramming &lt;strong&gt;31 hours worth of activity into a 24 hour day.&lt;/strong&gt;&amp;nbsp; Please spend the next 2 minutes and 40 seconds watching the &lt;strong&gt;&lt;a href="http://cosmos.bcst.yahoo.com/up/player/popup/?cl=7748557" target="_blank"&gt;video clip&lt;/a&gt;&lt;/strong&gt;, before reading the rest of this post..........&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;We are too busy!&lt;/strong&gt;&amp;nbsp; Please don't mistake that statement for laziness on my part.&amp;nbsp; It's more of an observation that is based on my experiences with today's youth.&amp;nbsp; As someone that is currently coaching little league &lt;em&gt;(more specifically - Tee Ball)&lt;/em&gt;, after having coached Pee Wee Football in the fall, I can tell you that our children are being adversely affected by this short attention span society.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Today was the annual little league parade and carnival.&lt;/strong&gt;&amp;nbsp; The parade consists of a walk of about a mile from the court houses to the little league complex.&amp;nbsp; Walking the parade route took less than 30 minutes, but you would think that it was taking hours by the way that many of the kids either lagged behind, tried walking or running ahead, or just wandered aimlessly until they were guided back into place.&amp;nbsp; Many of the wanderers had to be told on several occasions to stay with their teams.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is there any reason that children cannot stay focused on the task at hand?&lt;/strong&gt;&amp;nbsp; Do you ever wonder why &lt;em&gt;"attention deficit disorder"&lt;/em&gt; is so common amongst today's youth?&amp;nbsp; Is it possible that their short attention span is due to a lack of discipline?&amp;nbsp; I believe that&amp;nbsp;a lack of discipline is&amp;nbsp;the reason why many children&amp;nbsp;lack focus.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The explanation for my reasoning will make this post longer than the attention span of most blog readers&lt;/strong&gt;, especially those that took the time to watch the 2 minute and 40 second video clip, so I've decided to make this a 2-part post.&amp;nbsp;&lt;/p&gt;

    <title>Long Island Bank Owned Homes (Week Ending 5-9-08)  </title>

&lt;p&gt;&lt;strong&gt;Bank owned homes are drawing a lot of interest from first-time homebuyers and investors on Long Island.&lt;/strong&gt;&#160; It is important to keep in mind that bank owned homes are sold in &lt;em&gt;"as-is"&lt;/em&gt; condition.&#160; It should also be noted that some bank owned homes are in poor condition, and may not qualify for a traditional mortgage in its current condition.&#160; The&#160;good news is that there are mortgage banks that will finance these homes in &lt;em&gt;"as-is"&lt;/em&gt; condition.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;img title="Long Island Certified Buyer Representative" src="http://activerain.comhttp://activerain.com/image_store/uploads/9/2/5/4/3/ar121028480334529.jpg" height="253" hspace="5" alt="Long Island CBR " align="right" width="295" /&gt;Buyer representation on Long Island is still in its infancy, but the tide appears to be turning as more agents are embracing the concept.&lt;/strong&gt;&#160; REALTORS&#174;, like many people, are often times resistant to change even though change is inevitable.&#160; While there may still be some resistance to buyer representation on Long Island, more and more agents are getting the education necessary to properly represent homebuyers.&#160; &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;According to &lt;a href="http://www.jimpugliese.com/"&gt;Jim Pugliese&lt;/a&gt;, one of the instructors of the &lt;a href="http://www.cbrsource.com/"&gt;CBR (Certified Buyer Representative) designation course&lt;/a&gt;, the amount of agents getting the CBR designation on Long Island has increased dramatically.&lt;/strong&gt;&#160; This designation course used to be given only once or twice each year on Long Island, and it is now given monthly, usually to a sold-out crowd of up to 75 agents at a time.&#160; Increasing the amount of Certified Buyer Representatives is a step in the right direction, as it will allow Long Island homebuyers to have the same type of representation that is offered in most areas of the country &lt;em&gt;(including upstate New York)&lt;/em&gt;.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So what spurred the interest in buyer representation after many years of largely ignoring the practice on Long Island?&lt;/strong&gt;&#160; First and foremost is the fact that today's consumer is more educated, and thus more demanding of the service professionals that they choose to work with.&#160; The more sophisticated buyers understand, or at the very least are open to the idea, that having their own representation is&#160;the way to ensure that their best interests are being served.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Another contributing factor to the shift towards buyer representation on Long Island is the fact that buyers are looking for the best possible deal on their purchase.&lt;/strong&gt;&#160; It wasn't long ago that homebuyers on Long Island would have to decide &lt;em&gt;(virtually on the spot)&lt;/em&gt; if they were interested in a particular home.&#160; There wasn't much time for decision-making, or room for negotiations for that matter, in the red-hot seller's market.&#160; As the market cooled, and inventory rose, the buyers became much more selective of the homes that they view, and ultimately make offers on.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The &lt;a href="http://activerain.com/blogsview/496816/Long-Island-Homes-Market"&gt;market trends&lt;/a&gt; on Long Island vary from town-to-town and from school district-to-school district.&lt;/strong&gt;&#160; In some cases, there is such a large gap between the entry level homes and luxury homes within the same market that the trends may vary depending on price points.&#160; Now, more than ever, Long Island homebuyers need to have their own representation to help guide them through the home buying process, especially if they are looking to get the best possible deal on their purchase.&#160; &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Long Island homebuyers will ultimately benefit from buyer representation&lt;/strong&gt;, but it will take education for them to fully appreciate the advantages of having a &lt;strong&gt;&lt;u&gt;"client"&lt;/u&gt;&lt;/strong&gt; relationship with their agent, rather than a &lt;strong&gt;&lt;u&gt;"customer"&lt;/u&gt;&lt;/strong&gt; relationship.&#160; This post is merely an introduction to buyer representation, and will be followed up by a series of posts in the coming weeks further explaining the benefits of buyer representation to Long Island homebuyers.&#160;&#160; &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Please check back regularly for updates, or if you'd prefer, you can contact me directly and ask to be put onto a list to have future posts on this topic e-mailed directly to you.&#160; Thank you.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

This report&#160;shows a statisical comparison between the first quarter averages and the month of April for 2008, in addition to&#160;a year-over-year comparison.&#160;&#160;This report provides&#160;information about homes sold in the &lt;strong&gt;Hauppauge School District &lt;/strong&gt;including:&#160; location of homes, list price, sold price and days on market.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;It is important to note that monthly reports provide a relatively small sampling of homes which often times results in extreme fluctuations that may or may not be indicative of the market trend for the &lt;strong&gt;Hauppauge School District.&#160; &lt;/p&gt;&lt;p&gt;The &lt;strong&gt;Hauppauge School&#160;District&lt;/strong&gt; traditionally has a limited amount of activity, and April of 2008 was no exception.&#160; This&#160;small sample size often leads to extreme fluctuations in the statistical data.&#160;While inventory rose at a slightly higher rate than the first quarter average of this year and of April of 2007, the home prices seem to have shown very solid growth.&#160; However,&#160;a closer look will indicate that one home sale (of the new construction on Brookstone Court) actually made the sales numbers higher, in addition to drastically raising the average days on market.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Overall, the market seems to be relatively stabilized in the &lt;strong&gt;Hauppauge School District&lt;/strong&gt;.&#160; The inventory numbers for April are similar to the inventory numbers for the first quarter of the year, and also of April of 2007.&#160; Even though the numbers continue to rise, there is still a fairly low inventory of homes on the market in the Hauppauge School District.&lt;/p&gt;&lt;p&gt;Home sellers will find some competition, but not an inordinate amount.&#160; The ratio of sold prices to list prices over the course of 2007 and 2008 would seem to indicate that homeowners are pricing their homes to sell, or at the very least, reducing their prices until their home is appealing to homebuyers.&#160; It is important that home sellers continue this trend, and also that they have their home in "showing" condition to maximize the chances of enticing buyers to make an offer on their home.&lt;/p&gt;&lt;p&gt;Homebuyers will find that, while there has been some adjusting of prices, that the starter homes are still priced higher than other areas in close proximity.&#160; This may be due to the fact that the property taxes in the area are lower than most of the surrounding areas due to the businesses that contribute to the tax base.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;Inventory rose slightly in the&lt;strong&gt; Commack School District&lt;/strong&gt; in April compared to the first quarter average for 2008 and to April of 2007.&#160; Home prices showed a slight decline.&#160; The most positive trend is the average days on market, which showed improvement over both the first quarter average for 2008 and for April of 2007.&#160; The ratio of sold price to list price remained steady, although still down a bit from 2007.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&#160;&lt;/p&gt;&lt;p&gt;The drop in average sold price and list price can be attributed somewhat to the sale of two homes for $350,000 or less, which is unusual for the &lt;strong&gt;Commack School District&lt;/strong&gt;.&#160; With a relatively small sample size, these two sales can bring the average down.&#160; Home sellers that are motivated to sell their homes should definitely factor in the rise in inventory and price their homes against the competition accordingly.&#160; Homebuyers are finding some opportunities to purchase a home in the area for less money than in the past, with an occasional opportunity for homes to be purchased in the typical price range of first-time home buyers.&#160; However, the competition for such homes tends to be higher than that of high-priced homes, as evidenced by the sale on Magnolia Drive, which only was on the market for 7 days.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;The increase in the luxury&#160;home market sales helped boost all of the numbers for the &lt;strong&gt;Three Village School District&lt;/strong&gt;.&#160; This is a multi-segmented market, which makes determining an overall market trend more difficult.&#160; For example, in the month of April, there was a home sale for $320,000 and also a home sale for $1,700,000.&#160; While the two homes are both part of the same school district, they are not really a part of the same market.&#160; For this reason, all trend numbers should be studied, but not relied upon for individual homes in the area.&#160; Being that this is a very large school district with a large gap between starter homes and luxury homes, there is bound to be extreme fluctuations.&#160; There are, however,&#160;a few&#160;numbers that can be looked at for the overall market&#160;- inventory numbers and average days on market, both of which showed improvement in comparison to the first quarter of 2008.&#160; &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;As it was stated above, this is an unusual market that can be evaluated on different levels (starter, mid-level and luxury homes).&#160;&#160;A number of homes are selling relatively quickly, while others are taking longer than the average to sell.&#160; Overall, the prices for April are in line with the first quarter average for the &lt;strong&gt;Three Village School District.&lt;/strong&gt;&#160; The prices for 2008 are showing marked improvement over 2007, but this may just be a sign that the luxury market has picked up this year, as evidenced by the three sales of million dollar homes in 2008, compared to none in 2007 for the same time last year.&#160; In fact, the highest priced home sold last April was just slightly above $800,000.&#160; &lt;/p&gt;&lt;p&gt;So what does this mean for the overall market trend for the area?&#160; It cannot be determined easily, but there are some very positive signs in the market.&#160; First and foremost, average days on market has shown a dramatic improvement.&#160; More homes sold faster than the average than slower than the average, indicating that the homes that sold are being priced properly for the most part.&#160; However, a steady rise in inventory shows that there is a lot of competition, and pricing to sell is the best way to get your home sold.&lt;/p&gt;&lt;p&gt;Home buyers at all levels will find opportunities in the &lt;strong&gt;Three Village School District&lt;/strong&gt;.&#160; However, it should also be noted that homebuyers have competition for properly priced homes, so it is not a good idea to assume that the "right" home will last on the market, despite what the mass media would have you believe.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

In April of 2008, there were no luxury home sales, which contributed to the decline in both listing and sold price.&#160; In April of 2007, two homes sold for nearly $1 million, whereas the most expensive home sale in April of 2008 was just over $700,000.&#160; Although there are more closings each month in the &lt;strong&gt;Smithtown School District&lt;/strong&gt; than other areas (due to the size of the district), the sample size is still relatively small, and a few sales can alter the statistics.&#160; As is the case in some other districts, Smithtown is a multi-segmented district (starter homes, mid-level, luxury).&#160; Each of those markets may have their own trends.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Because of the make-up of the market in the &lt;strong&gt;Smithtown School District&lt;/strong&gt;, the trends tend to fluctuate a bit.&#160; However, there are some numbers that can be evaluated in a broad term - inventory and average days on market.&#160; The inventory in April improved in comparison to the first quarter average of 2008, but declined slightly in comparison to April of 2007.&#160; The average days on market has remained relatively consistent.&#160; &lt;/p&gt;&lt;p&gt;The key number to keep in mind is rising inventory.&#160; This factor necessitates proper pricing in order for homes to sell quickly due to competition on the market.&#160; Overpriced homes usually end up staying on the market longer, and require price adjustments to find a buyer.&#160; Home sellers that do not adjust to the market often times end up having their listing expire without selling or the home gets taken off of the market.&#160; &lt;/p&gt;&lt;p&gt;Inventory increased in the &lt;strong&gt;Kings Park School&lt;/strong&gt; &lt;strong&gt;District &lt;/strong&gt;by comparison to both the first&#160;quarter of 2008 and April of 2007.&#160; With a relatively low number of closings, the average asking price and sold price&#160;was easily boosted by the sale of one home in Fort Salonga for $1.65 million.&#160; This particular home happened to sell rather quickly, which helped reduce the average days on market, along with one other home that sold quickly, but for far below&#160;the listing price.&#160; The trend is skewed by these numbers, giving the market a stronger appearance than what other indicators are showing.&#160;&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Rising inventory in comparison to the first quarter average for 2008 and April of 2007 tells only part of the story in the &lt;strong&gt;Kings Park School District&lt;/strong&gt;.&#160; The average days on market also showed a significant increase, although the list price and sold price seemed relatively strong.&#160; Of course, these numbers can be largely attributed to the luxury home sale in Fort Salonga for $1.65 million.&lt;/p&gt;&lt;p&gt;The year-over-year quarter trend for the first quarter actually showed some positive signs, so the numbers from April might very well be an abberation.&#160; It will take more data in the coming months to determine if the trend is being altered by the sale of luxury homes at different times during the year.&#160; &lt;/p&gt;&lt;p&gt;The days on market average for&#160;the first quarter of the year was actually a very positive sign, and the listing and sales prices indicated that the market has stabilized.&#160; As&#160;the year progresses, it will become clearer if the trend for the first quarter was accurate or&#160;if the market is actually still volatile.&#160;&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;While it appears that the market trended down in the &lt;strong&gt;Half Hollow Hills School District&lt;/strong&gt; in April, the sample size was fairly small, and the sale of one home in Wheatley Heights for under $300,000 (which is highly unusual for the area) dragged down the average prices by a noticeable amount.&#160; All of the other numbers indicate a relatively flat market in comparison to the first quarter of 2008, and not really much different than April of 2007.&#160; The average days on market increased, but this can be attributed to one particular home that was on the market for 493 days (significantly higher than the average).&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;A relatively small sample size of data, combined with the fact that the market in the &lt;strong&gt;Half Hollow Hills School District&lt;/strong&gt; features starter homes and luxury homes, makes analyzing the trend more of a challenge.&#160; The inventory has risen at approximately the same rate as the first quarter of this year, and only slightly more than April of 2007.&lt;/p&gt;&lt;p&gt;However, this is a fairly large market, and there is enough competition out there for buyers to choose from.&#160; Home sellers in the area would be wise to price their homes to sell against the competition, or risk having their home languish on the market.&#160; There are still homes selling relatively quickly (when properly priced).&lt;/p&gt;&lt;p&gt;Homebuyers will likely appreciate the opportunity to find homes in the area that may have previously been out of their price range.&#160; &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;The inventory rose in the &lt;strong&gt;Syosset School&lt;/strong&gt; &lt;strong&gt;District &lt;/strong&gt;higher than the first quarter average, and also higher than April of 2007.&#160; The averge home prices rose on the strength of two multi-million dollar luxury homes.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;If you were to look strictly at the average list price and average sales price, it would appear that homes in the &lt;strong&gt;Syosset School District&lt;/strong&gt; have appreciated dramatically.&#160; However, the numbers are skewed by the homes that sold for over $3 million in Muttontown and Oyster Bay Cove.&#160; While these two sales boosted the sales figures, they also contributed to the ratio of sold price to list price deteriorating.&#160; All things considered, the days on market remained relatively flat, and the inventory increased somewhat.&#160; Sellers still need to be mindful of pricing their home properly in this market.&lt;/p&gt;&lt;p&gt;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;The home prices for April&#160;in the &lt;strong&gt;Plainview-Old Bethpage School District&lt;/strong&gt; showed improvement over the first quarter average from 2008,&#160;and also over April of 2007.&#160; The&#160;days on market was relatively unchanged.&#160; The inventory&#160;continued to rise at about the same pace as the first quarter of 2008, but faster than April of 2007.&#160; While sold prices were higher, so was the&#160;ratio between sold prices and list prices.&#160;&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;CONCLUSION:&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Based on the first quarter comparison between 2007 and 2008, and the strength of home prices in April of 2008, it would appear that the market has stabilized in the &lt;strong&gt;Plainview-Old Bethpage School District&lt;/strong&gt;.&#160; Aside from rising inventory and a lower percentage of list price, all of the other statistics were favorable for home sellers in the area.&#160; Home sellers should realize though, that rising inventory still makes pricing properly a prudent decision.&#160; Those homes that are priced properly and in "showing" condition are likely to get the offers closest to the asking price in a shorter amount of time.&#160; Homebuyers in the area should be mindful of the fact that there are trends that are showing that homes prices could be on the rise, and should not approach their home buying thinking that all homes are overpriced, despite the fact that this may be the case in other areas.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;
