In the previous post in this buyer representation series, we explored some of the misconceptions about buyer agent compensation.  While most people think that they will have to go out of pocket to compensate the buyer agent, this is not necessarily the case.  A skilled buyer's agent will know how to structure a deal so that the fee can be incorporated into the buyer's mortgage. 
 
There are several ways in which a buyer's agent can receive compensation, and this is something that many homebuyers are not aware of.  The following is an overview of the various compensation methods.

In the most recent post in this buyer representation series, Buyer Representation ~ Finding the Right Home for the Right Price, it was discussed that buyers that have their own representation are entitled to counsel from their buyer agent.  Part of the counsel was offering advice, and the other part was providing a comparative market analysis (CMA) to buyers to help them to determine their offer price.

In the introduction to this series of posts - Long Island Homebuyers ~ Buyer Representation - the concept of the client relationship vs. the customer relationship was introduced.  To the typical homebuyer, the words "client" and "customer" may seem interchangeable, but the difference is very significant.

Buyer representation on Long Island is still in its infancy, but the tide appears to be turning as more agents are embracing the concept.  REALTORS®, like many people, are often times resistant to change even though change is inevitable.  While there may still be some resistance to buyer representation on Long Island, more and more agents are getting the education necessary to properly represent homebuyers.
