READY!!! FIRE! AIM!! Oops, I mean FIRE! READY.... Ugh - 01/24/11 07:12 PM
You know about this as well as I. We have all made the mistake of 'pulling the trigger' before readying ourselves, aiming clearly and then firing.
Nope, we are not hunting today! Although, it is a gorgeous day in Southern California and the quail are scampering seemingly everywhere but not today (bummer).
I am talking about all the missed shots in our day to day business. Real Estate and Mortgage Sales are like any other business in that we utilize certain systems to accomplish our goals. Sometimes though, our systems are skewed, our delivery is clouded and our final product is … (1 comments)

Are you too cheap for your own good? 'IT' happens, disaster strikes, you are not prepared - 01/20/11 06:11 PM
You all know what I am referring to when I say 'IT'? In French its called merde, my 5 year old son calls it 'number 2'. Pardon my French but 'IT' will be what you say when disaster strikes.
I am talking about floods, kitchen fires, wild fires, tornadoes, hurricanes, giant snow storms, huge hail and yes, rocks from outer space destroying your home. 'IT' happens and more often than most of us recognize. My family has learned, first hand, that it is urgently important to protect yourself from the worst and live for the best. I'm not talking about running around with your … (72 comments)

Hmmmm, anyone starting to feel like the coveted 'featured' post is held for a select few? - 01/20/11 10:43 AM
Anyone else wondering why? I mean every day, the same names are popping up consistently again and again. There is not a two week period that goes by when you do not see that about 20 of the highest ranking points members with a featured post.
Then you actually read them. Most are mediocre regurgitation of the news I read yesterday or even re-written posts from last month or last year. However, some of them, very creative, eloquent and well written.
None the less, I read many posts every day by many very deserving, hard thinking, well researched, clever, informative writers that NEVER get featured.
Here is an … (5 comments)

2011 Mortgage Banking, More Changes to Come - 01/13/11 03:13 PM
Here we are in the full swing of 2011 already ushering in a new year and, hopefully, new success. I for one have positioned my self for success with a whole list of new weapons (is that too divisive to say?) that I have already implemented into my battle plan with even more targets than weapons.
What with so many changes in mortgage banking ranging from credit score tiered pricing to appraisal to new FHA rules for UFMIP and monthly MI one could easily throw up their hands and throw in the towel. Well, guess what? More than half of my … (1 comments)

Are you selling Dogs, Horses, Kittens or something you were 10 years ago? - 01/12/11 06:01 PM
I'm talking about your picture. You know, the one you use on your sign, open house fliers and business cards. To most buyers, like it or not, its an opportunity to judge you.
Buyers can develop distrust when they see your picture on the Internet from 10 years ago and then meet you in person. I have had buyers divulge that they think these people just can not be trusted. If you are not comfortable with yourself today, then why would you expect someone else to be comfortable with you?
And what about all those dogs, cats, kittens, horses turtles and, … (3 comments)

Nail those expired listings, every time - 01/12/11 01:48 PM
Overview

Each home listed is an opportunity to do more deals.  Use your listings to create more listings and collect a qualified group of buyer prospects.  The homes that don't sell when first listed can be the best homes to have as listings.  What was an unrealistic homeowner has become a motivated Seller.   More listings mean more deals!  Expired Listings have a Motivated Seller, ready willing and able to see their home sold resulting in a quicker sale.  If you show up offering a complete marketing package you will win more listings and get higher commissions.  There are usually two … (2 comments)

Some Important IRS Publications, Real Estate Related - 01/03/11 12:41 PM
I have all of these cut and pasted to my desktop. In some cases it is easier to direct an associate, buyer or borrower to the correct information and assist them with any questions rather than give direct advice. This is not usually the case but giving oput tax advice can get very sticky.
I never give advice on tax issues or investment questions, all I can do is be a guide and answer questions pertaining to the management of home equity.
