We just took an amazing listing at PGA West, "The Residence Club"  This is a fractional listing and the idea of Fractional Listings appears to be growing amongst our out of town Snowbirds. Many people get Fractional Homes confused with Timeshares and they are not the same.

Christmas is the holiday of celebration, good cheer and family and friends gathering together to remember what is truly important.  It is not the material things, the monetary gain or the size of the presents that matter, but the love of family and friends.

Instead of buying something for each client and friend I decided to do something different this year.  I am having a Holiday Party at my home and invited past, present and possible future clients.  My son flew in from Hawaii and is BBqing his famous Hawaiin shrimp with rice and I am making a few salads and side dishes to go along with it.  The agents in my office are all bringinng something in the dessert category for everyone to share.

I am sitting here in my office, looking out the window at the sunny blue skies and the mountains in the distance. It is 65 right now,that is a little chilly for us so we consider this winter weather. It is funny to see people walking by in shorts and t shirts with sandals talking about the great weather, while the locals have there warm sweaters and boots on.  I love La Quinta this time of year, people come from all over the world to enjoy the holidays in such a beautiful, quaint place.

Over 300 children benefited from the La Quinta Police Dept Annual Christmas Toy Drive.  The La Quinta police station began collecting toys in November for local children who needed a little Santa style Christmas Cheer. 15 officers volunteered their time to hand deliver the toys and were greeted with many smiling faces. For 12 years now the La Quinta Police Department has been playing Santa and w are so thankful for them.

Lenders to Halt Foreclosure Evictions over the Holidays - 12/21/09 01:11 PM

Fannie Mae and Freddie Mac will suspend foreclosure evictions from December 19, 2009 through January 3, 2010.  To help struggling families over the holidays, both owner-occupants and tenants living in properties foreclosed upon by Fannie Mae will not be evicted.  Freddie Mac's suspension of evictions will be limited to properties up to four units.
In a similar move, Citigroup Inc. will suspend foreclosure sales and evictions for 30 days through January 17, 2010 for loans it owns.  Citigroup's foreclosure moratorium, however, does not extend to loans it services on behalf of other investors.  Given these developments, … (0 comments)

A beautiful new hotel, with a prime location shut its doors in Aug due to the economy and hard times.  It was such a disapointment to all around because it was not only a beautiful new hotel but the location was superb.  Located right across the street from the famous Indian Wells Tennis Garden, this one one closure no one anticipated.

We have our office in a small town area of a larger community called Old Town La Quinta. We entered in the window decorating contest with a theme of " Home for the Holidays" and won gift certificates to the nearby restaurants. All of us came to the tree lighting event on Friday evening with choirs, carolers, and Santa. Jackson Square in Coachella giving back to the community - 12/04/09 04:14 PM
Last night, Jackson Square Shopping Center did a great thing that  think people need to know about.  Albertsons and the surrounding buisnesses donated money to host a middle school choir competition in their parking lot.  Not only did several people show up to hear these youth sing Christmas Carols but U92.7 the radio station was there to help promote it on the air. 
The kids all sang beautifully and there were 6 different middle schools competing.
1st place went to Sacred Heart from Palm Desert,they received $1,000
2nd place went to Palm Desert Charter Middle School and they received $500

Do distressed Homeowners wait to long to get help? - 12/04/09 04:05 PM
I spent many hours today on the phone working with banks on getting short sales in escrow closed.  It is a time consuming process, which requires careful documentation, a call log of names, dates and times, and time, paperwork and procedures as well as knowledge of the laws, regulations and negotiators.
As I was sitting on hold for a major bank negotiator i was pondering thoughts in my head, that i often find myself thinking about at 2am.  Are homeowners so afraid of the loan modification or short sale process that they wait to long to get help? Would the market … (1 comments)

I have had so many clients come to me and say they are ready to buy "Short sales" and have cash to back it up.  After finding the properties, we sit down to draw up an offer and I amazed at what many people believe is a good offer.  They do not want to lowball and negotiate, they want a fire sale.

Palm Springs was once the escape of the rich, famous and Hollywood crowd.  Liberace, Dinah Shore and many past presidesnts have all had a retreat in the desert, just to name a few.  Hotels that once catered to these Hollywood types are now affordable to everyone thanks to some renovations of the once famous hotels. 
Now a days you can still catch a sighting of famous people, but it is also a wonderful resort town that is now now just for the rich and famous.  Room rates can be affordable, and there is so much to do and see.

We recently had a client in our office buying a new home.  His son, who came along most days was full of questions and excitment. We as a team decorated our office for the holidays!  Old Town La Quinta is having a holiday competition for all buisnesses in the area, so we decided to jump in the spirit.  Friday night there is a Christmas Tree Lighting Ceremony, caroling and food and fun from 6-9pm .  We are holding an open house with cookies and cider and are looking forward to kicking off the Holiday Season.

Each week our team picks an area to view homes after our meeting. One agent previews the area and picks the 5 best homes to view. They present background on the area and the homes at the meeting and then we all go view. It is interesting to get the comments from agents who we know so well. Each agent has such unique observations and opinions on the homes. We also get good conversations and feedback during the travel time to the homes and between the homes
