A loophole in California state law lets banks sue foreclosed borrowers for the difference between the mortgage and the property value just because the property has been refinanced.

I recently returned from the Tom Ferry Event last week. I got alot of very good ideas to sell more homes by the end of the year. Here are some ideas I plan to use right away. The statistics show that you close a deal for every 80 people you talk to.

I have been selling alot of houses for the past 10 years. I always tell the clients making offers to not be attached to the outcome emotionally. This is very hard for some people. I got a call yesterday from an insurance investigator that was investigating an insurance claim by Wells Fargo who had taken the home back in a trustee sale. The investigator wanted to know if the house had been vandalized prior to August 2010 when the bank took over the house. I said yes the vandalism had occured in approximately August 2009. We had picture in our MLS listing showing the damage. The investigator said this is common now for banks to make insurance claims on REO homes. Here is some good news in La Quinta, California. I was just at Walmart and  they are starting a remodeling. There was drywall up in various areas. Some of the floor is torn up. The entire shoe department in gone and blocked off. The lighting is done mainly by skylights and very few fluorescents are being used. Awhile ago they added self-serve check out. I was so happy to Walmart believes in La Quinta and our economy and is remodeling this store. They also have a nail salon, teeth whitening booth and a beauty salon which were all busy. Recent umployment information released for July shows unemployment rose in La Quinta, California to 8.2%.  This is up from 7.8% in June. The entire county of Riverside County rose to 15.3% over all. The highest rates in Coachella Valley were:
Desert Hot Springs 21.3%
Coachella 23.7%
Mecca 29.3%
California unemployment rate was 12.3% while the United States overal rate was 9.5%.
The leisure and hospitality sector lost 1900 jobs overall in the region. The healthcare sectorlost 1700 jobs overall, and the construction industry faired the worst with over 9100 jobs lost.

As a result, Bonds made a comeback (after a bit of a correction this week). From the height to this morning's opening, the Bond Market had plunged 70 bps. 2. The purpose of the headline is to capture interest and keep the prospect reading
3. Good long copy outsells good short copy( especially if the reader isn't familiar with your product)
4. COPY IN ALL CAPITALS IS HARD TO READ, ditto for small types
5. Big blocks of copy should be broken with interesting sub- headlines
6. Target your copy to specific prospect groups for better results

The prices have dropped over the past 3 years form 30% - 70%. The interest rates are the lowest in 40 years. Why is the market not recovering?
1. Labor market -We need job growth.
2. Household formation - Unemployed workers have to move in with family and friends. Until the jobs confidence returns, the market will not have enough demand to support a sustainable recovery. New jobs are predicted at a modest rate - 800,000 additional jobs are added this year, 2.7 million jobs in 2011, and 3.5 million in 2012.

This has been a question realtors have been asking each other and themselves since I started in real estate over 10 years ago. I have never really calculated this amount I make per hour as I love what I do and figure it is not like work to me. I also have been unclear on what to count as work. Do I count the emails I do each morning at 5:30 am? Over the next 20 years, 80 million people can join social security. Currently, people born between 1945 and 1954 can receive full Social Security benefite at age 66. The full retirement increases  each year by 2 months for those born 1955 -1959 until it reaches age 67 for those born in 1960 and beyond.

Each day I am still amazed as I see how some people continue to live in the past. One of the 4 signs of addiction is living in the past. I recently went to list a home for short sale and met with the tenants. I asked them if they wanted to buy the house. They said they could not due to some unpaid and delinquent medical bills. I have been doing short sales for over 3 years and made it my niche. I feel very successful with a 95% close rate. If the buyer and seller stay committed, I usually get them closed. I have developed several tips that work over the past 3 years to expedite the closing smoothly and easily.

   From now to December 31 the museum is celebrating PT Barnum and the Circus 200th birthday with a special exhibit on his career and the circus. RealtyTrac, who reports distressed properties nationwide, reports that the number of Coachella Valley homeowners in default fell 41 percent during the first half of 2010 compared to the same period of 2009. At the same time, home auctions rose 13.1 percent and bank owned properties increased 19 percent. Overall foreclosure activity - defaults, auctions, and foreclosures - dropped to 10,652 down from 12,007 during the first half of 2009. The figures for June 2010 are as follows:

The past 3 days everytime I am logged onto Active Rain, my computer is getting a husge amount of cookies. This laptop is only used for internet with no files on it. I have had it 3 years and never had issues like this. I clean the cookies and immediately clean them again and cannot believe it takes several minutes again to clean them. Wahovia Changes Short Sale Plan - 08/02/10 08:06 PM
  A few weeks ago Wachovia - also World Savings, Golden West - had a short sales plan that gave really fast approval to most all loans plus a $5000 bonus to move. Well- already today that changed. Now the HAFA program looks like th ebest way to go again, even for people with Wachovia loans. HAFA can give up to $2000 to move, but the approval time is much longer. 1. Make an appointment for 8 am and call at 7:45 am to say you will be there the next day.
2. Say you have great credit and when you run it, it is under 500.
3. Say you want to buy a $300,000 house and when you check the income, it is only $3000 a month.
4. Don't bother to call the listing agent on a short sale, when you buy another house. The listing agent works so hard and then finds out 2 months later the buyer is gone.

  Each Monday after our meeting we go on a tour of 4-5 homes. It is very interesting to see the homes, presentation, condition, location, and staging. Today we went to 5 homes. Not one home had a flyer box in the home muchless outside by the sign. Most homes did not have the air on so they were very hot. Very few had colored flowers.  I have been involved with social networked as one of several types of marketing. I have one assistant that works on marketing on the internet all day long.
