North Shore on Oahu, Hawaii is truly a beautiful place. The white sand beaches are amazing. It is so natural and unspoiled. To be a surfer and be surfing those specatacular amazing waves is a real bonus. Fruits and vegetables are so fresh and abundant in Hawaii. This is the season for avocados. Visit the local grocery store or Farmer's Market for fresh and juicy avocados. They are wonderful in guacamole, salads, or just to eat alone. The flavor is so smooth and buttery  and healthy too.

Housing Supply in La Quinta, California - 10/27/10 11:55 AM
The economy will not improve in La Quinta, California until the housing situation improves. The Coachella Valley recorded 42,607 homes sales transactions from 2004 -2007. That represented 43.7 of the valley's 97,471 total inventory of homes.
Of those transactions, 76.5 percent or 74,562 homes are problem hones where the owners owe more than the present market value of homes.
As it stands now, there may still be 39,816 homes that have yet to move through the foreclosure process.
The existing home sales are focused largely on short sale and foreclosure activity.

Coachella Valley Recovery Hinges on Construction Rebound - 10/27/10 11:33 AM
The Coachella Valley's economic recovery will look like a checkmark - steep down and long climb back up. This is according to John Husig, longtime Inland Empire economist. With Riverside County's unemployment rate hodling steady at 15.3%, worse than Detroit, and a loss of 10.1% percent of the Coachella Valley's jobs, there's alot to do to repair the damage in this economy.

I had a dinner party last night for a few of my agents and some clients. One of our guests spilled alot of red wine on the shirt of another guest. I had an old remedy to get rid of red wine stains that was given to me by a lady at a wine tasting where I had red wine spilled all over a white sweater. The buyer broker agreement really works to sort out the users from the buyers. We cannot work for free. I just had a call from a guy who wanted to see a property and said he only made offers with the listing agents. He said he would not sign a buyer broker agreement. The garbage we all put out each week, the stuff we used and got rid of throughout our lives- cars, furniture, coffee pots, computers, printers, McDonal's packaging, old tires, beds, shoes, refrigerators, skis, boats, oil, and on and on and on. I even think of the all the stuff going down the garbage disposal and the toilet.

This is a good tip to save time, money, and frustration. Having home inspectors show up and the utitilies are not on, is a constant irritation. I have had it happen that I checked as late as the day before and the utilities were off. I learned to not only check the home but also with the utility company, especially on distress sales.

I amoff to my parents 60th wedding anniversary celebration today. I realized I have been out of college and working for 37 years. I have been working as a realtor for over 10 years. In a recently released telephone survey of 857 voters conducted between Sept. 14 and Sept. 21, most Californians were downbeat about the economy of California as well as their own financial condition. The poll by the Associated Press found 93% of registered voters agree that California is experiencing poor economic times. Only 25% of Californians expect the economy to improve over the next year. Most Fatal fires occur at night. Protect yourself and your family with these safety tips.
1. Install smoke detectors in all sleeping rooms, hallways that lead to sleeping areas, and each level of your home.
2. Call your local fire department if you are unsure about placement.
3. Smoke detectors should be installed 4" from the wall and wall mounts should be 4.5" from the ceiling. DOnot install near draft areas, windows, vents.

The golf course featured Skins Games with Tiger Woods and other famous golfers for 3 years. Although California's 1st time homebuyer's credit program recently expired, nearly 80% of the $100 million allocated to the state's New Home Credit remains available to buyers. The Franchise tax board will accept applications until the funds are depleted. We have all experienced sellers who are not realistic on prices for today's market. I keep wishing agents would not take overpriced listings. They make us all look silly. There are still many people that think their home is 'different" and worth way more than others. When they list with no showings, they have to realize the price does matter.

California Governor Vetoes Legislation to Save Distressed Homeowners Taxes - 10/02/10 04:38 PM
Governor Arnold Schwarzengger vetoed a bill yesterday supported by the California Association of Realtors. The bill was to give people who lose their home to short sale or foreclosure a break on income taxes due to the state of California when they sell distressed properties.This was a huge disappointment to realtors and homeowners too. The California real estate market has suffered alot in the past 3 years and this is one more blow to help distressed homeowners and speed up a recovery in real estate. Hopefully, the legislation will be reintroduced next year with better results.
