Mortgage Debt Forgiveness Act - 05/31/11 03:48 PM
Under the Mortgage Debt Relief Act of 2007, if a mortgage debt is partly or entirely forgiven during tax years 2007 through 2012, those taxpayers may be able to exclude up to $2 million of debt forgiveness on their principal. The limit is $1 million for married person filing a return.
Those who qualify can claim the special exclusion by filling out Form 982 and attaching it to their federal income tax return for the tax year in which the qualified debt was forgiven.
 A good source for elgibility is IRS Publication 4681 which can be downloaded at www.irs.com

Know your customers needs thorughout the transaction.
Rally your advocates. This helps to get an accepted offer as well as get it closed.
Lead with your strengths and natural talents.
Role play to be grounded in the deal and to develop an approach that works best for you.
Prepare and answer for every objection.
Leave the door open for future business.
Know when to walk away. If the deal is not good for the client, advise them to walk away.

New Bridge for La Quinta - 05/29/11 12:19 PM
The La Quinta City Council has awarded the contract for the construction of the Adams Street Bridge over the Whitewater Channel. The bridge will be a 525 foot long and 76 foot wide 4 lane bridge.
The project will address flooding and access issue across the Whitewater Chanbnell during rain events asa well as provide a 3rd north-south crossing for emergency vehicles in La Quinta.
Construction is scheduled to start in May or June 2011 and is to be completed by early 2013. Construction is schedule for 8am -5 pm and 2 lanes will be open during construction.

This seems like another life ago. I have memories of when the real estate market was easy, fun, and very profitable.
1. I sold 38 houses in one day. I just called people I knew and told them they could buy a house for $369,000-$389,000. They were so excited and I was too.
 Now those same houses are selling for $100,000- $120,000.
2. People would buy a house for $500,000 and then find out their neighbor had only paid $450,000 at the same time. They didn't care. they said no problem. In a few months mine will be worth $500,000 too.

Here's how I rank the power in a real estate transaction after closing over 1500+ transactions. I feel there are still many players in the transaction that do not understand their role and their amount of power. Some days I get frustrated and some days I just laugh. It usually all works out, but there is way more drama and work than needed in more instances.

1. Plan the process, the schedule, the dates as far ahead as possible and stick with the plan.

My husband and I had our dream home built in 2006. We were so happy. It was 4760 square feet with 5 bedrooms, 5.5 baths on 1/2 acre with incredible lake and mountain views in a prime area. We were happy, joyful, grateful.

This was interesting to me that 26% pay no rent or have no mortgage and only 7% pay 51% or more.
It looks like the categories are split pretty eveny between 0 -50%.

This is a sign of the times- sellers carrying paper. In California if a seller still owes money on a home, they cannot do a wrap mortgage or it is considered loan fraud. Be careful of such deals for the sellers and buyers too. It is good to be creative, but usually creativity involves some risks.

I am moving right now and even though I sold most of my furniture with the house and the new buyers said I can leave whatever I want, this is a project. Being organized before, during, and after the move seems to be the key to a smooth and easy move. The furniture is only part of the chore of moving. Organizing kitchenware, medications, and personal items is time consuming and challenging.

This blog has gotten alot of attention and with good reason. I agree that we need to make loans so that there is a good chance longterm that people will not lose their home. In many areas, the prices have decreased substantially so 20% down is not nearly as much actual $$$ as it used to be. I  have felt all along that 3% down in the new subprime. I have been a realtor - broker for over 10 years. I have sold way over 1000 homes. I have several ways that I get clients, but to me this is a proven way to get clients. This method does not take alot of time or money. Also when the clients call, there is little resistance and they are ready to sell. Many times I am their 2nd or 3rd agent which is very helpful too.

Here is a sad and challenging scenario.
I have a seller on a short sale in a nice area with a small condo. Here are some challenges.
The offer is at $211,000. The loans on the home are for $432,000 + late charges and past due payments of over $2000 a month for 2+ years.
There is a lien for a $5000+ back HOA dues.
The seller has a $20,000+ federal IRS lien.
Also, there are 2 years of back property taxes for over $10,000.
With the commissions and closing costs we are estimating the bank will net $156,000.

Sunday mornings are usually my 4 hour day off. I love the peace and quiet and relaxed feeling of Sunday mornings. On Sunday mornings I usually sleep in untila tleast 6 AM. We have converted to online transactions and signings. This is so amazing to not have all this paperwork all around the office. I have wanted to do this for several years and finally Intero has a great program with Transaction Point and Docusign to use this easily.
The documents are easier to find and keep. We have much less of escrow and other agents and clients asking for paperwork on their transaction. They can all access their files at anytime online on a secure log in. The copies are clearer and there is no duplication.

Most sellers are not victims. I speak to sellers everyday and most of them are very unhappy about the current real estate prices. I do not blame them for that. We were all used to real estate prices climbing for many, many years. Even when there were a few dips in the prices, they did go back up again soon.

How many homes will you sell this month? by Lori Bowers - 05/04/11 11:30 AM
As realotrs/broker associates, we all need to declare how many homes we will sell this month. Just by writing it down, it is 7000 times more likely to happen.
I am going to sell 4 homes this month and at least $2,000,000 in volume. How am I going to do this?
I am going to do floor time, contact past clients, really close hard on current clients, and work on my listings to get them sold.
To sell my listings, I can use price reductions, open houses, flyers and calls to other agents, new MLS photos.

We are all wondering what summer will bring for real estate in La Quinta, California. Our season was really slolw through February. March and April were like the good old days of real estate. Now that May has arrived with the heat and people leaving for the summer, our business has really slowed down.

1. Be honest.
2. Let them talk. Ask them questions about themselves. Let them do over 70% of the talking. People like to talk about themselves.

Here is a good tip for listing agents to keep comps in the house for buyers and buyers agents to view when visiting the property. Even an appraisal and copy of a home inspection will help validate value. Homes currently listed for sale and not sold are not comps, as we all know. Validating an asking price will for sure help sell the home.

These are good tips on how to build business in your farm area and also have fun too. I find it is easier to knock on doors when I have something free to hand them - even a candy bar works well. What you give people when they answer the door does not have to cost alot. Right now people just like free. WIth a positive attitude and something FREE to hadover, cold calling in your fram can bring business and make new friends too.
