Why buy a home warranty? - 12/27/11 04:00 PM
I will not sell a home without the buyer getting a one year home warranty. I have an excellent home warranty rep I have worked with for over 10 years.
This has saved so much time and made so many friends over the years by people having issues that the home warranty people have helped. Whether it is a leaky faucet, leaky rook, malfunctioning air conditioner, brokern toilet and on and on, it is handled quickly and efficiently.
The home warranty is so helpful to save me time and money in real estate.

Should I consider a short sale for my Palm Springs area home? - 12/23/11 11:34 AM
Are you no longer interested in retaining your home?
Are you unable to make your mortgage payment?
Do you have a legitimate hardship?
Are you unable to qualify for a loan modification?
A short sale is a cooperative process with the bank ( no foreclosure sale or eviction) that allows the borrower to retain some cntrol and dignity throughout the process.
I have experience with closing several hundred short sales. Please call me with no obligation to have yoour questions answered and to start the process now.

Inventory of home for sale dwindling in La Quinta, Ca. - 12/12/11 11:30 AM
Month by month over the past year, we have seen the ventory of homes for sale dwindle in La Quinta, California. It is very frustrating for buyers and real estate agents/brokers to have less and less homes for sale in La Quinta, California.
There are still many distress sales including short sales and foreclosures, but as the months pass, we are seeing an increase in prices. I actually had an appraiser call me today on a listing I had as a short sale about 5 months ago. The bank would not accept our short sale offer when the home was listed … (0 comments)

How many people do you connect with each day? - 12/09/11 11:37 AM
Connecting in real estate is what counts most. There are many ways to connect- phone, text, email, in person. For many years, I have made an effort to contact at least 10 people a day. A connections means that I reach out and they respond. In any business connecting is important, but it real estate the personal attention matters more than most.
Besides blogging, email, text, phone, I also have parties and make an effort to connect with my clients and friends throughout the year.

I very sledom get sick. Usually if I do feel sick, I just keep going and feel I can wlak it off. Yesterday was different. I pulled myself out of bed and went to the office as we were having our annual team business plan meeting for 2012. Then I had a listing appointment. I got the listing and returned to the office, but by then was beyond sick. The people in the office were in shock when I went home and spent the rest of the day in bed with almost no phone calls, no texts, no emails.

Do you want lower house payments? - 12/05/11 01:05 PM
I am a real estate broker associate in La Quinta, California. We are still seeing alot of home owners that owe way more than their home is worth. They want lower house payments to keep their home.
Here are some options -
1. Call the bank to do a loan modification.
2. A short sale is another option, but then you have to move out of your home and probably cannot buy another home for at least 3 years.
3. Foreclosure is another option.
No one wants to lose their home, but in these times many people have nooption. Through no … (2 comments)

Do you ever get tired of blogging? - 12/04/11 06:49 PM
I love blogging. Maybe because I like to talk. I have not gotten tired of blogging unless I am just plain tired.
I am interested in people's comments on my blogs and other blogs too.
I like to share.
I like to vent.
I like to listen.
I amazed that blogging basically did not exist until a few years ago. The world is so much bigger now and smaller too. The information and contact we have now is unbelievable.
I will keep blogging and see what comes next.
