There is a lot of talk about "short sales" these days so I thought you would be interested in this information that I've summarized based on a couple articles from different mortgage brokers. A short sale is an "arrangement" between the owner of a home and their mortgage lender to accept an offer for less than the total amount owed on the home. The "deficiency" is the difference between the amount owed and what the bank collects from the short sale. There may be multiple stipulations within each "arrangement". It's a Great Time To Buy Real Estate here in Arizona! 1. Huge Inventory. Our MLS has about 57,000 resale homes on the market. Regardless of the price range, there are plenty of houses. Back when the resale inventory dropped below 5,000 units. Buyers were forced to make compromises and even pay a higher price than the list price. There is a great selection of everything from homes to condos. Property with land, property with views, etc, etc, etc. 2. No Bidding Wars. The Federal Reserve surprised everyone Tuesday with an emergency intersession rate cut of .75%, the deepest cut in the Fed Funds Rate since 1984. The Fed Governors are acting in direct response to recent reports that the country is on the brink of recession. For those that have credit cards, auto loans, or an Adjustable Rate Mortgage, the Fed's decision to cut this key interest rate .75% on Tues is great news.
