Any luck with First Franklin?

I have a short sale where the 1st has approved a $10,000 (yes $10,000) payoff to a 2nd held by First Franklin. The 2nd is $94,000 and First Franklin is denying it. In my SS experience, 2nds try and get 5% of the balance but expect $1,000. Franklin is being offered more than 10% but they are demanding full payoff or a 10yr interest free note from the sellers......why on earth would the sellers agree to that? I am battling with Franklin.

Anyone had success with them or should I throw in the towel and let it go to sale? At least I could stiff Franklin when they get zippo.

The inaugural Plymouth Rock 'n' Run Event takes place at Yorba Regional Park. Registration begins at 7am and the race starts at 8am. Registration is at the west end of the park near the softball fields.

The course runs east on LaPalma Avenue then circles back on the Santa Ana river trail.

Fires Burning In Yorba Linda

I sit here watching TV and seeing Yorba Linda Real Estate burn. It is just devastating!! There are 5 or 6 homes burning on Blue Ridge and Merryweather while winds blow the fires. These are 4000-5000 square foot homes on 1/2 acre - 1 acre lots. Multi-million dollar homes that are gone in 20 minutes. Just amazing...stay tuned!!

Isn't THAT Ironic?

So given the current housing and mortgage crisis, we look back and see what the FED has done to try and inject life into the housing market. In September of 2007 (yes, just 10 months ago) the FED funds rate was at 5.25%.

The FED panicked and lowered interest rates 6 times in 9 months down to 2.00% in an effort to stimulate the housing market quickly. Did it help? Not if you listen to the media, read the paper, or talk to most Realtors.

What will help?

Well, the general concensus is that business is picking up...albeit slowly. But why? Nothing has changed. Sure lenders have established short sale teams and REO teams and seem more willing to get deals closed than they were 12 months ago.

But what is the real reason? Could it actually be that interest rates are going to go up? The irony is that the FED spent 10 months rates to help housing but it is the threat of rising rates that is getting buyers off the fence.

Ironic...don't ya think?

Anaheim Hills Caravan

I visited the Anaheim Hills caravan today to preview properties for a client. I had heard that attendance was really down....to the point that there were more affiliates than agents the last few weeks...OUCH!!

Today it seemed that the agents were back!! There were 50-60 agents which is wonderful for the sellers.

Is this the trend or was this a fluke?
