      <title>Confused? Not Sure if The Time Is NOW to Buy?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/4/2/1/1/ar121696022011247.JPG" height="263" alt="" width="350" style="margin: 10px; float: right;" /&gt;Buyers of today have more choices than they have had in a very long time, choice of location, price and so much more.&amp;nbsp; Many of the buyers that have contacted me recently seem to wonder is now truly the best time to buy?&amp;nbsp; Has our market hit the bottom?&amp;nbsp; Are prices going to keep dropping... none of us have a crystal ball - however there is a lot more to thing about that will make this answer very clear.&lt;/p&gt;
&lt;p&gt;Even if the price of a home drops $20,000 - but the loan product that you desired is no longer available or if the rates have gone up - in the greater scheme of things have you truly helped your self?&amp;nbsp; Your actual monthly payment could be higher even though the purchase price is lower.&lt;/p&gt;
&lt;p&gt;We are seeing more buyers in Central Oregon in July than we have seen in the laste several months.&amp;nbsp; Some of them are still makeing decisions but others have realized that things are a changing.&lt;/p&gt;
&lt;p&gt;We are in an election year (in case you have been lost in the woods for over a year).&amp;nbsp; The mortgage industry is going through changes faster than most can keep up with them and prices are lower than a year ago.&lt;/p&gt;

      <title>Southern Deschutes County Faces "Local Rule" </title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/2/9/4/0/ar121590592204926.JPG" height="266" alt="" width="400" style="float: right; margin: 10px;" /&gt;The sky is not falling - yes we are now faced with changes for our septic systems (nitrate reducing system)&amp;nbsp;and yes the real estate market of Central Oregon is tough. Residents of La Pine and all of Southern Deschutes County including Three Rivers South have been facing "local rule" for a long period of time. We all knew it would be voted in, no matter how hard we protested, questions remained as to what changes would be made and how it would effect us.&lt;/p&gt;
&lt;p&gt;The majority of the homes currently on the market will require a retro fit at best, some will require a whole new system, costs will vary from home to home. What are some of the things that will effect the costs of you upgrade?&lt;/p&gt;
&lt;p&gt;Location of the existing system - if your existing system is located in an open area chances are you will have a lower cost. Why? Because the nitrate reducing tank sits beside your existing tank, easy access to your existing tank will leave your property with less disturbance than if your tank sits under your deck or between your home and shop.&lt;/p&gt;
&lt;p&gt;A few thoughts to those of you preparing to build, keep in mind the new system will require electricity and a phone line. The new system will require routine maintenance and placing your system where it is easily accessible may save you money down the road.&lt;/p&gt;

      <title>Summer is Here Oregon is a Great Vacation Spot</title>
      <description>&lt;p&gt;With summer here Oregonians will see a lot of activity from locals and visitors alike.  Oregon has a lot to offer for the vacationier, here in Central Oregon we have lakes, rivers, resorts, sand dunes and resorts to name a few.&lt;/p&gt;
&lt;p&gt;Sometimes finding a great vacation is right in your own back yard - one of the vacations my kids talk about to this day is the vacation that we never left our own area for.  We took a week and every day we visited a new location within 2 hours of our home.  The kids had a blast and thought it was great to see such wonders as the top of Newberry Crater, Crater Lake, The Dunes, Feed the squirels at the top of Lava Butte and go almost a mile into a lava tube.&lt;/p&gt;

      <title>The Furnishings - They Are Not Part of The DEAL</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/1/8/1/3/ar121316489031813.JPG" height="266" alt="" width="400" style="margin: 10px; float: right;" /&gt;&lt;strong&gt;Central Oregon homes &lt;/strong&gt;are often sought after by the second home buyers.&amp;nbsp; Many of these homes are sold furnished, which can be confusing to the lender, the buyer and the seller.&amp;nbsp; When furnishings are included they should &lt;strong&gt;NOT&lt;/strong&gt; be part of the transaction.&amp;nbsp; Any value should be addressed outside of escrow - in our resort communities this can make or break a deal.&lt;/p&gt;
&lt;p&gt;A couple of years ago I listed a condo at &lt;strong&gt;about $50,000 over&lt;/strong&gt; what both the seller and I knew an appraisal would come in at.&amp;nbsp; A lot of agents questioned our pricing, they thought we were out of line.&amp;nbsp; What they failed to realize is that we knew the appraiser &lt;strong&gt;could not add the furnishings to the appraisal&lt;/strong&gt; and that there was no way an lender or &lt;strong&gt;appraiser could say that the $60,000 of furnishings had no value&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Yes used furniture is not worth much, however, a furniture package that has been used for about 4 weeks at retailed at over $60,000 is worth a lot more than nothing.&lt;/p&gt;
&lt;p&gt;The condo sold for the asking price and did so quickly - however, the buyer did have to pay more than the home appraised for.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are a seller that &lt;strong&gt;intends to sell your home furnished&lt;/strong&gt;, be sure to have an inventory and know that this can cause issues.&amp;nbsp; &lt;strong&gt;Buyers if you are looking to purchase a home furnished&lt;/strong&gt; - be prepared to possibly have to come to the plate with a little more money or purchase the furnishings outside of escrow.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Furnishings&lt;/strong&gt; are considered &lt;strong&gt;personal property&lt;/strong&gt; and a &lt;strong&gt;mortgage&lt;/strong&gt; can not be placed on &lt;strong&gt;personal property&lt;/strong&gt;. The mortgage is for the home which is real property.&amp;nbsp; Make sure your lender knows about the furnishings - and be certain your agent is familiar with the process of closing a home with furnishings, it can save you a lot of headaches.&lt;/p&gt;</description>

      <title>Ahhh - What A Great Place To Relax</title>

      <title>Three Times By Lovely Ladies - My 2008 Super Meme</title>
      <description>&lt;p&gt;It has been a busy week - a couple of transactions coming together and a few issues - new listings and my baby girl is home with 2 of my grandchildren.  So, I have been away from the Rain for a day or two, but that did not stop 3 of my favorite bloggers from tagging me for  Super 8 Meme.... Normally we go back and show who tagged back for a while.... in my case, I am breaking that tradition and naming the Three that picked me for one of their 8 choices.&lt;/p&gt;
&lt;p&gt;First was &lt;a href="http://activerain.com/blogs/cummingsteam" title="Sandra Cummings Super Meme" target="_blank"&gt;&lt;span&gt;Sandra Cummings&lt;/span&gt;&lt;/a&gt; - now I adore Sandra - Sandra and I are sisters from another family - We have a ton in common and seem to know when each other needs a boost.&lt;/p&gt;
&lt;p&gt;Then &lt;a href="http://activerain.com/blogsview/527865/I-ve-been-TAGGED" title="Kat DeLong Super Meme" target="_blank"&gt;&lt;span&gt;Kat DeLong&lt;/span&gt;&lt;/a&gt; tagged me I had just recently discovered Kat and love a lot about her blog.&lt;/p&gt;

&lt;p&gt;This Round of Memes there are 8 questions to be answered - a little easier for this old brain than the previous memes I have done. Without further ado here goes.&lt;/p&gt;

Who is your favorite musical artist?&lt;/strong&gt; This was a tough question for me to answer - my favorite group is The Beatles but when I really thought about it my favorite musical artist is more than a singer, he is a song writer and so much more &lt;strong&gt;Neil Diamond&lt;/strong&gt; hands down must be one of the most talented musicians around.  Enjoy this song, I love it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.  Who is your favorite artist? &lt;/strong&gt;This is a question I can not truly answer - I have several painters and photographers that I love - all of them seem to focus on nature shots.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.  Who is your favorite blogger? &lt;/strong&gt;I have a bunch of them but the two I seem to always gravitate too are &lt;a href="http://activerain.com/blogs/housepat" title="Pat Kennedy" target="_blank"&gt;&lt;span&gt;Pat Kennedy&lt;/span&gt;&lt;/a&gt; and &lt;a href="http://activerain.com/blogs/mwoda" title="Margaret Woda" target="_blank"&gt;&lt;span&gt;Margaret Woda&lt;/span&gt;&lt;/a&gt; both are such smart and seasoned REALTORS(R) that I truly look up to.  I think this is an unfair question - because I could list 100's of people that I truly enjoy including the 3 that tagged me for this meme.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. If you could meet anyone (alive or dead), who would it be and what is the most interesting thing about them? &lt;/strong&gt;Benjamin Franklin - or Andrew Jackson - I love history and these two had such a great force in forming this great country.  One of my first public speaking activities was on the topic of the Hermitage House- home of Andrew Jackson - that assignment got me stuck.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.  What did you want to be when you grew up? &lt;/strong&gt;I wanted to be a special education teacher - I love helping and working with special needs children - they have such positive outlooks and such a simple way of seeing things - they are generally pure and we could learn a lot from the simple ways they tend to see things.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6.  What is the most interesting piece of trivia you know? &lt;/strong&gt;John Wayne had a perspiration problem - and cleaning his shirts was a real chore - can you say Ring Around the Collar?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7.  If you could live in any point in history what would it be and why? &lt;/strong&gt;I use to say in the 50's because I always dreamed of being a stay at home mom - having family dinners and all those things they showed on Happy Days or maybe the Brady Bunch - now that my kids are grown and have children of their own.... I would like to live in the future - so that I can see how my grandkids and great grandkids turn out.... maybe I would see a girl come into the bunch.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8.  What is the most interesting job you have ever held? &lt;/strong&gt;Personal Assistant / Office Manager / Seminar Coordinator for Rick DeLuca - I loved that job - I spoke with agents all over the country and often wonder when I look at ActiveRain members profiles if I had ever spoken to them.  It was the same ole same ole yet something new everyday.  I learned a lot about Real Estate around the world while working there and the rest is history.&lt;/p&gt;

      <title>A Trip Down Memory Lane - Texas Style</title>

&lt;p&gt;This year my husband is still recovering from a badly broken leg (broke it Feb 13 and is still not walking) so my trip was cancelled.&amp;nbsp; All month I have been in the dumps - I feel sad more often than happy and just can not break the funk.&lt;/p&gt;
&lt;p&gt;I have a pull to Texas like nothing I have ever experienced.... so tonight I took a trip down memory road... photos of the first time I laid eyes on Texas and the family I never knew until I was over 40.&lt;/p&gt;

&lt;p&gt;I hope to be in Texas this fall - but time will tell - until then - I hope and pray they are all ok.&amp;nbsp; Sheila's house is no longer, the babies are growing up and the girls are now your women.&amp;nbsp; I am amazed everyday by the way people in Texas are so warm, welcoming and inviting.&amp;nbsp;&amp;nbsp; If you look at the faces of this family you would never know we had only known each other for 3 days when these were taken.&amp;nbsp; It seems like we have been together a life time.&lt;/p&gt;
&lt;p&gt;Getting the news that my sister is in such a horrible place, loosing her home and not being there to help just kills me.&lt;/p&gt;

      <title>Are You and Your Clients Properly Insured?</title>
      <description>&lt;p&gt;By no means do I pretend to know a whole lot about homeowners insurance.&amp;nbsp; I did for a year or so years and years ago work for an insurance broker so I do understand insurance but have no idea of how things have changed over the year, I leave that to my insurance expert.&lt;/p&gt;
&lt;p&gt;In the last year I have had a couple family members and friends need to rely on their homeowners insurance.&amp;nbsp; In most cases this has been a fairly easy although sometimes frustrating process.&amp;nbsp; This week my sister who lives in Mabank, Texas had tragedy hit - and found that she is severely under insured.&lt;/p&gt;
&lt;p&gt;This got me to thinking, when was the last time I had reviewed my policy - it was last year and a lot has changed in that year.&amp;nbsp; I have added jewlery, guns and electronics to my personal belongings, lumber costs have gone up and so on.&lt;/p&gt;
&lt;p&gt;I was shocked to find that my sister's home is a total loss, contents and home and although she lived in a small older manufactured home - it was almost hers - she would have it paid off next month.&amp;nbsp; Her insurance will barely come to $15,000 - she will own her two acres, but what or how do you rebuild and continue to run your business on $15,000?&lt;/p&gt;
&lt;p&gt;She knows times are tough and is scared to jump in with a high mortgage, if only she had reviewed her policy 2 years ago when she and I talked about this.&amp;nbsp; This month I think my farm and newsletter will talk a little about reviewing your insurance policies with your insurance professional.&lt;/p&gt;

      <title>I Thought I Might Get Rocks in My Pay Envelope</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/6/2/6/5/ar121108747256264.JPG" height="266" alt="" width="400" style="margin: 10px; float: right;" /&gt;Some days being a Real Estate agent can really take it's toll on a person's patience.&amp;nbsp; In late March I wrote an offer for a cash buyer for a great lot.&amp;nbsp; There were a few contingencies but nothing out of the ordinary.&amp;nbsp; As buyers we did ask for the corners to be marked, and the building envelope to be marked.&amp;nbsp; These stakes had apparently disappeared with the melting snow.&lt;/p&gt;
&lt;p&gt;No big deal, we did not ask for the property to be resurveyed just simply remarked and the cost is generally around $150 - The day came that the listing agent called to say he would have the corners marked.&amp;nbsp; Buyer, myself and the listing agent (who is part owner of the land) met at the property - there were no markings.&lt;/p&gt;
&lt;p&gt;This was the first sign of an issue - but we got through it.&amp;nbsp; The prelim was a nightmare - both buyer and seller had common names almost as common as Smith.&amp;nbsp; We could get through this too, not a problem.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We were a week away from the closing day and I received a new prelim, the seller had sold the trust deed&amp;nbsp; changed ownership and LLCs- we had a new owner - they had changed the names of the seller.... the listing agent was not concerned and thought "we could just wing it."&amp;nbsp; Winging it could mean all of my hard work was for nothing - there was no guarantee I would get anything more than a rock in my pay envelope.&lt;/p&gt;
&lt;p&gt;Not sure if he realized that at this point the listing was no longer valid, the contract for the sale was no longer valid and no one other than my buyer knew who was representing who.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The title company then informed me that my company does not put in a demand of commission when representing a buyer... I had no clue if a pay check would be coming or not... the new seller had not signed the listing contract - seemed to be avoiding signing the closing documents... and my buyer was anxious to close.&lt;/p&gt;
&lt;p&gt;Finally 3 weeks late - without a new listing agreement we closed, the seller never did sign the addendum adding them to the contract until closing - and yes I did get a paycheck - whew - think I will be suggesting a demand of commission to the owner and Principal Broker.&lt;/p&gt;
&lt;p&gt;To Buyers - having an agent that protects you is important - having an agent that understands our contracts is important.&lt;/p&gt;</description>

      <title>Can You Build Your Dream Home - Where You Want To?</title>

&lt;p&gt;Recently I sold a lot that was perfect for my buyers, as the preliminary title report came in we found there were two different plat maps, showing 2 different building envelopes.&amp;nbsp; This posed a huge problem, we had a contingency to protect the buyer - the buyer was to approve or disapprove of the building envelope.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The County had the CC&amp;amp;Rs on file but they also showed the preliminary plat map not the recorded plat map.&amp;nbsp; The land had been surveyed, however the building envelope markers had been knocked down by snow.&amp;nbsp; We could not approve the building envelope until the title company or the developer could produce the correct map and have the corners of the building envelope remarked.&lt;/p&gt;
&lt;p&gt;As luck would have it, the building envelope on the final plat was exactly what the buyer and myself thought they were.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Buyer's before you write your offer to purchase &lt;strong&gt;Central Oregon Real Estate&lt;/strong&gt; be it&amp;nbsp;land or a home, be sure your agent knows how to protect you.&amp;nbsp; You need to know exactly what you are buying... and what you can do with it.&lt;/p&gt;
&lt;p&gt;With the Real Estate Market getting tighter and tighter, I am seeing agents step out of their "normal" areas and represent buyers and sellers in areas they know nothing about.&amp;nbsp; Real Estate is LOCAL - use a Local agent - you will benefit in the end.&lt;/p&gt;

      <title>Texas - My Home Away From Home - I Miss You</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/8/9/6/6/8/ar121047535286698.JPG" height="163" alt="" width="225" style="margin: 10px; float: right;" /&gt;My phone started ringing last night with family members calling.&amp;nbsp; First my dad called, he wanted me to know he missed me and understood why I am not there, but the lighting bugs are flying and they are my calling card.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/8/9/6/4/5/ar121047540854698.JPG" height="300" alt="" width="225" style="margin: 10px; float: left;" /&gt;Then my sister Stacy called to say they were going to play poker and wished I was there.&amp;nbsp; Then Sheila called she had been Cat fishing which I love and agin she wished I was there.&lt;/p&gt;
&lt;p&gt;You see, up until about 4 years ago I had never seen my dad or a lighting bug and did not know I had 3 other sisters.&amp;nbsp; We celebrate our finding eachother every May.&amp;nbsp; May of 2004 was the first time I laid eyes on Texas and the first time I met my Texas family.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Since then every April or May and again in the fall I visit.&amp;nbsp; We catch up tell stories that many others have heard time and time again but they are totally new to me and mine to them.&lt;/p&gt;
&lt;p&gt;I&lt;img src="http://activerain.com/image_store/uploads/6/9/9/6/0/ar121047545406996.JPG" height="300" alt="" width="400" style="margin: 10px; float: right;" /&gt; generally am there for Mother's Day - and tomorrow is Mother's Day - and I am in Oregon.&amp;nbsp; Oh how I want to be in Texas - I want to see the lighting bugs, hug my sisters - play poker with my brother in law and just hang out with the family.&lt;/p&gt;
&lt;p&gt;This year with Mike being down, Oregon will have to do... maybe in the fall but I don't want to get my hopes up.&lt;/p&gt;
&lt;p&gt;One of the great things about ActiveRain is I can always get a taste of Texas - have you noticed the great agents we have in Texas that are ActiveRain members.&amp;nbsp; Not sure where these guys were when I &lt;img src="http://activerain.com/image_store/uploads/8/9/1/4/7/ar121047563174198.JPG" height="169" alt="" width="225" style="margin: 10px; float: left;" /&gt;was thinking of moving to Texas... but sure glad I know them now - because if I did make that decision I know where to find a good agent.&lt;/p&gt;

      <title>Google Hell - and The Possible Resolution - Clear Sailing Ahead</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/8/4/0/8/ar120993406880485.JPG" vspace="10" height="200" hspace="10" align="right" alt=" " width="300" /&gt;Yesterday I sent out a plea for help From The &lt;a href="http://activerain.com/blogsview/495748/In-The-Depths-of" target="_blank"&gt;Depths of Google Hell&lt;/a&gt;&amp;nbsp;although we are still investigating we may have found the problem and solution.&lt;/p&gt;&lt;p&gt;I have a blog attached to my website - it is a WordPress Blog - and I do not have control over updates to it... that must be completed by my webmaster - one of the downfalls to my site is I can not update the software.&lt;/p&gt;&lt;p&gt;We checked the codes behind the posts we found nothing - we checked for hacking and found nothing - we read the badware website and found nothing - &lt;/p&gt;&lt;p&gt;We did find that there was a WordPress update to ensure better security - and have downloaded it.&amp;nbsp; &lt;/p&gt;&lt;p&gt;We resubmitted my site to Google - now we must wait and see.&lt;/p&gt;&lt;p&gt;If you have had similar experiences you might check for updates on the blog software.&amp;nbsp; Badware had this &lt;a href="http://blogs.stopbadware.org/articles/2008/04/28/important-wordpress-security-update" target="_blank"&gt;WordPress&lt;/a&gt; blog posting.&amp;nbsp; &lt;/p&gt;&lt;p&gt;From What I read - this could be an issue for all of us in the future - so now, I am working on a way to keep better informed of updates and items that could cause a security breach.&lt;/p&gt;&lt;p&gt;I hope my stressful week, can make someone else get through this smoothly without any bumps in the road.&lt;/p&gt;&lt;p&gt;Wordpress also had good information at &lt;a href="http://wordpress.org/development/2008/04/wordpress-251/" target="_blank"&gt;Wordpress.org&lt;/a&gt;&lt;/p&gt;&lt;p&gt;Have a Great Week in Blogging&lt;/p&gt;</description>
