elmont: How much do you work? - 09/25/06 05:09 PM
An associate asked me how much I work.  My answer was I work 7 days a week but not8 hours each day.  Am I working if I am at home in boxers running comps?  Am I working if I strike up a converstation about Real Estate in line at Dunken Donuts, and get a prospect from it?  Real Estate is part of my life, and everywhere I go, I mention it.  I carry cards with my everywhere, wear my Realtor pin everywhere.  I love being able to get work/leads anywhere I am.  Is it better to cold call for 4 hours … (9 comments)

elmont: Email Marketing - 09/17/06 01:05 PM
<>I just started an email marketing campaign.  Contacts database has 135 email addresses or so.  Found out my cable server only allows about 50 recipients at a time.  I had to break the list up into smaller lists.  All in all a pain, but I got them all out.  Sent out an email requesting referrals, one that was posted a couple of days ago on AR.  I figured I will send something once a month to the group.  I figured it is very cheap farming.
Has anyone had any great success with email marketing?

elmont: Laziness and Unprofessional Agents - 09/11/06 09:36 AM
I rent and I am looking to move.  I called another agent on his listing yesterday, asked if it was still available and asked if I could see it today (Sunday).  The agents reply was, if the owners are home you can see it.  I said ok, could you call the homeowners and find out if they are going to be home.  His reply, when I get to the office I will call them.  That was yesterday around 11am.  It is now almost 24 hours later and I still haven't received a phone call. I just don't understand the lack of … (4 comments)

elmont: Real Estate and Poker: The dynamics of adjusting to the situation. - 09/05/06 02:26 PM
Two of my passions are Real Estate and Poker.  After playing in a tournament on Labor Day and reading some AR posts today, I found myself comparing the two.
In Poker, you have to ajust to your opponents.  You have to know your opponent and adjust your playing to counter their play style.  In Poker, you try to get a read on your opponents to anticipate their actions and reactions.  So many aspects of Real Estate are similar.  There was a blog today on a  1 visit vs a 2 visit listing presentation, and ultimately it boils down to your read of … (2 comments)

elmont: Local Market Explained - 08/16/06 12:18 PM
Elmont sits on the Nassau/Queens border.  There is no local income tax as it is in Nassau County.  Public schools in Elmont are excellent.  And all the schools in the disrict are Nationally Recognized Schools of Excellence.  Nearest LIRR station can take you to Penn Station in 30 minutes.  Elmont is an easy commute to Queens, Brooklyn, and The Bronx.
The housing market in Elmont is shifting.  There is approximately a 12 month supply of inventory currently on the market.  The number of qualified buyers has been reduced by rising interest rates, but the number of sellers remains the same.  The average days … (0 comments)

elmont: Pictures/Head Shot - 08/14/06 08:07 AM
Where does everyone get their headshot done?  I intend to use my headshot on all my marketing pieces.  My broker recommended a local photographer, but that is rather expensive.  I was told I need a picture that is at least 640 dpi.  Could any decent digital camera take a picture with that resolution?  What would be the minimum specs on the camera?  Could I go anywhere that does passport photos?  Obviously I would need the picture in digital format so that it can be forwarded to the printer(s) we use for cards and all other marketing pieces.  For what it is … (13 comments)

elmont: Becoming a Realtor - 08/13/06 12:10 PM
On Thursday I attended NAR's required Code of Ethics training.  It was really educational.  Also included in the lecture (which was a full day), was LIBOR's (Long Island Board of Realtors) code of ethics and MLS rules.  One statistic that I found difficult to believe was there are 150K agents in New York, but only 60k are Realtors.  That is a staggering statistic.  I doubt the public totally understands the difference of the designation.  The lecter also suggested getting actively involved in different  Board committees.  When October comes around, I intend to try to get on the Education Committee.  I am … (5 comments)
