Five Tips To Help You Sell Your Home At The Highest Possible Price - 02/27/08 08:45 PM
Especially in today's volatile market, you really can't afford to make mistakes.  Mistakes can cost you thousands of dollars in lost profit.  Avoiding these mistakes is easy, and can pay you back in huge dividends.  Here are FIVE TIPS that can help:
1.    "RIGHT PRICE" PRICING:  Your home is one of your most valuable possessions.  Pricing it right from the beginning will keep the buying public excited about viewing your home.  Overpricing your home only hurts its chances of being sold.  It languishes on the market and tends to become "shop worn".  In many cases, all you're accomplishing by pricing your home … (0 comments)

LaGrange, KY - Downtown! Let Us Give You a Walking Tour ! - 02/24/08 12:05 AM
Jerry and I built our first home in LaGrange, Kentucky.  When we first drove out to look for land, our daughter, Heather, then only 7 years old, sounded out the words of the sign she saw as we crossed over the Jefferson/Oldham line and shouted, "I don't want to live in OLD - HAM County !"  But she loved living in LaGrange, and is so happy we moved there because it's where she met - and married - her high school sweetheart.
We now live in Crestwood (still in Oldham County), but we both love to take the short drive to LaGrange whenever we … (0 comments)

We love our home in "Summerfield-By-The-Lake" - 02/21/08 09:12 PM

It's great having a builder in the family - especially when he is your husband.  Jerry is, among his many wonderful talents, an incredible builder.  He built our home in Summerfield-By-The-Lake in Crestwood in Oldham County.  Located just over the Jefferson/Oldham line, we love it's convenience to Louisville amenities, and right around the corner is our church (Crestwood Baptist Church).  We also have a CVS Pharmacy and great neighborhood restaurants just minutes away, and we are eagerly awaiting a new Kroger grocery store (coming soon!).  And we're just three minutes from our house to the front door of Starbucks!  I just love the … (1 comments)

Oldham County: A Great Place We Call "Home" - 02/20/08 08:39 PM
Do you remember the TV show, "ALF" ?  The furry alien (last known survivor from the planet Melmac) who crash-landed into the Tanner family's garage?  Well, if you remember the sitcom, you'll also remember Mrs. Ochmonek, the nosy next-door neighbor who constantly tried to find out the true identity of Gordon Shumway.

Okay, where am I going with this?  Jerry and I had our own Mrs. Ochmonek living next door to us when we lived in Jefferson County.  We put up with her constant prying into our business as long as we could, and we put our house up for sale … (1 comments)

Oldham County Showcase Just Gets Better & Better Each Year ! - 02/19/08 07:59 AM
It's something I look forward to every year !  Not just because it's a great way to promote our business, but because I love the excitement, the noise, the music, and the fun!
This year's theme is:  LIVE. WORK. PLAY. BUY !  I love that!  Oldham County is where we live, work, and play, and for most of us, keeping our dollars right here in our county is very important.  We want to do business with our fellow Oldham Countians, and we go out of our way to seek them out.
So finding the right person for each particular need is EASY - they're … (0 comments)

Our Louisville Multiple Listing System recently released its January numbers, comparing residential sales statistics in January 2007 to stats in January 2008.  The numbers show that we're very fortunate not to be living through the dip in prices that other pockets of the nation are facing.

Our newest market center, KELLER WILLIAMS REALTY Louisville EAST is "Up and Running !"
A shifting market requires shifting your education into HIGH GEAR, and that was the central theme of this year's KELLER WILLIAMS Real Estate Convention in Atlanta.  We raced from seminar to seminar (along with 8300 fellow KELLER WILLIAMS agents), eager to learn new and proven strategies that will continue to set us apart as the AGENTS OF CHOICE and power us through a sluggish market.
Recapping the shift in the real estate market, Gary Keller, co-founder and chairman of KELLER WILLIAMS Realty, urged us to seize upon the opportunity to thrive in our current market.  … (0 comments)

Baby It's Cold Outside - But the Market's Heating Up ! - 02/06/08 09:29 PM
PUNXSUTANY PHIL saw his shadow on Saturday, which means the chubby groundhog is forecasting another six weeks of winter.
But even though the temperatures are frigid, Buyers have certainly warmed up to the idea that NOW is a GREAT time to buy a home!  With interest rates at an incredible 5.5%, enthusiasm for buying a home is being rekindled.
Is it a good time to be a Seller?  The truth of the matter is that here in the Louisville, Kentucky marketplace, prices have pretty much flatlined since 2006.  We're not seeing the predictable 3-5% yearly appreciation that we used to take for granted.  But it's all … (0 comments)

The Shafer Team: Our Radio Debut! - 02/04/08 08:40 PM
We were asked to be guests on a radio show recently here in Louisville sponsored by First Horizon Home Mortgage and Rodny Davidson called "More than a Mortgage".
I used to be a news reporter for a local radio station, but it had been many a year since I put on a set of headphones and recorded a radio show.  I used to be the host, and now I was sitting on the other side of the table.  And for Jerry, this was his very first time inside a recording studio.
But Rodny made us feel very comfortable, and as we settled in, … (0 comments)

Tired of the Negative Spin ?! - 02/04/08 06:06 AM
Gary Keller (Keller Williams Realty International) is quoted, "Saying from a national position that this is either a good time or a bad time to buy real estate is like saying the national weather forecast for the United States today is 92 degrees.  It is an irrelevant and useless perspective."
What's the market like in your home town?  Is it     Or is it      ??
The media will tell you that prices are down in 15 states.  Why don't they tell you that prices are STABLE or INCREASING in 35 states??
With a furrowed brow the newscaster will stare into the camera and tell … (0 comments)

What a Great Time to Buy a Home in Louisville, Kentucky !! - 02/03/08 06:22 PM
I've been selling homes in Louisville's east end (eastern Jefferson County) and all over Oldham County (just north of Jefferson County) for over 20 years now, and I've never seen a better time to be a Buyer !  It's still a Buyer's market, interest rates are at an almost ALL TIME LOW, and our local economy is thriving!
If there was ever a time to GET OUT THERE - it's NOW !  My prediction is that this dream situation will not last long.
So "carpe diem" (SIEZE THE DAY !)
