Vacation Homes: To Buy or Not to Buy - 03/29/08 11:27 PM

Jerry and I have been to several beautiful vacation spots over the years, and I have often found myself saying, "I love this place!  I could live here for the rest of my life!"  We've even picked up the local paper and grabbed a HOMES magazine and dreamed about owning our own private piece of paradise.  After all, what a wonderful way to get the whole family together.  It could even be more than just a home-away-from-home:  we could eventually retire there as well.
Baby boomers with discretionary dollars to spend have fueled an increase in the number of vacation-home sales in … (1 comments)

Louisville Realtors Love Active Rain - 03/20/08 04:55 PM

I am having such a great time on Active Rain !  What a great resource for interacting with, and learning from, other Realtors, as well as mortgage professionals, home inspectors and home staging experts.
The blogs I write have given us great search engine optimization, and we can post our blogs not only to the public, but to other specialized groups within Active Rain.
Writing posts is my relaxation, and my creative outlet.  But I also love to read what other people are writing about.  I have learned everything from how to write a "sticky" post that will bring consumers back … (0 comments)

Open Houses Done Right ! 10 Tips for a Great Open House - 03/16/08 09:03 PM
The Open House.  Most Realtors will tell you they have a love/hate relationship with them.  When they are well attended, and certainly when they actually result in a sale, how exciting!  On the flip side, when no one shows up and you sit there like the Maytag Repairman hoping someone will come and visit you and your Sellers are disappointed after getting their home cleaned from stem to stern - what a bummer!
Sometimes you can do all the right things and no one will show up.  Other times a last-minute unprepared open house can keep you hopping with a steady stream … (5 comments)

LOUISVILLE: What are you going to do with YOUR Tax Rebate? - 03/12/08 07:36 PM
Be watching your mailbox:  It's not Publisher's Clearinghouse, but some money IS on the way!  The government's $168 BILLION DOLLAR Economic Stimulus package is coming soon - maybe as early as Spring.  Intended to jumpstart the economy by distributing tax rebates across our land, the Feds are hoping you'll run out and spend it and thus bolster the economy.  But should you?
I'm sure you can think of dozens of things you can do with the extra money, and you may already be making a mental list.  But the last thing you want to do is go out and spend money in … (0 comments)

Louisville Real Estate and Keller Williams: It's Not Your Mom's Real Estate Company! - 03/11/08 10:26 PM
Here in the Louisville area, folks are talking about all the RED signs popping up everywhere.  There's a growing force to be listed with:  KELLER WILLIAMS REALTY.  In just a little over two years, this formerly mostly unknown entity has grown from it's first location in the Highlands to a brand new location on Hurstbourne Lane, Keller Williams Louisville East.
A little history:  Founded in 1983, Keller Williams Realty Inc. is an international real estate company with more than 600 offices located across the United States and Canada.  The company began franchising in 1991, and following years of phenomenal growth and success, … (2 comments)

Sellers: Why is it so important to be gone when your home is shown? - 03/09/08 04:05 PM
Most Sellers understand that it's important to be gone whenever there is a showing on their home.  It's not only important, it's imperative.  In fact, let me take it even a step beyond imperative:  If you stay in the home when it is being shown its
THE KISS OF DEATH !!!
Why?  People want to be able to get nosy.  They want to open drawers, peek up in the attic, check out your closets.  They want to be able to speak openly, and if they're starting to warm up to your home, they want to be able to take their time.
If you are there, … (2 comments)

Oldham County Showcase: Snow Didn't Stop ALL of Us ! - 03/08/08 07:35 PM
As a handful of us stood around this morning wondering how the day would shape up, the judgment call was made:  Showcase Oldham County would close at noon due to the biggest snow storm our area has seen in over a decade.
So many months of planning and preparing.  When The Oldham County Chamber of Commerce made the decision to host this event in March instead of January or February, it made perfect sense.  We may still be a little chilly, but SNOW?  Nawwwwww....
By Friday's Kickoff Luncheon (for the vendors), the white stuff was already coming down.  But most vendors came out, so … (3 comments)

We Could Learn a Thing or Two from Meryl Streep - 03/07/08 09:21 PM
One of the things my daughter, Heather, and I like to do is watch our favorite movies together - over and over again, and then quote the best lines to each other.  From "Steel Magnolias", for instance, I'll tell her, "I love ya more than my luggage!" and she'll yell back, "You're too twisted for color TV!"
When it comes to life lessons that can be learned from movies, one that has stuck with me for years comes right out of one of my all-time favorites, "Out of Africa".  When Baroness Karen Blixen-Finecke (played by movie icon Meryl Streep) finds that her … (2 comments)

Former Oldham County Realtor Donates Her Hair to "Locks of Love" - 03/07/08 06:03 PM
I consider her my best friend.  She has always been there for me, and I can confide in her things I wouldn't tell anyone else.  I know that I can count on her to be a shoulder to cry on, a blast to laugh with, and a prayer warrior who will knock on Heaven's door for me until God answers.
Barbara is battling cancer - for the fourth time.  After visiting her doctor for a routine blood test, she found out that it's back - this time on her diaphragm.
Always upbeat, Barbara is not overly concerned.  She knows she's in the palm … (2 comments)

Oldham County! Statistically Speaking: Real Estate Market Update - 03/07/08 05:00 PM
Oldham County seems to have weathered the housing slump pretty well.  There's no doubt that Sellers have taken a bit of a hit this year, but if you compare Oldham County (located just North of Louisville, Kentucky) to much of the rest of the country, you'll see that Buyers are still buying and Sellers are still selling.
Let's look at the numbers for February 2008 and compare them to February 2007:
From February 1-29, 2008, 50 homes SOLD.  Same time in 2007:  60 homes SOLD.
The average price for February, 2008 was $272,667.   February 2007 saw an average price of $284,557.
The average cost per … (0 comments)
